Mortgage Points, Lender Credits and Fees: How to Compare the True Cost of a Loan

The cheapest-looking mortgage is not always the loan with the lowest rate or the smallest amount due at closing. Compare identical loan scenarios, make points and lender credits explicit, and measure both upfront cash and ongoing payments over the period you may actually keep the loan. A discount point costs 1% of the loan amount and is exchanged for a lower rate; a lender credit reduces closing costs in exchange for a higher rate. The right choice depends on the quoted trade-off, your cash reserves and your likely sale, refinance or payoff date.

What you are really comparing

Mortgage shopping involves two different prices: the cash required to get the loan and the cost of carrying it afterward. Points shift more cost to the beginning in return for a lower interest rate. Lender credits shift some cost away from closing and into the monthly payment through a higher rate. Fees that do not change the rate can also materially affect the amount you need to bring to closing.

As an Amazon Associate I earn from qualifying purchases.

Because mortgage pricing changes with the lender, loan type, borrower and market, a rule such as one point always buys a particular rate reduction is unreliable. Ask each lender to show the exact rate, dollar charge or credit, payment and cash-to-close result for every scenario you are considering.

Discount points and lender credits: how each works

Discount points

One discount point equals 1% of the loan amount. On a $100,000 loan, one point is $1,000; on a $300,000 loan, one point would be $3,000. Points tied to the interest rate are paid upfront to obtain a lower rate. The reduction produced by a point is not standardized. It varies by lender, loan program and market conditions, so the lender’s written alternatives matter more than a rule of thumb.

Rate-related points should appear on page 2, Section A of the Loan Estimate and on the Closing Disclosure. Regulation Z requires points paid to reduce the rate to be separately itemized as both a percentage of the loan amount and a dollar amount. That itemization helps distinguish a true rate buydown from another origination charge.

Lender credits

A lender credit is generally a rebate that offsets closing costs while the borrower accepts a higher interest rate. On the Loan Estimate, the lender-credit line appears as a negative amount on page 2, Section J. For the same lender and loan type, a larger credit generally corresponds to a higher rate, although a lender may also offer a separate promotional or corrective credit. Ask which structure applies instead of assuming that every credit is rate-based.

Why the word points can mislead

Some lenders use points to describe any percentage-based upfront fee, even when the charge does not buy down the rate. Ask the lender to identify which line items are discount points tied to the interest rate, which are other origination charges and exactly what rate changes when you add points or take a credit.

Why the holding period changes the answer

Paying points creates an upfront cost and a monthly saving. The saving only accumulates while that mortgage remains in place. If you sell, refinance or pay off the loan before the saving has recovered the point charge, the lower rate may not have been worth the cash spent. Keeping the loan beyond that recovery point can make the lower payment more valuable.

Lender credits reverse the timing. You receive help with closing costs immediately but accept a higher payment for as long as the loan remains outstanding. A borrower who expects to move or refinance soon may value the initial credit more than a borrower who expects a long tenure.

Use at least three horizons: the shortest period you might realistically keep the loan, the period you consider most likely and a longer period if staying put is plausible. The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing, but that is a broad average, not a forecast for your household.

A simple break-even calculation

For a fixed-rate comparison, divide the extra upfront cost of points by the monthly principal-and-interest saving. The result is the number of months needed to recover the points through lower payments. Include only costs that actually differ between the scenarios, and keep the loan amount, term and other assumptions identical.

For example, an extra $675 that saves $14 per month takes about 48.2 months to recover. That arithmetic is useful only for the quoted scenarios; taxes, insurance, mortgage insurance, refinancing costs and the value of keeping cash available can change the practical decision. If the loan is paid off before the recovery period, the unrecovered amount is a real cost.

Build comparable offers before comparing prices

A Loan Estimate is useful only when the offers describe the same transaction. Give every lender the same loan amount, property type and occupancy, loan program, repayment term and down-payment assumptions. Decide whether you are comparing fixed-rate or adjustable-rate loans before requesting estimates.

  1. Request standardized Loan Estimates. Use the same borrower and property scenario with each lender. Record the date and whether the rate is locked, because rates can change daily.
  2. Request visible pricing alternatives. Ask for zero points and zero credits as a baseline, then ask for a points option and a lender-credit option. If you prefer a particular dollar amount, request that same amount from each lender.
  3. Confirm the loan amount and term. A lower payment caused by a smaller loan, a longer term or a different program is not a pricing victory. Make sure the principal balance, term and product match.
  4. Record rate-lock assumptions. Note the lock period, expiration date and any fee to extend it. An unlocked quote and a locked quote are not equivalent offers.
  5. Request explanations for unusual lines. Ask what each origination charge, service fee and credit covers and whether it is tied to the rate.

