It is fast, consistent and tests many risk variables at once. If your income, assets, credit history or debts do not fit standard patterns, ask for a human underwriter to review the file—provided the loan program permits manual underwriting. Manual review can explain unusual, well-documented facts, but it cannot waive repayment, documentation, collateral or investor requirements.
What the two methods actually are
Automated underwriting and credit scoring
An automated underwriting system (AUS) applies a lender’s and investor’s rules to the information in a mortgage application. Common agency systems include Fannie Mae Desktop Underwriter (DU) and Freddie Mac Loan Product Advisor (LPA). A related credit-scoring model summarizes credit-history risk, but an AUS looks beyond a single score. Fannie Mae says DU evaluates borrower reserves, debt levels, property characteristics and loan purpose, along with credit and other application data.

The system returns an eligibility or risk recommendation, such as an approval, an approval with conditions, a “refer” or “caution” result, or a finding that the loan is not eligible under that product’s rules. The result is a decision aid, not a promise to lend. A lender must still verify the application, income, assets, debts, credit, property and closing conditions.
Manual underwriting
A manual underwriter reviews the same core risks without relying on an AUS recommendation as the deciding rule. The underwriter examines documented income and liabilities, repayment capacity, reserves, credit history, collateral and the combined effect of risk factors. Human judgment can place a business interruption, irregular bonus, disputed account or nontraditional credit history in context, but the judgment must be supported by records and the loan program’s instructions.
#1 Best Overall
Fannie Mae describes DU and manual underwriting as two options for a comprehensive risk assessment. In either path, the lender remains responsible for verifying the data, documenting the file, assessing delinquency risk and repayment ability, and confirming collateral and investor eligibility.
How each method weighs risk
Regardless of the path, underwriting generally addresses these questions:
- Can the borrower repay? The lender tests reliable, recurring income against debts and the proposed housing payment.
- How much equity is invested? Down payment, loan-to-value ratio and the source of funds affect loss exposure.
- What reserves are available? Liquid funds can help absorb an interruption in income or an unexpected expense.
- What does the credit history show? Scores, payment patterns, recent inquiries, collections, bankruptcies and the age and depth of accounts all matter.
- What is the collateral? Property type, condition, value, occupancy and marketability can affect eligibility.
- How do risks interact? A low score combined with high debt and limited reserves may be materially riskier than any one factor alone.
An AUS processes these variables in a repeatable way. A manual underwriter can read explanations and supporting evidence that are difficult to encode, but must still apply the applicable agency, government or investor rulebook.

Manual underwriting vs. automated underwriting: the practical trade-offs
| Issue | Automated underwriting | Manual underwriting |
|---|---|---|
| Speed | Usually produces an initial result quickly after accurate data is entered. | Takes more staff time because an underwriter evaluates documents and explanations individually. |
| Consistency | Applies the same programmed logic to comparable files. | Can vary with the underwriter’s interpretation, training and documentation judgment. |
| Unusual income or events | Works best when income, liabilities and history fit recognized data patterns. | Can interpret documented volatility, one-time events, business structures or nontraditional credit. |
| Documentation | Does not eliminate verification; findings specify many documents and conditions. | Usually requires detailed evidence and written explanations for exceptions. |
| Explainability | Ask for the findings and the precise reason for an “refer,” “caution” or denial outcome. | Can provide narrative context, but the rationale should still be tied to documented facts and program rules. |
| Program availability | Only applies within the products and investor rules supported by the system. | Available only when the product permits a manual path; investor restrictions still control. |
| Pricing | Credit scores, loan-to-value and other risk attributes can affect rate and fees. | Uses the same pricing framework unless a program’s rules state otherwise; manual review is not automatically cheaper. |
No authoritative source establishes a universal approval-rate, turnaround-time or price advantage for manual underwriting. Lender overlays, product rules, score models and availability change, so compare actual offers rather than assuming one method always wins.
Why complex finances change the answer
Regulation Z permits creditors to consider any current or reasonably expected income, including salary, self-employment, military or reserve duty, bonuses, tips, commissions, interest, dividends, retirement benefits, rental income, royalties, public assistance, alimony and child support. The issue is not whether a category is permitted in principle; it is whether the amount is reliable, likely to continue and documented under the program’s rules.
Self-employed borrowers
Business owners may have strong cash flow but taxable income reduced by depreciation, one-time expenses, owner distributions or losses. An automated system may not recognize the economics of a complicated entity or a recent change in business structure. A manual underwriter can review personal and business tax returns, year-to-date profit-and-loss statements, balance sheets, bank statements, ownership percentages and a written explanation of unusual fluctuations.

Expect questions about the length of self-employment, continuity of the business, declining revenue, unpaid obligations and whether business funds are being used for the down payment or reserves. A manual review cannot simply add back every expense or ignore a loss; the treatment must follow the loan program’s requirements.

