Mortgage Broker Fees in Canada: When You Might Pay and How to Compare Costs

A Canadian mortgage broker is not automatically free, and you do not automatically pay a separate fee. Compensation may come from the lender, the brokerage may charge you directly, or both arrangements may apply depending on the mortgage and province. Before you accept an offer, get the fee, compensation, rate and borrowing-cost details in writing.

There is no single Canada-wide broker-fee percentage established by the official guidance covered here. Ontario and British Columbia illustrate how disclosure works, while federal rules address a specific cost-of-borrowing situation. Your provincial or territorial regulator and your mortgage contract control the details.

What a mortgage broker fee can mean

“Mortgage broker fee” can describe several different payments. Separating them prevents a low advertised rate from hiding a higher total cost.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Cost or payment Who may receive it What to confirm
Borrower-paid brokerage fee The mortgage brokerage Amount or calculation, due date, payment method and what happens if the loan does not close
Upfront fee or retainer The mortgage brokerage Whether it is refundable, credited at closing, or retained under the agreement
Lender-paid remuneration The brokerage or individual agent, through the lender’s arrangement How compensation is calculated and whether incentives or referral payments affect the recommendation
Third-party mortgage costs An appraiser, lawyer, insurer, title provider or another service provider Whether the expense is separate from broker compensation and who orders and pays it
Interest and lender charges The lender Rate, term, amortization, payment schedule, penalties and other charges used in the borrowing-cost disclosure

A broker can be paid by a lender without charging you a separate invoice. That does not make the service cost-free in an economic sense: the lender’s compensation arrangement can be relevant when you evaluate the recommendation and the mortgage’s total cost. Conversely, a borrower-paid fee may be worthwhile if it gives access to a mortgage or advice that suits your circumstances, but the value cannot be judged from the fee alone.

Who pays the mortgage broker in Canada?

Ask the broker to identify every party that will pay the brokerage or agent. The answer should distinguish lender remuneration from any amount you owe personally.

Lender-paid compensation

Many brokerage arrangements involve remuneration from the lender when a mortgage funds. The exact calculation, eligibility and payment timing depend on the lender and mortgage. Request a written explanation of any commission, bonus, referral remuneration or other incentive relevant to your transaction.

Borrower-paid compensation

A brokerage can require you to pay a fee directly. It may be a fixed amount, a percentage, a retainer, or a charge triggered by a particular service or funding event. The agreement should state the amount or calculation basis and when the obligation arises.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Both forms at once

Do not assume a borrower-paid fee replaces lender remuneration. Ask whether the brokerage will also receive money from the lender and how the two payments interact. If the broker says no borrower fee is payable, ask whether that remains true if you choose a different lender, mortgage type or closing date.

Ontario: written fee disclosure and the $400,000 threshold

Ontario’s Financial Services Regulatory Authority (FSRA) says brokerage service fees must be disclosed in writing and included in the applicable cost-of-borrowing disclosure and annual percentage rate (APR). The written information should let you identify what the brokerage charges, who pays remuneration and what incentives may be present.

Upfront fees and retainers

FSRA consumer guidance says an Ontario brokerage may charge an upfront fee or retainer for a loan above $400,000, subject to the applicable requirements. This is an Ontario-specific point, not a Canada-wide threshold. Do not treat the figure as proof that every Ontario mortgage above that amount carries a fee, or that smaller loans cannot have other charges.

How to pay safely

FSRA’s consumer guidance says a fee should be paid directly to the brokerage, not in cash to an individual mortgage broker or agent. Use the legal name and payment instructions shown in the written agreement, keep the receipt and verify that the document explains what the payment covers.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Suitability and commission conflicts

FSRA states: “Mortgage brokers and agents must recommend suitable products based on their clients needs and circumstances, not which lender pays the highest commission.” FSRA also says that if a higher-commission product still meets the client’s needs, that fact should be disclosed. Ask for an explanation of why the recommended mortgage fits your objectives, not just its headline rate.

