Mortgage Discount Points: When Paying Upfront Can Make Sense

Paying mortgage discount points can lower your interest rate, but it is not automatically a bargain. The choice makes sense only when the upfront charge, monthly savings and the time you expect to keep the loan line up—and when paying more at closing does not weaken your emergency fund or other priorities.

What mortgage discount points buy

A discount point is an upfront fee paid to the lender at closing in exchange for a lower mortgage interest rate. One point equals 1% of the loan amount. On a $300,000 mortgage, one point costs $3,000; on a $500,000 mortgage, it costs $5,000.

As an Amazon Associate I earn from qualifying purchases.

The important qualification is that a point does not buy a standard rate reduction. The reduction varies with the lender’s pricing, the loan type and the market. One lender might quote a different rate change for the same number of points than another lender, and the value can change from one day to the next as pricing moves. A quoted rate that is lower than another offer therefore tells you little until you know the points and other costs attached to it.

“Points” may describe another fee

The word points is not always used consistently. The Consumer Financial Protection Bureau (CFPB) warns that some lenders use “points” for other percentage-based upfront fees. Ask the lender exactly what the fee changes: the interest rate, a different loan term, or neither. A fee that does not reduce the rate is not a discount point in the economic sense used in a break-even calculation.

Compare the same loan before deciding

Request at least two versions of the same mortgage from each lender: one with zero points and one with the proposed points. Keep the loan amount, term, occupancy, property type and other material assumptions consistent. Ask for any lender credit or other rate adjustment to be shown separately, because a credit can offset closing costs while a point increases them.

Item to compare What to verify
Upfront charge Additional dollars due for the points, expressed as a percentage of the loan amount
Interest rate The note rate attached to each point or credit level
Monthly payment Principal-and-interest payment for the same loan amount and term
Other charges Whether the offer changes lender fees, credits or other closing-cost items
Loan documents Discount points tied to a reduced rate appear on page 2, Section A of the Loan Estimate and Closing Disclosure

Use the same point or credit level when comparing lenders. A lender’s zero-point rate may be built from a different baseline than another lender’s zero-point rate, so comparing one lender’s “one point” quote with another lender’s “zero point” quote can produce a misleading result. The CFPB recommends shopping around and matching point or credit levels for a meaningful comparison.

Calculate a simple break-even period

The basic screening calculation is:

Break-even months = additional points cost ÷ monthly principal-and-interest savings

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the incremental cost—the extra amount paid for points compared with the zero-point version—not the entire cash required to close. Use the payment reduction attributable to the rate change, not a difference caused by changing the loan amount, term or other features.

Illustrative example

Suppose a $400,000 loan is offered with one point costing $4,000. The point lowers the principal-and-interest payment by $100 per month. The simple break-even calculation is $4,000 ÷ $100, or 40 months (3 years and 4 months). If the loan remains outstanding longer than 40 months, the cumulative payment reduction would exceed the $4,000 upfront charge, before considering other effects. If the loan is sold or refinanced sooner, the borrower may not recover the upfront cost through lower payments.

This is a screening estimate, not a guarantee of profit. It does not account for the value of keeping the $4,000 invested or available for another purpose, changes in the payment after an adjustable-rate period, or the exact payoff date. It also does not predict whether a future refinance will be available or worthwhile.

Test the calculation against realistic holding periods

Do not use only your best guess about how long you will own the home. Run the comparison at three points:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Shortest plausible period: the earliest date a job move, sale, refinance or other change could end the loan.
  • Most likely period: the time you realistically expect to keep this mortgage under current plans.
  • Longest plausible period: a scenario in which you stay in the home and keep the original loan much longer.

The break-even result is more persuasive when the likely and longest periods are comfortably beyond the break-even date. If the shortest plausible period is before break-even, paying points exposes you to a meaningful chance of losing the upfront cost. When the timing is uncertain, the CFPB recommends examining multiple timeframes rather than treating one estimate as definitive.

When paying points is more likely to fit

Paying points is generally more defensible when all of these conditions are present:

  • You have enough cash after closing for an emergency reserve, moving and repair costs, and other near-term obligations.
  • The point cost and payment reduction produce a break-even date that is well before your most likely payoff, sale or refinance date.
  • You expect to keep the same mortgage for a long period and do not have a strong reason to anticipate refinancing.
  • The lower payment has a useful cash-flow benefit, not merely a lower advertised rate.
  • The lender’s point quote remains competitive after comparing the complete Loan Estimate with other offers.

