The lender provides the original mortgage money, the servicer runs the loan after closing, and a subservicer performs servicing work for a contractually responsible master servicer. For payment, escrow, payoff, or delinquency questions, use the servicer identified on your latest mortgage statement. The lender named in your closing documents may no longer be the company handling your account.
The three roles at a glance
Mortgage paperwork can show several company names because originating a loan, owning an interest in it, and administering it are different functions. A single institution can perform more than one function, but the roles are not interchangeable.

| Role | Primary job | What a borrower usually sees | Contractual position |
|---|---|---|---|
| Lender | Originates the mortgage and supplies the money at closing. | Closing documents, disclosures, and the original loan paperwork. | The financial institution that originally loaned the money; it may retain or transfer the loan and servicing rights. |
| Servicer | Handles the loan’s day-to-day administration. | Monthly statements, payment instructions, escrow information, payoff figures, and account support. | The company responsible for servicing the account. It may be the lender, a master servicer, or an organization acting under a servicing arrangement. |
| Master servicer | Holds the contractual responsibility for servicing performance. | May communicate directly with you or use another company for operations. | May service the loan itself or delegate some or all work to a subservicer while retaining contractual accountability. |
| Subservicer | Performs servicing functions on behalf of the master servicer. | Can send statements, accept payments, answer questions, or manage escrow under the master servicer’s instructions. | Does not own the right to perform servicing; it operates for the master servicer. |
The Consumer Financial Protection Bureau (CFPB) describes the lender as the institution that originally loaned the money and the servicer as the company that sends mortgage statements and manages the loan day to day. Regulation X defines a subservicer as a servicer that does not own the servicing right but performs servicing on behalf of the master servicer.

Originating the loan
The lender evaluates the application, approves or declines the mortgage under its underwriting process, prepares the closing documents, and provides the funds used to complete the purchase or refinance. In that sense, the lender answers the question, “Who made the original loan and supplied the money at closing?”

The lender’s name is normally found in the original closing package. That name identifies the institution that first extended credit; it does not guarantee that the same company will collect payments for the full term of the mortgage.
Retaining or transferring rights
After closing, a lender may keep the loan, sell the loan, sell servicing rights, or transfer both. A transfer changes which company performs a particular function, not the fact that the original lender funded the transaction. Your documents and later notices should identify the companies and rights involved in any transfer.
When the lender also services
The lender can remain the servicer. Federal law’s servicer definition includes a person who makes or holds a loan when that person also services it. In that arrangement, the same institution may appear on the closing documents and the monthly statement. That overlap is possible, but it is not required.
What a mortgage servicer does every day
The servicer is generally your operating contact after closing. The CFPB lists processing payments, answering inquiries, tracking principal and interest paid, administering tax and insurance escrow, discussing options when a borrower falls behind, and potentially beginning foreclosure when applicable requirements are met.
Payments and account records
- Receive and apply scheduled mortgage payments.
- Maintain servicing and accounting records, including the amounts applied to principal and interest.
- Tell you where and how to send payments, including any electronic-payment instructions shown on your statement.
- Provide information about payment posting and account activity when you ask.
Escrow, taxes, insurance, and other property charges
Where the loan has an escrow arrangement, the servicer tracks the balance and uses it for covered property taxes and insurance. Fannie Mae’s servicing guidance also identifies monitoring and paying property taxes, homeowners association assessments, and related expenses as representative servicing duties. The exact expenses handled through your account depend on your loan documents and applicable requirements.
Payoff and closing out the account
A servicer provides a payoff quote when requested and, after payoff, handles amounts such as an escrow refund when one is due. A payoff figure is date-specific: interest and other amounts can change if the payment arrives on a different date, so use the quote’s instructions and expiration information.

Delinquency and loss mitigation
If payments are late or you expect difficulty making them, the servicer is the company to contact about available loss-mitigation options. It tracks delinquency, responds to information requests, and takes appropriate action to resolve or prevent delinquency. Foreclosure activity, where applicable, must follow governing requirements; a servicer does not have unlimited discretion to ignore those rules.
What a master servicer is responsible for
A master servicer is the party that remains contractually responsible for servicing to the mortgage owner or investor. It may perform the work with its own staff or hire a subservicer to perform some or all functions. This distinction matters because the company you reach by phone may not be the entity that holds the servicing contract.
Oversight of delegated work
Fannie Mae describes the master servicer as retaining responsibility when it delegates servicing. Its guidance calls for policies to select and assess a subservicer, contractual controls, compliance monitoring, and performance assessment. Delegation therefore changes who performs tasks, not who must oversee the arrangement.
Why the master-servicer name may be unfamiliar
Your statement may prominently show the subservicer’s brand and payment address while the master servicer appears only in legal notices or other documents. That does not by itself mean the statement is invalid. Use the current statement and any transfer notice to determine where payment and questions should go.
What a subservicer does
A subservicer is an outsourced or delegated servicing operator. Regulation X describes it as a servicer that does not own the right to perform servicing but performs servicing on behalf of the master servicer.
Tasks a subservicer may perform
Depending on the servicing contract, a subservicer can perform some or all operational functions: send monthly statements, receive and post payments, maintain account records, administer escrow, answer borrower inquiries, produce payoff information, and support delinquency or loss-mitigation activity. The allocation is contract-specific, so the subservicer’s exact authority can differ from one loan to another.

