A “mortgage estimate” is usually an informal quote or worksheet; a Loan Estimate is the standardized three-page disclosure a U.S. lender generally must provide after receiving a mortgage application. The Loan Estimate gives you a consistent way to compare the proposed loan amount, rate, payment, upfront charges, services and other costs. It is not an approval, a denial or a promise that the quoted terms cannot change.
Before choosing a lender, request Loan Estimates for the same loan product and assumptions, check whether each rate is locked, compare the total lender charges and five-year cost figure, and assess whether the lender can close on your timetable. Use the documents together with the lender’s explanations; do not choose from the headline interest rate alone.

What “mortgage estimate” and “Loan Estimate” mean
An informal mortgage estimate
“Mortgage estimate” is not the name of one required federal form. A lender, broker or online service may use the phrase for a rate quote, payment worksheet, prequalification illustration or preliminary fee worksheet. Its format and level of detail can vary, and the assumptions may not match the assumptions another lender used.
An informal quote can be useful at the beginning of your search, but ask what information produced it. Confirm the loan type, term, proposed loan amount, down payment, property taxes, homeowners insurance, mortgage insurance and whether the rate is locked. Without those assumptions, two attractive-looking quotes may not describe comparable loans.

The standardized Loan Estimate
The Loan Estimate is a standardized, three-page disclosure that describes the terms and estimated costs a lender expects to offer if you proceed. It is designed for comparison across lenders. The form does not mean the lender has approved your application, and it does not mean the lender has denied it. Under the general process described by the Consumer Financial Protection Bureau, the lender must provide it within three business days after receiving a mortgage application.
The form is an estimate, not the final closing statement. A later change in your application, property information, selected services or rate-lock status can lead to a revised estimate. If you wait to proceed, the estimate may expire, so note the issue date and ask how long the quoted terms remain available.
Loans that use different disclosures
CFPB consumer guidance describes the standard Loan Estimate and Closing Disclosure process for most mortgages. Reverse mortgages and home-equity lines of credit (HELOCs) do not use these standard forms. If you are considering one of those products, ask the lender which disclosures apply and do not assume the comparison rules for a standard purchase or refinance loan transfer unchanged.
Key deadlines and what they mean
| Event | General timing in CFPB guidance | Why it matters |
|---|---|---|
| Loan Estimate delivered | Within three business days after the lender receives the mortgage application (CFPB page last reviewed Aug. 9, 2024) | You should have a standardized document to compare, rather than relying on verbal quotes. |
| Intent to proceed | Generally within 10 business days after delivery or mailing of the Loan Estimate | CFPB says a lender may close an application as incomplete or revise the estimate if you do not express intent to proceed within that period. |
| Closing Disclosure received | Generally at least three business days before closing (CFPB page last reviewed Apr. 3, 2024) | Use the final disclosure to check the figures before signing; it is not a substitute for comparing earlier Loan Estimates. |
Receiving a Loan Estimate does not commit you to that lender. CFPB’s consumer guidance states: “You are not committed to any lender before you have signed final closing documents.” You still need to tell the lender you chose that you intend to proceed. Ask how it records that decision, what information it still needs and whether any deadline applies to the particular estimate you received.
Make every lender quote the same loan
A comparison is meaningful only when the requests are alike. Send each lender the same core facts and request the same features.
- Purpose: purchase, rate-and-term refinance or cash-out refinance.
- Property: the same address, occupancy plan and estimated property-related costs.
- Loan amount and down payment: use the same amount borrowed and the same down-payment assumption.
- Product and term: compare fixed-rate offers with other fixed-rate offers, or adjustable-rate offers with the same type and adjustment structure.
- Features: identify whether you want mortgage insurance, an interest-only period, a prepayment option or any other feature discussed with the lender.
- Timing: tell lenders the same target closing date so they can explain whether their lock period and processing timeline fit.
Write down the issue date on each Loan Estimate. Mortgage rates can change daily, so a rate difference between documents issued on different days may reflect market movement rather than a pricing advantage. If one lender’s estimate is older, request an updated estimate before drawing a conclusion.
Read the Loan Estimate in order
Page 1: loan terms, projected payments and rate lock
Start by verifying that the names, property address, loan purpose, loan amount, term and product match what you requested. Then compare the interest rate and the monthly principal-and-interest payment. The projected-payment section adds items such as estimated mortgage insurance and escrowed property taxes or homeowners insurance where applicable. A lower principal-and-interest payment can still come with higher insurance, taxes, upfront charges or future payment changes.

