(AGNC) and Annaly Capital Management (Annaly). IVR and AGNC are primarily Agency-mortgage REITs, while Annaly combines Agency assets with Residential Credit and Mortgage Servicing Rights (MSR). That makes the decision a choice between concentrated Agency exposure and a broader housing-finance platform.
For an income portfolio, compare recurring earnings with the dividend, leverage, hedging, funding liquidity, book-value movement and the share price relative to book value. Annaly is the only company in the available Q2 2026 figures with a complete current numerical snapshot. The captured IVR overview confirms that Q2 reports exist but does not show the numerical KPIs needed for a fair three-way ranking, so IVR should not be declared superior or inferior until its filing is reviewed.

The short answer
Choose the strategy that matches your risk budget rather than selecting the stock with the largest displayed yield. An Agency-focused REIT can reduce direct mortgage-credit losses through Fannie Mae, Freddie Mac or Ginnie Mae backing, but it remains exposed to interest rates, MBS spreads, prepayments, repo financing, hedging decisions and leverage. Annaly adds Residential Credit and MSR exposure, which broadens its earnings sources but introduces risks that do not exist in a purely Agency portfolio.

| Company | Primary platform | What the available evidence establishes |
|---|---|---|
| Invesco Mortgage Capital (IVR) | Agency residential mortgage-backed securities (RMBS) and Agency commercial mortgage-backed securities (CMBS) | Uses leverage, mainly repurchase agreements collateralized by Agency MBS, and may use the TBA forward market. The captured overview does not state IVR’s Q2 2026 numerical KPIs. |
| AGNC Investment Corp. (AGNC) | Agency residential MBS | Finances primarily through repurchase agreements and uses dynamic interest-rate and market-risk management. Its 2025 report says it outperformed the average Agency REIT peer-group economic return by 11.7 percentage points. |
| Annaly Capital Management (Annaly) | Agency, Residential Credit and Mortgage Servicing Rights | Q2 2026 reported book value of $20.15 per share, earnings available for distribution (EAD) of $0.79 per share, a $0.75 dividend, 5.5% quarterly economic return, 7.4x GAAP leverage and 5.6x economic leverage. |
The 11.7-point AGNC result is a historical, company-reported comparison for 2025, not a forecast. Annaly’s one-quarter figures demonstrate coverage and risk controls at that date, but they do not guarantee future dividends or book value.

How these mortgage REITs make money
Agency MBS and government backing
IVR and AGNC principally hold securities whose principal and interest benefit from an explicit or implicit U.S. government guarantee through Ginnie Mae, Fannie Mae or Freddie Mac. That backing substantially limits direct credit-loss exposure compared with an uninsured mortgage loan. It does not protect shareholders from losses caused by changing rates, widening MBS spreads, forced deleveraging or poor financing conditions.
Annaly also owns Agency securities, but its platform includes Residential Credit assets and MSRs. Residential Credit can carry more borrower and property-credit exposure than Agency MBS. MSRs derive value from servicing mortgage loans and can react differently to rates, refinancing activity and servicing economics. The mix can diversify earnings, while making the balance sheet less similar to a pure Agency specialist.
Leverage and repo funding
All three businesses use leverage to turn a relatively small equity base into a larger mortgage portfolio. Repurchase agreements are short-term borrowings secured by MBS: the REIT sells securities and agrees to repurchase them later, effectively borrowing against collateral. The spread between asset income and financing and hedging costs drives recurring earnings, while leverage magnifies both gains and losses.
Repo markets can reprice or become less available when volatility rises. A portfolio that is liquid in normal markets can still suffer if lenders demand more collateral, reduce haircuts or decline to roll financing. Therefore, a high Agency allocation does not make leverage risk disappear.

TBA forwards and hedging
IVR may use the to-be-announced (TBA) forward market, where Agency MBS are traded for future settlement. TBA positions can provide exposure or help manage duration, but they also create margin and basis risks. AGNC describes dynamic management of interest-rate and market risks. Annaly reported a 97% hedge ratio in Q2 2026, with activity focused mainly on adding swaps across maturities. A hedge ratio is a risk-management measure, not a promise that book value cannot decline.
What the current figures say about Annaly
Annaly’s Q2 2026 release gives the clearest current reference point for this comparison.
| Q2 2026 measure | Annaly result | How to read it |
|---|---|---|
| Book value per common share | $20.15 | Use as the denominator when comparing the share price with book value on the same date. |
| EAD per average common share | $0.79 | A recurring-income measure used by Annaly for the quarter. |
| Common dividend | $0.75 per share | The declared quarterly distribution; EAD exceeded it by $0.04 for this quarter. |
| Quarterly economic return | 5.5% | Combines dividend income and change in book value for the quarter under the company’s definition. |
| GAAP leverage | 7.4x | Balance-sheet leverage measured under GAAP. |
| Economic leverage | 5.6x | Annaly’s economic presentation of leverage, which differs from GAAP leverage. |
| Total portfolio | $109.4 billion | Q2 portfolio value. |
| Agency assets | $95.0 billion | The highly liquid portion of the portfolio. |
| Residential Credit | $10.4 billion | The non-Agency residential-credit allocation reported for the quarter. |
| MSR market value | $4.1 billion | Value assigned to mortgage-servicing-rights exposure. |
| Hedge ratio | 97% | Reported hedge coverage at quarter-end, primarily involving interest-rate swaps. |
Annaly’s EAD was about 1.05 times the $0.75 dividend in Q2 2026, leaving a $0.04 per-share difference for that quarter. The company said EAD exceeded the dividend for the ninth consecutive quarter. That record is useful evidence of recent coverage, not proof that the distribution is permanent; future EAD depends on asset yields, funding costs, hedges, prepayments, credit performance and leverage.

