Start by identifying which product you need: Your Mortgage Toolbox is the US app with eight free calculators, while My Mortgage Toolbox is Dominion Lending Centres’ Canadian app with Canadian tax, CMHC, land-transfer and lender-planning tools. Check the country and developer in the store listing before installing. Then choose the calculator that matches your decision, enter complete and current assumptions, and save or share the scenario for comparison. Treat every result as an estimate rather than a mortgage approval or financial advice.
Identify the correct Mortgage Toolbox app
The name “Mortgage Toolbox” refers to two different products. Installing the wrong one can give you the wrong tax rules, insurance assumptions and qualification calculations.

Choose a calculator by the decision you need to make
Your Mortgage Toolbox: eight US calculators
- Total Payment & Cash to Close: combines principal and interest with property taxes, homeowners insurance and PMI, then estimates the cash needed at closing.
- Pre-Qualification: uses income and debts to estimate a qualifying home price. It is an affordability estimate, not a lender’s underwriting decision.
- Income Needed: works backward from a target home price to estimate the income required.
- Mortgage Payment: calculates principal and interest and displays an amortization schedule.
- Net Proceeds: estimates what a sale may produce after commissions, loan payoff and closing costs.
- Refinance: compares a current loan with a new payment, estimated savings and the break-even period.
- Rent vs. Buy: compares renting and buying over the horizon supplied by the app.
- Down Payment Savings: sets a target and lays out a month-by-month savings plan.
My Mortgage Toolbox: Canadian planning tools
The Canadian app adds choices and data that reflect Canadian lending. Depending on the screen, you can work with payment frequencies, mortgage-stress-test rules, minimum down-payment requirements, ownership and closing costs, affordability, maximum loan size, extra payments, gross debt service (GDS) and total debt service (TDS) ratios, CMHC premiums, provincial and municipal land-transfer fees, rebates and real-time rates. It also supports scenario loading and saving, side-by-side comparisons, imports and exports, PDF summaries, expert contact and support chat.
#1 Best Overall
Enter assumptions carefully
Calculator output is only as useful as the inputs. Before pressing calculate, gather the figures that apply to the property and borrower:
- Purchase price or target sale price
- Down payment amount and, where relevant, the source of funds
- Interest rate, term and amortization period
- Gross income and recurring debts
- Property taxes and homeowners insurance (US) or the applicable Canadian ownership and closing costs
- PMI in the US, or CMHC insurance premium in Canada when applicable
- Expected commissions, loan payoff and closing costs for a sale
- Planned extra payments, payment frequency and the comparison horizon
Use the rate and costs that match your location, property type and loan scenario. Review the assumptions screen or summary before interpreting a result; a figure that excludes taxes, insurance, PMI, premiums or fees can look materially lower than the amount you will actually need.
Run a scenario and save the result
- Open the calculator that matches your question.
- Enter the property, borrower and loan figures in the units requested by the app.
- Review every assumption, including rate, term, taxes, insurance, PMI or regional fees.
- Calculate and inspect the detailed result. For payment calculations, open the amortization schedule rather than relying only on the first monthly figure.
- Change one assumption at a time—such as down payment, rate, term or extra payment—to see what drives the result.
- Save the scenario. The US app’s official page says calculations can be saved and shared by text or email; the Canadian app supports scenario saving and loading, side-by-side comparison, imports, exports and PDF summaries.
- Label saved scenarios with the date, rate assumption and property so that an older estimate is not mistaken for a current quote.
How to use the US calculators in practical situations
Estimating the cash needed to buy
Use Total Payment & Cash to Close when you need both a monthly ownership estimate and an upfront-cash estimate. Enter the purchase price and down payment, then add the interest rate, loan term, property taxes, homeowners insurance and PMI. Compare the resulting cash-to-close figure with the funds you actually have available; the app is estimating, so lender credits, prepaid items and local charges can change the final amount.
Checking an affordability range
Start with Pre-Qualification if you know your income and debts, or use Income Needed if you already have a target home price. Test the result with higher taxes, insurance or interest rates rather than treating the first qualifying price as a safe budget. A lender may apply additional credit, employment, reserve and property standards that a calculator cannot decide.

