You need a month-by-month test showing that dependable income and available assets cover essential costs, including the mortgage and $635 car payment. If the test produces a persistent shortfall, options include lower-cost work, a housing change, a mortgage workout or, only after careful counseling, a reverse mortgage.
At 72, Social Security timing is mainly a cash-flow decision. The Social Security Administration says, “There is no incentive to delay filing for your benefits after age 70.” Your benefit estimate, savings, mortgage terms, health costs and housing equity determine whether stopping work is sustainable.

Start with a one-page cash-flow test
Write down reliable monthly income and essential spending before deciding whether you can retire. Use after-tax amounts where possible, and separate necessities from expenses that can be paused.

Subtract essential expenses from dependable income. A surplus provides room for emergencies; a deficit must be covered by spending reductions, work, savings or a housing decision. Do not count home equity as spendable cash until you know how you would access it and what that access would cost.

Check Social Security before changing anything
If you have not claimed
Download or request a personalized Social Security estimate and verify whether an application is already on file. Because delayed-retirement credits stop at age 70, waiting at 72 will not increase the monthly retirement benefit. Compare the immediate benefit with your essential budget, tax situation and available savings rather than assuming that another year of delay is advantageous.
If you claim and work
Work is compatible with Social Security after full retirement age. Earnings do not trigger the pre-full-retirement-age withholding rules once you have reached full retirement age. Continuing to work can still raise a future benefit if new earnings replace a lower year in your highest-35-years earnings record.

For context, SSA’s 2026 figures set the earnings limit at $24,480 for a beneficiary who is under full retirement age all year and $65,160 in the year the beneficiary reaches full retirement age, counting only months before that age. Those limits do not reduce benefits for someone already past full retirement age, such as a 72-year-old. In 2026, $1,890 in covered earnings produces one Social Security credit, with no more than four credits in a year; credits matter mainly for eligibility and record-building, not as a reason to postpone filing after 70.

Protect the mortgage immediately
Do not wait for a missed payment. The Consumer Financial Protection Bureau advises, “If you can’t pay your mortgage or are worried about missing a mortgage payment, call your mortgage servicer right away.” HUD likewise says, “Contact your lender as soon as you realize that you have a problem.” Ask for the loss-mitigation department, explain the layoff and income change, and keep a dated record of every call, document and deadline.

Request a complete list of available options and the eligibility requirements. Depending on the loan, income, assets and delinquency status, the servicer may discuss a temporary forbearance, payment arrangement, modification or other workout. Ask how interest, escrow shortages, fees and the unpaid amount would be handled, and whether a proposed change increases the balance or extends the term.
A HUD-approved housing counselor can review the numbers at no or low cost and help you prepare documents. Counseling is especially important before signing a private “foreclosure rescue” agreement or borrowing against the house. If formal foreclosure notices arrive, contact an attorney or legal-aid service promptly; deadlines and protections vary by state.

Lower-cost work
Test jobs that reduce commuting, physical strain and vehicle costs. Compare net wages—not the advertised hourly rate—with transportation, clothing, insurance and any effect on other benefits. Part-time work can be a bridge while you negotiate with the servicer or decide whether to move.

Downsizing or selling
Ask for a realistic sale estimate, mortgage payoff, selling costs, moving expenses and the rent or purchase cost of replacement housing. A sale can remove the mortgage, but it also changes taxes, insurance, maintenance and access to family or medical services. Make the comparison using the net proceeds and the replacement monthly budget.

Refinancing or modifying
A refinance is not automatic after a layoff. The lender will assess income, credit, debt and property value. Ask the current servicer first about modification or other loss-mitigation programs, then compare any new rate, closing costs, term and total interest with the existing loan.
Reverse mortgage
The CFPB describes a reverse mortgage as “a special type of home loan for homeowners who are 62 and older.” A Home Equity Conversion Mortgage (HECM) generally requires the home to be your principal residence, sufficient equity to address an existing mortgage, and HUD-approved counseling. Loan proceeds can pay off the current mortgage or be received under an available payment plan.
A reverse mortgage is not free cash. You remain responsible for property taxes, homeowners insurance, maintenance and other occupancy requirements. The balance grows as interest and fees accrue, reducing remaining equity. The loan generally becomes due when you sell, permanently leave the home or die, and failure to pay property charges can cause foreclosure. Before proceeding, compare the principal limit, upfront and ongoing fees, repair or tax set-asides, spouse status, effect on heirs and a realistic repayment or sale plan.

- Obtain the SSA benefit estimate, confirm whether benefits are already claimed, and verify Medicare and other insurance premiums.
- Complete the bare-bones budget with the mortgage, $635 car payment, taxes, insurance, health care, utilities, food and debt minimums.
- Call the mortgage servicer before a missed payment, request written loss-mitigation information and document every conversation.
- Contact a HUD-approved housing counselor for an independent review of the loan and housing choices.
- Price a lower-cost job, downsizing and a sale using net monthly cash flow, not headline figures.
- Evaluate a reverse mortgage only after counseling and a side-by-side review of fees, equity loss, property-charge obligations and the exit plan.
- If foreclosure papers arrive, obtain state-specific legal advice immediately.
What information determines the answer
No one can responsibly declare retirement affordable from age, a layoff and two payments alone. The decisive inputs are your Social Security amount, pension or spouse income, liquid savings, mortgage balance and rate, home value, property taxes and insurance, car-loan balance, health costs, other debts, expected taxes and state rules. Gather those figures, run the cash-flow test and choose the option that closes any monthly gap without creating an unmanageable future obligation.
