Mortgage Payment vs. Credit Card Debt: Which Should You Pay Off First?

For most homeowners who are current on every required payment, extra money usually belongs on credit-card debt before the mortgage. Credit cards commonly charge more than mortgages, so the same extra dollar often prevents more interest when applied to the card. That is a starting rule, not a universal answer: compare your actual rates, fees, promotional periods, cash reserves, mortgage contract and risk tolerance. If you cannot afford a required payment, stop optimizing extra principal and seek hardship help immediately.

Start with the payments you cannot afford to miss

The order for extra money is different from the order for required payments. Keep the scheduled mortgage payment and every credit-card minimum current whenever possible. A late mortgage payment can threaten your home and damage your credit; a missed card minimum can trigger fees, penalty pricing or collection activity. Do not divert a required payment to accelerate another balance.

The Consumer Financial Protection Bureau (CFPB) warns consumers to be cautious of debt-relief companies that tell them to stop making minimum payments or stop communicating with creditors. If a minimum payment is no longer affordable, contact the creditor before the account becomes delinquent and explain what you can pay.

If the mortgage payment is in jeopardy

Call the mortgage servicer and ask about available hardship or loss-mitigation options. A HUD-approved housing counseling agency can help you understand the available paths. Do not make extra mortgage principal payments while the scheduled payment itself is at risk.

If a card minimum is in jeopardy

Call the card issuer immediately, describe the hardship, and ask whether it can reduce the payment, lower the rate, waive fees or place the account in a temporary assistance program. A qualified credit counselor may help you build a repayment plan. Treat promises to “erase” debt, demands for large upfront fees or instructions to stop paying as warning signs.

Why credit cards usually come before mortgage prepayments

Once all required payments are covered, compare the marginal cost of each debt. An extra dollar applied to a balance saves approximately that balance’s interest rate for the time it would otherwise remain outstanding, adjusted for fees and the way interest is calculated. Credit-card rates are generally higher than mortgage rates, so paying the card first often produces the larger interest saving.

Use the effective cost, not just the advertised rate. Include annual fees that are tied to the borrowing, balance-transfer fees, cash-advance fees, deferred-interest terms and the date a promotional rate ends. For a variable-rate mortgage or card, use the current rate and consider how quickly it can change.

Comparison Questions to answer Why it matters
Interest rate What is the current APR or mortgage interest rate on each balance? A higher rate usually makes each extra dollar more valuable there.
Fees Are there annual, transfer, origination, closing or prepayment fees? Fees can erase the benefit of a lower nominal rate.
Promotional period When does a 0% or reduced card rate expire, and what rate follows? A temporary rate can change which balance is most expensive over your payoff period.
Repayment time How long will each balance take to disappear at the planned payment? A lower monthly payment can still produce more total interest if it extends the term.
Access to cash Will the extra payment leave enough for emergencies and repairs? Mortgage principal is home equity and may be difficult or costly to access again.
Contract risk Does the mortgage have a prepayment penalty or special payment instructions? Your servicer must apply the extra amount correctly, and contract terms control.

The CFPB has compared the cost of cash-out refinancing with continuing to pay higher-interest non-mortgage debt. That comparison supports the general principle that the more expensive debt often deserves extra payments, but it does not establish one rate spread for every borrower.

Keep an emergency cushion before sending every dollar to debt

Mortgage prepayments build equity, but they reduce liquid cash. If the water heater fails, income stops or an insurance deductible comes due, money locked in the house may not be available quickly. A credit card balance is expensive, yet eliminating it and then relying on the card for an emergency can recreate the problem.

Set aside the cash you need for near-term bills, known irregular expenses and a reserve appropriate to your household before choosing an aggressive payoff amount. The right reserve depends on income stability, dependents, insurance coverage and access to other funds; there is no universal dollar figure established for every household.

The CFPB cautions that using home equity for consolidation can leave less equity available for emergencies or repairs. That warning applies even when the new loan advertises a lower rate.

Understand what each payment does

Mortgage payments

A mortgage payment commonly contains principal and interest. Many borrowers also pay property taxes and homeowners insurance into an escrow account. Only the principal portion reduces the loan balance and builds equity; interest compensates the lender and does not reduce principal. On a typical fixed-rate loan, the combined principal-and-interest payment stays level while the allocation gradually shifts from mostly interest toward more principal.

An extra mortgage payment can shorten the payoff period and reduce total interest. It must actually be applied to principal, however. Check the loan documents and ask the servicer how to designate an extra amount. An amount sent with no instructions might be treated as an early installment rather than a principal reduction, depending on the servicer’s procedures.

Credit-card payments

The minimum payment generally covers interest, fees and only part of principal. Paying more reduces the balance that generates interest and can lower utilization as the balance falls. Continue making at least the minimum on every card while directing the extra amount to the card selected by your payoff strategy.

If several cards have different rates, the mathematically efficient approach is usually to make minimums on all of them and direct extra money to the highest effective rate first. Some people choose the smallest balance first for quicker visible progress; that can be behaviorally useful but may cost more interest if the rates differ substantially.