Annaly’s investor materials display approximately $109 billion of total portfolio, $17 billion of permanent capital and a latest declared $0.75 common dividend. The rounded portfolio figure differs from the $109.4 billion reported for Q2, so use the dated quarterly release when precision matters.

How AGNC’s evidence should be interpreted
AGNC’s 2025 annual report states that its economic return exceeded the average Agency REIT peer-group result by 11.7 percentage points. The named peer group included Annaly, IVR, Armour Residential REIT, Dynex Capital, Orchid Island Capital and Two Harbors Investment Corp. This is a backward-looking, issuer-reported comparison for one year. It can show that AGNC performed well relative to that group in 2025, but it cannot establish that AGNC will lead in 2026 or that its dividend is safer.
AGNC’s own description emphasizes Agency residential MBS, repo financing and active management of interest-rate and market risks. An investor should therefore examine the same current measures used for Annaly: EAD or the closest recurring-income metric, dividend per share, book value per share, leverage, hedge composition, repo counterparties and unencumbered liquidity. The available material here does not provide a matching Q2 2026 numerical table for AGNC, so a current valuation or coverage ranking would be incomplete.
What is known—and not yet quantified—for IVR
IVR says it invests in Agency RMBS and Agency CMBS that may benefit from government backing through Ginnie Mae, Fannie Mae or Freddie Mac. Its primary financing is repo borrowing collateralized by Agency MBS, and it may use TBA forwards. That profile places IVR closer to an Agency specialist than to Annaly’s diversified platform.

Dividend safety: a repeatable test
A mortgage REIT’s stated yield is only the starting point. Apply the following test to each company’s latest quarterly release and then review the trend over several quarters.
- Identify the recurring-income measure. Use EAD when the issuer reports it; otherwise use the closest clearly defined recurring-income measure. Do not substitute total GAAP net income if it is dominated by unrealized market movements.
- Compare per-share income with the declared dividend. Record both numbers for the same quarter. For Annaly in Q2 2026, $0.79 of EAD exceeded the $0.75 distribution.
- Check the sequence. One quarter of excess income is weaker evidence than repeated coverage. Note whether coverage comes from recurring income or from temporary portfolio gains.
- Inspect book value. A dividend can be covered while book value falls if hedges, spreads or leverage generate capital losses. Conversely, a quarter with low income can include book-value gains that do not recur.
- Stress funding and rates. Ask what happens if repo costs rise, MBS spreads widen, prepayments accelerate or hedges lose value. A payout that works only under benign funding conditions is not robust.
- Read the declaration date and amount. Dividends can be changed by the board. Treat the latest declared amount as current information, not a contractual obligation.
Leverage, liquidity and hedges to compare
Use both GAAP and economic leverage
GAAP leverage and economic leverage may differ because companies adjust for assets, derivatives or financing structures in their economic presentation. Compare like with like and preserve each issuer’s definition. Annaly’s Q2 2026 figures—7.4x GAAP and 5.6x economic leverage—illustrate why a single leverage number can mislead.
Look beyond the headline hedge ratio
A hedge ratio does not reveal duration, maturity, instrument or basis exposure by itself. Review whether hedges are swaps, swaptions, Treasury positions or other instruments; how they are distributed across maturities; and whether collateral or margin demands could strain liquidity. Annaly’s reported 97% ratio and added swap exposure provide a starting point, not a complete risk measure.
Check liquidity and financing concentration
Record unencumbered assets, cash, repo availability, weighted financing maturity and the number of funding counterparties when disclosed. Agency collateral is generally liquid, but liquidity can still deteriorate during market stress. Concentrated short-term funding can force sales at unfavorable prices.

