Authenticate and download the complete notice, note its section, tax year, issuing authority and deadline, then prepare a payment-by-payment reconciliation that connects the registered consideration to bank records and the actual source of every rupee. Submit the explanation and labelled evidence through the channel named in the notice, save the acknowledgement and transaction ID, and obtain professional advice promptly if the proposed addition is material or the trail is complex.
This is general information, not a determination of how your particular notice should be answered. The applicable law, facts requested and response process depend on the notice and the relevant tax period.

Start with the notice, not the property story
An “unexplained property purchase” is not one standard proceeding. The document may be a request for information, a scrutiny communication, a show-cause notice or an order. Each can require a different answer, different attachments and a different deadline. The wording in the actual notice controls.

- the notice number, issue date and tax or assessment year;
- the section or provision cited;
- the issuing officer, office or authority;
- the property address and transaction details mentioned;
- every question or document request, in the order asked;
- the response due date and the permitted method of filing; and
- any amount the notice proposes to treat as unexplained or asks you to reconcile.
Do not rely on a short SMS, email summary or a message link alone. Sign in to the official e-Filing portal independently. If authenticity is uncertain, use the Income Tax Department’s official notice-authentication facility before sending personal documents or money.
Do not wait for a perfect file
Start the reconciliation and request missing bank or loan records immediately. A late request for an extension through the available procedure is safer than silently missing the deadline, but an extension is not automatic. Keep a dated log of requests made to banks, lenders, co-owners and family members whose records you need.
How to verify and understand an income-tax notice
Download the version that shows the full text and attachments. Check that the taxpayer name, PAN, assessment year and property details correspond to you. A genuine notice should identify the proceeding and tell you how to respond; the Department’s e-Proceedings guidance explains the online response facility and available actions (Income Tax Department e-Proceeding FAQ).
Read the questions literally. A request to explain the source of an investment is not answered merely by proving that a sale deed exists. A request for bank statements may require statements for the payer’s account and, where relevant, the account from which funds originated. A show-cause notice generally requires you to address why a proposed treatment should not be made; an order may require a different remedy or appeal analysis. Do not assume that a notice’s informal description determines the legal provision.
Which law applies to the property purchase?
Tax law references are date-sensitive. For a period governed by the Income-tax Act, 1961, section 69 deals with an investment that is not recorded in books where the taxpayer gives no explanation of its nature and source, or the Assessing Officer is not satisfied with the explanation. The value may then be deemed income for the relevant financial year. Read the Department’s text of section 69 before relying on the wording (Section 69, Income-tax Act, 1961).

The Department’s Income-tax Act, 2025 text identifies section 103 as “Unexplained investment” and section 104 as “Unexplained asset” (Income-tax Act, 2025 text). Its explanatory FAQ says section 69B of the 1961 Act was split and merged with sections 69 and 69A in the new Bill (Income Tax Bill 2025 FAQs on deeming provisions). Verify the enacted text and the tax year covered by your notice before quoting a section number. Section 69 does not automatically govern every property-related notice.
How do I explain the source of money used to buy property?
Build the explanation around the money trail. Begin with the total consideration shown in the agreement or registered sale deed, list every payment date and amount, identify who paid it and name the originating account. Then assign a truthful source category and an exhibit number to each payment.