A step-by-step method for deciding where the next dollar goes

  1. List every obligation. Record the mortgage balance, interest rate, required principal-and-interest payment, escrow amount, remaining term and any prepayment language. For each card, record the balance, APR, minimum, annual fee, promotional expiration date and post-promotion APR.
  2. Separate required payments from extra cash. Reserve enough to make the next mortgage payment and every card minimum on time. Do not count an uncertain bonus or irregular income as guaranteed debt money.
  3. Protect near-term liquidity. Set aside funds for essential bills, planned repairs, insurance deductibles and a reasonable emergency reserve. If paying off a card would leave no cash, use a smaller extra payment.
  4. Calculate the effective cost. Compare rates after fees and promotional periods. A 0% balance transfer may be cheaper during its offer period but can include a transfer fee and a much higher rate afterward.
  5. Check the mortgage contract. Look for a prepayment penalty, minimum extra-payment amount or instructions for principal-only payments. Ask the servicer to confirm how your payment will be posted.
  6. Choose the target. If the card’s effective cost is higher and your cash reserve is adequate, direct extra money to the card. If the mortgage rate is higher, a card promotion makes the card temporarily cheaper, or contract terms change the result, run the numbers for that period instead.
  7. Automate and review. Keep minimums on autopay if your account balance supports them, schedule the extra payment after payday and review rates, fees and balances whenever a promotion ends or your circumstances change.

An illustrative calculation

Suppose a household has a $6,000 card balance at a 24% APR and a $250,000 mortgage at a 6% fixed rate. These figures are only an illustration, not a current-market quote. Ignoring compounding and fees for a simple comparison, an additional $1,000 left on the card for a year represents about $240 of interest, while $1,000 left in the mortgage represents about $60. The card therefore has the higher first-year interest cost, so it would normally receive the extra payment.

The result can change. If the card is at 0% for six months with a 3% transfer fee, the six-month cost and the rate after month six must be included. If paying the mortgage early avoids a rate reset, or if the card balance can be cleared before its promotion ends, the timing may favor a different allocation. Build the calculation using your statements rather than an average rate.

When a mortgage prepayment may make sense first

  • Your mortgage rate is higher than the effective rate on every card, including any temporary card offer.
  • You have no high-rate revolving balance, or the card balance will be paid in full each month.
  • You already hold an adequate cash reserve and have no near-term large expense.
  • You value a guaranteed reduction in mortgage interest and a shorter loan term more than keeping the cash liquid.
  • Your loan permits extra principal without a penalty, and the servicer confirms the posting method.

Do not assume that a tax deduction makes mortgage interest cheaper without checking your filing situation. Tax treatment depends on jurisdiction, loan use and individual circumstances; the general principles here do not establish your tax result.

Balance transfers, consolidation loans and refinancing

Balance transfers

A balance transfer can offer a low or zero introductory rate for a limited period. It usually charges a transfer fee, and the rate can rise sharply after the promotion. Before transferring, calculate the fee, the amount you can repay before expiration, the post-promotion APR and whether new purchases receive the same treatment. Missing a payment can also affect promotional terms.

Personal consolidation loans

A consolidation loan may reduce the monthly payment by extending repayment. A lower payment does not necessarily mean a lower total cost. Compare the new principal, interest rate, origination fee, repayment term, total scheduled interest and any penalty for early payoff with the existing cards. Do not add new card balances after consolidation unless the budget has changed enough to prevent a repeat.

Home-equity loans and cash-out refinancing

Using home equity to pay cards changes unsecured debt into debt secured by the home. If payments later become unsustainable, the home can be at risk of foreclosure. Closing costs, appraisal charges and a longer new term can also outweigh the lower nominal rate. A cash-out refinance may replace a low-rate mortgage with a higher-rate loan on the entire balance, not merely on the amount used to pay cards.

Compare the complete transaction: closing costs, new payment, new term, total interest, rate-adjustment risk, cash reserves and the consequences of default. A lower advertised rate alone is not proof that consolidation is safer or cheaper.

Common mistakes and how to correct them

  • Skipping a minimum to attack another balance: Restore on-time payments and contact the creditor about hardship assistance.
  • Sending extra mortgage money without specifying principal: Ask the servicer for its principal-only process and verify the next statement.
  • Using all savings to become debt-free: Keep money for essential bills and likely emergencies so a new card balance is not created.
  • Comparing only monthly payments: Compare total interest, fees and payoff dates.
  • Ignoring a promotional expiration: Put the end date and post-promotion rate in your payoff calendar.
  • Assuming home equity is interchangeable with cash: Recognize that accessing it later may require approval, closing costs and a new secured debt.
  • Trusting debt-settlement promises: Be wary of guarantees to erase debt or instructions to stop paying or communicating with creditors.

A practical payoff checklist

  • Mortgage payment and all card minimums are scheduled and affordable.
  • Balances, rates, fees and promotional end dates are written in one place.
  • Near-term bills and an emergency reserve are protected.
  • The target debt has the higher effective cost after fees and timing.
  • Mortgage prepayment terms have been checked with the servicer.
  • Any transfer, consolidation or refinance includes all fees, the new term and the risk of securing debt with the home.
  • The plan has a review date for rate changes, promotions, income changes and new expenses.

What to do if the numbers do not fit your income

When required payments exceed what you can afford, the question is no longer whether to prepay the mortgage or the cards. Contact each creditor, explain the amount you can pay, and request hardship options. For mortgage difficulty, contact the servicer and a HUD-approved housing counselor. For card difficulty, contact the issuer and consider reputable credit counseling. Get the terms in writing, understand fees and avoid any program that tells you to disappear from your creditors.
