Existing HDFC Bank home-loan customers can ask for a rate conversion by emailing [email protected] or by signing in to the home-loan portal and selecting Requests > Conversion Enquiry. HDFC’s conversion facility may change the spread or loan scheme and can let you choose a lower EMI or a shorter tenure, but approval and pricing are account-specific.
Before accepting anything, establish whether your loan is due for a contractual benchmark reset or needs a paid conversion. A repo-rate move or a rate advertised to new borrowers does not automatically give an existing account the same rate. Confirm the revised rate, spread, effective date, fee, taxes and repayment schedule in writing.

What a rate revision can mean on an existing HDFC loan
There are two different situations that borrowers often call a rate revision. The first is a benchmark reset already provided for in the loan agreement. The second is a customer-requested conversion in which HDFC changes the spread, switches the scheme or moves the loan to another permitted rate option. Ask the bank which situation applies before discussing a fee.

Contractual benchmark reset
Your sanction letter and loan agreement identify the reference rate, the spread and the reset mechanism. When the reference rate changes, the applicable loan rate should be recalculated under those terms. The reset date and any notice provisions also matter. A benchmark reset is not the same as negotiating a new-customer price, and the bank may not alter a contractual spread simply because a promotional rate has changed.

Paid conversion or scheme change
HDFC describes conversion as a facility for eligible existing customers to reduce the applicable rate by changing the spread or switching schemes. Depending on the offer, the result can be a lower EMI, a shorter remaining tenure, or a choice between those outcomes. The bank assesses a request under its policies; submitting an enquiry does not guarantee approval or a particular rate.
Why the advertised latest rate may not apply
The rate on your account is determined by the reference rate, loan-specific spread, product or scheme, reset date, disbursement status and the terms you signed. A headline rate for a new application may use a different spread or eligibility tier. Ask HDFC to state the proposed reference rate, spread and final annual rate for your account rather than relying on a website banner or an informal quotation.

- Current outstanding principal, including any amount still undisbursed.
- Current interest rate, rate type, reference benchmark and spread, if shown in your documents or online account.
- Remaining tenure, current EMI and the next scheduled reset date.
- Whether the loan is fully or partly disbursed.
- Whether the account is on an adjustable-rate, fixed-rate, TruFixed or another legacy/current product option.
- The sanction letter, loan agreement and recent repayment schedule.
- Your preferred outcome: lower monthly payment, faster repayment, or a comparison of both.
HDFC’s loan-account service lets customers review the outstanding balance, interest-rate changes, repayment schedule and tenure. Check those figures immediately before submitting the request, because a fee or savings estimate based on an old balance can be wrong.
How to request the revision, step by step
- Check the account view. Sign in to HDFC’s home-loan account service and record the outstanding balance, current rate, remaining term, EMI and any listed rate changes. Download or save the current repayment schedule.
- Define the requested change. In your notes, say whether you believe a contractual benchmark reset is pending or you want a paid spread or scheme conversion. State the current rate and ask which lower rate, spread, scheme and effective date are available for this specific account.
- Use an official channel. Email [email protected], or sign in to the home-loan portal and choose Requests > Conversion Enquiry. HDFC’s home-loan service directory also lists Interest Rate Conversion Enquiry. Use the channel that gives you a reference number and retain the submitted message or confirmation.
- Request an itemised written quote. Ask for the proposed annual interest rate, reference rate and spread, conversion fee, applicable taxes, effective date, treatment of any undisbursed amount, and whether the change will reduce EMI, tenure or both. Request the revised amortisation or repayment schedule.
- Check the quote against your documents. Compare the proposed terms with the sanction letter and the current account view. If the portal and a published fee page appear to differ, ask HDFC to reconcile the discrepancy in writing before paying.
- Accept only after checking the economics. Make sure the written offer identifies the exact loan and the date on which the new rate starts. Save the approval, payment receipt and revised schedule.
Published conversion charges: what the categories mean
HDFC publishes several conversion options rather than one universal fee. The figures below are descriptions of the published categories and are subject to applicable taxes and change. Your live account quote and signed terms control.

| Conversion situation | Published charge | Important qualification |
|---|---|---|
| Specified adjustable-rate conversion to a lower rate, fully disbursed loan | 0.25% plus applicable taxes, capped at ₹5,000 | Applies to the qualifying category shown by HDFC; verify the account-specific quote. |
| Specified adjustable-rate conversion to a lower rate, partly disbursed loan | 0.25% plus applicable taxes, capped at ₹5,000 | HDFC states that the calculation includes the outstanding principal and the undisbursed amount. |
| Qualifying housing loan with a company, sole proprietorship, partnership firm or HUF as co-applicant | Higher cap than the standard category | The reviewed published material does not state the higher cap; obtain the live quote. |
| Switch from a fixed-rate option to an adjustable-rate option | 1.75% plus applicable taxes | Calculated on the relevant principal and any undisbursed amount; not available to customers under the Fixed First Loan product. |
| TruFixed treatment | Separate treatment | Do not apply the standard adjustable or fixed-to-adjustable figure without a written account-specific confirmation. |
The 0.25% and 1.75% figures are not interchangeable. Product type, rate option, disbursement status, borrower structure and the amount used in the calculation can change the fee. Taxes are additional. Ask for the rupee amount, not only the percentage, and confirm whether the cap is applied before or after taxes.
How to judge whether the offer saves money
A lower rate is useful only if the interest saved exceeds the conversion cost and the new repayment pattern suits you. Compare the existing loan with the written offer using the same outstanding principal and remaining period.

