How to Report Inherited Money and Property on Your Tax Return

Usually, you do not report inherited cash or property as income when you receive it. Federal tax can apply later if the inheritance produces interest, dividends, rent, or other income; if you sell inherited property for more than its tax basis; if you receive taxable distributions from an inherited retirement account; or if an estate passes taxable income to you on Schedule K-1. Life-insurance proceeds paid because of the insured’s death are generally excluded, although interest added to the proceeds is taxable.

This guide covers U.S. federal income-tax reporting for individual beneficiaries. State inheritance, estate, and income-tax rules vary by jurisdiction and require separate checking.

The basic rule: receiving an inheritance usually is not income

Internal Revenue Service Publication 559, Survivors, Executors, and Administrators (2025 edition), states: “Property received as a gift, bequest, or inheritance isn’t included in your income.” That rule generally covers money, a house, investments, personal property, and other assets transferred to you because someone died.

There is normally no federal income-tax entry simply for receiving inherited principal. Keep documentation showing what you received, when, and from which estate or trust, because the records become important if the property later generates income or is sold.

The tax result changes according to what the asset is, when the income arose, who received or was allocated it, and what basis and valuation rules apply. Income earned before death may belong on the decedent’s final return; income earned by the estate may be reported on Form 1041 and passed through on Schedule K-1; income earned after distribution may be yours.

Use this reporting map before entering anything on Form 1040

What happened General federal treatment Records or forms to look for
You received inherited cash or property Generally not income merely because you received it. Estate or trust distribution statement, inventory, valuation records.
The inherited asset earned interest, dividends, rent, or other income after death Generally taxable to the person or entity that received or was allocated the income. Payer information forms, brokerage statements, rental records, and possibly Schedule K-1.
You sold inherited stock, land, a home, or another capital asset Taxable gain or loss is based on sale proceeds compared with the correct inherited basis. Report when a filing requirement applies. Form 1099-S or broker statement, executor valuation, Form 8971 Schedule A when issued, Form 8949, and Schedule D.
You took money from a traditional inherited IRA The taxable part of a distribution generally is included in gross income for the year received. Form 1099-R, inherited-account statements, and records of any nondeductible contributions.
You took money from an inherited Roth IRA Qualified distributions generally are not subject to income tax, but inherited-account deadlines and the Roth five-tax-year history still matter. Account records showing Roth status, contribution history, and beneficiary information.
An estate allocated income, deductions, or credits to you The estate may file Form 1041; your share is generally reported on Schedule K-1. Form 1041 Schedule K-1 and its instructions.
You received life-insurance proceeds because the insured died Death proceeds are generally excluded from gross income. Interest paid on the proceeds is taxable. Insurer statement, Form 1099-INT, and policy or settlement records.

Step 1: Separate principal from income

Inherited principal

A cash bequest, the value of securities transferred to you, or a house distributed by an estate is generally principal. It is not reported as wages, interest, dividends, or other income solely because it changed hands.

Income generated after death

Interest credited to an inherited bank account, dividends declared on inherited shares, rent from an inherited property, and similar receipts are income. The person or entity that owned the asset when the income arose may determine who reports it. If the estate collected the income and later allocated it to you, the estate may report it on Form 1041 and pass it through on Schedule K-1. If you owned the asset directly when it produced the income, use the payer’s information statement and the applicable Form 1040 schedule or line.

Income that was already due at death

Amounts earned before death can belong on the decedent’s final return or be handled under estate-income rules rather than being treated as a tax-free inheritance. Ask the executor how accrued interest, dividends, salary, rents, and similar items were classified.

Step 2: If you sold inherited property, calculate gain using inherited basis

The IRS distinguishes the amount reported from a sale from the amount that is actually taxable. A broker or closing agent may report gross proceeds on Form 1099-S or another statement, but taxable gain is generally the proceeds minus your adjusted basis and allowable selling costs. A large gross sale price does not by itself mean that the entire amount is income.

