They came back to a functioning workplace surrounded by demolition, construction and a preview of Microsoft’s new East Campus design.
More than four years later, the transformation is substantial but incomplete. New buildings, hybrid-meeting rooms, geothermal infrastructure and transit connections are operating. However, reporting in February 2026 said 12 of the 17 planned buildings were open or under construction, while the final five buildings had been paused with no imminent construction plans. At the same time, Microsoft had moved from a flexible 2022 attendance expectation to a three-day-per-week onsite requirement for many Puget Sound employees.
Microsoft’s Redmond campus: the current picture
- Scope: A 72-acre East Campus redevelopment within Microsoft’s roughly 500-acre headquarters.
- Original plan: 17 four- and five-story buildings totaling about 3 million square feet of new workspace.
- Current status: 12 buildings reported open or under construction by February 2026; five associated with Sammamish Village are paused, not confirmed canceled.
- Workplace policy: Many Puget Sound employees living within 50 miles of a Microsoft office are expected to work onsite three days per week.
- Transportation: The pedestrian bridge to Redmond Technology Station and the East Link 2 Line connections are now open.
This is a headquarters transformation, not a complete campus rebuild
“Microsoft’s campus” can mean several different things, and the numbers make more sense once those scopes are separated.

The City of Redmond’s project page still describes the project as a 17-building, approximately 3-million-square-foot development. It also lists a mid-2025 target completion date, which is outdated in light of the reported 2026 pause on five buildings.

The project also changed in its public descriptions. Microsoft’s 2017 announcement described an 18-building concept and four villages, while its 2018 design and construction announcement described the more developed 17-building plan. The city’s current materials refer to five villages. Those differences reflect an evolving plan, not necessarily conflicting descriptions of the same final site plan.
Why the 2022 return felt so different
The original GeekWire report published February 24, 2022, covered Microsoft’s plan to begin reopening Washington facilities on February 28. Employees had spent more than two years working remotely during the pandemic, and the headquarters had changed dramatically in their absence.
Microsoft began demolishing older Redmond buildings in 2018 and 2019. In their place were new structures, road changes, underground parking infrastructure and large active construction areas. The first new building was not expected to be occupied until late 2023, according to the 2022 reporting.
That means the 2022 return was not a grand reopening of a finished campus. It was a return to a headquarters that was simultaneously:
- an operating workplace;
- a construction zone;
- a temporary arrangement for teams waiting for new space; and
- a preview of a different Microsoft office model.
The timing also matters. The 2022 policy was not a universal five-day return. Employees were generally expected to spend at least 50% of their time in the office, with the practical schedule determined by teams and managers. “Employees returned” therefore meant a partial, flexible return—not that every Microsoft worker was suddenly onsite full time.
From private offices and X-shaped buildings to team neighborhoods
The older Redmond campus was known for low-rise, X-shaped buildings, private offices with doors, views of evergreen landscaping and a relatively traditional technology-company workplace. The new East Campus uses a more open and flexible design.
Its core organizing idea is the team “neighborhood.” A group is assigned an area that may include open workstations, shared community space and rooms for different types of work. Depending on the team, employees may use assigned desks, shared desks or optional hot-desking arrangements.

- open work areas and flexible workstations;
- enclosed collaboration rooms;
- phone booths for private calls;
- wellness rooms;
- solariums and indoor greenery;
- informal gathering areas and puzzle rooms; and
- shared spaces that teams can configure for their work.
The change is more than an architectural preference. Private offices give employees predictable personal space and a degree of acoustic privacy. Open neighborhoods can make it easier to encounter colleagues and reconfigure space, but they can also create concerns about noise, concentration, privacy and whether a desk or meeting room will be available on a busy day.
Public reporting has not established how broadly employees prefer the new arrangement, whether hot-desking is common across the company, or whether the new spaces have improved retention, productivity or collaboration. Those are important employee-experience questions, but they should not be answered by assuming that a visually modern office works equally well for every person or team. Employees with disabilities, sensory sensitivities, caregiving constraints or jobs requiring extended concentration may experience the design differently.
Meeting rooms were designed for hybrid work
The new offices assume that a meeting may include people in the room and people elsewhere. Microsoft says the rooms use Teams Rooms equipment, including cameras, microphones, displays and touch consoles. The design goal is to make remote participants more visible and give them a more equal role in the meeting.
That is a meaningful shift from treating video conferencing as an add-on. In the new model, the room itself is part of the collaboration technology. But better equipment cannot guarantee equal participation. A remote employee may still be interrupted less often, have difficulty reading informal reactions or be excluded from conversations that occur before or after the formal meeting.

