Is It Better to Wait for Home Prices to Fall or Buy When You’re Ready?

Buy when the home fits your needs, the complete monthly and upfront cost is sustainable, your finances are stable, and you expect to stay long enough to make ownership practical. Waiting is more sensible if your income or location is uncertain, buying would drain your emergency cushion, or you may have to move within a few years. There is no reliable national rule that says prices or mortgage rates will be lower later.

“Ready” means more than loan preapproval or a down payment. It includes dependable income, manageable debt, cash for closing and moving, reserves for repairs, and a payment you can carry even when other costs rise. Your target neighborhood and personal plans matter more than a national headline.

What “ready to buy” really means

The Consumer Financial Protection Bureau (CFPB) calls buying a home “a big financial decision.” Its readiness guidance covers the full household budget, not just the lender’s approval amount.

Financial readiness

  • Stable, dependable income and a credit profile that supports the loan you expect to use.
  • Manageable long-term debt after accounting for the proposed housing payment.
  • Cash for the down payment, closing costs, moving expenses, and an emergency reserve that remains after closing.
  • Room in the budget for repairs, improvements, taxes, insurance, utilities, homeowners-association dues, and mortgage insurance if applicable.

Use the CFPB’s checklist for a starting point: Ready to buy a home? A lender’s maximum approval is not a safe spending target; it reflects underwriting limits, not your preferred level of financial resilience.

Practical and personal readiness

Ownership can be a good fit when you need stable housing, a particular school or work location, accessibility features, or room for a household that is unlikely to change soon. Waiting can be wiser when employment, relationships, family size, or relocation plans are unsettled. Flexibility has value even when it does not appear in a mortgage calculator.

Why waiting for a price drop is not a dependable strategy

Rates and prices can move in opposite directions

A lower purchase price does not automatically produce a lower payment if mortgage rates rise. A lower rate can improve purchasing power, but the rate offered to you depends on credit, loan type, down payment, and other borrower-specific factors. Freddie Mac explains the relationship at Mortgage rates and affordability.

Freddie Mac’s national survey reported an average 30-year fixed rate of 7.40% and a 15-year fixed rate of 6.73% for the week reported October 8, 2026. These are weekly national averages based on lender-submitted applications, not a quote for your loan. Rates are time-sensitive and should be checked again before you act. Its payment illustrations cover principal and interest only, excluding taxes, insurance, and other ownership expenses.

Waiting has its own carrying costs

While you wait, you may pay rent, face rent increases, postpone a needed move, or miss homes that meet your location and accessibility needs. You may also save more cash, reduce debt, or improve credit. The result depends on which of those changes actually occurs.

National forecasts are not neighborhood predictions

Fannie Mae’s Q3 2026 Home Price Expectations Survey, produced with Pulsenomics and polling more than 100 housing experts, reported average national price-growth expectations of 2.5% for 2026, 2.2% for 2027, and 2.7% for 2028. The survey uses the Fannie Mae Home Price Index as its benchmark; it is an assumptions-based expert survey, not a guarantee or a local forecast. See Home Price Expectations Survey.

In a separate June 16, 2026 statement, the National Association of REALTORS projected 2026 existing-home sales to rise 4%, the median price to rise 4%, and average mortgage rates to average 6.5%. That was a dated forecast, distinct from the later Freddie Mac observed rate and the Fannie Mae/Pulsenomics survey. The statement is at NAR Chief Economist Lawrence Yun says home sales expected to improve in second half of 2026.

Compare two realistic scenarios, not a single forecast

Build a side-by-side worksheet for your own market, cash position, and likely time in the home. CFPB recommends testing several assumptions because future-price inputs can materially change a calculator’s result.

Compare Buy when ready Wait and reassess
Monthly cost Principal and interest, property taxes, homeowners insurance, mortgage insurance if applicable, HOA dues, utilities, and a maintenance reserve. Rent and possible rent increases, plus savings accumulated and the future estimated full ownership cost.
Cash needed Down payment, closing costs, moving costs, and emergency reserves remaining after closing. Ongoing rent, realistic savings rate, and cash that can actually be added to the down payment or reserves.
Price and rate uncertainty Test a flat or lower resale value and the actual rate and terms you could obtain. Test more than one future price and mortgage-rate scenario; do not assume both improve.
Time horizon Expected years in the home and the financial effect of selling early. Whether waiting preserves useful flexibility or delays a needed move or stable housing.
Nonfinancial needs Stability, location, accessibility, family, and work requirements. Uncertain employment, changing household needs, or a likely relocation.

This framework combines CFPB guidance on local affordability, rent-versus-buy assumptions, and multiple scenarios. It cannot guarantee that buying wins after a particular number of years.

