Start with a home price and monthly housing cost that fit the neighborhoods you are considering, then set a cash-to-close target that includes the down payment, closing costs, moving and setup expenses, and a protected emergency reserve. After subtracting savings you can safely use, divide the remaining gap by your time horizon and automate that monthly amount.
Loan and assistance programs can reduce the cash needed at closing, but a smaller down payment can bring mortgage insurance, fees, repayment obligations, or higher total interest. The sound decision is the one that leaves you able to handle the full monthly cost and an unexpected bill—not simply the one that gets you to a threshold fastest.

Start with a local price and a monthly housing limit
A national home-price average is not a useful savings target if you plan to buy in one city or neighborhood. List several homes that resemble what you would actually consider: similar location, size, condition, property type and likely homeowners-association fees. Use that range to estimate both the cash required and the payment you could carry.
The Consumer Financial Protection Bureau’s affordability guidance explains that a sustainable housing budget depends on the down payment, loan type and term, interest rate, property taxes, homeowners insurance, utilities, maintenance and HOA fees. Use its affordability worksheet, and revisit the estimate when rates, taxes, insurance premiums or local prices change.

Calculate an all-in monthly ceiling
Begin with dependable take-home income, then subtract essential nonhousing costs, minimum debt payments, regular savings and a margin for irregular expenses. The amount left is not automatically your mortgage budget. Leave room for repairs, utilities that vary by season and costs that do not appear in a listing. A lender may approve a payment that leaves too little flexibility for your actual life.
- Estimate principal and interest for several loan amounts and terms.
- Add property taxes, homeowners insurance, mortgage insurance or other recurring loan charges, utilities, maintenance and HOA dues.
- Stress-test the number against a higher insurance renewal, a repair or a temporary reduction in income.
- Use the resulting range to screen homes before you increase your savings target.
Use several down-payment targets instead of one gatekeeping number
Compare 5%, 10% and 20% of your target price, as the CFPB suggests in its down-payment planning guidance. The percentages are planning scenarios, not promises that every lender or property will accept them.
| Target | Illustration for a $400,000 home | What to investigate |
|---|---|---|
| 5% | $20,000 | Whether the selected loan permits this amount, the resulting payment, mortgage insurance and total fees |
| 10% | $40,000 | Whether the payment reduction or pricing improvement justifies waiting for the larger cash balance |
| 20% | $80,000 | How much liquidity would remain after closing and whether the lower borrowing amount improves your long-term cash flow |
A 20% target can be useful, but it is not a universal prerequisite. The relevant comparison is the entire loan cost and the cash you would still have after closing. A lower percentage may allow an earlier purchase while creating higher monthly or lifetime costs; a larger percentage may lower borrowing but leave you exposed if it consumes your reserves.
Build the cash-to-close target beyond the down payment
Closing costs are separate from the down payment. The CFPB says they commonly run about 2% to 5% of the purchase price, excluding the down payment, although the actual amount varies with the price, lender, loan type, location and transaction details. See its down-payment guidance and upfront-cost guidance for the current explanation.
An illustrative range
Suppose your local search centers on a $400,000 home and you are comparing a 5% down payment. The down payment would be $20,000. A 2% to 5% closing-cost range would add about $8,000 to $20,000, producing an estimated $28,000 to $40,000 before moving, utility deposits, initial furnishings or repairs. These are planning figures, not a quote; request a lender’s loan estimate for a specific property and loan.

| Cash item | Illustrative amount | How to handle it |
|---|---|---|
| Down payment at 5% | $20,000 | Change the percentage to match each loan scenario |
| Closing costs at 2% | $8,000 | Lower end of the CFPB’s typical range; actual charges may differ |
| Closing costs at 5% | $20,000 | Upper end of the CFPB’s typical range; obtain itemized estimates |
| Moving, setup and initial repairs | Not stated | Create a separate local estimate rather than assuming these costs are zero |
Keep the closing estimate separate from the amount you can safely spend. A purchase can be technically financeable yet unsafe if the transaction empties your checking and savings accounts.
Protect an emergency reserve and other goals
The CFPB’s planning guidance uses three to six months of expenses as a usual emergency cushion. Calculate that reserve from your actual essential spending, not just the future mortgage payment, and keep it outside the money designated for closing. Continue accounting for retirement contributions, health expenses, transportation, education, dependents and high-interest debt.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteFor a household with $5,000 in essential monthly expenses, the reserve range would be $15,000 to $30,000. Whether you need the lower or higher end depends on income stability, job concentration, health risks, family obligations and how quickly you could replace lost income. The point is to decide the reserve before announcing that all existing savings are available for a down payment.
Turn the gap into a monthly savings number
Use this calculation:
(Desired cash to close − savings available after your reserve) ÷ months until purchase = monthly contribution.
Continuing the $400,000 illustration, assume you choose a 5% down payment, estimate $8,000 to $20,000 in closing costs, and have $15,000 saved that remains after setting aside your emergency reserve. Your remaining gap is $13,000 to $25,000. Over 24 months, that is approximately $542 to $1,042 per month. If that range does not fit your budget, change one of the legitimate inputs: extend the timeline, choose a less expensive target, increase income, pursue eligible assistance or compare a different loan—not your emergency reserve.

