Mortgage options for people buying a home after age 50: country-by-country guide (2026)

Yes, you can usually apply for a mortgage after age 50. There is no worldwide age-50 cutoff. The decisive questions are whether a lender in your country can approve the requested amount and whether your income, assets, debts and repayment plan support the payments for the whole term, including after you retire.

A normal purchase mortgage is the starting point. Later-life products such as a UK retirement interest-only mortgage or a US reverse mortgage solve different problems and are not interchangeable with a loan to buy a home. This guide separates those products, explains the rules in the United States, the United Kingdom and Canada, and gives you a practical way to prepare and compare offers.

What changes when you buy after 50?

Age by itself does not determine whether you can borrow. Lenders do, however, need a credible plan for every payment through the end of the term. If a 25-year mortgage starts at 52, part of the scheduled repayment will normally fall after the borrower’s expected retirement. Underwriting therefore looks at the income available then, not only at today’s salary.

Your application is likely to receive closer scrutiny of:

  • the amount and reliability of salary, self-employment, pension, annuity, benefit and investment income;
  • the date you expect to stop or reduce work and what income will replace earnings;
  • existing debts, taxes, insurance, service charges and maintenance costs;
  • the requested term, deposit and loan-to-value ratio; and
  • the property’s value and suitability as collateral.

No source establishes a representative approval rate, typical loan size or percentage of buyers over 50. Do not treat an anecdote or an online age limit as a market statistic.

United States: age generally cannot be the reason for a denial

The Consumer Financial Protection Bureau (CFPB) says, “Generally, a creditor such as a lender cannot use your age to make credit decisions.” Read the full consumer guidance at consumerfinance.gov. Regulation B (12 CFR § 1002.6) permits limited exceptions, including a valid credit-scoring system that does not disadvantage applicants aged 62 or older and an individualized assessment of whether income will support repayment through maturity: 12 CFR § 1002.6.

That protection is not a promise of approval. A lender can still assess credit history, debt, collateral, the amount of income and the likelihood that income will continue. The CFPB explains that lenders generally must consider qualifying sources such as part-time earnings, pensions, annuities and certain benefits, while being allowed to assess their amount and expected duration: CFPB income guidance.

United Kingdom: affordability and retirement planning drive the decision

UK lenders assess income and outgoings and may model changes such as a rate rise or redundancy. The general buying guidance at GOV.UK applies to England and Wales; Scotland and Northern Ireland have different buying processes. A broker can help when age, retirement income or another circumstance narrows the available mortgage range, but the broker still has to evidence affordability.

Canada: qualification rules are national, but approval is individual

Canadian lenders apply their own underwriting within federal and provincial rules. The Financial Consumer Agency of Canada (FCAC) figures quoted below are Canadian guidance and qualification parameters, not a worldwide standard or a guaranteed approval. Your lender or broker must test your actual income, debts, property and term.

Mortgage products to consider

For most buyers, compare ordinary repayment mortgages first. Then consider a later-life product only if its repayment structure fits your objective and you meet its separate eligibility rules.

Product Typical purpose How the balance is repaid Important limits
Standard purchase mortgage Buy a home with a deposit and a loan secured on the property Scheduled principal and interest payments reduce the balance over the chosen term Term, income, debt, credit, deposit, property and lender criteria vary; no universal maximum age, rate, deposit or term is established
UK retirement interest-only (RIO) mortgage Buy or refinance when borrowing extends into retirement Monthly payments normally cover interest; capital is commonly repaid when the home is sold Minimum age varies and some lenders set no lower age; affordability can be harder than for a lifetime mortgage because interest must be paid; check loan-to-value, fees, rate-review period and repayment triggers
US Home Equity Conversion Mortgage (HECM) reverse mortgage Access equity in an existing principal residence Interest and fees accrue, so the balance can grow; repayment is generally due under the program’s sale, move-out or other triggering events Generally for eligible homeowners aged 62 or older; occupancy, property-charge and counseling requirements apply. It is not a generic purchase mortgage
England Older Persons Shared Ownership (OPSO) Buy part of a qualifying home and rent the remainder Mortgage and deposit fund the purchased share; rent is paid on the unsold share For eligible buyers aged 55 or older. The cited guidance lists household-income ceilings of £80,000 (£90,000 in London) and requires that the buyer cannot afford the full deposit and mortgage for a suitable home
Canadian home-equity products Refinance, home-equity line of credit or reverse mortgage for someone who already owns a home Varies by product; secured borrowing against existing equity These are homeowner equity options, not first-home purchase mortgages

Standard purchase mortgages: make the term work with retirement

Choose a term using future income, not just today’s payment

A shorter term generally raises the scheduled monthly payment but clears the debt sooner. A longer term usually lowers the scheduled payment while extending the debt period and normally increasing total interest. Ask the lender to show the balance and payment at your expected retirement date for each term you are considering.

Request an affordability model that includes expected retirement income, all housing costs, debts, taxes, insurance and maintenance. A quoted principal-and-interest payment alone can understate the cash you will need each month. If you plan to keep working, ask what happens if work ends earlier than expected; if you plan to draw a pension, provide the statement showing the projected amount and start date.

