Mortgage Broker vs. Direct Lender: How to Choose the Right One

Neither a mortgage broker nor a direct lender is automatically the better choice. A broker helps you find a loan from lenders in its network; a direct lender is the institution that makes the loan. The right choice is the provider that gives you the best combination of loan fit, total cost, service and clearly disclosed compensation.

Compare written Loan Estimates for the same loan type, program, term and down-payment assumptions. The Consumer Financial Protection Bureau (CFPB) recommends requesting estimates from at least three lenders, then comparing the interest rate, annual percentage rate (APR), points, fees, payment and other costs before choosing.

What is the difference between a mortgage broker and a direct lender?

The distinction is about the role a company plays in your transaction, not about a guaranteed price advantage.

Question Mortgage broker Direct lender
What does the party do? Helps you find a lender or mortgage loan. A broker does not lend under the CFPB’s basic distinction. A financial institution that makes mortgage loans directly.
How broad may the provider’s relationships be? Brokers typically work with multiple lenders, so they may present options from more than one institution. A loan officer often works for one specific lender. Products and underwriting criteria depend on that institution.
Who may pay the professional? The borrower or a lender may pay a loan-specific fee or commission, depending on the arrangement. Loan officers can also be paid through loan-specific fees or commissions. Ask who pays and which fees apply.
What should determine your decision? The actual loan options, written costs, service and compensation arrangement. The actual loan options, written costs, service and compensation arrangement.

Some financial institutions perform both functions. A company might make its own loans in one transaction and broker a loan to another institution in another. Ask, “Are you acting as a broker, a lender, or both on my loan?” before relying on a company’s label.

A broker’s access is not unlimited: the available programs depend on the firms with which that broker has relationships. A direct lender’s menu is likewise limited to that institution’s products and eligibility rules. Neither description tells you the rate, fees or approval outcome you will receive.

Is it better to use a mortgage broker or a lender?

There is no source-backed universal winner on rates or cost. The CFPB’s guidance supports shopping through either route and judging the written offer, not assuming that one channel is cheaper. A broker may be convenient when you want one intermediary to explore several lenders. A direct lender may suit you when you want to deal directly with the institution making the loan or already have a relationship with that institution. Those are practical fit considerations, not guarantees of a better deal.

When a broker may fit

  • You want to see options from multiple lenders without contacting every institution separately.
  • Your circumstances may require a lender with a particular program or underwriting approach, and the broker can tell you which network partners may consider it.
  • You prefer one person to coordinate questions while you compare several possible offers.

Ask the broker to identify which lenders and programs are actually available for your situation. “We work with many lenders” does not establish that every lender, loan type or special program is accessible to you.

When a direct lender may fit

  • You want to communicate with the institution that will fund and service the mortgage transaction.
  • You already have a relationship with a lender and want to see whether its offer is competitive.
  • You prefer to evaluate one institution’s process, product menu and service standards directly.

A direct lender can still have multiple loan products, but all offers come from that institution. Compare its written estimate with offers from other lenders rather than treating an existing relationship as proof of the lowest cost.

The loan can matter more than the channel

Loan type, term and rate structure affect the down payment, total interest, mortgage insurance, borrowing capacity and payment stability. Depending on your borrower and property profile, you might compare conventional, government or other special programs. Ask each provider for quotes on the loan types for which you may qualify, using the same assumptions. A broker-versus-lender comparison is incomplete if one provider quotes a 30-year fixed loan and another quotes a different term or adjustable structure.

Do mortgage brokers get better rates?

Not as a general rule. A broker could locate an offer that is better for your circumstances, but the available evidence does not show that brokers consistently beat direct lenders. A direct lender could also have a lower-cost or better-fitting program for a particular borrower. Rates, points, lender credits, underwriting rules and fees change by provider, geography, borrower and date.

Compare the complete offer. A lower note rate may come with more points or other upfront charges. A reduction in one fee can be paired with an increase elsewhere. Ask whether the provider can improve an offer and request the change in writing so you can compare the revised figures rather than relying on a verbal promise.

