How to Switch Mortgage Brokers During Your Home Search

Yes. You can change mortgage brokers or lenders before you sign your final closing documents. A Loan Estimate does not commit you to that provider; the Consumer Financial Protection Bureau (CFPB) says, “You’re not committed to a lender until you sign the final closing documents.” However, switching can require a new application, new underwriting work, additional fees or appraisal steps, and a revised rate lock. It can also put a purchase-contract deadline at risk.

The safest approach is to obtain a written Loan Estimate from the replacement provider, compare the two offers line by line, confirm a realistic closing timeline, understand fees and rate-lock consequences, then tell both providers what you are doing. Keep your real-estate agent informed so a delay does not surprise the seller.

What switching actually means

“Mortgage broker” and “lender” are not interchangeable terms. A broker typically helps you find and arrange a loan with a creditor, while a lender or creditor underwrites and funds the mortgage. You may decide to leave the broker but keep the same creditor, or you may move the entire application to a different lender. Ask both parties exactly which change you are making and which company currently controls the application, disclosures, appraisal order, underwriting file and rate lock.

The CFPB’s consumer guidance applies broadly to U.S. mortgages covered by the relevant rules. It does not create a universal rule that an application, fee, appraisal report or locked rate transfers automatically from one provider to another. State law, loan program rules, contract language and individual lender policies can change the answer for a particular file.

When changing providers is sensible

Before moving a file, identify the problem you are solving. A lower advertised rate is only one possible reason, and it may not produce a cheaper loan after points, lender credits, closing costs, lock-extension charges and the risk of a delayed closing.

Service or communication problems

The CFPB says you may look for another lender if an officer is uncomfortable to work with, cannot answer questions, or is too pushy. Compare what the officer says with the written disclosures. If verbal promises about rate, fees, payment or eligibility are absent from the Loan Estimate or other documents, treat the written figures as the evidence you can evaluate.

Eligibility or underwriting concerns

A provider may determine that your income, credit profile, property type, down payment or loan program does not fit its guidelines. A second provider may have a different set of available programs, but it will still need to verify your information. Ask what specific condition caused the problem and whether the replacement lender has reviewed the same facts before you withdraw the first application.

Documented cost or term improvement

Switch only after receiving a new written estimate. A rate quoted by phone, email or an advertisement is not enough to establish that the replacement is better. Include the cost of work already performed and any likely delay when calculating the benefit.

Get a real Loan Estimate from the new provider

Shopping multiple mortgage providers is allowed and encouraged. To obtain a Loan Estimate, give the lender these six items:

  1. Your name.
  2. Your income.
  3. Your Social Security number so the lender can obtain credit information.
  4. The property address.
  5. An estimate of the property’s value.
  6. The desired loan amount.

After receiving those six pieces of information, the lender generally must provide the Loan Estimate within three business days, according to the CFPB’s application guidance: What do I have to do to apply for a mortgage loan? This timing is a disclosure requirement, not a promise that underwriting or closing will be completed in three days.

An issued Loan Estimate does not mean the loan has been approved or denied. The CFPB notes that this remains true even if the interest rate is locked. Read the document as a proposed set of terms and costs, not as a final commitment to fund your purchase.

Compare both offers on an apples-to-apples basis

Use the same property value, loan amount, loan type, occupancy, down payment and assumptions for each estimate. Then compare the items that affect the total cost and the likelihood of closing on time.