Teachers, agricultural workers, tourism employees, salespeople and others may earn unevenly during the year. Bonuses, tips and commissions can be counted when the history and continuance meet the applicable rules. Provide several years of earnings records when requested, employer verification, contracts or schedules showing the pattern, and an explanation for a recent dip or unusually strong period.
An AUS may flag a short history or a large year-over-year change. Manual underwriting can examine the seasonal pattern, but cannot convert a speculative future commission into qualifying income.
Rental and multiple-property income
Rental income often requires leases, tax returns, proof of deposits and documentation of ownership and expenses. Vacancies, repairs, management fees, depreciation and mortgage payments can change the usable amount. If you own several properties, the lender may need a schedule of real estate owned and evidence that reserves cover both the new loan and existing obligations.
Give the lender a property-by-property explanation instead of combining all rent into one figure. A human review may distinguish a long-term lease from a short-term or newly acquired property, subject to the program’s rules.

Retirement distributions, pensions, alimony, child support, public assistance, royalties, dividends and interest can be relevant when they are documented and reasonably expected to continue. Award letters, account statements, court orders, payment histories and tax forms may be required. Tell the lender when an award expires, a distribution is scheduled to change or support is voluntary rather than court-ordered.

One-time events and unusual deposits
A business sale, inheritance, insurance settlement, restricted-stock vesting or large transfer can explain available assets without proving recurring income. Document the source, transfer trail and any tax or repayment obligation. Do not move money between accounts merely to make a statement balance look stronger; unexplained deposits can create an additional condition or a verification problem.
Thin or nontraditional credit
Consumers with few traditional accounts may have a repayment history for rent, utilities, insurance or other obligations that a standard score does not capture. Ask whether the program accepts alternative references and what evidence is required. Manual review may consider that history, but it does not guarantee approval or the same pricing as a borrower with a conventional score.
When to favor an AUS first
- Your income is salaried or otherwise straightforward and supported by standard employer records.
- Your debts, assets and credit accounts are accurately reported and fit the product’s data fields.
- You need an early indication of eligibility before ordering extensive documentation.
- You want a repeatable result that can be compared across lenders using the same application facts.
- The property and occupancy are ordinary for the selected loan program.
Starting with DU or LPA can identify missing information early and produce a list of conditions. It also gives you a concrete result to discuss rather than asking a lender to speculate from a credit score alone.
When to request manual underwriting or a human escalation
- The AUS returns “refer,” “caution” or an ineligible finding that appears tied to a data error or a fact you can document.
- Self-employment, seasonal work, commission, rental activity or multiple income sources are central to repayment.
- A recent, explainable event—such as a temporary business interruption, medical leave or resolved delinquency—does not fit the model’s usual pattern.
- You have substantial reserves, a large down payment or other compensating factors that the automated result may not fully reflect.
- Your credit file is thin, contains nontraditional references or includes a disputed reporting error.
Ask first whether the product allows a manual path. Some lenders use an AUS as a mandatory eligibility gate, and an investor may refuse a loan that has excessive risk layering even when a human believes the story is reasonable.
Step-by-step: getting a complex file evaluated
- Describe the complexity before applying. Tell the loan officer about self-employment, variable pay, rental properties, recent credit events, support income, unusual assets and any expected changes.
- Ask which AUS will be used. Confirm whether the lender can run DU or LPA and whether it handles the loan programs you are considering.
- Submit complete, consistent data. Enter every debt, property, income source and account accurately. A favorable result based on incomplete or incorrect data will not survive verification.
- Request the findings. Ask for the AUS recommendation, required documentation and any risk messages. If the result is “refer,” “caution” or a denial, request the specific data element or rule that drove it.
- Correct errors and rerun when appropriate. Resolve credit-report inaccuracies, update a payoff, document a liability that is excluded under the rules, or explain a deposit. Ask the lender to rerun the file only after the underlying facts are supported.
- Ask about manual eligibility. If the result still does not fit your documented circumstances, ask whether a manual underwrite is permitted and what additional compensating factors or reserves it requires.
- Deliver a decision-ready package. Organize tax returns, business statements, leases, award letters, account statements, explanations and proof of transfers with matching dates and account numbers.
- Compare lenders. Get at least two evaluations and compare overlays, documentation flexibility, expected turnaround, pricing and experience with your type of income.
- Confirm conditions through closing. Continue monitoring credit, employment, balances and large deposits. The lender can reverify facts and the property before closing.
Documents that make a manual review stronger
- Complete personal and business tax returns, including schedules and K-1s when applicable.
- Year-to-date profit-and-loss statements, balance sheets and business bank statements for self-employed borrowers.
- Recent pay stubs, W-2s, employment contracts, commission plans and written verification of employment.
- Signed leases, rental ledgers, tax schedules, mortgage statements and proof of deposits for rental property.
- Award letters, pension or retirement statements, court orders and payment histories for support or benefit income.
- Two or more months of asset statements, with a clear trail for gifts, transfers, sales proceeds and large deposits.
- Letters explaining gaps, declining income, resolved delinquencies, disputed accounts, job changes or one-time events.
- Evidence of reserves that will remain after closing, not merely funds needed for the down payment and closing costs.
Use a short timeline in each explanation: what happened, when it happened, why it was temporary or resolved, and which document proves the current position. Avoid argumentative language; the underwriter needs verifiable facts.
How to read an AUS result
Approval with conditions
This means the submitted data produced an acceptable recommendation subject to listed verification. Conditions may include income calculations, asset sourcing, insurance, appraisal, title work, payoff evidence or explanations. Satisfying one condition does not waive another.
Rank #4
Refer or caution
A “refer” or “caution” result signals that the system did not find an automated path under the entered facts. It is not necessarily a permanent denial. Ask for the exact messages, check for inaccurate inputs and ask whether the loan program permits manual underwriting. A human review still has to meet every applicable requirement.
Ineligible
Ineligibility can result from product limits, loan amount, property type, occupancy, mortgage insurance rules or investor requirements—not only from credit quality. Ask the lender which rule applies and whether a different program is available. Do not assume that changing lenders will override an investor rule.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Credit scores, pricing and the 620 figure
Credit scores remain relevant to eligibility and pricing in both automated and manual paths. For applicable manually underwritten loans, Fannie Mae’s representative-score rule uses the lower of two scores or the middle of three. The score used for a pricing or eligibility decision can therefore differ from the highest score shown by a credit-monitoring service.
Fannie Mae’s 2026 guide lists a 620 minimum representative credit score for mortgages insured or guaranteed by HUD, FHA, VA or RD. Treat that number as a published agency requirement with product, program and effective-date qualifiers—not as a universal minimum for every mortgage, lender or automated recommendation. Government programs and lender overlays can impose different requirements, and a score above 620 does not overcome insufficient income, reserves, collateral or documentation.
Investor and program rules can override a persuasive story
Agency and government programs define what income can be used, how losses and debts are treated, how much reserve is required and which properties qualify. Freddie Mac warns that excessive risk layering can make a mortgage ineligible for sale. A lender may therefore decline a manual exception even when the borrower has a plausible explanation, because the loan could not be delivered to the intended investor.
Ask which rule set governs your file, whether the lender applies additional overlays, and whether the proposed exception is acceptable to the final investor—not merely to the individual loan officer. Product availability also changes, so obtain current requirements before relying on an older approval or online checklist.