Direct borrower contact is possible
You may deal directly with a subservicer even though the master servicer retains contractual accountability. A subservicer can therefore be the practical answer to “Who do I call?” while the master servicer remains responsible for selecting, supervising, and evaluating that provider.
How to identify the right company for your question
Start with the latest mortgage statement or payment coupon, not only the original closing documents. The statement normally identifies the current servicer, payment address, account number, and contact channels.
- Find the current statement. Use the most recent statement or coupon available for your loan.
- Identify the servicer and payment address. Check the company name, mailing address, telephone number, and any online-payment instructions.
- Match the question to the operational contact. Ask the statement-listed servicer about payment posting, escrow, account errors, payoff figures, or loss-mitigation options.
- Check for a transfer notice. If the company changed, read the notice for the effective date, new payment address, and instructions about where to send future payments.
- Keep a record. Save statements, notices, payment confirmations, correspondence, and the dates and names associated with calls.
The lender shown in the closing package may still be relevant to the history of the loan, but it is not automatically the correct destination for a current payment or escrow question.

What happens when servicing transfers
A servicing transfer moves the right to perform servicing from one servicer to another. It can occur even when the underlying loan itself is not transferred, and a loan sale can also involve a separate servicing-rights transfer. The notices and documents for your account determine which event occurred.
The effective date
Federal law defines the effective date of a servicing transfer as the date the borrower’s payment is first due to the transferee servicer. That date is the practical dividing line for payment instructions: follow the prior servicer’s directions before the transfer and the new servicer’s directions after it, subject to the transfer notice.
What to verify in the notice
- The name of the new servicer.
- The effective date of the transfer.
- The address or electronic method for payments after that date.
- How to contact the new servicer about account questions.
- Any instructions about automatic payments, escrow information, or records moving to the new account.
Protecting yourself during the change
Do not discard the final statement from the old servicer. Keep proof of the payment you sent, the date it was sent, and any confirmation that it was received or posted. Compare the first statement from the new servicer with your records, including the outstanding principal, escrow balance, and payment amount. If something does not match, contact the new servicer promptly and describe the discrepancy in writing.

How the roles fit together in common situations
The same company is lender and servicer
You close with a financial institution, and that institution continues to send the statements and collect payments. The company is both lender and servicer. There is no need for a subservicer unless the institution delegates some operational work.
The lender sells the loan but servicing stays with the original company
The institution that made the loan may no longer own the loan, while the original servicer continues sending statements. In this case, the billing company is still the servicer even though it may not be the current owner or investor.
The lender transfers servicing to another company
The original lender or servicer stops receiving payments after the stated effective date, and a transferee servicer becomes the operational contact. Use the transfer notice and the new statement rather than an old payment coupon.
A master servicer hires a subservicer
The master servicer remains contractually responsible but uses another company for payment processing, statements, escrow, and customer service. The subservicer may be the only company you interact with day to day.
The statement name differs from every name in the closing package
That difference can reflect a later servicing transfer or delegated servicing. It is not, by itself, evidence of a problem. Confirm the company’s identity and payment instructions through the current statement and transfer notice.

Questions for the servicer listed on your statement
- Has my latest payment been received and how was it applied?
- What is my current escrow balance and what expenses were recently paid?
- What is the payoff amount for the date I specify?
- How do I report an account error or request an account history?
- What loss-mitigation information and application process apply if I cannot make a payment?
Questions when a transfer has occurred

- Did my automatic-payment authorization transfer, or must I set it up again?
- What principal, escrow, and payment records were transferred?
Questions when you want to know who is responsible
Ask whether the company is the master servicer or a subservicer, who should receive a formal notice about an error, and which company is responsible for reviewing a loss-mitigation request. The answer may differ from the name printed most prominently on the statement.

Common mistakes and how to avoid them
Sending a payment to the original lender after a transfer
An old address can remain in your files long after servicing changes. Before every payment during a transfer, check the effective date and the address in the current notice or statement.
Assuming the billing company owns the loan
A servicer collects and administers payments; it is not necessarily the loan owner. Ownership and servicing can move separately. Ask the current servicer for the information it is permitted to provide about the account’s ownership or investor relationship.
Assuming a subservicer is unaccountable
A subservicer may be your direct contact, but the master servicer remains contractually responsible for the delegated servicing arrangement. Escalate through the contact and error-resolution channels shown in your statement and notices.

For payment discrepancies, escrow issues, payoff questions, or transfer problems, keep written records and send a clear written description when appropriate. Include your account number, the relevant dates, the amount in question, and copies of supporting documents while keeping the originals.
Treating the payment amount as permanent
Escrow changes, interest calculations, a new payment schedule, or an account correction can change the amount due. Read each statement and compare it with transfer documents and prior records instead of assuming the previous amount continues indefinitely.
What the documents can and cannot tell you
The original closing documents establish who made the loan and the terms agreed at closing. Monthly statements identify the company currently administering payments. Transfer notices explain when servicing responsibility moves and where future payments belong. A servicing contract between a master servicer and subservicer may not be provided to the borrower, so the practical evidence for your account is the current statement, transfer notice, and written responses from the servicing contact.
Exact duties can vary with the loan documents, investor or guarantor requirements, the servicing contract, and applicable federal and state law. When those sources appear to conflict, preserve the documents and ask the current servicer to explain which instruction controls your account.

Bottom line for borrowers
Think of the lender as the source of the original money, the servicer as the company operating your mortgage account, the master servicer as the party contractually responsible for servicing, and the subservicer as a delegated operator. For an immediate payment, escrow, payoff, account-error, or delinquency question, follow the latest statement. When servicing changes, follow the transfer notice, verify the effective date and payment address, and retain proof of every payment and communication.