Write the calculation down with the date, target price, down-payment percentage, closing-cost assumption, reserve amount and deadline. Make saving automatic and sustainable
The CFPB advises making a savings plan easy to follow and scheduling deposits when possible. Its archived article notes, “You don’t need to have your down payment figured out to make your first deposit.” Open a dedicated account or subaccount for the home goal, label it clearly and arrange an automatic transfer on payday or a payroll split. No particular bank or account is endorsed by that guidance, so compare access, insurance, fees and interest for your own circumstances.
Build the contribution in layers
- Base transfer: Set an amount that fits even in an ordinary month, not only a month with no surprises.
- Irregular income: Decide in advance what share of bonuses, overtime, tax refunds or gifts will go to the goal and what share supports other priorities.
- Expense changes: When a loan is paid off or a subscription is canceled, redirect the freed cash automatically instead of allowing it to disappear into general spending.
- Review cadence: Check the plan monthly and perform a full target review at least quarterly. Increase the transfer only after confirming that bills, retirement saving and reserves remain intact.
Cut spending without creating a fragile plan
Separate recurring savings from one-time reductions. A permanently lower insurance premium or a renegotiated service can support the monthly target; skipping necessary maintenance, medical care or debt payments cannot. Track three months of actual spending, identify categories you can change without rebound spending, and send the resulting amount directly to the dedicated account.
Find assistance before assuming every dollar must be yours
State, local and nonprofit programs may help defined groups, including some first-time buyers, households under an income limit, particular occupations or residents of designated neighborhoods. The CFPB’s special-loan-program overview, its guidance on where down-payment money can come from, and Freddie Mac’s assistance-program guide describe common structures. Availability and rules are local and can change.
Identify the form of help
- Grant: Money that may not require repayment but can include income, first-time-buyer, property or occupancy conditions.
- Deferred or forgivable second mortgage: A lien that may be repaid when you sell, refinance or finish an occupancy period; forgiveness may occur only if every condition is met.
- Repayable second mortgage: Additional debt with its own payment, interest or due date that must be included in your affordability calculation.
- Tax-related assistance: A benefit whose value and eligibility depend on the specific program and your tax situation; obtain professional tax advice before relying on it.
Verify a program before counting it
- Ask your state or local housing finance agency and a HUD-approved housing counselor which programs operate where you intend to buy.
- Request written rules for income, credit, purchase-price limits, property type, education, first-time-buyer status and required occupancy.
- Ask when funds are reserved, whether the assistance must be repaid, and what happens after a sale, refinance, move or missed payment.
- Confirm that the lender is approved for the program and that the assistance appears correctly in the loan estimate and closing disclosure.
Do not reduce your personal savings target until you know the assistance is available for your transaction and understand its conditions.

