Paying mortgage points can be worthwhile when the lower monthly payment recovers the upfront charge before you sell, refinance, or otherwise pay off the loan—and only if the payment still leaves you with adequate cash reserves. The decision depends on your lender’s actual rate-and-fee quotes, your expected holding period, tax circumstances, and the alternatives available from other lenders.
What mortgage points are
A discount point is an upfront fee paid to the lender at closing in exchange for a lower mortgage interest rate. One point equals 1% of the loan amount. On a $300,000 mortgage, one point would be $3,000; 0.5 point would be $1,500. The percentage is standardized, but the interest-rate reduction purchased by a point is not. It varies by lender, loan type, market conditions, credit profile, and the pricing available that day.

Points are part of the loan’s pricing, not a separate investment. You pay more cash at closing and receive a lower principal-and-interest payment for as long as that mortgage remains in place. The lower payment does not continue after the loan is refinanced, sold, or paid off.

Consumer Financial Protection Bureau, “How should I use lender credits and points (also called discount points)?,” last reviewed October 19, 2023
Discount points versus lender credits
Lender credits reverse the tradeoff. Instead of paying an additional charge for a lower rate, you accept a higher rate and receive a credit that reduces the cash needed at closing. The credit may help with closing costs, but the resulting higher payment continues for the life of the loan.
| Pricing choice | Cash at closing | Interest rate | Monthly principal-and-interest payment | Typical reason to choose it |
|---|---|---|---|---|
| Pay discount points | Higher | Lower | Lower | You expect to keep this mortgage long enough to recover the charge. |
| Zero points | Baseline | Baseline | Baseline | You want a neutral reference point for comparing offers. |
| Take lender credits | Lower | Higher | Higher | You need to preserve cash or expect a short holding period. |
When paying points can make financial sense
Points are most defensible when all of the following are true:
The Tool Desk
Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →- The lender’s rate reduction is large enough to create meaningful monthly savings.
- You expect to retain this exact mortgage beyond the break-even period.
- Paying the charge will not leave you short of emergency savings, moving funds, or other required cash.
- The point option remains competitive after comparing total fees and rates with other lenders.
- Your tax treatment, if relevant, does not change the result in a way you have overlooked.
A long expected stay in the home does not guarantee a long life for the loan. You might refinance if rates fall, sell after a job change, or pay off the mortgage early. The relevant period is how long this specific loan is likely to remain outstanding, not simply how long you expect to own the property.
Situations that often favor points
- You have substantial liquid funds after the down payment, closing costs, and reserves are covered.
- You have a high-balance loan where a modest rate reduction produces significant dollar savings.
- You expect a stable loan that you are unlikely to refinance or replace soon.
- The lender offers a clear, favorable price difference between the zero-point and point options.
Situations that often favor zero points or a credit
- Paying points would drain your emergency fund or leave no room for repairs and moving expenses.
- You may sell, refinance, or otherwise repay the loan within a few years.
- The rate reduction is small relative to the fee.
- You are comparing a point quote from one lender with a materially different loan or fee structure from another.
How to calculate the break-even point
The common first estimate is:
Break-even months = incremental cost of points ÷ monthly principal-and-interest savings

Use the incremental cost: the extra amount you pay compared with that same lender’s zero-point option. Use only the principal-and-interest payment difference for the same loan amount, term, and loan type. If the point option costs $3,000 more and lowers the payment by $100 per month, the rough break-even point is 30 months.
- Request a zero-point quote and a point quote from the same lender for the same loan amount, term, and product.
- Subtract the zero-point closing cost from the point option’s closing cost to find the incremental point cost. Exclude fees that are identical in both choices.
- Subtract the point option’s principal-and-interest payment from the zero-point payment.
- Divide the incremental cost by the monthly savings.
- Compare the resulting months with your short, most likely, and long holding periods for this mortgage.
This is an estimate, not a complete investment analysis. It does not account for the time value of money, changing tax deductions, differences in cash reserves, prepayment timing, or other loan features. A borrower who reaches the arithmetic break-even date has recovered the nominal charge through lower payments, but may not have earned a superior return after considering those factors.
CFPB’s illustrative example
The Consumer Financial Protection Bureau illustrates the mechanics with a hypothetical $180,000, 30-year fixed mortgage. Its zero-point option carries a 5.0% rate. Paying 0.375 point costs $675 and is shown with a 4.875% rate and a $14 lower monthly payment. The alternative is a $675 lender credit paired with a 5.125% rate and a $14 higher monthly payment.
These figures are examples from the CFPB page, last reviewed October 19, 2023. They are not a current market quote and do not establish a universal relationship between one point and a particular rate reduction. Using the $675 charge and $14 monthly difference, the simple nominal break-even is about 48 months, but an actual borrower must use the figures in their own Loan Estimates.
How to compare real offers
Ask each lender to price the same scenario. A lender can make an offer appear attractive by changing the loan amount, term, points, credits, or other fees. Request a zero-point version and a consistent point or credit version, then compare the complete disclosures.