Look for the rate-lock statement on page one. It should indicate whether the rate is locked and, if so, the lock expiration date. If the rate is not locked, the figure can change before closing. If it is locked, the lock still has a duration and conditions. Ask what happens if underwriting, appraisal, repairs or another delay pushes closing past the expiration date.
For an adjustable-rate loan, identify the initial rate, the date or event that can change it, and how the projected payment could change. Treat the initial payment as a starting point, not a guaranteed payment for the entire loan term.
Page 2: upfront costs and services
Page two breaks closing costs into categories that help you see where each lender is charging money. Compare the lender’s total origination charges rather than relying on the name of one line item. Lenders can group similar charges differently, so add the lender-related lines and compare the total for the same requested loan.
Review services the lender requires and separate them into two practical groups:
- Services you cannot shop for: the lender selects the provider or controls the ordering. Compare the estimated charge and ask what is included.
- Services you can shop for: you may be able to select a provider from the lender’s approved list or use another qualified provider. Ask for the permitted process and deadline before ordering anything.
Also inspect prepaid items, escrowed taxes and insurance, government charges and any lender credit. A lender credit can reduce the cash you need at closing while increasing the rate or otherwise changing the economics of the loan; compare the complete package, not the credit in isolation. Check the estimated cash to close and make sure it fits your available funds after down payment, reserves and other transaction expenses.
Page 3: comparisons and the “In 5 years” figure
Page three includes an “In 5 years” comparison. It is a useful common lens: it helps you compare the amount of principal you are projected to have repaid and the costs you are projected to have paid over the first five years. It is not a prediction of your personal outcome or a replacement for understanding the full loan term.
Use the five-year figure in context. A borrower who expects to move or refinance sooner may care more about upfront costs and the early payment path. A borrower who expects to keep the loan longer should examine the full amortization, future adjustable-rate changes and total interest. The best offer depends on your likely holding period, cash needs and tolerance for payment risk.

Compare the numbers that actually affect your decision
Rate, payment and projected changes
Put the interest rate and monthly principal-and-interest payment in adjacent columns for every lender. Then add mortgage insurance, escrowed taxes and insurance and any projected payment changes. If one estimate shows a lower payment because taxes or insurance are omitted or understated, it is not a lower-cost loan.

If you prefer predictable payments, request a fixed-rate alternative so you can compare risk as well as price.
Origination charges and lender credits
Sum the lender’s origination charges on each estimate. One lender may use a single processing or underwriting line while another lists several charges; the total is the relevant comparison. Record lender credits separately and ask what rate or fee trade-off produces them. A lower amount due at closing may not be the lower-cost choice over the period you expect to keep the loan.
Required services and shoppable services
Compare the estimates for lender-required services and note which services you may shop for. Differences may reflect provider assumptions rather than a lender’s margin. Ask whether the lender permits you to use your own provider, what qualifications apply and whether changing providers affects the closing schedule.
Cash needed now versus cost over time
Some borrowers must preserve cash for repairs, reserves or moving expenses; others can pay more upfront to reduce the rate. Compare estimated cash to close with the five-year cost figure and the payment path. Neither measure alone identifies the best loan for every borrower.

A rate lock is a commitment about the interest rate for a stated period, subject to the lender’s terms. The Loan Estimate indicates whether the rate is locked and until when, but it may not answer every operational question.
Ask each lender:
- What is the lock length, and what calendar date does it expire?
- Is there a charge for the lock, or does the lock change the interest rate or points?
- What are the extension fees if the closing is delayed?
- Can the lock be extended, and who must request it?
- What happens if the rate falls after locking?
- Which borrower, property or underwriting changes could require a new lock or revised estimate?
Do not compare a locked rate from one date with an unlocked quote from another date as though they were equivalent. Record the lock status, expiration date and extension terms next to the rate.