Compare lower-down-payment loans by total cost
Current federal guidance illustrates why a percentage alone is not enough. The CFPB says eligible conventional loans backed by Fannie Mae or Freddie Mac may require as little as 3%; HUD says an FHA down payment may be as low as 3.5%, subject to program and borrower conditions. Special VA and USDA programs can offer no-down-payment options to eligible borrowers. Review CFPB special-program information and HUD’s loan information; eligibility is not universal.
| Scenario | Cash at closing | Costs and questions to compare |
|---|---|---|
| 20% down-payment plan | Largest down payment, plus closing and move-in costs | Payment, rate, fees, loan term, mortgage insurance or other ongoing charges, and emergency cash left afterward |
| Eligible conventional loan at as little as 3% | Lower initial down payment if the borrower, property and lender qualify | Mortgage insurance, pricing, fees, payment changes and lifetime interest compared with larger-down scenarios |
| FHA loan at as little as 3.5% | Lower initial down payment under FHA rules | Upfront and ongoing loan charges, required documentation, payment and total cost over the expected ownership period |
| VA or USDA option | Potentially no down payment for eligible borrowers and properties | Eligibility, location or service requirements, fees, rate, payment and cash needed for closing |
| Assistance-supported purchase | Personal cash may be reduced by a grant or secondary financing | Whether help is repayable or forgivable, occupancy rules, lien priority, payment and consequences of sale or refinance |
Ask lenders to quote the same home and loan term under each eligible scenario. Compare the interest rate, lender fees, points, mortgage insurance, cash-to-close, monthly payment, total interest and the emergency balance remaining. A lower down payment is not automatically cheaper, and a 20% down payment is not automatically safer if it leaves no liquid reserve.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Decide whether to wait or buy with a smaller down payment
There is no source-supported rule that waiting always wins or that buying sooner always wins. Make the decision with a side-by-side worksheet rather than a market prediction.
- Wait scenario: Project additional savings, likely rent, possible price and rate changes, and the reserve you would have at the later date. Treat future prices and rates as uncertain, not guaranteed.
- Buy-now scenario: Use the actual payment, taxes, insurance, maintenance, HOA fees, closing costs, assistance terms and reserve left after closing.
- Resilience test: Ask whether you could cover a major repair, an insurance increase or several months of reduced income without new high-cost debt.
- Exit test: Read what happens if you sell or refinance before an assistance loan is forgiven or before a loan’s costs have been recovered.
A practical 90-day preparation plan
- Weeks 1–2: Define two or three neighborhoods, collect realistic listing prices and estimate the all-in monthly limit.
- Weeks 3–4: Set 5%, 10% and 20% down-payment scenarios, add a 2% to 5% closing-cost range, and calculate moving and initial-repair allowances.
- Weeks 5–6: Calculate your three- to six-month emergency reserve and remove it, along with other committed savings, from available cash.
- Weeks 7–8: Open or designate a separate savings account, automate the sustainable monthly transfer and redirect selected irregular income.
- Weeks 9–10: Contact a housing counselor, your state or local housing finance agency and several lenders about assistance, loan eligibility and documentation.
- Weeks 11–12: Obtain comparable loan estimates, check the payment under a higher-cost scenario, and revise the target or timeline if the plan would leave you financially exposed.
Common shortcuts that can backfire
Borrowing the down payment
CFPB guidance warns that borrowed down-payment money increases debt and monthly payments. A personal loan or credit-card balance can also affect mortgage underwriting and your debt-to-income ratio. Treat borrowed funds as a separate obligation requiring lender approval, not as free cash.
Draining retirement accounts
Retirement withdrawals can reduce tax-advantaged growth, and account rules and tax consequences differ. Do not make a withdrawal routine advice; consult a qualified tax or financial adviser who can review the specific account and circumstances.

Accepting undocumented gifts
Gift funds may be allowed, but lenders can require documentation showing the source and that the money is a gift rather than a repayable loan. Ask the lender for its required gift letter and transfer records before moving funds.
Counting assistance before reading the fine print
A grant, deferred second mortgage, forgivable loan and tax benefit have different repayment and occupancy consequences. Obtain the written agreement and confirm how it affects cash-to-close, the lien, monthly obligations and a future sale.
Where to get individualized help
For a neutral review of your budget, local programs and required documents, ask for a HUD-approved housing counselor through the resources listed by the CFPB, including its ready-to-buy-a-home guide. A counselor can help you organize questions; the lender still determines approval and final loan terms. Because this guidance is U.S.-specific, verify current program rules, local costs and loan disclosures for the state and property you choose.

Frequently Asked Questions
How much of my current savings can I use for a down payment?
First subtract a three- to six-month emergency reserve and money committed to other near-term needs. From what remains, reserve cash for closing, moving, utility setup and initial repairs before calling the balance available for the down payment.
Can a family member give me down-payment money?
Possibly, if the loan program and lender permit it. Expect documentation identifying the donor, confirming that the funds are a gift rather than a loan, and showing the transfer. Ask the lender for its exact requirements before accepting the money.
Is an FHA, conventional, VA or USDA loan automatically the cheapest option?
No. Eligibility, rates, fees, mortgage insurance, property rules and loan terms differ. Compare cash-to-close, monthly payment, ongoing charges and total cost for the same property and time horizon.
What should I ask about a down-payment-assistance second mortgage?
Ask when repayment is due, whether interest accrues, what events trigger repayment, how forgiveness is earned, whether occupancy is required, and how the lien affects a sale or refinance.
