How to Submit a Decision in Principle Through a Mortgage Broker

By TheFinanceBase Team 10 min read

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

To obtain a decision in principle (DIP) through a UK mortgage broker, give the broker complete, accurate information about your identity, address history, income, spending, financial commitments and deposit. The broker uses those details to identify a suitable lender route, explains the lender’s credit-search approach, and submits the initial request. A DIP is an estimate of what a lender might lend—not a mortgage offer, legal promise or guarantee. The lender makes its final decision only after a full application and more detailed checks.

What a decision in principle is—and what the broker does

A decision in principle is an initial indication from a lender that, based on the information supplied at that point, it may be prepared to lend up to a stated amount. Lenders and brokers may use different names, including agreement in principle (AIP) or mortgage in principle (MIP). The label does not change the limited status of the document.

Your broker is the intermediary between you and the lender. You provide the facts; the broker considers which lender route may fit those facts, tells you what information that lender requests, and submits the initial enquiry. The broker should explain whether the advice covers the whole market or a restricted panel, because that affects which lenders can be considered. There is no single submission form or universal lender process: fields, evidence and credit-search methods vary.

A DIP can help you understand a realistic price range before viewing or offering on a property. It can also show an estate agent that you have taken an initial borrowing step. It does not reserve funds, prove that a particular property is acceptable security, or require you to use the lender that issued it. GOV.UK states that obtaining a decision in principle from one lender does not oblige you to take that lender’s mortgage.

How do I get a decision in principle through a mortgage broker?

  1. Check your credit report first. MoneyHelper recommends checking your report before applying so you can identify inaccurate information or unexpected commitments. Do this before sending the broker figures, and tell the broker about anything that could affect the application.
  2. Assemble your personal and financial details. Have your full name, date of birth, current and recent addresses (MoneyHelper identifies a three-year address history), income, regular monthly outgoings, existing commitments and deposit amount ready. Use figures that match your statements and payslips rather than estimates designed to increase the borrowing figure.
  3. Explain your circumstances to the broker. Tell the broker how you are paid, whether income is variable, what debts or credit commitments you have, and whether any part of the deposit is gifted. The broker needs the complete picture to identify a suitable lender route. Omitting a commitment can make the initial result misleading and create problems at full application.
  4. Ask which lender will be approached and what search will be run. Before submission, ask whether the chosen lender uses a soft or hard credit search for its DIP, whether the result is recorded on your file, and whether the lender has a stated validity period. The evidence does not establish one search type for all brokers or lenders, so do not assume.
  5. Authorise the submission and provide requested evidence. The broker may obtain the DIP from the lender’s system using your answers. Requirements differ: some lenders may ask for limited information initially, while others may request documents early. Supply only genuine, current documents and query any discrepancy immediately.
  6. Read the result in full. Check the lender name, maximum or indicative loan amount, assumptions, conditions and expiry date. Compare the figure with the payment level and total budget you can actually sustain; the lender’s estimate is not a personal spending recommendation.
  7. Use the DIP as an early step, not the finish line. Once an offer on a property is accepted and you are ready to proceed, the broker or you submits the full mortgage application. The lender then performs more detailed borrower and property checks and may arrange a valuation.

What information does a broker need for a DIP?

MoneyHelper identifies the following core information for a mortgage in principle. Your broker may request additional fields because each lender’s affordability and eligibility process differs.

Information What to give the broker Why accuracy matters
Identity Full name and date of birth, matching your identification. The lender must match your application to the correct credit and identity records.
Address history Current address and recent addresses; MoneyHelper refers to a three-year history. Gaps or inconsistent dates can require clarification and delay assessment.
Income Your employment or other income details, using the figures and frequency the broker requests. The lender’s initial estimate depends on the income information entered.
Regular spending Monthly household outgoings and recurring costs. Affordability is assessed against income after committed expenditure; there is no single formula that applies to every borrower.
Financial commitments Loans, credit cards, childcare or other regular commitments relevant to your circumstances. Unreported commitments can make the DIP overstate what is affordable.
Deposit Deposit size and its source, including whether any portion is gifted. The lender may later require evidence of the funds and a gifted-deposit declaration where relevant.

If the DIP amount looks inconsistent with your own budget, ask the broker exactly which income, spending and commitments were included. The figure may reflect the lender’s initial assumptions rather than every cost you expect to carry as a homeowner.

Which documents should you prepare?

A DIP can sometimes be issued from declared information, but a full mortgage application commonly requires evidence. Preparing it early reduces scrambling after an offer is accepted; it does not mean every lender will demand every item before issuing a DIP.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Proof of identity: the identification document the lender accepts.
  • Proof of address: documentation showing your current address, with the period and format specified by the lender.
  • Proof of earnings: payslips or other evidence appropriate to how you are paid. A P60 may be requested where relevant.
  • Bank statements: statements covering the period the lender requests, showing income, spending and the movement of deposit funds.
  • Benefits evidence: proof of benefits where those payments form part of the information being assessed.
  • Deposit evidence: statements or other records showing the source and availability of your deposit.
  • Gifted-deposit declaration: a declaration may be required when another person provides all or part of the deposit.

Ask the broker for the case-specific document list and acceptable formats. Do not alter, crop or omit information from a statement to make the figures appear more favourable. If a document is unavailable, explain why and ask what substitute the lender accepts.

Will a mortgage in principle affect my credit score?

It depends on the lender’s search. A lender may use a soft credit check, which is not visible to other lenders in the same way as a hard search, or a hard check that is visible on your credit file. Because there is no universal DIP search method, ask the broker which lender will be approached and what type of search it performs before authorising submission.