British Columbia: what remuneration disclosure should explain

The British Columbia Financial Services Authority (BCFSA) says remuneration disclosure should explain how the broker and brokerage will be remunerated and who pays. Ask for that information before you commit, especially if the brokerage receives money from more than one source.

BCFSA’s disclosure approach does not create a universal Canadian fee schedule. A borrower in British Columbia should still ask about borrower-paid charges, lender-paid compensation, referral arrangements, timing and the consequences of a failed or delayed closing. Confirm any additional provincial requirements with BCFSA or another authorized local source.

What the federal cost-of-borrowing rule does—and does not—say

Section 48 of the federal Financial Consumer Protection Framework Regulations treats broker charges as part of the cost of borrowing in a defined circumstance: the fees are included in the amount borrowed and paid directly by the financial institution to the broker. That provision should not be generalized to every lender commission, every brokerage payment or every mortgage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the cost-of-borrowing disclosure and APR where they apply, but read the definitions and inclusions for your loan. A figure can omit or treat certain items differently depending on the product, lender and governing rule. If a broker says a fee is already reflected in the APR, ask which charge was included and under what rule.

How to compare two mortgage offers fairly

Comparison is meaningful only when the offers use equivalent mortgage terms. Ask each broker or lender to quote the same:

  • Mortgage amount
  • Term and maturity date
  • Amortization period
  • Fixed, variable or adjustable rate type
  • Payment frequency and schedule
  • Prepayment privileges and penalty method

Then compare the costs shown below.

Comparison item Question to ask
Interest rate Is the rate fixed, variable or adjustable, and what benchmark or discount applies?
Borrower-paid brokerage fee What is the amount or formula, who receives it and when is it due?
Lender-paid remuneration Will a lender pay the brokerage, and are incentives or referral payments relevant to this recommendation?
APR or cost-of-borrowing figure What charges are included, excluded or treated under the applicable rule?
Third-party expenses Are appraisal, legal, insurance, registration or other expenses separate?
Funding and payment mechanics Is a fee paid upfront, deducted from proceeds, added to the loan or payable only when the mortgage funds?
Failed closing What happens to each fee if approval expires, the lender declines funding or you cancel?

Step-by-step: obtain a comparable written quote

  1. Describe the same scenario to every broker. Provide the property type, intended mortgage amount, down payment, occupancy, income structure, credit considerations, term preference and closing date. Different facts can legitimately produce different pricing.
  2. Request a written fee schedule. Require every borrower-paid fee, its amount or calculation basis, recipient, tax treatment if stated, due date and refund or cancellation terms.
  3. Request compensation disclosure. Ask whether the lender, brokerage or another party pays remuneration, and whether any incentive or referral payment applies to the recommended mortgage.
  4. Lock the comparison variables. Confirm amount, term, amortization, rate type and payment frequency before comparing rates or APRs.
  5. Separate broker compensation from third-party costs. Have the broker identify which expenses go to the brokerage and which go to an appraiser, lawyer, insurer or other provider.
  6. Read the cost-of-borrowing disclosure. Match each included charge to the written fee schedule. Ask about any item that appears in one document but not the other.
  7. Confirm the payment event. Determine whether money is due when you apply, when you receive approval, at signing or only when the mortgage funds. Confirm whether it is deducted from proceeds or paid separately.
  8. Document the final offer. Keep the commitment, disclosure, fee agreement, emails and receipts together. If a verbal promise conflicts with the document, ask for a corrected document before proceeding.

How fees affect the money you actually receive

The same nominal fee can have different effects depending on when and how it is collected.

Paid upfront

You pay before closing, so the cash requirement is higher even if the fee is later credited. Verify whether the payment is refundable and what event makes it non-refundable.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Deducted from mortgage proceeds

The lender or brokerage withholds the fee from the funded amount. Your mortgage balance may be unchanged, but the cash delivered to complete the purchase or refinance is lower.

