The lower rate or payment is only beneficial if the savings recover the new loan’s closing costs, any penalty on the old loan, and the interest created by the new repayment term before you sell, move, or refinance again.
For a sound decision, gather your current loan details, obtain written Loan Estimates from several lenders, compare offers on identical assumptions, and calculate the total cost over the period you realistically expect to keep the home or loan. This is general U.S. consumer information; the right choice depends on your loan, credit, property value, and the offers you actually receive.

What it means to switch to a lower rate
A refinance replaces your current mortgage with a new mortgage. At closing, proceeds from the new loan pay off the old balance, and you then make payments under the new loan’s rate, term, and conditions. Mortgage origination and settlement services generally create closing costs and fees, even when a lender markets the transaction as “no closing cost.”
The objective may be a lower interest rate, a smaller payment, a more predictable payment, a faster payoff, or a combination. These goals can conflict. A lower payment may result from extending the repayment period rather than from a large rate reduction, and a longer term can increase the total interest paid.

The Consumer Financial Protection Bureau (CFPB) says borrowers keep a mortgage for about five years on average before moving or refinancing. That figure is presented on CFPB’s loan-offer comparison guidance without a publication year, so use it only as a broad planning reference, not as a forecast of your own timeline.
Step 1: Define your goal and collect the existing-loan facts
Choose the result you want
Write down the primary reason you are considering a refinance. Common objectives include:
- Reducing the interest rate and long-run interest cost.
- Lowering the monthly principal-and-interest payment.
- Changing from an adjustable-rate payment to a fixed-rate payment for greater stability.
- Shortening the payoff period.
- Changing another loan feature that no longer fits your finances.
A lender can structure an offer around one objective while making another worse. For example, a 30-year replacement loan may lower the payment compared with a loan that has fewer years remaining, but it can restart amortization and extend the date when you become debt-free.

Record the current loan
Use your latest mortgage statement, closing documents, and servicer information to assemble a complete baseline:
- Current unpaid principal balance.
- Interest rate and whether it is fixed or adjustable.
- Remaining term and expected payoff date.
- Monthly principal-and-interest payment.
- Property-tax and homeowners-insurance escrow amounts, if included in the payment.
- Mortgage insurance, if any, and the conditions for removing it.
- Any prepayment penalty or other payoff charge.
- Whether a second mortgage or home-equity lien exists.
Do not compare only the total payment shown on a statement. Escrow for taxes and insurance can change independently of the lender’s rate, so separate principal and interest from items the refinance may not control.
Step 2: Request comparable written offers
Contact several lenders
Ask multiple banks, mortgage companies, or credit unions for written Loan Estimates. Give each lender approximately the same loan amount, product type, occupancy information, and repayment term so the offers are comparable. Rates and fees can vary by lender and can change with market conditions, credit profile, property value, loan-to-value ratio, and other underwriting factors.

Ask each lender to explain every material difference. CFPB guidance says borrowers can ask lenders for a better deal. A lender may be able to improve pricing, reduce a charge, change points or credits, or explain why a fee is controlled by a third party rather than by the lender.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsRead the Loan Estimate as a comparison document
Review the rate and annual percentage rate (APR), loan term, monthly principal-and-interest payment, mortgage insurance, lender charges, lender credits, estimated cash to close, and the amount of costs being added to the balance. Also check whether the estimate assumes an escrow account and whether the new loan has any prepayment provision.
| Comparison item | What to check | Why it matters |
|---|---|---|
| Interest rate and APR | Compare both, not the note rate alone. | APR incorporates certain loan costs and helps reveal when a low advertised rate carries substantial fees. |
| Loan term and payoff date | Compare the proposed term with the years remaining on your current loan. | A longer term can reduce the payment while increasing the years of interest and delaying payoff. |
| Monthly payment | Separate principal and interest from taxes, insurance, mortgage insurance, and escrow. | Only some payment components are changed by the refinance. |
| Upfront charges | Review lender fees, appraisal or other third-party charges, recording costs, and prepaid items. | These costs determine how long savings take to recover. |
| Points and lender credits | Identify the upfront amount paid for points or the credit received in exchange for a higher rate. | The choice affects both cash due at closing and the future payment. |
| Cash to close and financed costs | Check what you must bring and what is added to principal. | Financed costs increase the balance and future interest. |
| Mortgage insurance and escrow assumptions | Confirm whether the new loan requires mortgage insurance and how escrow is handled. | These items can materially change the real monthly outlay. |
| Prepayment provisions | Check the new documents and the existing loan for penalties or payoff restrictions. | A charge can change the break-even calculation or make a future move more expensive. |
Taxes, insurance, and some other third-party charges may not be controlled by the lender. Compare those estimates separately and ask why they differ rather than assuming the lowest figure is guaranteed.
Step 3: Compare points and lender credits
Points
Points are upfront charges paid to obtain a lower interest rate. They make sense only when the payment savings continue long enough to recover the additional cash paid at closing. A borrower who expects to sell or refinance soon may never reach that point.
Lender credits
Lender credits reduce the amount you pay upfront, generally in exchange for accepting a higher interest rate. The credit can help when available cash is limited, but the higher rate can raise payments and total interest for as long as the loan remains outstanding.

