Mortgage Forbearance vs. Repayment Plan: Which Option Fits Your Situation?

Forbearance is temporary payment relief; a repayment plan is a temporary catch-up arrangement. Forbearance pauses or reduces your mortgage payment during a hardship, but the unpaid amount remains due. A repayment plan keeps your regular payment going and adds part of the past-due balance for a set period. The right choice depends first on cash flow: can you afford the regular payment plus an increase, or do you need the payment reduced while you stabilize your finances?

This guide covers U.S. mortgage servicing. Your servicer, loan investor or insurer, delinquency status and hardship determine which options you can actually receive.

Forbearance and repayment plans solve different cash-flow problems

Mortgage forbearance is an agreement with your lender or servicer to pause or reduce payments temporarily. It is designed for a hardship that makes the normal payment temporarily unmanageable. The missed or reduced payments are not forgiven. You still owe the full amount under the arrangement you accept.

A mortgage repayment plan is an agreement to catch up on missed payments by adding a portion of the past-due amount to your regular payment for a defined period. It is intended for a borrower who can resume the normal payment and can also afford a temporary increase.

The practical dividing line is affordability after the hardship:

  • If you cannot make the regular payment for a limited time, ask about forbearance and the exit options that will follow it.
  • If you can make the regular payment now but need time to catch up, a repayment plan may fit.
  • If you can resume the regular payment but cannot afford any increase, ask about a deferral or partial claim, if your loan program offers one.
  • If you cannot afford the regular payment even after the hardship, ask about a loan modification or another loss-mitigation option.

Only your servicer can confirm which arrangement is available for your specific loan. Do not assume that a program described for one type of mortgage applies to another.

Side-by-side comparison

Decision point Forbearance Repayment plan
Payment during the arrangement Payments are temporarily paused or reduced as agreed with the servicer. The regular payment continues, with an added amount applied to the past-due balance.
Best cash-flow fit A temporary hardship makes the normal payment unaffordable. The borrower can afford the normal payment plus a temporary increase.
What happens to missed amounts They remain owed and must be assigned a repayment method. They are paid gradually through the higher scheduled payments.
How long it lasts The period and payment reduction are set by the servicer and loan rules. The catch-up period is set in the agreement.
Main affordability risk A large amount could become due at the end, or a later payment may be too high. The increased payment may be unaffordable, causing continued delinquency.
Other paths to ask about Repayment plan, deferral or partial claim, modification, or reinstatement, depending on eligibility. Deferral or partial claim, modification, or another arrangement if the increase cannot be sustained.

These distinctions reflect consumer guidance from the Consumer Financial Protection Bureau (CFPB) and the Federal Housing Finance Agency (FHFA). They are descriptions of how the arrangements generally work, not a promise that any borrower qualifies.

How mortgage forbearance works

Payments are paused or reduced, not erased

The CFPB defines forbearance as a process in which a lender or servicer arranges to pause or reduce mortgage payments temporarily. The CFPB’s consumer page, last reviewed August 28, 2026, states: “Forbearance does not erase or decrease the amount you owe on your mortgage.”

Forbearance changes when you pay, not the underlying obligation. Keep every approval notice, payment schedule and message from the servicer. The documents should identify the start and end dates, the amount you must pay during the period, and how the unpaid amount will be handled afterward.

Ways the unpaid amount may be collected

Depending on the arrangement, the missed or reduced payments may be:

  • Requested as a lump sum after the forbearance period.
  • Added to the end of the mortgage and paid when the loan matures, the home is sold, or the loan is refinanced.
  • Repaid during the mortgage term through higher monthly payments.
  • Moved into a new loan or another approved loss-mitigation structure.

Do not infer the exit method from the word forbearance alone. A servicer may offer different structures for different loan programs and hardship circumstances. Ask specifically what amount will be due, when it will be due, and whether you can change the arrangement before signing.

Interest, escrow and account status

Interest may continue to accrue on unpaid or reduced amounts, depending on the agreement. Ask whether interest is capitalized into the principal balance or handled another way. Also ask how property-tax and homeowners-insurance escrow will be treated. An escrow shortage or an advance made by the servicer can change the payment after the relief period even when the principal-and-interest payment is unchanged.

Forbearance does not automatically resolve delinquency reporting. The account’s status, payment history and any reporting protections depend on the agreement and applicable rules. Request a written explanation of how the servicer will report your account during and after forbearance.

How a mortgage repayment plan works

The regular payment plus a catch-up amount

The CFPB defines a repayment plan as an agreement to make up missed mortgage payments by adding part of the past-due amount to regular payments over time. The CFPB page was last reviewed January 2, 2025. For example, if a borrower had a hypothetical $6,000 past-due balance and the servicer spread it over 12 months, the catch-up portion would be $500 per month before considering any interest, escrow changes or other charges. The actual calculation comes from the servicer’s agreement, not from a general formula.