Added to the loan

The fee increases the amount borrowed and can create additional interest over the amortization period. Ask whether this treatment triggers the federal cost-of-borrowing circumstance described in section 48 and how the charge appears in the disclosure.

Payable only on funding

The fee is contingent on the mortgage closing. The agreement should still explain what happens if funding fails because of an appraisal, documentation problem, lender decision or your cancellation.

Questions to ask before signing

  • What exact amount could I owe the brokerage?
  • Is the amount fixed, percentage-based or conditional?
  • Who pays you if the mortgage funds, and how is that payment calculated?
  • Will you receive any referral, volume or other incentive connected with this lender or product?
  • Does a higher-commission option exist, and if so, why is this recommendation suitable for me?
  • Which charges are included in the APR or cost-of-borrowing figure?
  • Which expenses are paid to third parties rather than to you?
  • When is each amount due, and can it be deducted from proceeds or added to the loan?
  • What happens to each payment if the mortgage does not close?
  • Which provincial or territorial rules govern this transaction?

Warning signs in a fee explanation

  • “The broker is always free.” This avoids the essential question of who pays and whether a borrower fee can arise.
  • No written amount or trigger. A fee described only verbally is difficult to verify or dispute.
  • Cash to an individual. In Ontario, FSRA specifically directs consumers to pay the brokerage rather than an individual broker or agent.
  • Pressure to choose by rate alone. A lower rate can be offset by a fee, different payment terms, restricted prepayment rights or higher penalties.
  • Refusal to explain incentives. You should be able to understand lender-paid remuneration and any relevant referral arrangement.
  • Mixed mortgage assumptions. Comparing a shorter term, longer amortization or different payment schedule can make one offer appear cheaper without being equivalent.

When a direct broker fee may be reasonable

A borrower-paid charge is a decision about total value, not a verdict by itself. It may be understandable when the file requires specialized work, the mortgage is difficult to place, or the broker is providing a service that is not compensated by the chosen lender. The agreement should make the service and outcome clear enough for you to evaluate.

Do not pay merely because a broker labels a fee “standard.” There is no official national percentage established in the material available for this article. Compare the complete borrowing cost and the obligations you receive in return.

Jurisdiction, documentation and disputes

Mortgage-broker regulation is provincial and territorial, and the official examples above do not cover every local rule. Before paying a fee, identify the regulator responsible for the broker’s licence in the province or territory where the transaction is governed. Ask that regulator about disclosure, retainer limits, complaint procedures and record-keeping requirements.

Start a complaint with the brokerage in writing and preserve the agreement, disclosures, receipts and messages. If the response is inadequate, use the regulator’s published complaint or consumer-assistance process. A regulator can explain compliance requirements; it may not decide every private contract dispute or award damages.

A practical decision framework

  1. Reject incomplete offers. If the broker will not provide the fee and compensation information in writing, you cannot make a reliable comparison.
  2. Normalize the mortgage terms. Recalculate the comparison using identical amount, term, amortization, rate type and payment schedule.
  3. Map every dollar. Label each cost as interest, lender charge, borrower-paid brokerage fee, lender-paid remuneration or third-party expense.
  4. Check timing and risk. A fee due before approval or retained after a failed closing creates a different risk from a fee payable only when funds advance.
  5. Assess suitability. Consider flexibility, prepayment rights, penalties and renewal implications alongside the rate and fees.
  6. Verify local rules. Ontario’s $400,000 upfront-fee reference and disclosure requirements should not be applied to another province without confirmation.
  7. Sign only the version you understand. Keep a complete copy of the final agreement and all cost-of-borrowing documents.

Bottom line

Mortgage broker fees in Canada depend on the mortgage, the compensation arrangement and the jurisdiction. A lender may pay the broker, you may pay the brokerage directly, or both may occur. The safest comparison is a written, like-for-like statement of rate, APR or applicable borrowing cost, every fee, every incentive, payment timing and the consequence of a failed closing. Verify provincial or territorial requirements before money changes hands.