Step 4: Calculate a realistic break-even period
A first screen is:
Break-even months = refinance costs ÷ estimated monthly savings.
Use comparable figures in the calculation. Include lender and third-party closing costs, points, and any penalty for paying off the existing loan. If costs are rolled into the new balance, count them as a cost even though they are not paid in cash at closing.
Illustrative calculation
Suppose a hypothetical refinance has $4,000 in total costs and lowers principal-and-interest payments by $150 per month. The simple break-even point is about 26.7 months ($4,000 ÷ $150). This is only a screening estimate. It does not by itself account for a new term, financed costs, changing escrow, tax effects, the opportunity cost of cash, or the possibility that you leave the loan earlier.

Test more than one holding period
Estimate the total position if you sell or refinance after several realistic periods, such as two years, five years, and the time you expect to keep the property. For each period, compare:
- Payments made under the current loan.
- Payments made under the proposed loan.
- Upfront cash and financed closing costs.
- The remaining balance under each loan at the end of the period.
- Any prepayment penalty or payoff charge.
A refinance that appears attractive over the full scheduled term may be unfavorable if you expect to move before the costs are recovered. Conversely, a loan with a higher upfront cost may be less expensive over a long stay if its lower rate produces sustained savings.
Step 5: Understand the term and total-interest tradeoff
Compare the remaining term of your current mortgage with the proposed term, not just the monthly payment. Replacing a loan with 22 years remaining with a new 30-year loan can lower the payment because repayment is spread over more years. It may also restart the interest-heavy early portion of amortization and increase total interest.

If the goal is a lower payment without unnecessarily extending debt, ask whether the new loan can use a term close to the years remaining on the existing loan. If the goal is a faster payoff, compare a shorter term and confirm that the higher required payment fits your budget even if other expenses rise.
Use the Loan Estimate and lender-provided amortization information to compare the balance and interest at the dates that matter to you. A lower rate does not guarantee lower total cost when the new balance, term, points, or fees differ materially.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Step 6: Treat “no closing cost” offers as a payment tradeoff
“No closing cost” does not mean mortgage origination and settlement services are free. A lender commonly handles the expense in one of two ways:
- Higher rate with a lender credit: the lender offsets upfront charges, but the higher rate can increase monthly payments and long-run interest.
- Costs added to the loan balance: you bring less cash to closing, but the larger principal can increase interest and reduce equity.
Ask the lender to identify the exact fees covered, the rate used, the credit amount, and whether any costs are being financed. Compare that structure with a lower-rate offer that requires cash at closing over the holding period you expect. The label alone is not a cost comparison.
When a refinance may not work in your favor
A lower quoted rate can still be a poor financial move when:

- Closing costs, points, or a prepayment penalty consume most of the projected savings.
- The new term extends repayment enough to increase total interest substantially.
- The lender requires mortgage insurance or other charges that offset the rate reduction.
- Your home value has fallen, limiting available equity or changing the loan’s pricing and eligibility.
- Your credit standing or income has changed, producing less favorable terms than expected.
- Costs are financed and the larger balance conflicts with your equity or debt-reduction goals.
These are decision factors, not automatic disqualifiers. A borrower who expects to remain in the home for many years may rationally accept upfront costs for durable savings, while a borrower planning a near-term move may prefer to keep the current loan even with a higher rate.

VA-backed loans: check the IRRRL option
Borrowers with an existing VA-backed mortgage may qualify for a VA Interest Rate Reduction Refinance Loan (IRRRL). The program is designed to reduce payments or make them more stable, including by changing from an adjustable-rate mortgage to a fixed-rate mortgage.
Core eligibility points
- The refinance must replace an existing VA-backed loan.
- The borrower must certify current or prior residence in the home under the program’s requirements.
- If a second mortgage holder exists, that holder must agree to the new VA-backed loan becoming the first mortgage.
You apply through a participating private bank, mortgage company, or credit union, not directly through the Department of Veterans Affairs. Closing costs and potentially a VA funding fee may apply. In some circumstances, costs can be included in the new loan or offset with a higher rate, creating the same balance-versus-payment tradeoff described above.
VA rules, lender overlays, fees, and eligibility details can change. Confirm current requirements with VA and the lender, and compare the IRRRL’s rate, term, costs, and projected balance with your existing loan and other eligible options.

Step 7: Review the final disclosure and close carefully
Before signing, compare the final Closing Disclosure with the Loan Estimate. Check the rate, loan amount, term, projected payment, points, lender credits, cash to close, and any costs added to principal. Ask about any change you do not understand. Confirm how the old loan will be paid off and how the first payment date under the new loan affects your cash flow.
Keep copies of the final documents, including the note, Closing Disclosure, escrow information, and payoff statement. Verify with the old servicer that the previous loan is paid in full and that any automatic payment instructions are updated so you do not accidentally make a duplicate or missed payment.
