Investing in Real Estate vs. Stocks: Risks, Costs, and Liquidity

Neither real estate nor stocks is a universal winner. The better choice depends on what you mean by real estate, how soon you may need your money, how much price fluctuation you can tolerate, the total cost of ownership, and whether you want to manage a property. A rental house, a publicly traded real estate investment trust (REIT), a non-traded REIT and a stock are different investments with different exit rules.

For most investors, listed stocks and publicly traded REITs are easier to sell than a directly owned property. Direct real estate can provide control and a tangible asset, but it concentrates money in a particular property and location and requires a longer, more expensive exit. Stocks can be diversified across companies or funds, yet their market prices can fall quickly and some thinly traded shares can be difficult to sell without affecting the price.

Start by defining the investment

“Real estate” is not one asset class. Your comparison changes substantially depending on whether you buy property yourself, buy shares of a listed REIT, or purchase a non-traded REIT. Stocks are shares of companies; a REIT share is also a security, but the underlying business owns or operates income-producing real estate or related assets.

Direct property ownership

You hold an ownership interest in a specific house, apartment building, commercial property or other parcel. You decide whether to buy, finance, improve, lease, refinance or sell it, subject to local law and the terms of any loan. Your capital is tied to that property and its location. Valuation is based on appraisals, comparable sales, income and negotiations rather than a continuous exchange quote.

Publicly traded REIT shares

A publicly traded REIT is listed on an exchange and can generally be bought or sold during market hours. You gain exposure to a portfolio or business connected with real estate without purchasing a building directly. You do not choose the individual properties or run their operations; REIT management does that. The share price is visible and can move with the broader market, interest-rate expectations, the REIT’s sector and the company’s own results.

Non-traded REITs

Non-traded REITs are not listed on a securities exchange. They may offer redemption programs, but those programs can be limited, suspended or discontinued. Investor.gov describes these products as having potentially high upfront and ongoing fees, and exits can take much longer than selling an exchange-listed security. A periodic valuation is not the same as a continuously quoted market price.

Which is riskier: real estate or stocks?

There is no honest one-word answer. Risk comes from different sources, and the same label can describe very different investments. The SEC’s Investor.gov guidance recommends evaluating risk and return, fees, diversification, liquidity, goals and time horizon together rather than treating one asset as automatically safer.

Stock risks

A stock can lose value because of company-specific problems, such as poor results or a change in management, or because of events outside the company’s control. Market prices can change rapidly and are visible every trading day. A single company creates more concentration risk than a diversified fund or a portfolio of many companies. Investor.gov’s stocks FAQ states: “The risks of stock holdings can be offset in part by investing in a number of different stocks.” Diversification reduces the effect of one holding’s problems; it does not eliminate market losses.

Not every listed stock is equally easy to sell. A thinly traded security may have a wide gap between buyers’ and sellers’ prices, and a large order can move the market. Exchange listing therefore improves access to liquidity but does not guarantee a favorable price.

Risks of owning a property directly

Direct ownership concentrates capital in one asset and one location. The property’s condition, local demand, financing terms and operating decisions can all affect the outcome. You also carry responsibilities that a stock investor delegates: arranging maintenance, insurance and taxes, selecting or supervising managers, and handling a sale or refinance. A problem with one building cannot be diluted by gains in unrelated properties unless you own other investments.

Borrowing can magnify both gains and losses, so the effect of a mortgage depends on the property’s cash flow, interest rate, repayment schedule and your ability to meet payments. Those terms are specific to the transaction; they are not a reason to assume that all property investments have the same risk.

Risks of REIT shares

REITs combine real-estate exposure with security-market risk. A listed REIT’s price can fall even when the underlying buildings have not been revalued, because investors are repricing the company, its sector, financing conditions or the wider market. A REIT focused on one property type or region can be less diversified than its name suggests. Management quality, operating costs and business strategy also matter.

