The practical test is a cash-flow calculation: add up reliable monthly take-home income, subtract realistic household spending and other debt payments, then check whether what remains covers the mortgage and irregular costs without borrowing more or skipping priority bills. If the numbers are already tight, recalculate before a rate change or income change takes effect and speak to your lender before a payment is missed.
What “afford the mortgage” actually means
Affordability is not a universal income multiple or a single percentage of pay. It is whether your household can make the mortgage payment from normal income after paying for food, utilities, council tax, insurance, transport, childcare, essential maintenance and minimum payments on other debts. The same mortgage can be manageable for one household and impossible for another because their income, dependants, debts and essential costs differ.

Your calculation is a household budgeting check, not a replacement for a lender’s affordability assessment or personal debt advice. Lenders examine household income, regular bills, spending and debts when assessing affordability. MoneyHelper explains the factors lenders consider in its mortgage application guidance.

Collect the information before you do the maths
Use evidence rather than memory. Set aside recent bank statements, payslips, benefit statements, utility bills, council tax information, insurance renewals, transport costs, childcare invoices and statements for every credit commitment. A free online budget planner from MoneyHelper can provide a structured worksheet; its guidance on help with mortgage payments is available at MoneyHelper’s mortgage-payment support page.
Identify every reliable income source
- Start with monthly take-home pay, after tax, National Insurance, pension contributions and other deductions.
- Include the income of each person who genuinely contributes to the household budget, but do not count money that is earmarked for someone else.
- Record regular benefits, pensions, maintenance payments or other dependable income only when you expect them to continue.
- For variable hours, commission, overtime or self-employment, use a realistic monthly amount based on your normal pattern rather than your best month. Keep a separate note of income that is uncertain or occasional.
- Mark any income that is due to stop, reduce or change when a fixed-term contract, parental leave, benefit award or other arrangement ends.
List mortgage and housing costs separately
Write down the exact mortgage payment currently leaving your account, the interest rate, whether the rate is fixed or variable, the date a deal ends, the remaining term and whether the mortgage is repayment or interest-only. Check the latest statement or offer document rather than relying on an old figure.
Then add housing costs that are not included in the mortgage payment. These can include council tax, gas and electricity, water, buildings or contents insurance, ground rent or service charges, and a realistic allowance for essential repairs. If a cost is paid quarterly, twice a year or annually, convert it to a monthly amount so it is not forgotten.

- Food and household supplies, using several recent weeks rather than a deliberately frugal one.
- Transport needed for work, school, medical appointments or caring responsibilities, including fuel, public transport, parking, tax, insurance and routine maintenance.
- Childcare, school meals, prescriptions, medical needs and other unavoidable care costs.
- Phone, broadband and other services that are necessary for work, education or household administration.
- Essential personal spending and costs for dependants, including pets where the expense cannot reasonably be avoided.
Record other debts at the required payment
List credit cards, loans, hire purchase, overdrafts, buy-now-pay-later agreements and any arrears. Record each contractual minimum or scheduled payment, its interest rate if known, and when a promotional rate or payment arrangement ends. Do not omit a debt because you intend to clear it soon: the current payment still has to be made while you are testing the budget.
Turn irregular costs into monthly amounts
Review a full year if possible. Divide annual insurance, vehicle servicing, school costs, professional fees, Christmas spending, birthdays, clothing, appliance replacement and other predictable bills by 12. Add a realistic amount for less frequent essential repairs. This prevents a budget from appearing affordable for eleven months and failing when a large bill arrives.