Retirement income that may be counted

Rules differ by lender. Possible sources include salary, part-time work, pensions, annuities, certain benefits, investment income and assets used to generate payments. The CFPB’s US guidance does not say every lender must count every asset or benefit in the same way; it says lenders may consider the amount and likelihood of continuation. Ask which documents establish both points for your application.

Deposit and equity

A larger deposit lowers the amount borrowed and can improve the payment-to-income calculation, but do not drain every liquid reserve to reach a target. Keep a documented emergency fund for repairs, taxes, insurance and a period of reduced income. If part of the deposit is a gift, verify the lender’s gift-letter and source-of-funds requirements before making an offer.

United States: ordinary loans versus a HECM reverse mortgage

How an ordinary US mortgage is assessed

Under Regulation B, a creditor generally may not reject an applicant merely because of age. It can assess whether the documented income supports repayment to maturity, along with credit, debts, down payment and collateral. Retirement income should be presented as an income source with evidence of amount and continuation, rather than omitted because it is not wages.

Prepare pension or annuity statements, benefit award letters where applicable, recent tax returns when requested, bank and investment statements, debt statements and an explanation of any planned retirement-date change. Ask the lender to run the loan with your expected post-retirement income and to state the assumptions in writing.

When a HECM may be relevant

A HECM is a special reverse-mortgage program for qualifying homeowners, generally age 62 or older, who occupy the property as a principal residence. CFPB eligibility guidance is at consumerfinance.gov; HUD lists federal single-family mortgage programs at HUD.gov.

Because a HECM is secured by a home you already own, it is not a substitute for financing the purchase of a first home. Interest and fees can increase the balance. You must continue meeting occupancy and property-charge obligations, such as property taxes, insurance and maintenance requirements. A homeowner considering one should use official HUD or CFPB information and qualified housing counseling, not assume that a reverse mortgage solves an income shortfall for a proposed purchase.

United Kingdom: standard mortgages, RIO and shared ownership

Retirement interest-only mortgages

MoneyHelper describes a RIO mortgage as one where the monthly payment covers interest while the capital commonly remains due when the property is sold: MoneyHelper’s RIO guide. Minimum ages vary, and some lenders set no lower age. Since you must demonstrate that you can pay the interest for the life of the loan, a RIO can be harder to qualify for than a lifetime mortgage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare a RIO with a repayment mortgage on these specific points:

  • minimum and maximum age at application and at the end of the term;
  • how the lender verifies pension, benefit, employment and other income;
  • maximum loan-to-value and the required deposit;
  • fixed, tracker or variable rate and how often the rate can be reviewed;
  • arrangement, valuation, legal and advice fees;
  • what event requires capital repayment, such as sale, death, move to long-term care or another contract-defined trigger; and
  • whether early repayment charges apply.

Do not assume that selling the property will produce enough to clear the balance. Obtain a current valuation range, allow for selling costs and ask what happens if the property value falls.

Older Persons Shared Ownership in England

Eligible buyers aged 55 or older may use England’s Older Persons Shared Ownership (OPSO) to buy an initial share and rent the remainder. The guidance lists household income ceilings of £80,000, or £90,000 in London, and says the buyer must be unable to afford the full deposit and mortgage payments for a home that meets their needs. Read the current eligibility and scheme terms at GOV.UK OPSO guidance.

OPSO is not a conventional mortgage discount. Budget for the mortgage on your share, rent on the unsold share, service charges and the rules for buying additional shares or selling. Confirm that the property and your household meet the provider’s current criteria before relying on the scheme.

Regulatory changes: proposals are not current rules

The Financial Conduct Authority’s CP26/18 consultation on mortgage rules was opened 9 June 2026, closed 28 July 2026 and updated 29 July 2026. It proposed changes concerning interest-only and part-and-part mortgages and RIO affordability guidance. Those are proposals, not settled requirements. Check the FCA publication for any final decision before using it to plan a loan: FCA CP26/18.

Canada: qualify under the lender’s stress test

Published affordability parameters

FCAC’s mortgage-preparation guidance, dated 15 October 2025, says monthly housing costs should generally be no more than 39% of gross household income (gross debt service) and total debt load generally no more than 44% (total debt service). Federally regulated lenders must apply a qualifying-rate stress test at the higher of 5.25% or the negotiated mortgage rate plus 2 percentage points. These are Canadian guidance and underwriting parameters, not statistics about older buyers or a guarantee of approval. See FCAC’s current page.

Include property taxes, heating costs, condo or strata fees where applicable, credit cards, lines of credit, car loans, support obligations and other recurring commitments in your budget. The stress-test payment can be higher than the contract payment, so qualify using the lender’s tested figure rather than the amount you hope to pay.

Equity products for existing homeowners

For Canadians aged 55 and older who already own a home, CMHC identifies refinancing, a home-equity line of credit and reverse mortgages as ways to access equity: CMHC’s homeowner options. These products do not replace a purchase mortgage for someone acquiring a first home. Ask about interest rate, fees, repayment flexibility, collateral and the effect on your estate before using equity to fund another property.