The usual date-of-death basis

Inherited property generally receives a basis equal to its fair market value on the decedent’s date of death. This is not automatically the decedent’s original purchase price. For example, if a decedent bought land for $80,000 and its fair market value at death was $300,000, a later sale is generally measured from the inherited value, subject to the applicable valuation and adjustment rules.

Inherited capital assets are generally treated as long-term for federal capital-gain purposes regardless of how long you held them. Report a sale when required on Form 8949 and Schedule D, using the basis and sales information supported by the estate and transaction records.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Alternate valuation and special-use valuation

If the personal representative properly elected alternate valuation on Form 706, the alternate valuation date and amount can control the basis rather than the date-of-death value. Qualifying farm or closely held-business real estate may use special-use valuation. Certain conservation-easement rules can also change the general result.

Consistent-basis reporting and Form 8971

For property subject to the consistent-basis rules, the executor may provide Schedule A of Form 8971. If you receive it, use the final estate-tax value shown there when the rules require consistency. Keep the schedule with your permanent tax records and give it to your tax preparer before reporting a sale.

Important exceptions

Do not apply the date-of-death rule mechanically. Publication 551 identifies exceptions, including appreciated property that you or your spouse transferred to the decedent within one year before death and later reacquired. In that situation, basis is generally the decedent’s adjusted basis immediately before death, not the date-of-death value.

Community-property rules, trusts, special-use valuation, property transferred back to the decedent, and cases involving decedents who died in 2010 can require separate analysis. Ask for the executor’s written basis determination rather than guessing from an old purchase statement.

Example: inherited home

Suppose an executor values a home at $500,000 on the date of death, and you later sell it for $515,000 after $25,000 of allowable selling costs. Your calculation generally starts with $515,000 of proceeds, subtracts the $25,000 costs and the $500,000 basis, and produces a $10,000 loss rather than $515,000 of income. The actual result depends on the property’s use, adjustments, valuation evidence, and the current Form 8949 and Schedule D instructions.

Step 3: Handle estate income and Schedule K-1

The deceased person’s final individual return is separate from the estate’s income-tax return. An estate with more than $600 of annual gross income generally must file Form 1041. The estate reports its income, deductions, gains, and losses, then may pass taxable items to beneficiaries.

Your Schedule K-1 from Form 1041 identifies the share of estate income, deductions, or credits allocated to you. Enter those items on the appropriate parts of your individual return according to the K-1 instructions. Do not substitute the cash distribution amount for the taxable income shown on the K-1: a distribution can contain tax-free principal, taxable income, or both.

For a calendar-year estate, the IRS estate-income guidance reviewed for this article shows Form 1041 and beneficiary K-1s generally due April 15 of the following year. Confirm the deadline for the estate’s tax year and any extension before filing.

Step 4: Report inherited retirement accounts separately

Traditional inherited IRA

Taxable distributions from a traditional inherited IRA generally enter your gross income in the year you receive them. The taxable portion can be reduced by the decedent’s or beneficiary’s after-tax basis from nondeductible contributions. Form 1099-R and the account’s basis records are essential.

There is no single inherited-IRA deadline that applies to everyone. Required minimum distribution treatment depends on whether you are a surviving spouse, an eligible designated beneficiary, another designated beneficiary, or a nonindividual beneficiary; when the owner died; and whether the owner had begun required distributions. A surviving spouse may have rollover or other options that are unavailable to other beneficiaries. Identify those facts before taking or postponing a distribution.

Publication 590-B for the relevant tax year provides detailed distribution rules. Publication 559 also discusses inherited IRA treatment. If the account owner died recently, review the current-year rules rather than relying on an older distribution schedule.

Inherited Roth IRA

Qualified Roth distributions generally are not subject to income tax. Nevertheless, inherited Roth accounts have distribution deadlines and beneficiary rules, and the Roth five-tax-year period can affect whether a distribution is qualified. Confirm the account’s contribution and conversion history with the custodian.

