Mortgage in principle vs mortgage offer: what is the difference?

By TheFinanceBase Team 10 min read

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A mortgage in principle (MIP), also called an agreement in principle (AIP) or decision in principle (DIP), is an early estimate of how much a lender might lend. A mortgage offer is issued later, after the lender has assessed your full application and the property you want to buy. An MIP is provisional; an offer sets out proposed terms for a specific loan and property, subject to its conditions.

They are not the same as your offer to buy a home. In England and Wales, your purchase offer is normally not legally binding until contracts are exchanged. The lender’s mortgage offer concerns the loan, not the sale contract.

The difference at a glance

Point Mortgage in principle (MIP/AIP/DIP) Mortgage offer
Stage Before a full mortgage application, while you are estimating a budget or preparing to bid After the lender has assessed the full application and the proposed property
Purpose Indicates how much the lender might lend based on initial information Sets out the lender’s proposed terms for the particular application and property
Evidence Basic details such as income, spending, address history and deposit; the lender may run a soft or hard credit search More complete evidence, affordability checks and usually a property valuation or assessment
Certainty Provisional and not a guarantee of a loan or interest rate Formal offer document, still governed by its terms, expiry date and any outstanding conditions
What you do next Check the amount, expiry and search type, then apply when ready Read the rate, fees, repayment basis and conditions before accepting or signing related documents

The labels MIP, AIP and DIP generally describe the same preliminary stage. Individual lenders use different names and may collect different information.

What a mortgage in principle actually tells you

An MIP is an indication based on the information you provide at an early stage. It can help you set a realistic maximum price, show an estate agent that you have started arranging finance and identify potential borrowing limits before you spend money on surveys or legal work.

It does not establish that the lender will lend the stated amount. The figure is calculated before the lender has completed its full underwriting and before it has assessed the property. Income that cannot be verified, undisclosed commitments, a change in circumstances or an unsuitable property can all alter the outcome.

Information usually requested

The initial form commonly asks for income, regular expenditure, debts, employment, address history and the size of your deposit. Requirements differ, particularly for self-employed applicants, contractors and people with variable pay. Give accurate figures: an estimate based on incomplete or optimistic information is less useful than a lower but supportable figure.

Soft and hard credit searches

Some lenders use a soft search, which is visible to you but normally does not affect your score. Others use a hard search, which is recorded on your credit file and can be seen by other lenders. Ask which type will be used before submitting an MIP if this matters to you. MoneyHelper explains the distinction in its mortgage-in-principle guidance.

What an MIP does not lock in

Unless the lender’s document expressly says otherwise, an MIP does not reserve an interest rate, guarantee a product or promise that the lender will accept your later application. Rates and lending criteria can change between the preliminary check and the full application.

What a mortgage offer means

A mortgage offer follows the full application. The lender checks the evidence you supply against its affordability and eligibility criteria and considers the property that will secure the loan. If the application is approved, you receive an offer document and an updated mortgage illustration.

The evidence stage

Common requests include proof of identity and address, recent payslips or other earnings evidence, bank statements, details of existing borrowing and proof of deposit. A self-employed applicant may need accounts or tax documents. The exact list and period covered vary, so follow the lender’s request rather than relying on a generic checklist.

The property assessment

The lender may arrange a valuation to decide whether the property is suitable security and whether its value supports the proposed loan-to-value ratio. Property type, construction, lease terms, condition, unusual features or a valuation below the purchase price can lead to a reduced loan, delay or rejection even when your finances appear sound.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Reading the offer document

Check the amount advanced, interest rate, initial deal period, repayment method, term, fees, early-repayment charges, incentives, required insurance and any special conditions. The Financial Conduct Authority describes the purpose of the document in MCOB 6.2: “The purpose of MCOB 6 is to ensure that a customer receives a clear offer document to enable them to check the features and price of the home finance transaction before they enter into it.”

An offer is not automatically unconditional. It may require a satisfactory valuation, documents, a buildings-insurance arrangement or confirmation that a condition has been met. The legally binding effect depends on the wording of that offer and the surrounding transaction, so obtain advice on your own documents if a condition is unclear.

How the two stages fit into a purchase

  1. Set an affordable budget. Work out your deposit, purchase costs and a monthly payment that remains manageable if rates or household costs rise. MoneyHelper’s affordability guidance explains the factors lenders and borrowers should consider.
  2. Request an MIP. Provide accurate initial information and ask whether the credit search is soft or hard. Record the amount shown, the date issued and the expiry date.
  3. Search for a property. Treat the MIP as a budget guide, not proof that every property at that price will qualify. Leave room for stamp duty or equivalent taxes, legal fees, surveys, moving costs and repairs.
  4. Make a purchase offer. An estate agent may ask to see an MIP, but MoneyHelper says it is not legally required before making an offer. You can negotiate without one, although having one may demonstrate preparation.
  5. Submit the full mortgage application. Supply the requested documents promptly and disclose changes such as a new loan, job change or altered deposit.
  6. Wait for underwriting and valuation. The lender checks your finances and the property. Queries or a down-valuation can require more evidence, a larger deposit or a different product.
  7. Receive and check the mortgage offer. Compare the document with the illustration and application. Confirm that names, address, loan amount, term and repayment basis are correct.
  8. Complete the purchase when your conveyancer confirms readiness. Do not assume that an offer document alone means you can exchange or complete; legal work and any lender conditions must also be satisfied.

MoneyHelper’s mortgage-application process guide gives around two to six weeks as a typical period to find out whether an application is approved. That is a guide rather than a service guarantee; complex cases and property issues can take longer.