How do mortgage brokers and loan officers get paid?

The CFPB says mortgage brokers and mortgage loan officers are usually paid a loan-specific fee or commission. The borrower or the lender may pay it. Before you proceed, ask exactly who pays the professional and where that compensation appears in your costs.

Federal law prohibits commissions from varying based on the terms of the mortgage. Lenders may use different compensation arrangements, including a salary, a fixed amount per loan, a fixed percentage of the loan amount, or combinations of those methods. The existence of a compensation arrangement does not by itself show that an offer is expensive; the disclosed dollars and the resulting APR do.

Questions to ask about compensation

  1. Are you acting as a broker, lender or both on this transaction?
  2. Who pays you: me, the lender, or a combination?
  3. What broker, origination or loan-officer fees will appear in my costs?
  4. Is any compensation included in the interest rate, points or lender credits?
  5. Will the same compensation apply if I choose a different loan term or program?

Request a written explanation that matches the Loan Estimate. If the explanation and the document differ, pause and ask for a corrected estimate or a clear explanation before paying nonrefundable charges.

How to compare a broker’s offer with a direct lender’s offer

The fairest comparison uses equivalent assumptions. A quote is not meaningful if the providers use different loan programs, terms or down payments.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Contact at least three lenders. The CFPB recommends requesting Loan Estimates from at least three different lenders. You can include brokers in your shopping, but ask which underlying lender will issue each estimate.
  2. Specify identical assumptions. Give every provider the same property information, loan amount, down payment, loan type, term and desired rate structure. Tell them whether you are asking about a fixed or adjustable loan.
  3. Obtain the Loan Estimate. Use the written form as the comparison record. Keep the date, provider name and assumptions attached to each estimate.
  4. Check the interest rate and APR. Confirm whether the rate is fixed or adjustable. APR incorporates the interest rate plus points, broker fees and certain other charges, so it can reveal cost differences that the note rate alone misses.
  5. Review points and upfront fees. Identify every point, origination charge, broker fee, lender credit and other closing cost. Ask what rate reduction, if any, the points are buying.
  6. Compare the projected payment. Check principal and interest and other recurring costs shown on the estimate. Note any feature that could change the payment over time.
  7. Check the down payment and term. A different down payment can change mortgage insurance, cash required at closing and the interest rate. A different term changes both payment and total interest.
  8. Reconcile the conversation with the document. Make sure the written estimate matches what the broker or loan officer described. Ask for corrections in writing when it does not.
  9. Ask for a better offer, then recheck every line. If a provider lowers one fee or the rate, look for a corresponding increase in another fee or in points.
  10. Evaluate service and certainty. Consider responsiveness, clarity and whether the provider answers questions directly. Service is part of the decision, but it should not excuse a materially higher cost or an unexplained term.

A Freddie Mac mortgage comparison worksheet can help organize quotes, assumptions and costs. Use one worksheet for every offer so that differences are visible rather than relying on memory.

What to examine on a Loan Estimate

Interest rate and rate structure

Record the stated rate and whether it is fixed or adjustable. If the rate can change, identify the feature that changes payments over time and compare it only with another offer using the same structure. Do not compare a temporary or adjustable rate with a fixed rate as though they carry the same payment stability.

APR

APR combines the interest rate with points, broker fees and certain other charges. It is not a replacement for reviewing every fee, but it is a useful cross-check when loan amounts, terms and assumptions are identical. A lower APR is meaningful only when the underlying loan is otherwise comparable.

Points, credits and closing costs

Points are upfront charges paid in exchange for a lower interest rate. Ask how many points are included and what rate change they buy. Also record lender credits and other closing costs. A quote with a lower rate can require more cash at closing; a quote with fewer upfront fees can carry a higher rate.

Monthly payment and recurring costs

Compare the estimated payment under the same loan amount and term. Include recurring costs shown by the provider, and identify which amounts are estimates rather than fixed charges. If one estimate omits a cost that another includes, ask the provider to explain the difference before drawing a conclusion.