| Comparison item | What to check | Why it matters |
|---|---|---|
| Interest rate | Annual percentage rate and note rate for the same product | The point decision is meaningless without the exact rate reduction. |
| Points or credits | Dollar amount and percentage of the loan | Shows the upfront tradeoff rather than just a headline rate. |
| Total closing costs | Costs that change between options, plus costs that do not | A lower rate can be offset by other lender charges. |
| Monthly payment | Principal and interest, with taxes and insurance shown separately | Only the principal-and-interest difference should be used for the basic point calculation. |
| Break-even estimate | Incremental point cost divided by monthly savings | Connects the cash charge to the time needed to recover it. |
| Expected loan life | Likely months before sale, refinance, or payoff | Savings stop when the mortgage ends. |
| Liquidity after closing | Emergency fund and other cash remaining | A mathematically attractive option can be unsafe if it leaves you cash-poor. |
Use the Loan Estimate and Closing Disclosure
For each lender, review the Loan Estimate and later the final Closing Disclosure. Check that the loan amount, term, rate, points, lender credits, origination charges, and projected payment match what you were quoted. Compare documents on the same basis rather than comparing one lender’s point option with another lender’s credit option.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsCFPB guidance emphasizes requesting the same amount of points or credits from lenders because overall pricing can differ. A lender with a slightly higher rate may still be cheaper after all fees, while a lower-rate quote may require more cash than you can prudently commit.
Choose a holding-period scenario
Instead of relying on one forecast, test at least three periods:
- Short period: the earliest realistic sale, refinance, or payoff date.
- Most likely period: your best estimate based on planned employment, family, and housing needs.
- Long period: the case in which you keep the home and mortgage substantially longer.
If the loan ends before break-even in the short and most likely cases, points expose you to a loss of the upfront charge. If you pass break-even only in the long case, the decision depends on how confident you are that the long case will occur and whether preserving cash has greater value.
Refinancing changes the calculation
A refinance replaces the original loan. Any future savings from the original point purchase stop on the payoff date, and the new loan has its own rates, costs, and possible points. Do not assume that a future refinance will be available, because rates, credit conditions, home value, and underwriting requirements can change.

Tax treatment of mortgage points
Federal tax treatment is conditional. IRS Publication 530 generally treats points as prepaid interest that is deducted over the mortgage term rather than all at once. It describes an exception for eligible points on a loan secured by your main home and used to buy or build that home, provided multiple tests are met.
The tests described by the IRS include customary practice in the local area, a reasonable amount, calculation as a percentage of the principal, cash-method accounting, and sufficient unborrowed funds paid at or before closing. IRS Topic 504 states that qualifying points may be deductible as home mortgage interest when the taxpayer itemizes and meets the applicable criteria.
- Do not assume every charge labeled “points” is immediately deductible.
- Points on a refinance or a loan used for another purpose may follow different timing rules.
- Itemizing deductions is generally necessary for the mortgage-interest deduction described in Topic 504.
- Tax rules and filing instructions can change; verify the rules for the relevant tax year.
Keep the Closing Disclosure and settlement records. For a fact-specific situation—especially a refinance, construction loan, rental property, or unusual payment structure—ask a qualified tax professional how the points must be allocated and deducted.
What historical data can—and cannot—tell you
Freddie Mac’s 2024 research page, using 2023 purchase-loan data, reported an average loan amount of $360,000 for borrowers who paid points at origination, compared with $370,000 for borrowers whose mortgages had no discount points. It also reported average annual income of $140,000 for the points group versus $148,000 for the no-discount-points group.
Those are descriptive averages, not evidence that points caused better or worse outcomes and not a benchmark for your quote. Loan size, income, credit, geography, loan type, and market pricing can differ. Use the figures as historical context only; evaluate your own disclosures and expected holding period.

Common mistakes and fixes
Assuming one point always buys a fixed rate reduction
Fix: Ask the lender to state the exact rate and payment for each point level. The reduction changes with lender pricing, loan program, and market conditions.
Using the total closing bill in the break-even calculation
Fix: Compare the point option with the zero-point option and count only the incremental cost created by choosing points. Taxes, insurance, prepaid interest, and other identical items should not be treated as point costs.
Ignoring the chance of an early payoff
Fix: Model sale, refinance, and payoff dates. A lower payment cannot recover a charge after the loan has ended.
Spending the emergency fund to obtain a lower rate
Fix: Calculate the cash remaining after down payment, closing, moving, repairs, and reserves. Consider a zero-point or credit option if points would make your finances fragile.
Comparing lenders on rate alone
Fix: Compare the same loan amount, product, term, points or credits, total fees, and projected payment using Loan Estimates and Closing Disclosures.
Quick Recap
A practical decision checklist
- Identify the exact loan amount, term, and product you are considering.
- Obtain zero-point, point, and—if useful—lender-credit quotes from each lender.
- Record the rate, point or credit dollar amount, total closing costs, and principal-and-interest payment.
- Compute the incremental point cost and rough break-even month.
- Test short, most likely, and long holding periods.
- Check the cash you will retain after closing and planned near-term expenses.
- Review possible federal tax treatment for your specific loan and filing status.
- Choose points only if the likely savings justify the cash cost and risk of losing the savings through an early payoff.