The available evidence does not show that the buildings caused the policy or that Microsoft introduced the policy simply to fill them. The two developments should be understood as connected workplace context, not as a proven cause-and-effect relationship.
The sustainability systems are ambitious—but their scope matters
Microsoft has presented the East Campus as a major sustainability project. According to the company’s campus fact sheet revised in June 2026:
- multiple East Campus buildings have LEED Platinum and Zero Carbon certifications;
- dining facilities in the new East Campus buildings are electric and use 100% renewable energy;
- the recent Redmond modernization reduced embodied carbon by 60%, according to Microsoft;
- the 72-acre project is Salmon-Safe certified;
- a Thermal Energy Center provides carbon-free heating and cooling for the East Campus; and
- the system uses approximately 900 underground geothermal wells.
Microsoft’s earlier project reporting on the geothermal system described wells reaching approximately 550 feet underground, rainwater cistern capacity of about 200,000 gallons and a goal of diverting 95% of demolition waste from landfills. Those figures belong to the earlier project phase and should not be silently combined with the newer fact sheet’s figures.
Microsoft’s certifications and environmental performance claims should also be kept within their stated boundaries. The fact sheet supports claims about multiple new East Campus buildings and the redevelopment project; it does not establish that every building across the entire 500-acre Redmond headquarters is zero-carbon or has the same certification.

There is also an unavoidable construction trade-off. The redevelopment required demolition, excavation, new materials, construction traffic and a large physical footprint. Reusing salvaged wood from the site in interior finishes, sculptures and seating helps address material use, while the geothermal and electric systems address ongoing energy consumption. But a sustainable building system does not mean that construction has no environmental cost.
Cars were pushed outward while walking, cycling and transit gained importance
The redevelopment plan was designed to move vehicles toward the perimeter and underground parking while prioritizing pedestrians and cyclists. It includes trails, open space, sports fields, retail and restaurants, as well as a pedestrian and bicycle bridge across State Route 520.
That bridge is no longer merely a future promise. The Redmond Technology Station pedestrian and bicycle bridge celebrated its opening on April 22, 2024. It connects Microsoft’s East and West campuses with the station, regional trails and transit facilities.
Regional rail connections also arrived in stages:
- April 27, 2024: Sound Transit opened the initial East Link 2 Line segment between South Bellevue and Redmond Technology Station.
- May 10, 2025: the line reached Downtown Redmond, according to Sound Transit.
- March 28, 2026: the Crosslake Connection linked Seattle and the Eastside, giving riders from Seattle and other parts of the region a more direct route to the Eastside network. Sound Transit described the opening in its 2 Line coverage.
For employees, this changes the practical calculation of commuting. The campus amenities may make time onsite more attractive, but they do not eliminate the cost of getting there. Light rail, buses, cycling and walking can reduce fuel, parking and vehicle-wear costs for some workers, while others may face longer transfers or schedules that make driving more practical.

Microsoft’s workplace policy became more demanding than the arrangement in effect when employees initially returned in 2022. In a September 2025 announcement, Microsoft said Puget Sound employees who live within 50 miles of a Microsoft office would be expected to work onsite three days per week by the end of February 2026.
GeekWire reported that the new policy began February 23, 2026. The requirement applies to covered employees, not every Microsoft worker worldwide. Specific office days remain a matter for teams and managers, and some roles have exceptions.
The change has a direct financial and regional effect. INRIX data cited by GeekWire showed that during the first weeks of the February 2026 policy:
- speeds on State Route 520 dropped across all days in the first week;
- Tuesday-through-Thursday speeds were just over 30 mph;
- morning travel speeds fell as much as 35% between Tukwila and Bellevue; and
- speeds fell as much as 25% between Lynnwood and Bellevue.
Those measurements cover regional roadways. They do not count Microsoft employees and cannot be read as a precise estimate of how many workers drove to Redmond. They do, however, illustrate how a large employer’s attendance policy can affect commuting time, fuel use, transit demand and household schedules.

