The decision is specific to the lender’s quote, loan amount, rate reduction, fees, tax situation, and expected holding period. There is no universal “good” or “bad” answer.
What mortgage points buy
A discount point is an upfront charge connected to a lower mortgage interest rate. One point equals 1% of the loan amount. On a $100,000 mortgage, one point costs $1,000; on a $400,000 mortgage, it costs $4,000. Fractional points are possible.

Points are paid at closing and added to your closing costs. However, one point does not guarantee a particular rate reduction. The effect varies by lender, loan type, market conditions, loan term, and the pricing available on the day you lock your rate. Ask the lender to state exactly how many points you are paying and what rate reduction that charge produces.

The Consumer Financial Protection Bureau describes the choice this way: “Points let you make a tradeoff between your upfront costs and your monthly payment.” You pay more now to seek a lower payment later.

Points versus lender credits
Lender credits reverse the tradeoff. Instead of paying an upfront charge for a lower rate, you accept a higher rate and receive a credit that reduces the cash needed at closing. Credits may appear as negative points on a quote.
Do not assume every fee labeled “points” buys down the rate. A lender can use the word for another origination charge. Ask whether the fee is a discount point tied to a specific rate reduction, and have the answer reflected in the Loan Estimate.
Calculate a rough break-even period
Start with the lender’s actual numbers:
Simple break-even months = upfront discount-point cost ÷ monthly payment savings.
For example, suppose a quoted buydown costs $2,400 and lowers the principal-and-interest payment by $40 per month. The rough break-even screen is 60 months, or five years ($2,400 ÷ $40). You would need to keep making payments on that loan for longer than five years for the payment savings to exceed the upfront charge, before considering taxes, extra principal payments, or other costs.

This is a screening calculation, not a complete investment-return analysis. Your payment savings may not follow the same path if you refinance, sell, make extra principal payments, transfer the loan, or pay it off early. The calculation also ignores the opportunity cost of using cash at closing and any tax effect. Use it to identify offers that deserve closer comparison, not as a promise that the points will pay off.
Match the calculation to your real time horizon
Estimate three periods: the shortest time you might keep the loan, the period you consider most likely, and the longest realistic period. CFPB guidance recommends asking lenders to show scenarios across those horizons. If your likely move or refinance occurs before the break-even month, the points are unlikely to recover their cost. If you expect to retain the loan substantially longer and can afford the upfront payment, the lower rate has more time to work.
Even an apparently attractive break-even period can be a poor choice if paying points leaves you without funds for an emergency, repairs, moving costs, or required cash reserves. A lower payment does not compensate for being forced to use expensive credit later because your closing cash was depleted.

A lower advertised rate is not automatically the cheapest mortgage. Lenders can use different combinations of rates, points, lender credits, and other fees. | Comparison item | What to record | Why it matters |
|---|---|---|
| Upfront cash | Discount points paid, lender credits received, and all other closing costs | Shows how much liquidity the option consumes or preserves |
| Rate and payment | Note rate, annual percentage rate, and principal-and-interest payment; include taxes and insurance separately when comparing total housing cost | Identifies the actual monthly benefit of the points |
| Holding period | Shortest, most likely, and longest time you may keep this loan | Shows when cumulative savings overtake the upfront cost |
| Loan assumptions | Same term, amount, loan program, down payment, occupancy, and lock conditions | Prevents differences in loan structure from being mistaken for point savings |
| Liquidity and uncertainty | Cash reserves after closing; likelihood of moving, refinancing, paying extra principal, or paying off early | Tests whether the mathematical break-even period is realistic |
| Tax treatment | Whether the points may qualify for a federal deduction and when that deduction would occur | A tax result depends on your facts and can change the effective cost |
On the Loan Estimate and Closing Disclosure, points are listed on page 2, Section A. Lender credits appear on page 2, Section J. Compare those sections and ask about any charge called points that does not clearly lower the rate. Ask every lender to show what each additional point does to the rate and payment rather than comparing only the headline rate.
An official illustration of the tradeoff
CFPB provides an illustrative example for a $180,000, 30-year fixed-rate loan. With no points, the rate is 5.000%. Choosing a 4.875% rate costs 0.375 points, or $675, and lowers the monthly payment by $14. Choosing a 0.375 lender credit instead gives the borrower $675 at closing, but the rate rises to 5.125% and the payment increases by $14.
The figures illustrate the direction of the tradeoff, not a current market offer. Your lender may quote a different rate change, point cost, payment difference, or credit. Calculate the break-even period from your own Loan Estimate.
When paying points is more likely to make sense
You expect to keep the mortgage beyond break-even
A long, reasonably predictable holding period gives the lower rate time to produce savings. This can fit a borrower who expects to remain in the home and does not anticipate refinancing solely because rates fall. It is still wise to test a move or refinance scenario, because either event stops the original payment stream.