Down payment, term and loan features

Down payment affects the amount borrowed and may affect mortgage insurance. Term affects payment size and total interest. Features that change payments over time affect budgeting and payment stability. Keep these variables constant when your goal is to compare providers rather than loan designs.

Should you get quotes from more than one lender?

Yes. The CFPB recommends at least three Loan Estimates. Contacting several lenders and brokers can reveal different loan options, and the CFPB says borrowers who shop around can save thousands of dollars. That statement is general consumer guidance, not a guaranteed saving or a precise average for an individual borrower.

Shopping is useful only when the quotes are comparable. A larger number of estimates with inconsistent assumptions can create false savings. Write down the requested loan type, program, term, down payment and loan amount before contacting providers, and repeat those details in every request.

Common comparison mistakes and how to fix them

Choosing the lowest advertised rate

An advertised rate may not reflect your credit profile, property, loan amount, points or closing costs. Fix the problem by requesting a Loan Estimate based on your actual assumptions and comparing APR, points and total fees.

Comparing a broker’s verbal quote with a lender’s written estimate

Verbal figures can omit compensation or use different assumptions. Ask the broker for the underlying lender’s written Loan Estimate and compare documents prepared on the same basis.

Assuming a broker searches every lender

Brokers typically work with multiple lenders, but their networks differ. Ask for the names or categories of lenders and programs they can access for your situation. Do not assume that a broker represents the entire market.

Ignoring who pays compensation

Borrower-paid and lender-paid compensation can appear differently in the transaction’s costs. Ask who pays, which fee applies and where it appears on the estimate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Focusing on one fee

A lower origination fee does not prove a lower-cost loan if points, rate or another charge is higher. Compare the full cost and APR, then inspect each line for trade-offs.

Changing multiple variables at once

Switching the term, down payment and loan type while comparing providers makes it impossible to identify the source of a difference. Hold the variables constant first; compare alternative loan designs separately after you know which providers are competitive.

Questions to ask before choosing either route

  • Are you acting as a broker, a lender or both on my loan?
  • Which lenders and loan programs can you access for my circumstances?
  • Who pays you, and what compensation or fees will appear in my costs?
  • Can you provide a Loan Estimate using the same loan type, program, down payment and term as the competing offer?
  • Are points included, and what rate change do they buy?
  • Is the rate fixed or adjustable, and what feature could change my payment?
  • Which recurring costs are included in the estimated payment?
  • Can you improve the competing offer, and will you show the change on a revised estimate?
  • What changed between the estimate I received and the terms you are now describing?

How geography, timing and eligibility affect the result

Mortgage rates, underwriting criteria, fees, lender access, licensing and program eligibility vary by geography, provider, borrower and date. A comparison made in one state or month cannot establish what another borrower will receive. The CFPB role and shopping resources used for this guidance were last reviewed in 2024 and early 2025; they explain durable comparison practices, not a current rate quote.

Obtain fresh, location-specific Loan Estimates when you are ready to choose. Treat any rate, fee or program availability shown in an older conversation as provisional until the provider confirms it in writing for your application.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A practical decision framework

  1. Start with eligibility and loan purpose. Identify the property, desired loan amount, down payment and loan types for which you may qualify.
  2. Choose a broad shopping route. Contact a broker, direct lenders, or both. The goal is to expose differences in programs and costs, not to commit to a channel.
  3. Standardize the requests. Use identical assumptions and request Loan Estimates.
  4. Screen for transparency. Remove any provider that will not explain its role, compensation or fees clearly.
  5. Compare economics. Review rate, APR, points, upfront fees, payment, recurring costs, term and cash required.
  6. Check practical fit. Evaluate responsiveness and whether the provider can support the loan program and property you need.
  7. Select the clearest competitive offer. Choose the offer whose costs and terms you understand and can verify in writing, rather than the provider category that sounds preferable.

The result may be a broker-arranged loan or a loan made directly by a lender. The label is secondary to the documented terms, compensation and service you receive.