Item to compare Questions to ask Why it matters
Loan type and amount Are both estimates for the same conventional, FHA, VA, USDA or other program, term and principal? A different program can change eligibility, mortgage insurance, fees and payment.
Interest rate Is the rate fixed or adjustable, and is it locked or still floating? A lower floating rate can rise before closing; a locked rate has an expiration date and possible extension cost.
Points How much cash is being paid upfront to obtain the quoted rate? Points increase cash needed at closing and only make sense if the savings justify the upfront charge for the time you expect to keep the loan.
Lender credits Is a credit reducing closing costs, and is it tied to a higher interest rate? A credit can lower cash to close while increasing long-term interest expense.
Estimated closing costs Which charges are lender-controlled, and which are taxes, insurance, title or other third-party estimates? Switching may cause some charges to be paid again, and estimates can change as details are verified.
Projected payment Does the payment include principal, interest, mortgage insurance, taxes and homeowners insurance where applicable? Comparing only principal and interest can hide a materially different monthly obligation.
Risky features Are there adjustable rates, balloon payments, prepayment penalties or other features you did not request? A lower initial payment may carry future payment or refinancing risk.
Rate-lock terms When does the lock expire, what events can void it, and what does an extension cost? A lock that expires before closing may require a fee, a new rate or both.
Cash to close How much money must you bring, including down payment, closing costs and credits? The offer that looks cheapest by rate may require more immediate cash.

The CFPB’s comparison guidance recommends requesting and reviewing multiple Loan Estimates: Request and review multiple Loan Estimates. Do not choose a provider solely because its advertised rate is lower; evaluate the complete written offer and the cost of changing course.

Confirm the replacement lender can meet your contract deadline

Switching can mean starting portions of the mortgage process over. The CFPB warns that this may delay or endanger closing: Choose a loan offer. Before authorizing the move, ask the replacement lender for a written or clearly documented timeline covering:

  • Initial document review and underwriting.
  • Any updated income, asset, employment or identity documentation.
  • Whether a new appraisal, appraisal review or property inspection is required.
  • Title, insurance and other closing conditions.
  • The lender’s target clear-to-close date.
  • How much time remains before the purchase contract’s closing date and any financing deadlines.

Give the lender the actual contract dates, not a hoped-for closing date. Tell your real-estate agent about the proposed switch and ask whether an amendment, notice or seller communication is needed. A delayed closing can affect your deposit and the purchase itself, depending on the contract and applicable law.

Understand rate locks before you withdraw

Ask the current provider for the lock date, locked rate, expiration date, permitted changes and extension policy. Then obtain the same information from the replacement lender. A lock is a pricing agreement for a stated period; it is not proof that underwriting is complete or that the loan will be approved.

If the current lock will expire before the new lender can close, ask what an extension would cost and who would pay it. If you move to a new lender, the new provider may quote a different rate and may require a new lock. Do not assume the old lock follows you. The CFPB’s Loan Estimate guidance specifically directs borrowers to examine whether the rate is locked and when that lock expires: Request and review multiple Loan Estimates.

Find out what you have already paid

Request an itemized accounting from the current broker or lender. Ask:

  • Whether an application fee has been charged and whether any portion is refundable.
  • Whether an appraisal or other third-party service has been ordered or completed.
  • Whether an appraisal fee, credit-report fee or other charge is refundable under the provider’s agreement.
  • Whether a rate-lock fee or extension fee has been paid or could become due.
  • Whether any credit or pricing concession depends on closing with that provider.

The CFPB states that application and appraisal fees may or may not be refundable. It has not established a general rule that appraisal work transfers to a new provider, so ask both companies whether an existing report can be used and whether the new lender’s rules permit it. Obtain the answer in writing before treating an old fee or report as reusable.

Express intent to proceed only after comparing the file

When you decide on the replacement provider, tell that lender clearly that you intend to proceed with the selected loan and then supply the requested documents. “Intent to proceed” is the borrower’s indication that the lender should move the application forward; the CFPB explains the term here: What does Intent to Proceed mean?

After issuing a Loan Estimate, a lender generally may treat an application as incomplete and close it if you do not express intent to proceed within 10 business days, according to the CFPB’s application guidance. That is a consumer-guidance timing rule, not a guarantee of how quickly a purchase loan can close. If you need more time to compare, ask the lender how it will keep the file open and whether any fee or revised disclosure applies.