You can pay the points without sacrificing reserves
Points compete with other uses of cash: a larger emergency fund, repairs, moving expenses, debt repayment, or a larger down payment. Consider the post-closing balance, not just whether you can technically bring the money to closing. If paying points would leave little cash for an unexpected bill, preserving liquidity may be worth more than the lower payment.
The lender’s pricing is favorable relative to alternatives
Some quotes produce a substantial payment reduction for a modest point charge; others charge nearly as much for a small rate change. Compare the incremental cost and savings at each point level. A zero-point option from one lender may still cost more overall than a one-point option from another once all fees are included.
When points are less compelling
Your time horizon is uncertain or short
A planned move, likely job relocation, adjustable-rate reset, expected refinance, or other early payoff can occur before the break-even month. In that situation, paying a large upfront charge transfers risk to you: you pay the cost now but may not collect enough monthly savings to recover it.

The point label is unclear
If the lender cannot explain the exact rate reduction, payment change, and placement of the fee on the disclosure, pause before agreeing. An origination fee or other charge may be negotiable, but it is not the same as a discount point that buys a lower rate.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Federal tax treatment of points
IRS Publication 530 treats points as prepaid interest. The general rule is that points cannot all be deducted in the year paid; they are generally deducted over the mortgage term. An exception can allow an immediate deduction for qualifying points on a loan secured by your main home when all applicable tests are met.
Points on some refinances and other transactions may instead be amortized over the life of the loan, and a later payoff can affect how remaining amounts are handled. Eligibility can depend on whether you itemize, the loan’s purpose, the property securing it, the principal amount, and other federal requirements. Do not treat “tax deductible” as an unconditional benefit or assume a deduction creates a particular dollar saving.

What historical data can—and cannot—tell you
Points are common in some market conditions, but prevalence does not prove that they are worthwhile for an individual borrower. Freddie Mac’s 2024 research page, analyzing 2023 purchase mortgages, reported that 58.8% of purchase borrowers paid discount points. The comparable shares were 31.3% in 2021 and 53.6% in 2022. Among the 2023 loans in that analysis, the average purchase loan amount was $360,000 for loans with points paid at origination and $370,000 for loans without points.
Those are group statistics, not recommendations or evidence that one pricing choice produced a better outcome for every borrower. CFPB’s data spotlight analyzes Home Mortgage Disclosure Act data from 2019 Q1 through 2023 Q3. Its example that one point on a $400,000 mortgage costs $4,000 demonstrates how the same dollar charge can produce different rate reductions from different lenders; it is not a current rate quote. Mortgage rates and point pricing change, so current Loan Estimates matter more than historical averages.
Quick Recap
A practical decision process
- Request matched quotes. Ask at least two lenders for the same loan with zero points, the proposed point level, and a lender-credit alternative. Keep the loan amount, term, program, down payment, occupancy, and lock period consistent.
- Verify the rate effect. Record the exact points, rate, principal-and-interest payment, lender credits, and other closing costs. Confirm that the fee labeled points actually buys the stated rate reduction.
- Compute the rough break-even. Divide the point cost by the monthly payment savings. Record the resulting month and date on a worksheet.
- Model three holding periods. Compare total cash paid and total payments at your shortest, most likely, and longest ownership or loan-retention periods. Include the possibility of refinancing, selling, extra principal payments, or an early payoff.
- Stress-test your cash. Subtract points and all closing costs from available funds. Confirm that the remaining reserves cover your emergency target and near-term home expenses.
- Check taxes separately. Determine whether federal rules could permit a deduction and whether it would be immediate or spread over time. Use current IRS guidance or professional advice rather than an assumed tax saving.
- Choose the offer with the best fit. Select points, zero points, or lender credits based on total cost over your realistic horizon and your need for liquidity—not on the lowest advertised rate alone.
- Recheck at closing. Compare the final Closing Disclosure with the quote. If the points, rate, credit, or payment differs, ask for an explanation before signing.
Common mistakes and fixes
- Using a generic rule such as “points always pay off.” Fix: use the actual point cost and payment savings in your quote.
- Comparing rates from different loan structures. Fix: match term, loan type, amount, down payment, occupancy, and point or credit level.
- Ignoring a possible refinance or move. Fix: include an early-exit scenario in the holding-period comparison.
- Counting tax savings before confirming eligibility. Fix: apply current federal rules to your taxpayer and loan facts.
- Draining reserves to fund points. Fix: evaluate the cash remaining after every closing cost and near-term expense.
- Confusing lender credits with free money. Fix: recognize that the credit normally comes with a higher rate and larger payments.
- Assuming a historical percentage predicts your result. Fix: treat market statistics as context and decide from current disclosures.
Final checklist before you elect points
- Do I know the exact dollar cost and the exact rate reduction?
- What is the monthly principal-and-interest savings?
- When is the rough break-even month?
- How do total costs compare if I keep the loan for the shortest, most likely, and longest periods?
- Could I move, refinance, make extra principal payments, or pay off the loan before break-even?
- Will paying points leave adequate emergency and home-maintenance reserves?
- Are the competing offers based on identical loan assumptions?
- Have I confirmed the federal tax treatment for my situation?
- Do the Loan Estimate and Closing Disclosure clearly show the points or lender credits?