Calculate your monthly mortgage affordability
Use this sequence and keep the figures in a worksheet you can update.
- Choose a normal month. Use current prices and current household circumstances. If a rate, rent, childcare bill or income change is already scheduled, prepare a second version for the date it starts.
- Total dependable take-home income. Separate regular income from amounts that are uncertain, one-off or dependent on extra hours.
- Total non-mortgage outgoings. Combine housing costs other than the mortgage, essential living costs, discretionary spending and the required payments on other debts. Keep the categories visible so you can see what could actually be changed.
- Subtract those outgoings from income. This is the amount available before the mortgage payment. If it is negative, the household already has a deficit before considering the mortgage.
- Subtract the mortgage payment. The remaining amount must cover food, utilities and other priority bills that were not included, plus normal irregular costs. If you have included every category, it is your monthly headroom.
- Check the result against bank activity. Compare the calculated balance with recent statements. A large unexplained difference usually means a category, annual bill or cash withdrawal has been missed.
- Run a change scenario. Recalculate for the payment shown when a fixed rate ends, a variable rate changes, a borrower’s income falls, or a major bill rises. Use the actual figure supplied by the lender where available, not a generic income rule.
A positive number is not automatically comfortable. Decide whether it is large enough to absorb ordinary variation and the irregular costs you identified. A zero or very small remainder means one late payment, repair or price increase could create a shortfall. A negative remainder means the current plan does not balance and requires action rather than optimism.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesTest whether the surplus is genuine
Look for borrowing that is hiding the deficit
Check whether balances on credit cards, overdrafts or short-term credit rise during the month and are reduced only when pay arrives. If borrowing is funding groceries, utilities or the mortgage itself, the apparent budget surplus is not sustainable. Include the minimum payment in the calculation, then treat recurring new borrowing as evidence that spending or income needs to change.
Separate essentials from choices without pretending choices are free
Mark expenses that could be reduced, paused or replaced, but do not erase them unless you have a credible plan. A subscription can be cancelled quickly; transport to work, childcare or a medically required cost usually cannot. Make a first version with current spending, then a second version showing specific changes and their realistic start dates. The second version is useful when speaking to a lender because it demonstrates what you can and cannot alter.
Allow for timing, not just totals
Two budgets with the same monthly total can behave differently if the mortgage leaves the account before payday or annual bills fall in the same week. Check payment dates, direct debits and the lowest balance during the month. Moving a payment date may help cash flow, but it does not reduce the amount owed; ask the lender before changing a direct debit.

Repeat the check whenever circumstances change
Update the calculation when income, interest rate, household costs, mortgage term or payment basis changes. Keep the previous version so you can show exactly what changed. A monthly review is particularly useful around a fixed-rate expiry, a new job, a separation, a new child, bereavement or a large increase in essential bills.
What the result tells you
The budget has a dependable surplus
If the calculation covers the mortgage, priority bills and irregular costs without new borrowing, keep monitoring it. Confirm the payment that will apply after any upcoming rate or term change. Do not treat occasional overtime, a bonus or a temporary spending freeze as permanent affordability unless you know it will continue.
The budget breaks even or leaves very little
This is an early-warning result. Identify the next unavoidable annual bill and test a modest income reduction or essential-cost increase. If that scenario produces a deficit, contact the lender before the change occurs. Early contact gives you time to understand choices while payments are still up to date.
The budget is already negative
Prioritise the mortgage and other priority household bills, stop relying on further borrowing where possible and contact the lender promptly. Explain the actual amount you can pay now and whether the problem is temporary or ongoing. A debt adviser can help when several commitments compete for the same money.
What if a rate change or mortgage term makes the payment unaffordable?
Prepare two figures before calling: the payment you are being asked to make and the amount your completed budget shows you can manage after essential spending. Have the date of the change, recent statements and details of any income or cost change ready. If you are on a fixed rate, the new payment may not apply until the deal ends; if the rate is variable, confirm when the lender will recalculate the direct debit.