Do not confuse an IRA distribution with an estate distribution

A check from an estate may be a tax-free distribution of inherited principal, while a check from an inherited traditional IRA is generally a retirement-plan distribution with its own tax rules. The payer, Form 1099-R, and account documents identify which regime applies.

Step 5: Treat life-insurance proceeds and interest correctly

Life-insurance proceeds paid because the insured died generally are not includable in your gross income and usually do not need an income entry on your return. If the insurer holds the proceeds and pays you interest, the interest is taxable; a Form 1099-INT or another information statement may report it.

A transfer of the policy for valuable consideration can limit the normal exclusion, subject to statutory exceptions. If the policy was sold or transferred before the insured’s death, obtain the transfer documents and ask a tax professional to analyze the transfer-for-value rules.

What to collect from the executor, trustee, broker, and account custodians

  • Date-of-death valuation for each inherited asset, including appraisals for real estate, businesses, and hard-to-value property.
  • Form 8971 Schedule A, if the estate was subject to consistent-basis reporting.
  • Form 706 valuation information and any alternate-valuation or special-use-valuation election.
  • Closing statements, improvement records, commissions, and other sale-related documents.
  • Form 1099-S, brokerage statements, Forms 1099-INT and 1099-DIV, and rental-income records.
  • Form 1041 Schedule K-1 and the estate’s explanation of each reported item.
  • Form 1099-R, inherited-IRA statements, beneficiary designation information, and records of nondeductible contributions.
  • Life-insurance settlement statements showing principal and any separately credited interest.

A practical filing workflow

  1. Inventory the receipts. List cash, securities, real estate, retirement accounts, insurance, and any payments received after death.
  2. Classify each item. Mark it as inherited principal, post-death income, sale proceeds, retirement distribution, estate K-1 item, or insurance interest.
  3. Match income to the correct taxpayer. Ask whether the decedent, estate, trust, or you owned the asset when the income arose.
  4. Establish basis before reporting a sale. Obtain the executor’s valuation and check for alternate valuation, special-use, consistent-basis, community-property, trust, or one-year transfer exceptions.
  5. Reconcile information statements. Compare Forms 1099-S, 1099-R, 1099-INT, brokerage statements, and Schedule K-1 with your records. Contact the issuer if a form is wrong.
  6. Use the required schedules. Report inherited-property sales on Form 8949 and Schedule D when required; report K-1 items and retirement distributions on the forms and schedules specified by their instructions.
  7. Retain the file. Keep valuation, basis, closing, estate, and retirement-account records for as long as they may be needed to support a later sale or amended return.

Common mistakes and how to avoid them

  • Reporting the inheritance itself as wages or interest. Receiving principal is generally not income; report income generated by the assets instead.
  • Using the decedent’s purchase price automatically. Start with the applicable inherited basis, usually fair market value at death, and check the exceptions.
  • Ignoring a 1099-S. The form signals a reportable sale transaction, not necessarily taxable gain. Calculate gain or loss from proceeds, basis, and selling costs.
  • Assuming every IRA beneficiary has the same withdrawal deadline. Beneficiary category, owner’s death date, and distribution status matter.
  • Omitting a Schedule K-1. The estate may have paid or withheld cash while still passing taxable income, deductions, or credits to you.
  • Calling all insurance money tax-free. Death proceeds are generally excluded, but credited interest and certain transferred-policy situations can be taxable.
  • Applying federal rules to state returns without checking. State inheritance, estate, and income taxes are separate questions.

Federal rules do not answer every state or unusual-fact question

This guide addresses U.S. federal income-tax treatment for an individual beneficiary. State inheritance taxes, state estate taxes, and state income-tax conformity vary. Pensions and annuities, trusts with unusual provisions, jointly owned property, community-property interests, and certain transferred-back assets may require rules not covered here. Publication 559 directs pension and annuity beneficiaries to Publication 575.

Before filing, verify the rules and forms for the actual tax year, especially for inherited retirement accounts and any estate that files on a fiscal year. A qualified tax professional can coordinate the decedent’s final return, the estate’s Form 1041, your Form 1040, and any state filings.