The plan usually requires the borrower to make the normal payment on time and pay the additional catch-up amount. Missing a payment under the plan can jeopardize the arrangement, so compare the proposed amount with a realistic monthly budget rather than with an unusually good month.

Delinquency and credit reporting questions

The CFPB cautions that a servicer may continue to treat the loan as delinquent until the missed payments are repaid and may still report delinquency to credit-reporting agencies. Ask the servicer what will apply to your account, including the dates and status codes it expects to report. Keep copies of the signed plan and payment confirmations in case the account history later needs to be corrected.

Read the agreement before accepting

Before signing, verify the total past-due balance, the regular payment, the added catch-up amount, the number of installments, the due date and the consequences of a missed installment. CFPB guidance says not to sign until you understand the agreement and have decided that the new payment is affordable.

Choose by testing your household cash flow

1. Separate the temporary problem from the ongoing payment

Write down why the payment became difficult and whether the cause has an identifiable end. A short unpaid leave, temporary medical expense or brief interruption in income may point toward short-term relief. A permanent income reduction, unaffordable loan terms or recurring expenses may require a modification rather than a catch-up plan.

2. Calculate the payment you can sustain

Use take-home income that is reasonably dependable. Subtract essential living costs, minimum debt payments, insurance, taxes not included in escrow, transportation, food, utilities and a reserve for irregular expenses. Then test the proposed mortgage amount against a month in which an ordinary surprise expense occurs. A payment that works only if every month goes perfectly is not a sustainable plan.

3. Match the result to the option

Your situation Question to ask the servicer
You cannot afford the regular payment for a temporary period. What forbearance terms are available, and what exit options will be offered before payments restart?
You can afford the regular payment and a temporary increase. What repayment-plan amount and duration would fully cure the past-due balance?
You can afford the regular payment but not an increase. Is a payment deferral or partial claim available for this loan?
You cannot afford the regular payment on an ongoing basis. Can the servicer evaluate you for a loan modification or another long-term solution?
You have funds to pay everything owed now. What is the exact reinstatement amount and the deadline for paying it?

This is a decision framework, not an eligibility determination. The servicer must evaluate the loan’s rules and your documents.

Post-forbearance options besides a repayment plan

Payment deferral or partial claim

A deferral moves eligible past-due amounts out of the regular monthly payment and makes them payable later, commonly when the home is sold, the mortgage is refinanced, or the loan reaches maturity. FHFA describes a payment deferral as moving past-due amounts to the end of the loan as a non-interest-bearing balance, payable at maturity, sale, refinance or payoff. Terms and eligibility apply, and the description does not mean every loan receives the same treatment.

For Fannie Mae and Freddie Mac loans, CFPB guidance says a payment deferral can move missed payments to an amount due at sale, refinance or loan end and that those Enterprises do not require a lump-sum payment at the end of forbearance. Confirm that your loan is owned or guaranteed by one of those Enterprises and ask the servicer for the exact program terms before relying on that statement.

Loan modification

A modification changes one or more loan terms to make the ongoing payment more affordable. Depending on the program and evaluation, the change may affect the interest rate, term, principal treatment or another feature. A modification is the option to discuss when the regular payment itself is no longer sustainable, not merely when you need a short period to catch up.

Reinstatement

Reinstatement means paying all missed amounts at once. It can be appropriate when you have reliable funds and the servicer confirms the exact amount and deadline. Obtain a payoff or reinstatement quote in writing; the amount can change with interest, fees, escrow advances or additional missed payments.

Another repayment arrangement

Some borrowers may receive a different loss-mitigation structure under their investor, insurer or agency’s rules. Ask the servicer to identify every option for which it will evaluate you rather than assuming the first proposal is the only one.

Loan type changes the available path

Federal guidance does not create one universal post-forbearance process. FHA, VA, USDA, Fannie Mae, Freddie Mac and privately owned or serviced loans can have different eligibility rules, documents and repayment methods.

HUD explains that FHA repayment plans add a portion of overdue amounts to regular monthly payments over a set period. HUD also describes forbearance as temporarily pausing or reducing payments, followed by work with the servicer to repay the missed or reduced amounts. FHA borrowers should ask the servicer which current FHA loss-mitigation options apply to their case.

FHFA oversees Fannie Mae and Freddie Mac and describes payment deferral as a non-interest-bearing balance due at maturity, sale, refinance or payoff when the borrower qualifies. VA, USDA and privately serviced loans may use different terminology or requirements. Ask who owns or insures your loan, which rulebook controls the decision and whether a proposed balance will accrue interest.