Do not assume a general rule such as “the mortgage should be a fixed share of income” answers your case. The relevant question is whether the payment fits your documented cash flow after debts and essential costs.
Contact your lender before a payment is missed
Contact the lender as soon as your budget predicts difficulty, ideally while the account is up to date. MoneyHelper says lenders must treat borrowers fairly and consider requests to change how payments are made. You can read its guidance for people worried about rising mortgage costs at MoneyHelper’s rising-mortgage page.
Explain four things clearly:
- what has changed, such as a rate increase, job loss, reduced hours or an essential-cost rise;
- what your written budget shows for income, outgoings and the amount available for the mortgage;
- whether the difficulty is likely to be temporary, permanent or uncertain; and
- what payment you can make now without missing food, utilities or another priority bill.
Ask the lender to set out every option available on your account and to explain the consequences in writing. Do not agree solely because the first option lowers this month’s direct debit.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to compare repayment arrangements
Options and eligibility vary by lender and by borrower. Use the questions in the table when assessing an actual proposal rather than assuming that every lender applies an option in the same way.
| Possible arrangement | Immediate monthly effect | Questions about the longer term |
|---|---|---|
| Extend the mortgage term | Can reduce the scheduled monthly payment. | Ask how much additional interest will accrue, the new mortgage end date, any age or term limits, and whether the payment rises later. |
| Switch to interest-only for a period | Can lower payments while only interest is paid. | Ask how and when the capital will be repaid, the payment when the period ends, the total interest, eligibility and whether a repayment plan is required. |
| Reduced payments or another temporary arrangement | May reduce payments for an agreed period. | Ask what happens to unpaid capital or interest, the payment after the arrangement, the revised end date, total amount repaid, eligibility and credit-file reporting. |
For every proposal, request the exact monthly payment, duration, total interest or total amount repayable if supplied, revised end date, fees or charges, what happens when the arrangement ends, and how the arrangement will be reported to credit-reference agencies. A lower payment can cost more overall or create a larger payment later. The lender should explain the terms that apply to your account.

Ask for the offer in writing, keep the message or letter, and compare it with your budget before accepting. If the proposed payment still leaves a deficit, say so rather than agreeing to an amount you cannot sustain.
What if you cannot afford the mortgage this month?
Call the lender immediately and explain the amount available after essential costs. Do not wait for an automated missed-payment message. Ask what short-term arrangement can be considered, how it will affect arrears, charges, future payments and your credit file, and what documents the lender needs. Continue paying what you can only if the lender confirms how it will be allocated; never assume a partial payment prevents arrears.
If several debts are also unaffordable, obtain free, independent debt advice. MoneyHelper identifies Citizens Advice and Shelter as examples of organisations that can provide free, confidential help. A debt adviser can help prioritise commitments and communicate with creditors; you do not need to buy a product or pay a commercial firm to start getting guidance.

Understand the consequences of arrears
Missing mortgage payments can damage your credit file and may ultimately put your home at risk. That does not mean one missed payment automatically results in repossession, but ignoring contact allows arrears and charges to grow. Keep copies of every letter, email and online message, and write down the date, time, name or team and substance of each call.
MoneyHelper states that within 15 working days after arrears arise, the lender must tell you the total arrears, list missed or partly paid instalments, provide the exact amount outstanding under the mortgage and identify charges incurred or that may become due. Treat that information as a prompt to check your records and obtain advice, not as a deadline for waiting to act.
Ask the lender to correct any factual error and confirm the balance in writing. If you receive formal possession or court paperwork, seek urgent independent advice and do not ignore the documents.
Keep a mortgage-affordability file
- Save each version of the household budget with the date and the assumptions used.
- Keep payslips, benefit notices, bills, bank statements and mortgage statements together.
- Record the lender’s payment proposals, the date they start and what happens when they end.
- Note every call and keep written confirmation of any agreed arrangement.
- Set a reminder before a fixed-rate period, temporary arrangement or interest-only period ends.
- Recheck annual costs and variable spending after a few months; replace estimates with actual figures.
This file gives you a factual basis for a lender conversation and helps a debt adviser see the complete position quickly.

A simple decision path
- Income minus realistic non-mortgage spending leaves enough for the current payment: verify any upcoming rate or term change and keep monitoring.
- The current payment fits only if spending is unusually low or borrowing continues: revise the budget with real records and contact the lender before the next payment becomes difficult.
- The calculation shows a deficit now or after a known change: contact the lender promptly with the amount you can pay and request written details of available arrangements.
- A payment has already been missed or several debts are in arrears: contact the lender and obtain free independent debt advice immediately, keeping all correspondence.
The most useful affordability figure is therefore not a percentage of income. It is the documented amount left after dependable income, complete household costs, other debt payments and realistic irregular spending—and whether that amount continues to cover the mortgage under the next change you can foresee.
