The safest way to test a mortgage claim is to identify the exact proposition, check the loan document it concerns, and compare that document with current guidance from the Consumer Financial Protection Bureau (CFPB) or another official regulator. Then compare the same loan type across lenders, confirm whether the interest rate is locked, and ask for any changed terms in writing. Pressure to pay an upfront fee, transfer your title, redirect payments, or stop paying the mortgage is a reason to pause and contact your known servicer or a HUD-approved housing counselor through independently obtained contact information.

What makes a mortgage claim trustworthy?
A statement can be wrong without being a deliberate scam. It may be outdated, oversimplified, based on a different loan product, or missing a qualification such as a rate lock or occupancy requirement. Treat a claim as potentially fraudulent only when the evidence supports intentional deception. A sales pitch, social-media post, text message, or anecdote is not a substitute for your disclosure and official guidance.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesEvidence should be ranked by reliability:
- Your current loan documents: the Loan Estimate, Closing Disclosure, promissory note, servicing statements, and written change notices show the terms proposed or agreed for your transaction.
- Official regulators and statutes: CFPB explanations and applicable federal or state rules are the right starting point for disclosure, timing, and consumer-protection questions.
- Written answers from the lender or servicer: ask the company to explain a discrepancy in a dated message or letter.
- Independent counseling: HUD-approved housing counselors can help homeowners understand assistance options without relying on a caller’s sales claims.
Always record the claim’s exact wording, who made it, the date, and the loan product involved. That prevents a broad statement such as “rates cannot change” from being confused with the narrower truth that a particular fixed rate was locked through a stated expiration date. Also note whether the statement concerns a purchase, refinance, loan modification, foreclosure, closing funds, or another stage. The same phrase can have a different meaning at each stage.

A repeatable process for checking any mortgage claim
1. Preserve the precise claim
Write down what was promised or alleged. Classify it as a claim about eligibility, interest rates, fees, disclosure timing, loan modification, foreclosure, closing, or a specific form. Save the advertisement, email, text, letter, or recording where lawful. Include the date and the property’s state because rules and offers can change. If the speaker used a slogan such as “no closing costs” or “guaranteed approval,” preserve the fine print and identify what costs or conditions were omitted.
2. Identify the loan and the controlling document
For most mortgages secured by a home, the standardized documents are the Loan Estimate and Closing Disclosure. First determine whether the claim concerns a purchase or refinance, a fixed-rate or adjustable-rate mortgage, a first-lien or subordinate loan, and the property’s occupancy. Reverse mortgages and home-equity lines of credit use different disclosure forms; some manufactured-home loans and certain subordinate assistance loans can also follow different disclosure rules. A rule for one product cannot automatically be applied to another.
Ask the lender which disclosure regime applies if the product is unusual or combines assistance with a first mortgage. Keep the product name and the date of the answer. That simple step prevents a correct explanation of a conventional mortgage from being misapplied to a reverse mortgage or HELOC.
3. Read your own form before searching the internet
Check the borrower and property information, loan amount, term, loan type, interest rate, projected payment, closing costs, taxes and insurance estimates, and cash required at closing. Look for highlighted risks such as an adjustable rate, a balloon payment, a prepayment penalty, or negative amortization. Receiving a Loan Estimate does not mean the lender has approved the loan. The CFPB’s wording is explicit: “Your loan hasn’t been approved or denied yet.”
Use the form’s dates as evidence. Compare the date issued with the date you supplied application information, and distinguish an estimate from a later disclosure or signed agreement. A projected payment may include principal and interest plus estimated taxes, insurance, mortgage insurance, or other amounts; compare the components rather than relying only on a large monthly-payment number. If a salesperson quotes a payment that omits an item shown on the form, ask for an explanation in writing.
4. Match the claim to an official explanation
Use the CFPB’s current explanation or sample form for the same document and product. Verify the page’s date, jurisdiction, and definitions. For a legal or process question, prefer a regulator or statute over an undated article. If the source discusses a different loan type, its conclusion may not apply to you. Read the entire relevant section, including exceptions, instead of copying a headline or a single sentence.
5. Compare offers on an identical basis
Request Loan Estimates for the same loan amount, term, property, occupancy, and product. Compare the rate, payment, closing costs, cash to close, and risk features side by side. A lower advertised rate may depend on points, a shorter lock, a different loan type, or assumptions that do not match your application. Ask each lender to state whether the quoted rate is locked and, if so, the lock duration and expiration date.