Non-traded REITs add a different risk: the absence of a continuous exchange market. A reported share value may not tell you what buyers would pay today, and a redemption request may be delayed, limited or rejected if the program is suspended. High fees can reduce the capital that remains invested.

Liquidity: how quickly can you get your money?

Liquidity means the ability to sell an investment and receive cash without an excessive delay or a large price concession. Investor.gov summarizes the principle this way: “Liquid investments can be sold readily and without paying a hefty fee to get money when it is needed.” Liquidity is about both speed and cost; an asset that sells quickly only after a steep discount is not fully liquid.

Direct property

A property sale requires preparation, marketing, negotiations, inspections, financing checks, legal work and closing. The time and expense vary with the property, market conditions and your need for cash. Refinancing is another possible exit, but it depends on lender approval, the property’s value and your financial circumstances. A direct owner should not treat a building as an emergency-fund substitute.

Listed stocks

Listed stocks can normally be sold through a brokerage account during market hours. The execution price is not guaranteed: a market order can fill at several prices, and a low-liquidity stock may move when you trade. A limit order can control the minimum sale price but may not execute.

Publicly traded REITs

Publicly traded REITs generally trade on exchanges and are typically more liquid than direct property. Their share prices can still be volatile, and liquidity differs among REITs. Selling gives you the market price at that time, not the value you paid or a guaranteed percentage of the property portfolio’s appraised value.

Non-traded REITs

Non-traded REITs are the least straightforward of these choices to exit. Redemption plans may cap the number of shares accepted, impose conditions or stop altogether. You may need to wait for a liquidity event or a sale of assets, and the process can be lengthy. Read the offering documents for redemption limits, suspension rights, valuation frequency and all charges before investing.

Compare the complete cost stack

Fees reduce the amount of money that remains invested and compounds over time. The SEC’s July 23, 2025 Investor.gov bulletin, “How Fees and Expenses Affect Your Investment Portfolio,” illustrates fee drag with a hypothetical portfolio; it is not a return comparison between stocks and real estate. Compare every cost, not just a stated commission or interest rate.

Direct-property costs

  • Acquisition: purchase-related charges, inspections, legal work and any other closing expenses.
  • Financing: interest, lender charges and the cost of maintaining required reserves.
  • Operation: repairs, upkeep, utilities paid by the owner, insurance, property taxes and compliance costs.
  • Management: your own time or payments to a property manager, leasing agent or contractor.
  • Disposition: marketing, broker, legal and closing costs when you sell, plus any loan payoff expenses.

There is no single national cost estimate that applies to every property. Location, building type, age, financing and the owner’s management choices determine the amounts. Build a property-specific budget before comparing it with a security’s expense ratio or trading cost.

Stock costs

Depending on the account and investment, you may encounter trading charges, fund expenses, advisory fees, account fees or other product costs. “Commission-free” trading does not mean an investment has no expenses. Review the fund prospectus, brokerage fee schedule and advisory agreement, and check how frequently charges are assessed.

REIT costs

Listed REIT shares generally involve the same brokerage and account considerations as other listed securities, plus the operating expenses of the REIT itself. Non-traded REITs can add substantial upfront selling commissions, dealer-manager fees, acquisition costs, ongoing management charges and transaction expenses. The exact figures differ by offering; do not generalize one product’s fee schedule to all REITs.

Time, control and diversification

Direct property gives you the most control and the most work. You can choose the asset, approve improvements and set operating policies, but you also absorb the consequences of those decisions. A listed stock or REIT delegates operations to company management. That removes property-level tasks but also removes your ability to change the building or business directly.

Diversification is easier to achieve with a broad stock fund or a portfolio of securities than with one building. A REIT can provide real-estate exposure across multiple properties, although concentration remains possible if the trust focuses on one sector or region. Diversification can lower portfolio risk; it cannot guarantee a profit or prevent losses.