Application-preparation checklist

Organize the evidence before asking for a decision in principle. Lenders may request more, and they do not all treat the same income or asset identically.

How to compare offers

Obtain more than one illustration or loan estimate and compare the same term, amount and repayment basis. A low headline rate can be outweighed by fees, a short fixed period or a large balance remaining at retirement.

Comparison item Questions to ask
Total monthly housing cost What are principal, interest, taxes, insurance, service charges, heating and maintenance likely to be each month?
Rate structure Is the rate fixed, variable or tracker? When can it change, and what payment would apply after the change?
Term and retirement balance What will the scheduled payment and outstanding balance be at the date you expect to retire?
Fees and cash needed Which arrangement, valuation, legal, advice, insurance and closing fees are payable upfront or added to the loan?
Deposit and loan-to-value What minimum deposit applies, and does a larger deposit change the rate or eligibility?
Overpayments and early repayment Can you overpay, shorten the term or repay early without a charge? If there is a charge, when does it end?
Affordability assumptions Which income, retirement date, debts and expenditure figures did the lender use, and how would a change affect approval?
Exit or repayment plan How is the balance expected to be cleared: scheduled repayments, sale, refinancing or another documented source?

Application process: a practical sequence

  1. Set a retirement-aware budget. Build a monthly budget using expected retirement income and include every housing and debt cost. Keep an emergency reserve separate from the deposit.
  2. Choose a realistic purchase range. Test several deposits and terms, then note the payment and balance at retirement for each. Do not treat a maximum approval as a sensible target.
  3. Collect evidence. Obtain current pension, annuity, benefit, employment, asset and debt statements. Check that names, dates and balances match across documents.
  4. Ask lenders or a regulated broker for an initial assessment. Explain your age, expected retirement date and income sources at the start. Ask whether the assessment uses the same post-retirement assumptions you intend to use.
  5. Get a decision in principle without overstating income. A provisional figure can change after property valuation, full documentation and credit checks. Avoid taking on new credit while the application is under review.
  6. Check the property’s full carrying cost. Obtain realistic tax, insurance, service-charge and maintenance figures before making an offer, especially for a flat or leasehold home.
  7. Compare formal offers on total cost. Use the table above, including fees, rate-reset risk, early-repayment terms and the balance at retirement.
  8. Review the repayment plan independently. In the UK, consider independent regulated advice for a RIO or shared-ownership decision. In the US, use qualified housing counseling for a potential HECM. In Canada, have a lender or broker confirm the stress-test calculation.
  9. Read the final documents before signing. Verify the rate, term, payment, penalties, occupancy requirements, insurance obligations and every event that can require repayment.

Common problems and how to correct them

The lender says the term is too long

Ask whether a shorter term, larger deposit, lower purchase price or documented retirement income changes the result. Request the payment and total-interest effect of each change rather than accepting an unexplained age limit.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Only salary was used even though you have a pension

Provide the pension or annuity statement and ask for the lender’s continuation policy. In the US, CFPB guidance says qualifying non-wage income generally cannot simply be ignored, although its amount and expected duration may be evaluated. If the lender’s policy excludes a source, ask for the reason and compare another lender’s documented approach.

The payment fits today but not retirement

Reduce the loan amount, increase the deposit, choose a different term or delay the purchase while building reserves. Rework the budget with taxes, insurance, maintenance and debt payments included; do not rely on a future pay rise or an unconfirmed benefit.

You are being steered toward a reverse mortgage

Clarify whether the product is for an existing homeowner and whether it finances a purchase at all. A US HECM generally requires an eligible homeowner aged 62 or older and has occupancy and property-charge duties. Canadian reverse mortgages similarly belong in the existing-homeowner equity category.

You are relying on a scheme’s age or income threshold

Thresholds can be amended and may apply only to a particular country, provider or property. OPSO’s cited £80,000/£90,000 ceilings are specific to England’s guidance. Recheck eligibility and obtain written confirmation before making an offer.

You assume a consultation is already law

The FCA CP26/18 material is a consultation and must not be treated as a settled rule. Check the FCA page for the final position and ask the lender which rules apply to your application date.

Questions to ask before committing

  • What income will you use after my expected retirement date, and what documents prove its amount and continuation?
  • What payment, interest rate and loan balance will apply if rates rise or my fixed period ends?
  • What total housing cost did you use, including taxes, insurance, service charges and maintenance?
  • What is the balance at retirement and what is the documented plan to repay it?
  • Which fees are payable now, added to the loan or refundable if the purchase fails?
  • What penalties apply to overpayments, refinancing, sale or early repayment?
  • Are there occupancy, counseling, property-condition or insurance conditions that could trigger repayment?
  • Which country, regional and product rules apply to this property and borrower?

Buying after 50 is therefore a planning exercise rather than an age test. Start with a standard purchase mortgage, model the loan against retirement income and full housing costs, and use a later-life or shared-ownership product only when its eligibility and repayment mechanism match your situation.