Close out the old application in writing

Once the new lender has confirmed its timeline and you have chosen to proceed, notify the previous broker or lender promptly. A short written message should state that you do not intend to proceed with that application and request confirmation of:

  • The date the application will be marked withdrawn or closed.
  • Any fees paid, amounts retained and refund process.
  • The status of any appraisal, credit report or other ordered service.
  • The status and expiration of any rate lock.
  • Documents you should retain for your records.

The CFPB says that if you decide not to proceed with a particular application, you do not have to do anything further for it; the lender will most likely close it. See What do I have to do to apply for a mortgage loan?. Written notice is still useful because it creates a clear record and helps prevent two providers from working toward different closing dates.

Protect your credit while you shop

Mortgage credit shopping is treated differently from opening unrelated accounts. The CFPB says multiple mortgage credit checks within a 45-day window are recorded as a single inquiry in its guidance, although inquiries typically have a small negative effect on a credit score: What happens when a mortgage lender checks my credit?

That protection does not mean every new credit application is harmless. Avoid opening credit cards, financing a car, taking out personal loans or otherwise applying for unrelated credit while your mortgage is being processed. New accounts can create additional inquiries, change your debt-to-income ratio and require more underwriting documentation. Keep balances and payment history stable until closing.

Broker switch versus lender switch

Changing only the broker

If the same creditor will fund the loan, ask whether the existing application, disclosures, lock and appraisal can remain with that creditor under its policy. The broker may not control every item, so obtain confirmation from the creditor or its designated loan team. Do not assume that changing the person who communicates with you leaves the file unchanged.

Changing the lender or creditor

A new creditor will generally need to evaluate the application under its own procedures. It may request a new set of documents, order its own appraisal or credit information, issue a new Loan Estimate and set a new rate lock. The original lender’s approval, pricing and closing schedule do not automatically bind the replacement lender.

What to do if the switch is urgent

The current provider stops responding

Send a dated email and call the office’s escalation contact. At the same time, request a Loan Estimate from a backup provider using the six required data points. Tell the backup provider the contract closing date and the current lock expiration so it can say whether the timeline is realistic.

The new offer is cheaper but closing is close

Ask for a written milestone schedule and the lender’s latest acceptable date for receiving documents. Compare the potential savings with any new appraisal or application fee, lock-extension charge and contract risk. Ask your agent whether the seller would agree to a written extension before you withdraw the existing application.

An appraisal has already been completed

Ask the original and replacement lenders whether the report can be transferred or reviewed under their policies. The answer can depend on the loan program, appraisal rules and how the report was ordered. Budget for a possible new appraisal rather than assuming the first one will be accepted.

The new lender changes the terms

Do not rely on the first estimate if the lender later changes the rate, points, credits or payment. Request the updated disclosure, identify the reason for each change and confirm that the revised cash to close still works for you. If the revised offer no longer meets your needs, you can continue comparing providers while watching the contract deadline.

A practical switching checklist

  1. Write down the reason for changing and the exact outcome you need.
  2. Collect the current Loan Estimate, lock confirmation, fee receipts and contract deadlines.
  3. Request a Loan Estimate from the replacement provider using the six required application items.
  4. Compare rate, points, credits, total costs, payment, cash to close, risky terms and lock details.
  5. Ask the replacement lender to confirm underwriting, appraisal and closing timing against the contract.
  6. Ask the current provider about paid fees, refundability, appraisal status and lock consequences.
  7. Tell the new lender you intend to proceed and submit documents promptly.
  8. Notify the old provider in writing that you do not intend to proceed and request a final accounting.
  9. Tell your real-estate agent and coordinate any contract notice or extension.
  10. Avoid unrelated new credit and keep finances, employment and documentation stable until closing.

Limits of the general guidance

CFPB materials provide broad U.S. consumer guidance, not a determination of every state-law, loan-program, purchase-contract or lender-policy question. Your contract may impose deadlines or remedies that are not described in a Loan Estimate. If a switch could affect earnest money, a financing contingency, a lock-extension charge or the closing date, ask the involved loan providers and your real-estate or legal professional for advice specific to your transaction.