Choose using a step-by-step process

  1. Define the job of the money. Separate emergency cash and near-term spending from money intended for a long-term investment. An asset that may take months to sell should not fund a bill due next month.
  2. Specify the real-estate exposure. Decide whether you mean a property you will own and operate, a listed REIT, or a non-traded REIT. Do not compare the liquidity of a listed REIT with a building as if they were interchangeable.
  3. Set a time horizon. A shorter horizon makes sale timing and price volatility more important. A longer horizon may allow you to tolerate market fluctuations or the illiquidity of property, but it does not remove risk.
  4. Measure concentration. Calculate how much of your net worth would be tied to one property, one location, one company or one REIT sector. Then consider whether other holdings offset that concentration.
  5. Build the full cost model. For property, include acquisition, financing, upkeep, taxes, insurance, management and disposition. For securities, include transaction, product and advisory fees. For a non-traded REIT, include every upfront, ongoing and redemption charge in the offering documents.
  6. Test a bad-case cash-flow plan. Ask how you would cover payments and expenses if the investment fell in value, produced less income than expected or could not be sold when planned. Avoid relying on a return that is not guaranteed.
  7. Check the exit mechanics. Confirm where and when shares trade, how orders work, whether a redemption program can be suspended, and what steps a property sale or refinance requires.
  8. Get individualized advice where needed. Tax treatment, financing and portfolio suitability depend on your facts and jurisdiction. A qualified tax or investment professional can review those issues; this comparison is educational, not personalized financial advice.

How the choice looks for different investors

You need dependable access to cash

Prioritize assets with a clear, functioning secondary market and keep money needed for near-term expenses outside an illiquid property or non-traded REIT. A listed security may be easier to sell, but check the specific stock or REIT’s trading volume and accept that the sale price can be below your purchase price.

You want control and accept hands-on work

Direct ownership may fit someone prepared to handle property decisions, local operating issues and a long sale process. Before buying, price professional management and maintenance rather than assuming your own time is free.

You want real-estate exposure without operating a building

A listed REIT can provide that exposure in a security account and usually offers easier trading than direct property. Evaluate the trust’s sector concentration, management, fees and market-price volatility. It is still a stock-market investment, not a building held in your name.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

You are considering a non-traded REIT

Treat liquidity and fees as central questions, not footnotes. Read the redemption policy, valuation method, suspension provisions, upfront charges and ongoing expenses. Do not assume that a stated share value means you can receive that amount immediately.

Common mistakes and how to avoid them

  • Calling all real estate “property.” Fix: identify direct ownership, listed REIT shares or non-traded REITs before comparing risk or liquidity.
  • Using a national cost guess for a local building. Fix: obtain property-specific estimates for financing, taxes, insurance, upkeep, management and sale costs.
  • Assuming exchange listing guarantees liquidity. Fix: check trading activity and order execution; low-liquidity stocks can be costly to sell.
  • Treating a REIT share as direct ownership. Fix: remember that management controls the assets and that the share price can diverge from appraised property values.
  • Looking only at the purchase fee. Fix: calculate recurring and exit costs and estimate their effect over your holding period.
  • Confusing diversification with safety. Fix: spread exposure where appropriate, while recognizing that diversified investments can still lose value.
  • Ignoring the exit clause in a non-traded REIT. Fix: understand redemption limits and suspension rights before committing money.

What the evidence does—and does not—establish

There is no verified, comparable statistic in the cited SEC investor-education material showing that real estate or stocks always deliver higher returns. Returns depend on the specific property, company, fund, REIT, purchase price, financing, fees, taxes, holding period and market conditions. A fee illustration from the SEC is not a cross-asset performance study.

The guidance used here is U.S.-focused and comes from SEC Investor.gov materials, including “Real Estate Investment Trusts,” “Investor Bulletin: Publicly Traded REITs” (August 30, 2016), “Investor Bulletin: Non-traded REITs” (August 31, 2015), “Stocks – FAQs,” “Investment Products,” “Liquidity (or Marketability),” “What is Risk?” and “Investor.gov Tips for 2026” (March 31, 2026). Rules, taxes and product terms can change, so read the current documents for the investment you are considering.
