You pay cash at closing in exchange for a lower interest rate, but the reduction is set by the lender, loan type and market—not by a universal rule. Paying points saves money only when your loan remains outstanding long enough for the monthly payment savings to recover the upfront charge. The key calculation is break-even months = points cost ÷ monthly principal-and-interest savings.
What mortgage points are
One discount point generally costs 1% of the mortgage principal. On a $180,000 loan, one point would cost $1,800; on a $300,000 loan, it would cost $3,000. Points are paid at closing and are shown on the Loan Estimate and Closing Disclosure.

A point buys a rate reduction, not a fixed number of percentage points. The rate change might be different for each lender, loan program, credit profile and market. Ask every lender to state in writing how the rate changes for the exact number of points in the quote. A “quarter-point” in the price does not automatically mean the interest rate will fall by 0.25 percentage points.
Discount points versus other closing charges
Discount points are prepaid interest. They are different from origination charges, underwriting fees, appraisal fees, title costs and other services that pay for producing or closing the loan. A lender may use the word “points” loosely for fees, so confirm that an amount labeled points actually lowers the note rate. Compare the rate and payment, not just the line-item name.

How to calculate the break-even point
The break-even point tells you how long it takes for monthly savings to equal the cash paid for points. Use only the principal-and-interest payment when making the basic calculation; property taxes, homeowners insurance and mortgage insurance generally do not change because you bought points.
- Record the total cost of the discount points.
- Calculate the monthly principal-and-interest payment with zero points.
- Calculate the payment with the proposed points.
- Subtract the lower payment from the higher payment to find monthly savings.
- Divide the points cost by monthly savings. The result is the break-even period in months.
Formula: Break-even months = points cost ÷ monthly principal-and-interest savings. Divide the result by 12 for an approximate number of years.
CFPB illustration
The Consumer Financial Protection Bureau gives a worked example using a $180,000, 30-year fixed-rate loan. Paying 0.375 points costs $675, reduces the rate from 5.00% to 4.875%, and lowers the principal-and-interest payment by $14 per month. The simple calculation is $675 ÷ $14, or about 48 months. The figures illustrate the method; they are not a current rate quote.
After 48 months, the payment savings would theoretically exceed the $675 paid upfront, before considering the time value of money, taxes, refinancing costs or differences in the remaining loan balance. If the loan ends earlier, the simple break-even calculation has not been reached.
Why the calculation is only a starting point
The simple formula treats every monthly dollar as equal and assumes the quoted payment and rate remain available. A more complete comparison also considers how much principal you would have repaid under each option, the opportunity cost of using cash at closing, and whether tax deductions apply. For most borrowers, the simple break-even is a useful screening test; a loan-level comparison at several future dates is better for the final decision.
Your holding period determines the outcome
Points work best when you expect to keep the same mortgage beyond its break-even month and have enough cash left for emergencies after closing. The relevant period is how long the loan is outstanding—not necessarily how long you own the home. Selling ends the mortgage, and refinancing replaces it, even if you remain in the property.

If you sell before break-even
When a sale pays off the mortgage before the break-even month, you keep only the savings from the months you made the lower payment. The unused portion of the upfront points is not refunded by the lender. A planned move, uncertain job location, or likely home upgrade makes a long break-even period risky.

If you refinance before break-even
Refinancing also ends the original loan. A lower future rate may be attractive, but the original points have had less time to earn back their cost. Include the new loan’s points and closing costs in a fresh comparison. Do not assume that a refinance is beneficial simply because the new rate is lower.
Use a range of dates, not one prediction
Estimate total cost at your earliest plausible exit, your most likely holding period and a long-term date. This exposes how sensitive the choice is to moving or refinancing. For example, an offer that wins at year 10 may cost more than a zero-point offer if you sell in year three. Keep your emergency fund and other near-term cash needs separate from money available for points.
Compare zero points, discount points and lender credits
Request the same loan amount, term, occupancy, property type and lock period in each scenario. Then compare the alternatives side by side.
| Option | Cash at closing | Interest rate and payment | When it can fit | Main risk |
|---|---|---|---|---|
| Zero points | No discount-point charge | Baseline rate and payment quoted by the lender | You expect to sell or refinance relatively soon, or you want to preserve cash | You give up potential long-term payment savings |
| Positive discount points | Higher upfront cost; one point is generally 1% of principal | Lower rate and principal-and-interest payment, with the reduction set by the lender | You expect to keep the mortgage past break-even and retain adequate reserves | Early sale or refinance can leave the upfront charge unrecovered |
| Lender credit | Credit reduces cash due at closing | Usually a higher rate and higher long-run payments | You need liquidity for reserves or cannot comfortably fund closing costs | Extra interest can outweigh the initial credit over a long holding period |
A lender credit is the reverse trade-off: you accept a higher rate in exchange for help with closing costs. It is not free money. Compare the credit’s value with the additional payment and interest over the period you expect to keep the loan.
What to compare in competing offers
Ask each lender for three versions—zero points, the proposed points, and a lender-credit option—using identical assumptions. A lower headline rate is not enough if it requires substantially more cash.