What to ask your mortgage servicer

Call promptly using the number on your monthly statement or the servicer’s official website. Explain whether the hardship is temporary or ongoing, when it began, and what payment you believe you can sustain. Then ask for specific answers to these questions:

  • Which options are available for this exact loan and hardship?
  • When would payments pause, resume or change?
  • What would the new monthly payment be, including principal, interest, taxes, insurance and any escrow adjustment?
  • How much is currently past due, and will that amount change before the agreement begins?
  • Will interest accrue on unpaid or reduced amounts? If so, how will it be handled?
  • Will the unpaid amount be due in a lump sum, through higher payments, at sale or refinance, or at loan maturity?
  • How will the account be reported to credit-reporting agencies during the arrangement?
  • What documents, income information or hardship statements are required?
  • What happens if the proposed payment later becomes unaffordable?
  • Who should you contact if the written terms differ from the conversation?

Request the complete agreement and payment schedule in writing. Compare the document with what the representative explained, and do not sign until the amount, dates and consequences are clear.

Step-by-step process for evaluating an offer

  1. Gather your records. Have the latest mortgage statement, payment history, tax and insurance information, income records, bank statements and a list of essential monthly expenses available.
  2. Contact the servicer early. Waiting can reduce available options and leaves less time to review documents. Tell the representative whether you need temporary relief or a permanent payment change.
  3. Ask for every applicable option. Request an evaluation for forbearance, repayment, deferral or partial claim, modification and reinstatement when relevant to your loan.
  4. Obtain the numbers in writing. Get the proposed monthly payment, the catch-up amount, the duration, the total deferred balance, interest treatment, escrow treatment and the final due date.
  5. Stress-test the payment. Compare it with a conservative budget that includes irregular expenses and an emergency reserve. If the payment fails that test, tell the servicer before accepting.
  6. Review and sign only after understanding. Keep the signed agreement, confirmation number, payment receipts and all correspondence.
  7. Monitor the account. Check each statement for the agreed payment, escrow changes, fees, past-due balance and credit-reporting status. Report discrepancies promptly and in writing.

If the proposed new payment is unaffordable

Tell the servicer immediately that the offer does not fit your budget. Ask whether a deferral or partial claim can keep the regular payment unchanged, or whether a modification can reduce the ongoing payment. Do not accept a repayment plan simply to stop collection calls if the payment is mathematically impossible; failure under the plan can leave you delinquent and may eliminate time you could have used to pursue another option.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask what documents are needed for a new evaluation and whether making a partial payment would affect the review. Follow the servicer’s instructions and keep proof of every submission. If you cannot obtain a clear answer, request help from a HUD-approved housing counselor. CFPB guidance describes HUD-approved counseling as free, and a counselor can help compare the written offers and communicate with the servicer.

Credit, foreclosure and scam risks

Credit and delinquency

Neither forbearance nor a repayment plan automatically guarantees a particular credit outcome. Forbearance can leave amounts outstanding, while a repayment plan may be reported as delinquent until the missed amounts are repaid. Ask the servicer what it will report and review your statements and credit reports for errors.

Foreclosure timing

These arrangements are not a promise that foreclosure activity is impossible. The effect of an agreement depends on its terms, your loan and applicable law. Contact the servicer before missing a payment when you can, and obtain written confirmation of any protection or deadline the servicer describes.

Warning signs of foreclosure-relief scams

Be cautious of anyone who:

  • Demands an upfront fee before providing a service.
  • Guarantees a loan change or guarantees that you can keep your home.
  • Instructs you to stop paying your servicer or to send payments to someone else.
  • Asks you to sign over the title to your home.
  • Pressures you to sign documents you have not had time to read.

Use your servicer’s verified contact information and a HUD-approved housing counselor instead of relying on an unsolicited promise.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Questions to settle before choosing

  • Is the hardship temporary, or has the affordable monthly payment changed permanently?
  • Can you pay the regular mortgage amount today?
  • If a repayment plan adds an amount, can you sustain it for every month of the proposed term?
  • Would a deferred balance due at sale, refinance or maturity fit your long-term plans?
  • What happens to escrow, interest, fees and credit reporting under each offer?
  • What is the written fallback if your income falls again?

The strongest choice is the one that matches a realistic budget and has a clearly documented exit. A temporary pause without an affordable exit can postpone the problem; a repayment plan that exceeds your budget can deepen it.

Bottom line: choose the payment you can actually sustain

Forbearance is appropriate to investigate when you need temporary relief from the regular payment. A repayment plan is appropriate to investigate when you can make the regular payment and can afford a temporary increase to catch up. If you can make the regular payment but not the increase, ask about deferral or partial claim; if you cannot make the regular payment on an ongoing basis, ask about modification. Contact the servicer early, obtain every term in writing and use a HUD-approved housing counselor for free help comparing your options.