Where to look on the Loan Estimate

The standardized Loan Estimate lets you compare the rate, payment, upfront charges and longer-term figures in a consistent format. Focus on the following fields rather than relying on a single headline number.

  • Page 1: interest rate, projected principal and interest, mortgage insurance if applicable, total estimated monthly payment and estimated cash to close.
  • Page 2, Section A: origination charges, including separately itemized rate-reduction points.
  • Page 2, Section B: services the borrower cannot shop for. Compare equivalent services and ask why amounts differ.
  • Page 2, Section J: lender credits and total closing-cost calculations. A credit is shown as a negative amount.
  • Page 3: the Comparisons section, including the five-year cost figures and other standardized measures.

Third-party charges, government charges, prepaid interest, escrow funding and insurance can have a large effect on cash to close without representing a difference in the lender’s rate pricing. Compare equivalent transactions and separate lender-controlled costs from costs that are driven by the property, location, coverage or timing.

Compare the dollars, not just the rate

For each scenario, create a side-by-side record containing the values below. The same list can be used when comparing the initial estimate with the final Closing Disclosure.

  • Loan amount and loan type
  • Interest rate and annual percentage rate (APR)
  • Discount-point percentage and dollar amount
  • Lender-credit amount and whether it is rate-based
  • Origination charges and Section B services
  • Monthly principal and interest
  • Mortgage insurance, if any, and total monthly payment
  • Estimated cash to close
  • Five-year total paid and principal paid
  • Rate-lock date, lock period and expiration assumptions
  • Expected date or range for sale, refinance or payoff

APR is an additional measure of loan cost, not a substitute for reading the individual fees, rate and payment. It incorporates certain charges into an annualized figure, but it may not reflect your personal holding period or every cash-flow consideration.

Use the five-year comparison carefully

On page 3 of the Loan Estimate, the five-year figures provide a standardized starting point. Subtract the principal paid during the first five years from the total amount paid during those five years. The remainder is an estimate of interest and fees over that period.

The CFPB describes five years as a useful comparison window because many borrowers move or refinance within roughly that time. Your likely period may be shorter or longer, so also calculate the total for your own short, likely and long scenarios. A five-year figure is not a promise that you will own the loan for five years.

For an adjustable-rate mortgage, the cited five-year cost assumes the rate remains the same under the disclosure’s assumptions. If the rate rises, the actual payment and borrowing cost can be higher. Compare the adjustment features, caps and timing in the loan documents rather than treating the initial rate as a permanent price.

Illustrative points-and-credit example

The CFPB uses a hypothetical $180,000, 30-year fixed-rate loan to show how the trade-off works. These figures illustrate the mechanics only; they are not current market pricing or a typical rate reduction.

Scenario Rate Points or credit Upfront amount Monthly principal-and-interest change
Baseline 5.000% 0 points, 0 credit $0 Baseline payment
Pay points 4.875% 0.375 points $675 cost $14 lower
Take credit 5.125% 0.375 lender credit $675 credit $14 higher

In this example, the points option would recover its $675 cost through the $14 monthly saving in about 48 months. The credit option reduces the amount due at closing by $675 but adds $14 to the monthly payment. A different lender could quote a different rate change for the same 0.375 points, which is why the quoted numbers—not the percentage alone—drive the decision.

When each strategy can fit

Paying points

Points may fit when the lower payment produces meaningful savings over the period you expect to keep the loan and paying the charge does not deplete emergency reserves, moving funds or other required cash. Include the opportunity cost of using cash upfront. A mathematically favorable break-even point is less useful if the payment of points leaves you unable to handle repairs, income disruption or closing adjustments.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Taking lender credits

Credits may fit when preserving cash for the down payment, reserves or immediate repairs is more important than minimizing the payment. Compare the higher payment over the time you expect to keep the loan. Ask whether the credit is tied to the rate, whether it can be used for the specific closing costs you have and whether any unused amount is lost.

Choosing zero points and zero credits

A zero-point, zero-credit quote is a clean baseline when you have not decided how much cash to spend upfront. It allows you to see the lender’s ordinary rate and charges before evaluating the timing trade-off. Keep that baseline available while reviewing the other scenarios.

Fees that deserve a closer look

Compare lender-driven costs first: origination charges, services listed in Section B and lender credits in Section J. Then review the remaining costs to understand cash to close, even when they are not controlled by the lender.