Use a payment reconciliation
| Payment date | Amount | Payer and originating account | Source category | Evidence exhibit |
|---|---|---|---|---|
| Actual date | Exact amount | Name, bank and account reference | For example, salary savings, business income, loan disbursal or sale proceeds | Statement, confirmation or agreement number |
| Actual date | Exact amount | Name, bank and account reference | Gift, inheritance or another supported source | Transfer record and supporting document |
Replace the illustrative rows with your actual transactions. The totals in the table should reconcile to the consideration and payment schedule. Keep separate columns for the agreement value, registered value, amounts actually transferred and any amount cited in the notice; these figures are not interchangeable without an explanation.
Explain common funding sources with records
- Salary or accumulated savings: identify the account in which income accumulated, link deposits to salary or other documented income, and provide relevant returns, payslips or employer records where requested.
- Business or professional income: connect the payment to the business account, books and filed income records. Explain transfers between business and personal accounts rather than presenting only the final debit.
- Loan finance: provide the sanction letter, loan agreement, lender’s disbursal statement and bank credit, followed by the payment to the seller. If the lender paid the seller directly, show that route.
- Sale of an earlier asset: show the earlier sale agreement or deed, receipt of consideration in the bank account and the subsequent transfer used for the property.
- Gift or inheritance: identify the person or estate, the date and route of the transfer, and the documents supporting that legal and factual basis. Do not call a payment a gift or inheritance unless the facts and records support it.
- Third-party payment: state who supplied the funds, why that person paid, how the money reached the seller and how that person obtained the funds. Attach evidence for both the transfer and the underlying source.
This is practical evidence guidance, not an exhaustive statutory list. Include documents that answer the notice and establish the complete trail, rather than uploading an unindexed archive of unrelated records.
What documents should I submit for a property-purchase notice?
Organise exhibits in the same order as the payment reconciliation. Depending on what the notice asks and what actually occurred, the file may include:
Rank #3
- the registered sale deed, agreement, booking form and payment schedule;
- bank statements for each account that sent or received a relevant payment;
- NEFT, RTGS, cheque, UPI or other transfer confirmations showing date, amount and beneficiary;
- salary records, business books, invoices, capital-account entries and filed returns supporting income;
- loan sanction, agreement, disbursal advice, lender statement and repayment-account records;
- the earlier asset’s sale deed and proof that its proceeds funded the new purchase;
- gift deeds, inheritance or succession documents and the donor, executor or estate’s transfer records, where applicable;
- co-owner or family-member confirmations and their supporting bank and income records when they paid part of the consideration; and
- any valuation, payment ledger or correspondence specifically requested by the notice.
Use a contents page and stable labels such as “Exhibit 3—Bank statement, account ending 4821, 1 April to 30 September.” Redact unrelated personal information where the filing system and law permit, but do not conceal account numbers, dates, counterparties or entries needed to verify the trail. Preserve an untouched copy of every document submitted.
How to draft the written reply
Answer each question in the notice under a matching heading. A clear response usually has this order:
- Identify the proceeding: state the notice number, assessment year and property transaction to which the reply relates.
- Give the factual overview: state the consideration, ownership share and payment period without adding explanations that are not documented.
- Set out the reconciliation: reproduce the payment table, with totals that can be checked against the deed and bank records.
- Explain each source: describe the origin and route of every payment, referring to exhibit numbers in the same sentence.
- Address discrepancies: explain differences between registered consideration, agreement amounts, bank debits, cash components or dates. If a record is missing, say what is missing, why, and when it can be obtained.
- Respond to the requested legal point: use the provision and wording applicable to the notice’s tax year, without asserting that a different year’s section controls.
- State the request: ask that the explanation and attached evidence be taken on record, or ask through the permitted process for additional time to obtain specifically identified records.
Write in plain, chronological language. Avoid unsupported conclusions such as “the amount is obviously explained.” The officer should be able to trace each number from the notice to the deed, the bank entry and the source document without guessing.
Can I respond to an income-tax notice online?
When the notice directs an e-Proceedings response, the Department’s manual describes the route through the e-Filing portal’s Pending Actions area. Labels can change, so follow the options displayed for your account and notice.
- Open the official e-Filing portal by typing its address or using a trusted bookmark, and sign in with the taxpayer’s credentials.
- Open Pending Actions and select e-Proceedings (or the equivalent notice-response entry shown).
- Select the relevant proceeding and read the notice and attachments again before composing the response.
- Choose the response option requested by the notice, enter the explanation, and upload clearly named files in the accepted formats and size limits shown on screen.
- Review every amount, date, exhibit label and attachment. The Department FAQ says a submitted response cannot be edited, and the response option may become unavailable before the proceeding’s limitation date.
- Submit and save the on-screen acknowledgement, transaction ID, final response text and the exact files uploaded. The user manual describes the transaction ID displayed after successful submission (Income Tax Department e-Proceedings User Manual).
If the notice prescribes another channel, use that channel as well; an online upload does not cure a failure to follow a specific direction. Do not send confidential records to an unverified address or to a link supplied only in an unsolicited message.

Special situations that need an explicit explanation
A family member or another person paid the seller
Identify the payer and the exact amount, explain the relationship or contractual basis, show the transfer to the seller and establish the payer’s source. If funds passed through your account, show both the incoming and outgoing entries. A bare statement that “my family paid” leaves the central source question unanswered.
The payment moved through several accounts
Prepare a chain for each movement: originating account, intermediary transfer, final payment and dates. Number each statement page or transaction so the officer can follow the chain. Explain legitimate transfers between your own accounts instead of treating each credit as fresh income.
The deed, agreement and bank records show different amounts
List each figure separately and explain what it represents—for example, consideration, stamp-duty or registration charges, a booking instalment, a refund or a payment made on another date. Do not silently alter a bank statement or describe a figure as purchase consideration merely because it is close to the amount in the deed.
Part of the funding was cash
Describe the date, amount, payer and source only if the facts and contemporaneous records support it. Gather the records requested by the notice and obtain advice before making a statement that could conflict with the deed, books, bank deposits or another person’s account.

What if I cannot reconcile the records?
Do not manufacture a missing explanation, backdate a document or upload altered statements. Mark the unresolved item in the reconciliation, identify the conflicting records, and explain the steps being taken to obtain clarification. A candid explanation of a genuine gap is more defensible than a confident but unsupported source story.
Check common causes methodically: a payment made from a different account, a loan disbursed directly to the seller, a reversed or refunded transfer, charges recorded outside the stated consideration, a co-owner’s contribution, or a date difference between the agreement and registration. Keep the original statements and correspondence that show how you resolved—or could not resolve—the discrepancy.
Deadlines, extensions and authorised representatives
The due date printed in the notice governs. Set an internal deadline several days earlier for review, file conversion and upload. If essential records will not arrive in time, use the extension or adjournment option available in the proceeding and explain precisely which documents are pending and when you expect them. Never assume that silence grants extra time.

A qualified Indian chartered accountant or tax lawyer with assessment experience can be especially useful where a notice proposes an addition, money moved through multiple accounts or countries, the tax year involves a transition in legislation, or the documents do not reconcile. When choosing help, ask about:
- experience with the type of notice and the relevant assessment year;
- ability to review the complete documentary money trail;
- whether the engagement covers drafting, portal filing, hearings or only advice;
- fees and what additional work will cost; and
- availability before the stated deadline.
An adviser’s involvement does not replace your duty to provide truthful facts and preserve the submission record.
After you submit
Store the final response, acknowledgement, transaction ID, uploaded files and a PDF or screenshot of the portal confirmation in a read-only folder. Keep the originals of deeds, statements and confirmations. Monitor the portal and the contact details recorded in your account for follow-up questions or a hearing notice, and respond through the prescribed channel by the new deadline.
If the Department asks for clarification, answer the new question directly and update the reconciliation rather than sending an unrelated bundle. If an order is issued, note its date and the remedy or appeal information immediately; an order is not the same procedural stage as the original information request.