Is manual underwriting fairer?
Neither method is automatically fair. Human discretion can create inconsistency or unequal treatment. Automated models can reproduce biased historical data or rely on proxies that are weakly connected to creditworthiness. Office of the Comptroller of the Currency guidance indicates that systems with fewer attributes, simple rules and data with a concrete nexus to creditworthiness generally present less risk than highly complex models using novel or weakly connected data.
Consumer Financial Protection Bureau guidance says lenders using complex or AI-assisted models must still provide accurate reasons for adverse action. “The model is too complex to explain” is not an adequate substitute for the specific factors that affected the decision. Ask the lender to explain the result, correct factual errors, document exceptions and monitor outcomes. A clear process and legally sufficient notice matter more than whether a computer or a person made the first recommendation.
Questions to ask every lender
- Can you run DU or LPA for this product, and can you perform a manual underwrite if the result is a refer or caution?
- Which of my income sources will you count, and how will you treat business expenses, losses, depreciation, commission and rental vacancies?
- What reserve requirement applies, and which accounts qualify as liquid reserves?
- What documents do you need for each business, property, benefit, support payment or unusual deposit?
- Can you give me the AUS findings and identify the exact reason for a downgrade or denial?
- Which lender overlays apply beyond the agency or government rule?
- How are representative credit scores selected for this loan, and how do they affect price?
- Who makes the final eligibility decision—the lender, an insurer, a guarantor or an investor?
- What events would cause a re-underwrite before closing?
Common mistakes and how to fix them
Relying on a score alone
A score does not show the full income, reserve, property or debt picture. Supply complete information and ask for an AUS evaluation.

Hiding complexity until underwriting
Late disclosure of a business, rental property or support obligation can force a recalculation. Describe every material source and liability at the start.
Submitting inconsistent numbers
Differences among an application, tax return, bank statement and lease create avoidable conditions. Reconcile figures before submission and explain legitimate differences.
Assuming manual means lenient
Manual review is a different decision path, not a waiver of documentation or repayment standards. Prepare more evidence, not less.
Treating an approval as a guarantee
Employment, assets, credit, appraisal, title and investor eligibility can still be verified after an AUS recommendation. Keep finances stable through closing and respond promptly to conditions.

Use automated underwriting as the efficient first screen when your finances fit standard patterns. Move to manual underwriting when a documented, explainable fact is being misread or cannot be represented adequately in the automated data—and only when the loan program allows it. The strongest lender for a complex borrower is one that can show the AUS findings, explain adverse messages, apply the correct program rules, document compensating factors and complete a defensible human review.