6. Ask about discrepancies in writing
Send the lender a concise list of differences and ask what changed, why it changed, and how it affects the rate, payment, loan features, and cash to close. Keep the response with your disclosures. A phone explanation can be useful, but written confirmation gives you a record to check against a later estimate or the Closing Disclosure. Ask the lender to identify which document or application fact supports the change, rather than accepting a general statement that the “system” or “market” changed.
7. Stop and independently verify suspicious requests
Do not pay an upfront fee to a purported foreclosure-relief company, send mortgage payments to an unfamiliar party, transfer your title, sign documents you do not understand, or stop paying because a caller, mailer, or social-media account instructed you to. Contact the known servicer using the number on a prior statement or an independently located official website. You can also contact a HUD-approved housing counselor and use CFPB complaint channels if the issue is not resolved.
Loan Estimate timing and what the form proves
For most covered mortgage applications, the lender must provide a Loan Estimate within three business days. The CFPB’s 2024-reviewed guidance describes that general period, but exceptions apply. Reverse mortgages and HELOCs use different disclosures, and other specialized products can have different requirements. Establish the product before deciding that a timing claim is true or false.
If you believe a Loan Estimate is late or missing, ask in writing when it was sent, where it was sent, and what information the lender treated as your application. Preserve the answer. A missing estimate may reflect a different disclosure process, incomplete application information, or an error; the document and the product determine which explanation is plausible.
A Loan Estimate is a proposal, not an approval or commitment. It lets you compare lenders before signing final closing documents. The estimate shows projected terms and costs, not a guarantee that every figure will remain unchanged. A rate that is not locked can move with market conditions, and even a locked rate has an expiration and conditions. Ask what happens if the closing date moves past the lock expiration and whether a new lock would change the rate or costs.
Loan Estimate versus Closing Disclosure
| Document | What it tells you | How to use it when checking a claim |
|---|---|---|
| Loan Estimate | Proposed loan amount, term, type, rate, projected payment, estimated closing costs, and cash to close | Use it to compare lenders and determine whether a sales statement matches the product you requested. It does not establish approval. |
| Closing Disclosure | Finalized transaction terms and charges for the covered closing process | Compare it with the latest estimate and question material changes before signing. Covered borrowers generally must receive it at least three business days before closing. |
Compare the forms in the same order: loan amount and term, interest rate and lock information, principal-and-interest payment, total estimated payment, closing costs, lender credits, prepaid amounts, and cash to close. A difference is not automatically improper, but it should be explainable and consistent with the transaction’s current facts.
The three-business-day Closing Disclosure period is a process requirement described by CFPB guidance for covered transactions, not a universal rule for every mortgage product. If your transaction is a reverse mortgage, HELOC, manufactured-home loan, or subordinate assistance loan, ask which disclosure rules govern it.

How to compare two mortgage offers without being misled
“Best rate” is not a complete comparison. Use the same assumptions for both offers and examine each axis below.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
| Comparison axis | Questions to ask |
|---|---|
| Loan identity | Are the product, term, loan amount, occupancy, property assumptions, and lien position the same? |
| Price | What are the interest rate, monthly principal and interest, estimated total payment, closing costs, and cash to close? |
| Rate certainty | Is the rate locked? When does the lock expire, and what happens if closing is delayed? |
| Risk features | Can the rate, payment, or balance change? Is there a balloon payment, prepayment penalty, or negative amortization? |
| Evidence quality | Does the claim match your current disclosure and official guidance, or is it only an undated promotion or anecdote? |
| Applicability | Does the source cover your state, loan type, date, and individual application facts? |
Do not compare a rate from one lender with a payment from another unless the underlying assumptions match. Check whether points, lender credits, mortgage insurance, taxes, and insurance are included. Record the date and lock status of each estimate because a later quote may reflect a different market or a different lock period.
Mortgage credit shopping need not mean avoiding every lender inquiry. CFPB guidance states that multiple mortgage lender credit checks within a 45-day window are recorded as a single inquiry. That specific statement concerns mortgage lender inquiries; it is not a promise that every type of credit check receives the same treatment. Keep your applications within a focused shopping period and ask lenders how they will pull credit.
When a revised Loan Estimate is legitimate
A revised estimate should have an explainable cause. Ask for the reason and compare the old and new forms line by line. CFPB guidance lists examples such as:
- an appraisal coming in below the sale price;
- a different loan product or down-payment amount;
- a rate lock requested after the original estimate; or
- newly documented income information.
For each revision, ask whether the change affects the interest rate, monthly payment, loan features, closing costs, or cash to close. A vague statement that “the market changed” is not enough to understand a change in your individual file. Keep both versions and the lender’s written explanation. If the explanation does not match your application, request correction before proceeding.

How to recognize mortgage-relief and loan-modification scams
Foreclosure-relief fraud often exploits urgency. A company may claim it can guarantee a modification, eliminate arrears, or stop foreclosure if you pay immediately. The CFPB identifies several warning signs:

- an upfront fee for promised foreclosure help;
- instructions to pay someone other than your lender or servicer;
- a request to transfer your home’s title;
- pressure to sign documents you do not understand; or
- directions to stop making mortgage payments.
In its foreclosure-scam guidance, the CFPB says, “Real government officials never ask for payment to help you.” In the mortgage-relief context, a person claiming to be a government representative who demands payment is not offering a normal government assistance channel. Verify any purported program through the servicer, CFPB, HUD, or another official channel you find independently, not through a link or phone number supplied by the promoter.
What to do when an offer triggers these warnings
- End the call or conversation without providing bank details, passwords, or signed documents.
- Do not redirect payments, pay an upfront fee, or transfer title.
- Call your known servicer using contact information from a prior statement or another independently verified source.
- Ask the servicer about loss-mitigation options and the documents required.
- Contact a HUD-approved housing counselor for independent help.
- Save messages, contracts, payment records, and caller information. Use CFPB complaint options if the company or servicer does not address the problem.
A mistake or an aggressive sales tactic is not automatically proof of a crime. Label deception only when the facts support it, but treat the warning signs seriously because signing away title or stopping payments can put the home at risk.