  • Origination charges: underwriting, processing, application or other lender fees, plus any rate-related points. Ask whether a fee is a percentage of the loan and what service it represents.
  • Shop-for services: compare the same service and provider assumptions. A lower number may reflect a different scope or coverage.
  • Government and recording charges: these can vary by jurisdiction and transaction and may not indicate better or worse lender pricing.
  • Prepaids and escrow: prepaid interest, property taxes, homeowners insurance and initial escrow deposits affect cash needed but depend on closing date, property and billing cycles.
  • Mortgage insurance: include it in the monthly total when applicable. A rate comparison that omits insurance can make one offer appear cheaper than it is.

Do not remove a real cash-to-close difference simply because it is not a lender fee. Instead, label the source of the difference so you know which costs can be negotiated and which are transaction-specific.

Check the Closing Disclosure before signing

The Closing Disclosure is the final closing-stage disclosure. Compare it line by line with the Loan Estimate and the pricing scenario you accepted. Check the rate, points, lender credits, origination charges, total closing costs and cash to close.

If a point or credit has changed, or a fee is materially different, ask the lender for a written explanation before closing. Confirm that the final document reflects the rate lock and any agreed changes. Do not assume a credit will automatically appear at settlement because it was discussed verbally.

Taxes: points are not automatically deductible

IRS Publication 530 (2025) describes points as prepaid interest. The general rule is that points generally cannot all be deducted in the year paid and are usually deducted over the mortgage term. Exceptions depend on conditions that include whether the loan is secured by your main home and other requirements.

Tax treatment depends on the facts of the transaction and your tax situation. Do not increase the value of a points option by assuming an immediate deduction. Apply the current IRS rules to the specific loan and tax year, and consult a qualified tax professional when the result matters to your decision.

Questions to ask every lender

  • Which charges are actual discount points tied to the interest rate?
  • What rate and monthly payment would I receive with zero points and zero lender credits?
  • What exact rate change results from the points or credit in this estimate?
  • Is the lender credit tied to the rate or offered as a separate credit?
  • Which fees are lender-controlled, and which are third-party, government, prepaid or escrow costs?
  • What are the rate-lock date, lock period, expiration date and extension terms?
  • What would the total paid and principal paid be at my short, likely and long holding periods?
  • What happens to the credit if eligible closing costs are lower than the credit amount?
  • Which assumptions could change before closing?

Common comparison mistakes

Comparing different loan products

A 30-year fixed loan, a 15-year fixed loan and an adjustable-rate mortgage have different payments, risks and cost paths. Compare products only after deciding which type meets your needs.

Comparing unequal point or credit structures

One lender’s zero-point quote cannot be fairly compared with another lender’s quote that embeds points or credits. Request matching scenarios and show the dollar amount of each adjustment.

Using a generic point rule

The rate reduction for one point is not fixed. Treat any rule of thumb as a prompt to request a written quote, not as a pricing assumption.

Ignoring an early payoff

A break-even calculation that uses an optimistic tenure can overstate the benefit of points. Include a plausible sale, refinance or payoff date and test what happens if it occurs sooner.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choosing a credit without checking the payment

A credit lowers cash due now but can raise every payment while the loan is outstanding. Compare the additional payment over the same horizons used for the points analysis.

Relying on APR alone

APR can help identify broad cost differences, but it does not replace the Loan Estimate line items or account for your exact holding period, cash needs and refinancing plans.

A practical worksheet for the final decision

  1. Write the common transaction assumptions at the top: loan amount, property, occupancy, loan type, term and down payment.
  2. Enter each lender’s rate, APR, lock information, points, credits, origination charges, total payment and cash to close.
  3. Mark every cost as lender-controlled, third-party, government, prepaid or escrow.
  4. Calculate the monthly difference from the zero-point, zero-credit baseline.
  5. For the points option, divide extra upfront cost by monthly savings and record the recovery month.
  6. For the credit option, record the amount saved at closing and the added monthly cost.
  7. Compare total interest and fees at the shortest, most likely and longest holding periods.
  8. Check reserves after closing, not merely the amount needed to qualify.
  9. Take the preferred scenario back to the lender and request a revised Loan Estimate if the terms do not fit.
  10. Before signing, reconcile the final Closing Disclosure with the accepted scenario.

The CFPB describes Loan Estimates as offers that can be discussed and revised. Multiple estimates can provide alternatives and negotiating leverage, but the useful leverage comes from comparable scenarios rather than from comparing unrelated loan products.

Bottom line

Use a zero-point, zero-credit quote as your baseline, then compare equal points and lender-credit alternatives from each lender. Inspect Section A, Section B, Section J and the page 3 comparison figures, and carry the rate-lock assumptions through the analysis. Choose points only when the quoted payment savings are likely to outlast the recovery period without weakening your reserves; choose a credit when near-term cash has greater value than a lower payment; and treat every tax effect as conditional on the current IRS rules and your own facts.