The transit improvements offer a counterweight, but not a complete solution. The 2 Line and the new bridge make the campus easier to reach without a car for some employees. They do not remove housing costs, first- and last-mile problems, parking decisions or the time required to travel from neighborhoods not well served by rail.

The most important update to the original story is that the 17-building plan did not reach its originally envisioned finish.
GeekWire reported that seven buildings were open during its May 2025 tour, with additional buildings under construction or in planning. By February 2026, the Puget Sound Business Journal reported that 12 of the 17 planned buildings were open or under construction.
The remaining five buildings are associated with Sammamish Village. Microsoft President Brad Smith said the company had no “imminent plans” to construct them and needed time to assess changing circumstances. A KIRO 7 report similarly described the final phase as being put on hold.

“Paused” is the accurate description. The public reporting does not establish that the buildings were permanently canceled, and Microsoft has not publicly provided a new completion date.
Some regional business reporting has characterized the overall redevelopment as a roughly $5 billion expansion. That figure should be attributed to the reporting rather than presented as a Microsoft-confirmed final project cost. It is also not evidence by itself that the five-building pause was caused by remote work, layoffs, artificial intelligence or the return-to-office policy. Microsoft’s public explanation was that it needed to evaluate changing circumstances.
The transformation now includes learning and visitor spaces
Microsoft is changing more than offices and roads. The company closed its Redmond campus library in January 2026. According to GeekWire, Microsoft said physical library locations were being repurposed as collaborative spaces for group learning and experimentation, alongside a shift toward AI-powered digital learning experiences.
Microsoft also closed its longtime Visitor Center in Building 92 in February 2026. The company said the center’s assets would be repurposed, while a separate Microsoft Store remained open. On the revamped East Campus, Experience Center One serves invited customers and dignitaries.

These changes suggest a broader shift in what the headquarters is for. The campus is becoming less of a fixed collection of offices and public showcases and more of a platform for employee collaboration, customer demonstrations, AI-focused learning and corporate operations. The closure of public-facing spaces also means that the campus may be less accessible to ordinary visitors than the older Redmond headquarters was.
What employees and commuters should not assume
- Do not assume the campus is finished. A substantial part is open, but five planned buildings remain paused.
- Do not assume everyone works onsite three days a week. The current policy applies to many Puget Sound employees within 50 miles of an office, with role-based exceptions and team-level scheduling.
- Do not assume the old and new offices are interchangeable. Teams may configure neighborhoods differently, and access to desks, meeting rooms and private spaces may vary.
- Do not assume the transit connection eliminates commuting costs. It creates another option, but the best choice depends on location, schedule, transfers and accessibility.
- Do not assume Microsoft’s environmental claims cover the entire headquarters. The strongest certification and energy claims apply to multiple new East Campus buildings and the redevelopment project.
- Do not assume the building pause proves a specific business cause. The public record supports uncertainty and a pause, not a confirmed explanation.
The bigger lesson: a workplace built for flexibility is being used in a stricter office era
Microsoft’s Redmond redevelopment began as a long-term modernization project announced in 2017, before the pandemic changed how office work was performed. The buildings that emerged were designed to support flexible neighborhoods, hybrid meetings, walking and cycling, energy efficiency and a more open workplace.
Employees returned before that vision was complete. The company then strengthened its onsite expectations as the region’s transit network expanded and Microsoft entered a period in which AI, in-person collaboration and corporate real-estate decisions were all being reconsidered.
The result is neither a failed project nor a completed monument to office work. It is a partially delivered campus transformation operating under a new labor and commuting model. The open buildings, geothermal systems and transit connections are real. So is the uncertainty represented by the five buildings on hold.

Yet the original 17-building vision remains incomplete. Five buildings are paused, not confirmed canceled, and the public record does not explain the pause with certainty. Microsoft’s Redmond headquarters is therefore best understood as an evolving experiment in office design, sustainability, transportation and AI-era work—not a finished campus rebuild.