How long each document lasts

MIP validity

MoneyHelper gives 30 to 90 days as a typical MIP validity range. The lender’s own document controls. If it expires before you apply, request a new one and check whether the lender will perform another credit search.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Mortgage-offer validity

Offer periods vary by lender and product. MoneyHelper says six months is usual guidance, but an offer can be withdrawn if your circumstances change or a condition is not met. Use the expiry date printed on your offer, not a general assumption, and ask early about an extension if the transaction is delayed.

Changes that can affect an existing offer

  • Taking new credit or missing a payment.
  • Changing employment, hours or income.
  • Reducing the deposit or changing its source.
  • Changing the property, price, tenure or legal structure.
  • Allowing required documents or the offer itself to expire.

Tell the lender or adviser about material changes rather than hoping they will not be noticed. A fresh assessment may be required.

Is an MIP required before you offer on a home?

No legal rule requires an MIP before you make a purchase offer in England and Wales. Estate agents may request one, particularly in competitive markets, to show that you have considered funding. The agent’s request is a practical condition of dealing with that agent, not evidence that the lender has approved your mortgage.

Keep the two offers separate in your paperwork and conversations:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Your property offer is a proposal to pay a stated price for the home, potentially subject to conditions such as a survey or a related sale.
  • The lender’s mortgage offer is its proposal to provide a specified loan on stated terms.

According to the GOV.UK buying-a-home overview, a property purchase offer in England and Wales is not legally binding until contracts are exchanged. That legal point should not be generalised to every UK nation.

What changes across the UK?

England and Wales

The exchange-of-contracts explanation above applies to the process described by GOV.UK for England and Wales. The lender’s MIP and offer stages are still distinct from the conveyancing contract.

Scotland

Scotland has a different buying sequence. MoneyHelper’s Scotland timeline says buyers should obtain an MIP before bidding and describes a separate process. It also notes that a fee may sometimes be payable in connection with reserving an in-principle mortgage; that is not universal. Follow Scottish legal and lender guidance rather than importing the England-and-Wales sequence.

Will an MIP affect your credit score?

There is no single answer because lenders choose different search types. A soft search generally leaves no lending footprint visible to other lenders, while a hard search is recorded and may be considered by future credit providers. Ask before each application and avoid submitting multiple hard searches in a short period unless you understand the consequences.

A hard search does not automatically mean you will be refused a mortgage, and a soft search does not guarantee acceptance. The important distinction is what the lender records and how it uses the result in its full underwriting.

What to prepare before the full application

  • Photo identification and proof of current address.
  • Recent payslips, employment details and evidence of bonuses or variable pay where relevant.
  • Bank statements showing income, regular commitments and the source of funds.
  • Proof of deposit, including gifted-deposit paperwork if applicable.
  • Details of credit cards, loans, maintenance payments and other regular commitments.
  • Self-employed accounts, tax calculations or other evidence requested for your business structure.
  • Property details, including tenure, lease length where relevant, asking price and any unusual construction or use.

Keep names and addresses consistent across documents. Explain large account transactions before the lender asks, and retain copies of everything submitted.

Common problems and practical responses

The MIP amount is lower than expected

Check that income, debts, childcare, maintenance and regular spending were entered correctly. Ask whether the calculation used a different term or stress-test assumption. Do not simply apply to several lenders without checking the search type; a regulated adviser can explain whether another lender’s criteria may treat your circumstances differently.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The lender asks for more documents

Provide complete, legible documents in the requested format and period. Ask exactly what is missing rather than sending unrelated files, and respond promptly because an offer cannot be issued while a key condition remains unresolved.

The valuation is below the agreed price

The lender may base its maximum loan on the lower valuation, increasing the deposit you need. Options can include renegotiating the price, finding additional funds or reconsidering the property, subject to independent advice. Do not assume the seller must reduce the price.

The offer is close to expiry

Ask the lender or adviser whether an extension is available and what evidence will be refreshed. Your conveyancer can tell you which legal steps remain, but only the lender can confirm the offer’s status.

Your circumstances have changed

Report a new job, reduced income, new borrowing, altered deposit or property change before completion. Concealing a material change can jeopardise the offer and the transaction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choosing help with the application

You can approach a lender directly or use a mortgage adviser. MoneyHelper distinguishes between advisers tied to a limited range of lenders and independent advisers who can consider a broader market. Ask how the adviser is paid, which lenders are included, whether advice is regulated and what happens if your case is declined. No adviser can turn an MIP into a guaranteed offer.

Whichever route you choose, you remain responsible for checking the offer document, expiry date, fees and conditions. An adviser’s explanation is useful, but it does not replace reading the contractual paperwork.

A decision checklist

  1. Confirm whether you have an MIP, a full application decision or a formal mortgage offer; the names are not interchangeable.
  2. For an MIP, record the amount, issue date, expiry date and whether the search was soft or hard.
  3. For the full application, gather the lender’s requested evidence and disclose all financial commitments.
  4. Check that the property meets the lender’s criteria and that a valuation has been completed where required.
  5. When the offer arrives, verify the loan amount, rate, term, repayment method, fees, early-repayment charges and every condition.
  6. Track the offer expiry and tell the lender promptly about any material change.
  7. Use jurisdiction-specific legal guidance, especially if buying in Scotland or Northern Ireland.

Bottom line

An MIP helps you estimate a borrowing range and demonstrate readiness; it is not approval. A mortgage offer is the lender’s formal proposal after checking your finances and the property, but it still operates within its stated conditions and expiry date. Treat the documents as separate milestones, and never confuse the lender’s offer with your offer to purchase the home.