Check for loan features that increase risk
The Loan Estimate and the lender’s explanations should make it possible to identify features that can materially change your cost or flexibility. Ask for a plain-language explanation of any item that is unfamiliar.
Adjustable payments
Determine whether the rate or payment can rise, when the first change can occur and how the projected-payment section reflects that possibility. Compare a less risky fixed-rate alternative when one is available and fits your goals.

Ask whether paying off or refinancing the loan early could trigger a prepayment penalty. This matters if you may move, refinance or make a large principal payment before the scheduled end of the loan.
Balloon payments
Confirm whether a large balance could become due before the regular amortization period ends. A balloon feature can make a loan appear affordable during the initial period while creating a major refinancing or repayment obligation later.
Loan amount or payment changes
Ask what events could increase the balance, required payment or amount due at closing. If the lender cannot explain a flagged feature clearly, pause and request a written explanation or a safer alternative.

What can change after you receive a Loan Estimate
The estimate reflects the information and assumptions available when it was issued. Changes in the loan request, property, selected services, documentation or rate-lock status can produce a revised estimate. Market rates can also move when the rate is not locked. Ask the lender to identify the event that triggered any revision and to show which figures changed.
Do not treat a revised estimate as automatically wrong, but do not accept unexplained changes. Compare the old and new forms line by line, especially the rate, payment, origination charges, lender credits, services and cash to close. If the change affects affordability or risk, request an explanation before expressing intent to proceed.
Step-by-step comparison checklist
- Collect comparable forms. Ask at least two lenders for Loan Estimates for the same purpose, loan amount, product, term and down-payment assumption.
- Record dates and assumptions. Note each issue date, property-related assumptions, rate-lock status and expiration date.
- Verify the basics. Match the borrower and property information, loan type, term, amount and purpose to what you requested.
- Compare the payment path. Compare the rate and principal-and-interest payment, then add mortgage insurance, escrowed taxes and insurance and any projected changes.
- Total lender charges. Add all origination lines and compare the total. Record lender credits separately.
- Review services. Identify required services, mark which ones you can shop for and ask about provider rules and deadlines.
- Use the five-year comparison. Treat the page-three figure as one cost lens alongside upfront cash, expected holding period and loan structure.
- Interrogate risk. Ask about adjustable-rate changes, prepayment penalties, balloon payments and any possibility that the balance or payment can rise.
- Test the timeline. Ask whether the lender can meet your closing date, how lock extensions work and who will update you if processing slips.
- Ask for explanations in writing. Resolve discrepancies before choosing and keep the estimates, revisions and answers with your loan records.
- Express intent deliberately. Once you choose, tell the lender you intend to proceed within the applicable deadline and confirm the next required documents.
- Recheck before signing. When you receive the Closing Disclosure, review it at least three business days before closing and compare it with the latest Loan Estimate.
Common comparison mistakes and how to correct them
Choosing the lowest headline rate
A low rate can be paired with higher points, origination charges, mortgage insurance or a shorter lock. Compare total lender charges, payment components and the five-year figure before deciding.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesComparing different products
A fixed-rate estimate and an adjustable-rate estimate answer different risk questions. Request the same product features or label the trade-off explicitly rather than ranking the rates as if they were interchangeable.
Ignoring issue dates
Rates move daily. Ask for same-day or updated estimates when possible, and distinguish market movement from a lender’s pricing decision.
Assuming “locked” means locked until closing
A lock has an expiration date and may have extension costs. Confirm the date and the consequences of a delay.
Missing the intent-to-proceed window
Mark the delivery date. CFPB guidance says a lender may revise the estimate or close the application as incomplete if you do not express intent to proceed within 10 business days of delivery or mailing. If you need more time, ask the lender what option is available.
Recommended Free Tools
Switching lenders too late
You are free to compare lenders after receiving estimates, but changing lenders later can affect the closing timetable. Before switching, obtain a realistic processing schedule and confirm that the new lender can meet contractual deadlines.
A practical decision rule
Choose the lender whose comparable Loan Estimate offers an acceptable combination of payment stability, total lender cost, cash required at closing, rate-lock protection, manageable loan features and reliable service. The cheapest-looking line on one page is not enough. A clear explanation of every material term and a credible path to close are part of the offer.