Compare the two repayment choices
| Choice | Likely effect | What to check |
|---|---|---|
| Reduce EMI | Lower required monthly payment while keeping a longer repayment period than a tenure-reduction option. | Remaining interest over the full term and whether the lower payment slows principal reduction. |
| Reduce tenure | Keep the EMI at or near its current level and repay the loan sooner. | Total interest saved, the new final-payment date and affordability of the unchanged payment. |
Use a break-even calculation
Obtain the old and new amortisation schedules, then calculate:
Net benefit = remaining interest under the current loan − remaining interest under the revised loan − conversion fee − applicable taxes − other documented costs
Rank #3
The break-even point is the time required for monthly interest savings to recover the upfront cost. It depends on the actual principal, current and proposed rates, remaining tenure, fee and the EMI or tenure selected. Do not use a generic online percentage to claim a saving for every borrower. If the account is close to maturity, a fee may take longer to recover than the remaining term.
Check the effective date
A rate that starts after the next reset or after a processing period produces different savings from one that starts immediately. Ask whether interest is recalculated from the approval date, payment date, next billing cycle or another stated date. Have HDFC show the effective date on the written offer and revised schedule.
Internal conversion versus a balance transfer
A balance transfer means moving the existing loan to a new lender. It is a separate route from changing the spread or scheme within HDFC. Compare both only after collecting written offers.
| Comparison point | HDFC internal conversion | Balance transfer to another lender |
|---|---|---|
| Rate basis | Revised HDFC spread or scheme, subject to eligibility and policy. | New lender’s benchmark, spread, underwriting and product terms. |
| Upfront cost | Applicable HDFC conversion fee and taxes; the amount depends on category. | New lender’s processing and other documented charges, plus any costs for closing or transferring the existing loan. |
| Paperwork | Conversion request, account verification and acceptance of revised terms. | Fresh lender assessment, property and income documentation, sanction and transfer formalities. |
| EMI or tenure | HDFC says the conversion facility may allow a choice between reducing EMI and reducing tenure. | Depends on the new sanction, rate and repayment schedule. |
| Decision timing | Account-specific; no conversion approval deadline is guaranteed. | HDFC’s fair-practice code says it will convey consent or objection to a takeover-account request within 21 days of receiving that request. This is not a promise that an internal conversion will be completed within 21 days. |
| Total cost | Calculate remaining interest plus the conversion fee and taxes. | Calculate remaining interest with the new lender plus every transfer, processing, documentation and tax cost that applies. |
Use the same remaining principal and term when comparing offers. A lower headline rate can still cost more if the new loan resets the tenure, adds fees or delays the effective date. HDFC’s published material confirms that both routes exist but does not establish which is cheaper for a particular borrower.

What to include in your email or portal request
Keep the request factual and ask for a written response. Include the loan number, current rate, outstanding principal, remaining tenure, disbursement status and the change you want considered. Ask HDFC to identify whether the request is a benchmark reset or a conversion and to provide:
- Proposed reference benchmark, spread and final interest rate.
- Conversion category and fee in rupees.
- Applicable taxes and any treatment of undisbursed funds.
- Effective date and the first instalment affected.
- Revised EMI, revised tenure, or both alternatives.
- Updated repayment schedule and total remaining interest.
- Any documents or consent required from co-borrowers.
- Service-request or enquiry number and the expected response channel.
Do not send card numbers, passwords, one-time passwords or other authentication credentials by email. Use the authenticated portal for information that requires secure login and verify that any payment instruction comes through an official HDFC channel.
If HDFC delays, declines or gives an unclear answer
When there is no response
Keep the acknowledgement and service-request number, then follow up through the same official channel. State the date of the original request and ask for the missing written decision or fee calculation. Supply only the additional account details HDFC requests.
When the request is declined
Ask whether the issue is product eligibility, disbursement status, borrower structure, documentation, credit assessment or a contractual spread that cannot be changed under the requested route. HDFC’s Fair Practice Code says customer-requested increases, additional limits or changes in facilities are considered under internal policies and assessment, and the bank is not obliged to grant a specific request. A decline does not by itself establish that the contractual benchmark reset was calculated incorrectly, so ask that those two issues be addressed separately.

When the fee or rate conflicts with another page
Save the page or statement showing the conflicting figure and ask HDFC to reconcile it with your loan category and agreement. Published schedules can differ across legacy and current product categories. Do not pay a conversion charge until the bank identifies the applicable category, amount, taxes and effective date in writing.
Formal escalation
If ordinary servicing does not resolve the issue, use the current grievance and escalation contacts published on HDFC Bank’s website. Contact details and responsible officers can change, so use the current page rather than an old address. Include your loan number, service-request history, documents, the exact remedy sought and copies of the written responses. The 21-day takeover-account communication period in the Fair Practice Code should not be presented as a general conversion-processing guarantee.

- Assuming a benchmark cut equals the new-customer rate. Your spread, scheme and reset terms may differ.
- Using one fee for every loan. Adjustable, fixed, TruFixed, fully disbursed and partly disbursed accounts can fall into different categories.
- Ignoring undisbursed amounts. HDFC states that the partly disbursed calculation and the fixed-to-adjustable calculation can include undisbursed funds.
- Comparing EMI alone. A lower EMI can result from extending the repayment period and increasing total interest.
- Paying before receiving a written quote. Confirm the fee, taxes, effective date and revised schedule first.
- Counting the 21-day takeover period as a rate-conversion deadline. That period concerns communication of consent or objection to a takeover-account request.
- Relying on an informal rate promise. Use the authenticated account view and a written HDFC response tied to your loan number.
- Sending sensitive credentials. HDFC will not need your password or one-time password to evaluate a normal conversion enquiry.