Checking closing and wire-instruction claims
Closing instructions are especially sensitive. If an email, text, or phone call changes where funds should be sent, do not rely on the message’s contact details. Call the settlement agent or lender using a phone number you obtained independently from a prior statement, signed document, or verified official source. Ask the known contact to confirm the instructions before sending money. If the instructions cannot be confirmed, pause the transfer and notify the parties to the closing. Keep the confirmed instructions and the name of the person who verified them with your closing file.
What if you never received a Loan Estimate?
First confirm that the transaction is a covered mortgage application and not a product with a different disclosure process, such as a reverse mortgage or HELOC. Check whether the lender received the information needed to treat your request as an application, and ask in writing when the estimate was sent and to which address or secure portal. Keep the response. If the lender cannot explain the missing document or timing, contact the CFPB and a housing counselor for guidance based on your product and state.
Do not infer approval, denial, or a final price from silence or from a marketing quote. Ask for the applicable disclosure and the status of the application in a dated written message. If a closing is approaching, tell the settlement parties that you are verifying the documents and need time to review them.
Keeping your verification current
Mortgage guidance and forms can change. The figures in this process are timeframes, not statistics about how common misinformation is: the general Loan Estimate period is three business days, the CFPB describes a 45-day mortgage-credit-shopping window, and covered borrowers generally receive the Closing Disclosure at least three business days before closing. Recheck the current CFPB page, the rules for your loan product, and counselor contact details when a transaction is active.
Check the date and jurisdiction every time you reuse an explanation. A page that was accurate for an older application, another state, or another product may not answer the question in front of you. When the stakes are high, use the borrower’s current disclosure and obtain a written response from the lender or servicer rather than relying on a reposted summary.

A one-page checklist before you rely on a mortgage claim
- Have I written the claim exactly as stated, with its date and source?
- Do I know the loan type, lien position, property use, state, and document involved?
- Does my own Loan Estimate or Closing Disclosure support the statement?
- Is the interest rate locked, and when does the lock expire?
- Did I compare the same product, amount, term, and assumptions with another lender?
- Are payment, closing costs, cash to close, taxes, and insurance estimates consistent?
- Are adjustable-rate, balloon, prepayment-penalty, or negative-amortization features disclosed?
- If a form changed, did the lender identify a specific reason in writing?
- Has anyone demanded an upfront fee, title transfer, payment redirection, or a stop-payment instruction?
- Have I contacted the known servicer, CFPB, or a HUD-approved counselor through independently verified channels?
Frequently Asked Questions
Does receiving a Loan Estimate mean my mortgage is approved?
No. The CFPB states, “Your loan hasn’t been approved or denied yet.” A Loan Estimate is a proposal that helps you compare lenders before final closing documents are signed.
How quickly should I receive a Loan Estimate?
For most covered mortgage applications, the general period is within three business days. Reverse mortgages, HELOCs, some manufactured-home loans, and certain subordinate assistance loans can follow different disclosure processes.
What should I compare on two Loan Estimates?
Use the same loan type, amount, term, occupancy, and property assumptions. Compare rate, payment, closing costs, cash to close, rate-lock status and expiration, and risks such as adjustable rates, balloon payments, prepayment penalties, or negative amortization.
Free tools Windows power users keep installed
One-click scans. No signup required.
Why might a lender issue a revised Loan Estimate?
Ask for a specific written reason. CFPB examples include a below-price appraisal, a different loan or down payment, a newly requested rate lock, or newly documented income information.
Is an online mortgage claim automatically a scam if it is wrong?
No. It may be outdated, oversimplified, or about another product. Intentional deception requires supporting facts. Still, verify every important claim against your documents and official guidance.
What are warning signs of a foreclosure-relief scam?
Upfront fees, requests to pay someone other than your lender or servicer, title-transfer requests, pressure to sign unread documents, and instructions to stop paying are major warnings. Pause and contact your known servicer or a HUD-approved counselor independently.
What should I do if closing wire instructions change by email or text?
Do not use the message’s contact details. Call the settlement agent or lender at a number obtained independently and confirm the instructions before sending funds. If confirmation is unavailable, pause the transfer.
Quick wins for a faster PC:

The CFPB says multiple mortgage lender credit checks within a 45-day window are recorded as a single inquiry. That statement applies specifically to mortgage lender inquiries, not every kind of credit check.
The Bottom Line
Verify the claim against the right loan document, compare identical offers, confirm rate-lock and cost details, and get explanations for revisions in writing. Never respond to mortgage-relief pressure by paying upfront, transferring title, redirecting payments, or stopping payments. Use your known servicer, the CFPB, and HUD-approved counseling channels found independently.