MoneyHelper distinguishes the initial search from the more detailed checks at full application. NatWest describes its AIP as non-binding and says a full credit check forms part of the later application process. These are lender-specific descriptions, not a rule that every lender follows identically.

Checking your own credit report before speaking to a broker is different from asking a lender to assess you. Review the report for wrong addresses, accounts that are not yours or other errors, and raise corrections through the relevant process before the broker submits information. Give the broker a consistent explanation of any unusual entry rather than trying to conceal it.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does a decision in principle guarantee a mortgage?

No. A DIP is not a legally binding promise and does not guarantee that a mortgage will be offered. NatWest explicitly states that its AIP is not legally binding. MoneyHelper warns that an application can be declined after an AIP, and its guidance describes the initial indication as separate from the final mortgage offer.

The full application supplies information that the DIP may not settle: verified income and expenditure, complete credit checks, the source of the deposit, identity and address evidence, and property-specific information. The lender may arrange a valuation and decide whether the property provides acceptable security. A change in your circumstances, a discrepancy in the evidence or an issue with the property can therefore produce a different result.

How long is a DIP valid?

MoneyHelper says a mortgage in principle is typically valid for 30 to 90 days. That is guidance, not a promise for every lender. Use the expiry date and conditions printed on your particular DIP, and ask the broker what happens if the date passes while you are still looking.

Do not assume that an expired document can simply be reused. The lender may need refreshed income, spending or credit information, and its criteria may have changed. Tell the broker promptly if your circumstances change before expiry—for example, a new job, a new borrowing commitment, a different deposit source or a significant change in regular expenditure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What happens after the DIP?

Before you make an offer

Use the indicative amount as one input when setting a viewing and offer budget. Keep a separate allowance for the costs and risks that are not captured by the lender’s maximum figure. The DIP does not confirm that a particular property is worth the price or that the lender will accept its condition and construction.

After an offer is accepted

  1. Tell the broker that you are ready to proceed and provide the property details requested.
  2. Confirm that the DIP is still within its stated validity period and that your personal and financial information is unchanged.
  3. Supply the complete evidence list, including identity, address, earnings, statements, deposit and any gifted-deposit declaration that applies.
  4. Complete the full mortgage application. The lender carries out more detailed checks and may arrange a valuation.
  5. Respond promptly to follow-up questions. Do not treat an initial indication as approval until the lender issues the formal mortgage offer.

The broker can explain what remains outstanding, but only the lender can make the final lending decision. If the application does not proceed, ask the broker to explain the reason and the next practical step rather than submitting inconsistent information elsewhere.

What if the DIP amount is too low or the request is declined?

If the amount is lower than expected

Ask the broker to show which income, outgoings and commitments were entered and whether any information was misunderstood. Check that the deposit and address history are recorded correctly. A lower figure may be the result of the lender’s affordability method, not an error, and there is no universal affordability calculation for every borrower.

If the lender declines the DIP

Request a clear explanation of what the lender can disclose. Review your credit report for errors and discuss the complete circumstances with the broker. The broker may reassess which lender route is suitable, but any new submission must use the same truthful information. Do not apply repeatedly without understanding the search type and the reason for the first outcome.

If your circumstances change

Tell the broker before progressing. A new commitment, altered income, change of employment or different deposit source can affect the full assessment even if the original DIP has not expired.

Questions to ask a mortgage broker before submission

  • Which lender or lender panel are you considering, and is your advice whole-market or restricted?
  • What information will you enter for income, spending, commitments and deposit?
  • Will this lender run a soft or hard credit search for the DIP, and how will it appear on my file?
  • What documents are needed now, and which will be required for the full application?
  • What amount is indicative, what conditions apply, and when does the DIP expire?
  • What should I do if my circumstances or the property details change?
  • What is the next step after an offer is accepted, and who will submit the full application?

These questions make the process transparent without assuming that every broker or lender uses the same terminology, search or document list.

Common mistakes and how to avoid them

  • Entering optimistic figures: use actual income and regular spending. An inflated DIP can create a larger problem at verification.
  • Leaving out commitments: disclose loans, credit and other recurring obligations so the initial affordability picture is credible.
  • Assuming every search is soft: obtain the lender-specific answer before submission.
  • Treating the maximum as a target: the lender’s estimate is not a recommendation to borrow that amount.
  • Ignoring the expiry date: diarise the date shown on the DIP and ask about renewal requirements.
  • Confusing a DIP with an offer: plan for a full application, verification and possible valuation after an offer is accepted.
  • Using inconsistent documents: ensure names, addresses, income figures and deposit evidence agree across the information sent to the broker and lender.
  • Assuming the issuing lender must be used: GOV.UK confirms that obtaining a DIP does not commit you to that lender.

How to judge the DIP you receive

Read beyond the headline borrowing figure. Identify the lender, the assumptions used, any conditions, the validity period and whether the document describes an estimate rather than an offer. Check that your own planned budget remains affordable if rates, household costs or circumstances change; the DIP does not perform that personal budgeting decision for you.

Keep the document and the information submitted with it. If the broker later asks why the full application differs, you can identify whether your circumstances changed or whether an entry was corrected. When in doubt, ask the broker to explain the difference before authorising the next submission.

Key points to remember

  • Give the broker truthful identity, address, income, spending, commitment and deposit details.
  • Check your credit report before submission and ask whether the chosen lender uses a soft or hard search.
  • Prepare likely evidence—identity, address, earnings, statements, deposit and any gifted-deposit declaration—but follow the lender’s case-specific list.
  • Use the lender’s own expiry date; MoneyHelper says typical validity is 30 to 90 days.
  • A DIP is an initial estimate, not a guarantee or formal mortgage offer.
  • After an offer is accepted, expect a full application, detailed checks and potentially a property valuation.