Calculate the cost you would actually carry

Start with a sustainable payment

Choose a payment that leaves room for ordinary life and unexpected bills, rather than starting with the maximum a lender says you qualify for. Then estimate the loan amount and rate available to you. The CFPB’s guidance on affordability is at Decide how much you want to spend on a home.

  1. Estimate principal and interest for the loan amount and term you could realistically obtain.
  2. Add property taxes and homeowners insurance using local figures or written estimates.
  3. Add mortgage insurance when the down payment is below 20%, unless your loan terms establish a different requirement.
  4. Add HOA dues, utilities, and a monthly reserve for routine maintenance and eventual replacements.
  5. Compare that total with your after-tax income, existing debt payments, savings goals, and a reserve for irregular expenses.

Check the local price and rent reality

Use recent asking or transaction prices in the neighborhoods you would actually consider, then compare them with current rent for a similar home. Real-estate websites can provide general neighborhood prices, but listings are not promises about future value. CFPB’s “Consider whether it’s the right time for you to buy” guide explains how to refine an affordability estimate with local information: Consider whether it’s the right time for you to buy.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Stress-test the budget

Run at least three cases: the home value stays flat, it declines, and it grows more slowly than expected. For a waiting case, vary both the future price and the future mortgage rate instead of assuming a cheaper home and a cheaper loan at the same time. Include the possibility that rent rises while you wait and that your savings rate is lower than planned.

Time horizon changes the decision

Buying creates transaction costs when you purchase and again when you sell. If you may move within a few years, those costs can be large relative to the time you have to build equity. A short stay also exposes you to the risk that the home’s value is lower when you need to sell. CFPB notes that selling and buying again within a few years can be risky and expensive.

A longer, realistic stay does not guarantee a profit, but it gives more time for the household to use the home and spread transaction costs. Set your horizon from probable life plans, not from a hope that prices will rise.

Risks and responsibilities that come with ownership

  • Value risk: A home can be worth less when you sell than when you bought it.
  • Repair risk: Urgent repairs are the owner’s responsibility; a reserve is part of the housing cost.
  • Liquidity risk: Cash tied up in a down payment is not immediately available for emergencies.
  • Flexibility risk: Selling or renting out a home may be difficult if work or family needs change.
  • Payment risk from non-mortgage costs: Taxes, insurance, utilities, and HOA charges can change even with a fixed-rate mortgage.

When buying now is more defensible

  • The home and location meet a durable need, and you expect to stay long enough that selling soon is unlikely.
  • Your income and employment are dependable, debt is manageable, and the complete payment fits without relying on overtime or future raises.
  • You can pay closing and moving costs while keeping a meaningful emergency reserve and repair fund.
  • You have compared several local homes and rents rather than relying on a national average.
  • You can tolerate a flat or lower future value without needing to sell immediately.

When waiting and reassessing is more sensible

  • A job change, move, marriage, separation, or household-size change is plausible in the near term.
  • Buying would consume nearly all your cash or leave no capacity for repairs and emergencies.
  • The payment works only at the lender’s maximum approval or only if rates, income, or prices move in your favor.
  • You have not yet checked taxes, insurance, HOA dues, mortgage insurance, and maintenance for the specific area.
  • You need the flexibility to relocate and would incur substantial costs if forced to sell soon.

A practical decision process

  1. Define the need. Write down the location, accessibility, size, and timing requirements that a home must satisfy.
  2. Set a household payment limit. Include every ownership cost and preserve emergency savings; do not use the approval ceiling as your target.
  3. Collect local numbers. Compare several realistic purchase prices, rents, taxes, insurance quotes, HOA charges, and likely maintenance costs.
  4. Obtain actual financing information. Ask multiple lenders for written loan estimates so you can compare rate, fees, cash to close, and monthly payment on the same assumptions.
  5. Model uncertainty. Test different prices, rates, rent increases, savings rates, and resale values. Change one assumption at a time so you can see what drives the result.
  6. Check the exit plan. Estimate what happens if you must sell, move, or keep the home for less time than expected.
  7. Choose the option you can live with. Buy only if the home solves a real need and the downside cases remain manageable; wait if waiting materially improves resilience or preserves necessary flexibility.

How to use market forecasts without letting them decide for you

Forecasts can provide context, but they should not replace your local numbers. Lawrence Yun, NAR’s chief economist, said, “Homeowners will continue to build wealth, while renters are simply spinning their wheels.” That is an attributed trade-association opinion, not a guarantee that every homeowner gains wealth or that renting has no financial value. Your result depends on purchase price, financing, ownership costs, local conditions, and how long you stay.

Use national figures to understand uncertainty, then make the decision with your budget, your neighborhood, and your likely plans. If your finances are not ready, waiting is a financial action: reduce debt, build reserves, improve credit, and gather better local data. If you are ready and the home meets durable needs, waiting solely for an unproven national drop is speculation rather than a plan.