A long expected holding period alone is not enough. If points consume money needed for reserves or force you to borrow elsewhere at a higher cost, the lower mortgage payment may be the wrong trade.

When zero points or a lender credit may be safer

Keeping cash at closing is often more valuable when your budget is tight, your emergency savings would be thin, or the home needs immediate work. Zero points can also be preferable when a job change, planned move, short ownership horizon or likely refinance makes the break-even period uncertain.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A lender credit is the opposite trade in broad terms: you accept a higher rate in exchange for help with closing costs. It can be useful when preserving cash matters more than minimizing the monthly payment. Compare the credit and the higher payment over the same holding periods; do not assume either points or credits is universally better.

Step-by-step: evaluate a lender’s points quote

  1. Ask for a zero-point baseline. Request the lender’s rate, principal-and-interest payment and lender charges with no discount points.
  2. Request the proposed point version. Have the lender show the exact number of points, dollar cost and resulting rate and payment for the same loan.
  3. Separate credits and other adjustments. Identify any lender credit, temporary buydown, changed term or changed loan amount so it is not mistaken for the value of the points.
  4. Check the Loan Estimate. On page 2, Section A, look for discount points tied to the reduced rate. Confirm that the label and amount match the quote.
  5. Repeat for competing lenders. Ask each lender to quote comparable point or credit levels and the same loan assumptions.
  6. Compute the incremental cost. Subtract the zero-point closing cost from the point-version closing cost.
  7. Compute monthly savings. Subtract the point-version principal-and-interest payment from the zero-point payment.
  8. Divide cost by savings. Convert the result to months, then compare it with your shortest, likely and longest holding periods.
  9. Recheck at closing. The Closing Disclosure should show the final discount-point charge on page 2, Section A. Resolve any difference with the lender before signing.

What market data can—and cannot—tell you

CFPB reported on April 5, 2024, that the share of homebuyers paying discount points roughly doubled from 2021 to 2023. That is a market trend, not evidence that points will benefit a particular borrower. Higher mortgage rates can make borrowers more willing to pay upfront fees to reduce the rate, as CFPB Director Rohit Chopra said: “Higher interest rates on mortgages have led borrowers to pay upfront fees to lower their interest payments.”

Freddie Mac’s 2024 material reports that the average 2023 purchase-loan amount was $360,000 for loans with points paid at origination and $370,000 for loans without points. Those are descriptive averages, not proof that paying points caused the difference or that one group received a better deal.

The same Freddie Mac analysis observed only a minor rate differential between prime conventional borrowers who paid points and those who did not from 2018 through 2023, while noting that it did not fully control for borrower and loan characteristics. That finding does not establish a universal advantage or disadvantage; individual pricing still depends on the complete offer.

Common mistakes and how to correct them

Assuming one point always equals a quarter-point rate reduction

There is no fixed point-to-rate conversion. Require the lender to state the actual rate and payment for the exact loan rather than relying on a rule of thumb.

Comparing advertised rates instead of complete offers

A lower headline rate may include more points or other charges. Compare the cash due at closing, payment and lender credits together on matching Loan Estimates.

Using the total closing bill in the break-even formula

Only the extra cost attributable to the points belongs in the numerator. Prepaid taxes, insurance, escrow deposits and unrelated fees do not measure the cost of buying the lower rate.

Ignoring an early payoff

A sale or refinance ends the stream of monthly savings. Put realistic payoff dates into the calculation instead of assuming a 30-year holding period.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Draining reserves to buy the rate

Keep enough cash for emergencies and ownership costs before committing to points. A lower payment cannot compensate for being unable to handle a major repair or income interruption.

Treating tax treatment as automatic

Whether mortgage points are deductible depends on individual facts and current tax rules. The available material does not establish a tax result for any borrower, so ask a qualified tax professional rather than adding a presumed deduction to the break-even calculation.

A practical decision checklist

  • Is the fee truly a discount point that changes the note rate?
  • What are the exact zero-point and point-version rates and principal-and-interest payments?
  • How many dollars of additional cash are required at closing?
  • What is the calculated break-even month?
  • Will the shortest plausible holding period end before that month?
  • Will paying the points leave adequate emergency and repair reserves?
  • Do competing lenders offer a better result at the same point or credit level?
  • Do the Loan Estimate and Closing Disclosure identify the charge in page 2, Section A?

Use the answers to choose the offer that fits your expected time in the loan and your cash position, not simply the quote with the lowest advertised rate.