Understanding the payment over time
Mortgage Payment is the appropriate starting point when you want principal, interest and an amortization schedule. Vary the term and down payment to see how the monthly amount and total interest change. Add taxes, insurance and PMI in a separate total-payment calculation when you need the household payment rather than principal and interest alone.
Evaluating a refinance
Enter the current loan and proposed new loan in Refinance. Compare the new payment with the current payment, record the estimated savings and note the break-even period. A refinance that saves money each month may still fail your objective if you expect to move before the break-even point or if costs are omitted from the new-loan assumptions.
Planning a sale
Net Proceeds subtracts estimated commissions, payoff and closing costs from the expected sale price. Enter the current payoff rather than the original loan amount, and adjust the commission and cost assumptions to match the arrangement you are considering.
Comparing renting and buying
Rent vs. Buy compares the choices over the app’s stated horizon. Use a realistic period and include the ownership costs shown by the calculator. The result is sensitive to the horizon and assumptions, so run a shorter and longer scenario before drawing a conclusion.
Rank #3
Building a down-payment plan
Down Payment Savings turns a target into a month-by-month plan. Set the target amount and review the required monthly contribution. If the target date changes, rerun the scenario rather than treating the old schedule as current.
Use Canadian features for Canadian rules
For a Canadian purchase, select the payment frequency that matches your plan and check the stress-test, minimum-down-payment, GDS and TDS assumptions. Include the CMHC premium where the scenario requires mortgage insurance, and add provincial or municipal land-transfer fees and available rebates. The app’s affordability and maximum-loan tools can show how those rules affect borrowing capacity, while extra-payment tools illustrate the effect of paying more than the scheduled amount.
Use real-time-rate screens as a snapshot, not a guaranteed offer. Record the date and rate shown, then compare scenarios side by side. If you need to send the result to another person, use the Canadian app’s export or PDF-summary features and verify that the document contains the assumptions you intended to share.

Offline operation, privacy and changing data
The Apple listing for Your Mortgage Toolbox says the app works offline and that calculations occur on the device: “Works offline — all calculations happen on your device.” It also says the developer reports no data collection and states, “Your financial data never leaves your phone.”
Rank #4
Offline use does not make every input permanent. The same listing says live rate data, PMI factors, qualifying ratios and state tax and insurance rates may be fetched when online, with bundled data used when offline. Check the date or assumptions displayed in the app, especially after reconnecting. A rate, tax or insurance figure can change without the underlying calculator changing.
Comparable offline and privacy behavior for the Canadian product is not stated in the cited store material. For a Canadian scenario, rely on the permissions and privacy disclosures shown in the current listing and inside the app.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Branded versions and professional help
A mortgage professional may provide a branded download link or QR code. The official branded-app page says such a version can carry the agent’s photo, name and contact details. The calculators still produce estimates; branding identifies the professional who supplied the app and may provide a route to contact or support.

- Comes with secure packaging

Troubleshoot misleading or unexpected results
The app shows an unexpectedly low monthly payment
- Check whether the figure includes only principal and interest.
- Add property taxes, insurance and PMI in the US, or the relevant Canadian premiums and ownership costs.
- Verify that the rate, term and amortization period are correct.
The qualifying price seems too high
- Recheck gross income and every recurring debt.
- Test the scenario with higher rates, taxes and insurance.
- Remember that a calculator does not perform a lender’s full credit, employment, reserve or property review.
The Canadian Pre-Qualified tool is locked
The Canadian Google Play listing says an account is required for Pre-Qualified. Follow the account-creation prompt, or continue with the ordinary calculators if you only need an estimate.
A rate or tax figure looks out of date
Reconnect to the internet, inspect the date and assumptions, and rerun the scenario. The US listing says some live factors are fetched online and bundled data is used offline. Do not treat a cached figure as a current quote.
You installed the wrong product
Compare the developer, country and feature set with the table above. The US app uses US taxes, insurance and PMI assumptions; the Canadian app is built around Canadian rules such as CMHC and land-transfer costs. Uninstalling and reinstalling the correct listing is safer than trying to adapt one product’s regional assumptions to the other country.
What the app can and cannot tell you
Mortgage Toolbox is useful for consistent what-if analysis: changing one assumption, saving a scenario and comparing the effect. It cannot guarantee a rate, approve a loan, determine the final cash-to-close amount or replace professional advice. The US listing expressly describes the app as informational and not financial advice. Before making an offer, refinancing or relying on a qualifying figure, have a licensed mortgage professional verify the assumptions and current rules for your property and location.