Book value and price-to-book valuation
Book value per common share is a central measure for leveraged MBS REITs because market prices often move around the value of the underlying portfolio. Calculate price-to-book as the share price divided by book value per share, using the share price and book value from the same date. A discount is not automatically a bargain: it may reflect expected dilution, weak earnings, funding concerns or anticipated book-value losses. A premium is not automatically excessive if investors expect superior execution or more durable earnings.
Track the direction and volatility of book value across quarters, not merely the latest percentage. Separate changes caused by dividends from changes caused by MBS spreads, rates, prepayments, credit marks and hedges. Do not compare Annaly’s $20.15 Q2 2026 book value with an IVR or AGNC market price from a different date.
Which platform fits which income investor?
| Investor priority | Platform that aligns most closely | Trade-off to accept |
|---|---|---|
| Concentrated exposure to Agency residential MBS | AGNC | Results remain sensitive to rates, MBS spreads, repo funding, prepayments and leverage despite Agency guarantees. |
| Agency RMBS plus Agency CMBS exposure | IVR | Confirm current coverage, leverage, hedges and valuation from the Q2 2026 filing before investing. |
| Broader residential housing-finance exposure | Annaly | Residential Credit and MSR holdings add diversification but also add credit, servicing and valuation risks. |
| Evidence of recent dividend coverage | Annaly | Q2 2026 EAD exceeded the dividend, but one company’s recent quarter cannot predict future payouts. |
| Historical 2025 peer outperformance evidence | AGNC | The 11.7-point advantage was company-reported for 2025 and is not a forward estimate. |
A practical three-way comparison process
- Fix the measurement date. Use the latest quarter available for all three companies. If one filing is older, label the dates instead of mixing periods.
- Map the portfolios. Record Agency RMBS, Agency CMBS, Residential Credit and MSR amounts, plus the percentage of total assets represented by each.
- Normalize income. Capture EAD or the issuer’s nearest recurring-income metric per average common share and the declared dividend per share.
- Measure leverage consistently. Enter GAAP leverage and economic leverage in separate columns; never substitute one for the other.
- Review hedging and funding. Note hedge ratio, instrument mix, repo balances, unencumbered assets and liquidity disclosures.
- Calculate valuation. Divide the contemporaneous market price by book value per share. Record whether the result is a discount or premium and why management says it exists, if explained.
- Run a downside checklist. Ask how a rate shock, spread widening, faster prepayments, higher repo costs or reduced liquidity would affect EAD, book value and the dividend.
- Set a position limit. Treat a leveraged mortgage REIT as one income sleeve rather than the entire income portfolio. Size it so a sharp book-value decline would not force a sale.
Risks that apply to all three stocks
- Interest-rate risk: Changes in short- and long-term rates alter MBS prices, funding costs, prepayments and hedge values.
- MBS-spread risk: Agency securities can lose market value when spreads widen even if expected principal repayment remains government-backed.
- Prepayment risk: Refinancing can return principal earlier than expected, reducing the value of higher-coupon assets and changing reinvestment opportunities.
- Financing risk: Repo haircuts, margin requirements, rates and counterparty availability can change quickly.
- Liquidity risk: A need to sell collateral during a stressed market can crystallize losses and reduce future income.
- Leverage risk: Borrowing magnifies portfolio gains and losses and can accelerate book-value declines.
- Management and execution risk: Hedging, asset selection, financing decisions and capital allocation affect results even when portfolios appear similar.
- Credit and servicing risk: These are especially relevant to Annaly’s Residential Credit and MSR activities, while Agency guarantees do not cover every market or operational risk.
- Distribution risk: Boards can change dividends when recurring earnings, capital or market conditions change.
What to monitor after buying
- Quarterly EAD or equivalent recurring-income measure versus the declared dividend.
- Book value per share and the percentage change from the prior quarter.
- GAAP and economic leverage, with definitions kept consistent.
- Portfolio mix, including Agency, Residential Credit, MSR and any CMBS allocation.
- Hedge ratio, hedge instruments and maturity distribution.
- Repo cost, collateral requirements, unencumbered assets and counterparty concentration.
- Share price relative to the latest book value, calculated on matching dates.
- Any dividend declaration, equity issuance, repurchase or change in investment policy.
Bottom line
Annaly currently offers the broadest documented platform and the most complete Q2 2026 evidence in this comparison: $0.79 of EAD covered its $0.75 dividend, alongside a 5.5% quarterly economic return and reported 5.6x economic leverage. AGNC is the clearer Agency-residential specialist, with a company-reported 2025 peer outperformance result but no comparable current KPI set here. IVR is an Agency RMBS and CMBS specialist whose current Q2 numerical figures must be obtained before a responsible valuation or dividend-safety judgment.
For an income portfolio, the defensible choice is the company whose latest filing shows acceptable recurring-income coverage, leverage, liquidity, hedging and price-to-book valuation for your risk tolerance. None of the three should be selected on yield alone, and Agency backing should never be treated as protection against every way a leveraged mortgage REIT can lose money.