- Note rate and payment: compare the same loan term and include principal and interest separately from taxes, insurance and mortgage insurance.
- Break-even month: calculate points cost divided by monthly savings for each positive-point offer.
- Expected time before sale or refinance: test the earliest, likely and longest holding periods.
- Cash reserves after closing: do not use emergency savings merely to reach a lower rate.
- APR and total interest: APR incorporates certain finance charges and helps reveal the cost of borrowing, while total interest shows the long-run dollar impact.
- Tax eligibility: determine whether the points might qualify for an itemized deduction and how timing affects the benefit.
Review the Loan Estimate for the initial quote and the Closing Disclosure before signing. If the points, rate or credit differs from what you agreed to, ask for an explanation and a corrected disclosure when required.
Tax treatment of mortgage points
The Internal Revenue Service treats points as prepaid interest. The general rule is that points are deducted over the life of the mortgage rather than all at once. A qualifying point charge on a main-home purchase may be deductible in the year paid when every applicable IRS test is met and you itemize deductions.
Tests for a possible same-year deduction
For a principal-residence purchase, the exception has several conditions. The points must reflect an established practice in the local area, be calculated as a percentage of the principal, be clearly identified on the settlement statement, and be paid with sufficient borrower funds rather than simply replacing other amounts that would otherwise be charged. Other IRS requirements also apply. Meeting one condition is not enough.

If the points do not qualify for the purchase-year exception, they are generally spread over the mortgage term. A refinance normally follows the amortization rule: deduct the refinance points over the new loan’s term. If that mortgage ends early, remaining points may become deductible, subject to IRS rules. A same-lender refinance can receive special treatment.
Tax rules depend on filing status, itemization, the property and the transaction. Use current IRS guidance, including Publication 530, or consult a qualified tax professional. Do not increase the amount you pay for points solely because you expect a deduction; the deduction reduces taxable income and is not a dollar-for-dollar reimbursement.
How common are paid points?
Point use changes with market conditions and borrower choices. Freddie Mac reported that 30.8% of purchase borrowers paid points in 2021 and reported increased point use as rates rose during 2022–2023. Those figures describe observed purchase-loan behavior for the cited periods, not a recommendation or a forecast for every borrower.

When rates rise, some borrowers use points to lower the payment or qualify under a payment-to-income limit. Others preserve cash because the higher upfront cost is difficult to recover if they move. The right choice still depends on the rate concession, cash reserves and expected time with the loan.

Step 1: Establish your cash limit
List the down payment, closing costs, prepaid taxes and insurance, moving expenses and a reserve for repairs. Only money remaining after those needs should be considered for points.
Step 2: Obtain standardized scenarios
Request written Loan Estimates for zero points, the desired points and a lender credit. Keep the loan amount, term and borrower assumptions constant so the payment difference reflects the pricing choice rather than a hidden change in the loan.
Step 3: Confirm the actual rate trade-off
Ask, “What is the note rate and principal-and-interest payment with zero points, and exactly how do they change with this point charge?” Have the lender identify whether the rate is locked, the lock expiration date and any cost to extend it.
Step 4: Calculate several break-even dates
Use the formula for each points option, then calculate cumulative savings at your earliest, likely and longest holding periods. Include the upfront cash in every comparison. If the break-even date is later than your realistic ownership horizon, the points option does not fit that plan.
Step 5: Check APR, interest and taxes
Compare APR and projected total interest, then evaluate tax treatment only if you itemize and meet the applicable IRS tests. Treat a possible deduction as a secondary factor, not as the reason to accept an unaffordable closing cost.

Step 6: Recheck the final disclosures
Before closing, compare the Closing Disclosure with the option you selected. Verify the points dollar amount, note rate, lender credit, payment and cash to close. Resolve discrepancies before signing.
Common mistakes and fixes
- Assuming one point always cuts the rate by 0.25%: ask for the lender’s exact rate sheet or written quote; the reduction varies.
- Using the total payment in the break-even formula: isolate principal and interest so taxes and insurance do not distort the comparison.
- Ignoring a probable refinance: model the current loan ending on the refinance date and include the replacement loan’s costs.
- Draining reserves to buy a lower rate: choose zero points or a lender credit if the transaction leaves too little emergency cash.
- Comparing different loan assumptions: require identical amount, term, occupancy, property type and lock conditions.
- Counting a tax deduction as guaranteed: verify every IRS condition and whether you itemize before assigning it monetary value.
- Waiting until closing to notice a change: review both disclosures early and ask the lender to explain any changed rate or charge.
Lender-shopping checklist
- Give every lender the same loan amount, term, property and occupancy details.
- Request zero-point, positive-point and lender-credit scenarios.
- Record the note rate, principal-and-interest payment, points or credit, APR and total interest.
- Ask how many basis points of rate reduction the quoted points actually purchase.
- Calculate break-even months and cumulative cost at three holding periods.
- Confirm the cash reserve remaining after closing under each option.
- Ask whether the rate is locked and what happens if the closing is delayed.
- Review the Loan Estimate, then reconcile it with the Closing Disclosure before signing.
Frequently Asked Questions
Is paying mortgage points always a good deal?
No. Points can reduce long-run interest, but they make financial sense only when the loan lasts beyond the break-even period and the upfront payment does not compromise your reserves.
Can I negotiate the number of points?
You can ask lenders to price zero points, one or more points, and lender credits. The rate reduction for each point is lender-specific, so compare complete written scenarios rather than assuming a standard discount.
Do points lower my mortgage balance?
No. Points are prepaid interest paid at closing. They can lower the interest rate and monthly principal-and-interest payment, but they do not directly reduce the principal balance.
What happens to points if I sell my home?
The mortgage is paid off at sale. You do not receive a refund for the unused portion of the points, so a sale before break-even can make the points option more expensive than zero points.
Are refinance points deductible immediately?
Usually not. Refinance points are generally deducted over the new mortgage term, with possible treatment for remaining points if the loan ends early. IRS rules include special situations, so check current guidance or consult a tax professional.
