How to Repay a South Korean Reverse Mortgage and Keep the Home in the Family

Yes, a family may be able to keep a home financed through South Korea’s 주택연금 (Home Pension), but paying the balance does not by itself transfer ownership to every heir. The procedure depends on whether Korea Housing Finance Corporation (HF) secured the Home Pension with a mortgage lien or a trust, whether one subscriber or both have died, and who is legally entitled to the property.

Start by asking HF and the servicing bank to confirm the collateral method, the current settlement amount, the applicable deadline and the documents required. HF lists customer service at 1688-8114. The family should also obtain Korean legal and tax advice before transferring or selling the property.

What happens when a Home Pension subscriber dies?

Death does not create one universal “payoff and inherit” process. A surviving spouse may be able to continue the pension, while the death of both subscribers normally ends pension payments and triggers settlement of the debt. The six-month rule applies to a spouse seeking succession, not to every heir who wants to keep the house.

When one subscriber dies

If the subscriber dies and an eligible spouse wants the monthly Home Pension to continue, payments stop while the succession process is completed. HF says the spouse must complete succession (assumption of the debt) within six months after the death. The guidance describes eligibility for a spouse who has remained married to the subscriber since the original enrollment. Confirm the exact eligibility and filing date with HF’s death-procedure guidance.

The mechanics differ by collateral method. Under a mortgage lien, the spouse generally must receive full ownership of the home with the heirs’ consent, then apply to assume the debt and amend the mortgage. Under a trust, the spouse applies to assume the debt; a separate title transfer and collateral amendment are not required for that succession step. These are procedural distinctions, not a promise that any particular spouse or heir qualifies.

Payments are suspended during this transition. A family should therefore notify HF promptly, even if relatives are still discussing whether to sell, refinance or retain the property. Ask HF to identify the date from which the six-month period is measured and what evidence is required to establish the marriage, death and ownership position.

When both subscribers have died

After both subscribers die, Home Pension payments end. HF describes settlement through a court auction when the home is secured by a mortgage lien and through a public sale when it is held in trust. Sale proceeds are applied to the Home Pension debt. Any surplus is paid to the legal heirs in the lien structure or to the designated trust beneficiary in the trust structure. HF’s English overview states that an inheritor is not charged for a shortfall when the home sells for less than the loan balance; confirm the application to the estate and the specific contract with HF at HF’s English Home Pension overview.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

That settlement route is not the only possible outcome. Before an auction or public sale proceeds, the heirs or the trust beneficiary may ask HF to approve a private sale or may repay the balance directly in cash. The person entitled to make that request depends on the collateral method and the estate documents.

Mortgage lien versus trust: the difference that controls the family’s options

Before anyone signs a family agreement, identify the collateral structure in the Home Pension contract. The following comparison summarizes the consequences HF and the Financial Services Commission describe.

Issue Mortgage-lien method Trust method
Surviving-spouse succession The spouse generally needs full ownership transferred with the heirs’ consent, then assumes the debt and completes a mortgage amendment. The spouse applies to assume the debt; a separate title transfer and collateral amendment are not required for the succession step.
Who receives residual value after both subscribers die? Legal heirs receive any surplus after the debt and sale costs are settled. The trust contract’s designated beneficiary (the 귀속권리자) receives the residual property.
Normal post-death sale route Court auction if the debt is not otherwise settled. Public sale if the debt is not otherwise settled.
Keeping the home Heirs may ask HF to approve a private sale or may repay in cash, subject to HF’s process and ownership rules. The designated trust beneficiary may ask HF to approve a private sale or repay in cash; paying does not make an unrelated heir the beneficiary.
Ownership and tax work Deed, inheritance and mortgage-amendment filings may be needed; taxes depend on the transaction and local authority. The trust agreement and beneficiary designation control the transfer of the residual property; tax filings and any release or transfer steps still need professional review.

In practical terms, the lien structure makes heir consent and a full-ownership transfer central to a spouse’s succession. The trust structure changes the ownership mechanics, but it does not eliminate the need to identify the beneficiary or complete the required settlement. A child who offers to pay cannot assume that payment overrides a trust designation.

HF explains the death procedure at its official Korean guidance. The FSC also summarizes spouse succession and the trust beneficiary rules at this policy notice.

Can you pay off a parent’s Korean reverse mortgage and keep the house?

Possibly, but the person who pays must be one of the people entitled to settle the Home Pension and receive the property under the lien or trust documents. HF’s Korean guidance says that heirs—or, in a trust, the designated beneficiary—may repay through a private sale approved by HF or repay directly in cash. It does not say that any child can pay the balance and automatically obtain title.

Families often need to separate three questions: who owes the Home Pension settlement, who is allowed to arrange repayment, and who receives the home or any remaining value. Those answers may be different. For example, several heirs may pool money, but only an heir or beneficiary recognized in the applicable documents may receive the property. Put any contribution agreement in writing and have counsel review it before money changes hands.

Option 1: direct cash repayment

A family member with the legal authority and funds may ask HF and the servicing bank for a payoff statement and instructions for remitting the exact amount. Do not transfer an estimated amount based on the monthly pension, the original home value or an online calculator. The lender must confirm the date-specific amount, the account to use, any continuing interest and the documents needed to release the lien or complete the trust settlement.

Ask whether the statement includes pension advances through a stated cutoff date, individual withdrawals, guarantee fees, loan interest and any other account items. If payment will arrive later than the quoted date, obtain an updated figure rather than assuming the difference is immaterial. Request a receipt and written confirmation of the remaining balance after payment.

Option 2: an HF-approved private sale

If the family cannot fund the payoff but wants to avoid an auction or public sale, the heirs or trust beneficiary may ask HF to approve a private sale. The sale proceeds are then used to settle the Home Pension debt under HF’s instructions. Approval is discretionary and document-dependent; a family should not market the property as free of the Home Pension or promise a buyer that a sale will close until HF confirms the process.

Before listing, ask HF who may sign the listing and sale contract, whether a minimum price or other security is required, how sale proceeds must be held, and what documents the buyer and registry will need. A private sale does not change who is entitled to the surplus. Under a lien, that generally means the legal heirs; under a trust, it means the designated beneficiary.

Possible additional disposal time

HF says a longer disposal period—up to three years—may be approved when there is sufficient collateral or other security. This is not an automatic three-year extension. Ask HF for a written decision covering the deadline, security requirements and consequences of missing it. Until HF grants an extension, treat the original deadline as controlling and continue gathering documents and funding.

How much is owed after a parent dies?

The payoff is an account-specific settlement figure. HF’s materials describe the balance as including:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Home Pension payments already advanced;
  • individual withdrawals, if any;
  • guarantee fees; and
  • loan interest.

The balance therefore will not necessarily equal the total monthly payments received. Request a current payoff calculation from HF or the servicing bank, and ask how long the figure remains valid. HF discusses the components of the balance at its Home Pension account guidance and its related information page. Neither the home’s market value nor an informal estimate can substitute for the lender’s statement.

Also request an explanation of how the figure changes between a proposed cash payment, a private-sale closing and a later settlement date. Keep the statement with the estate records so every heir sees the same figure and cutoff date.

Step-by-step: protecting the home while the family decides

  1. Report the death and identify the surviving subscriber. Obtain the death certificate and contact HF and the servicing bank. Tell them whether one subscriber or both have died and whether a spouse wants to continue the pension.
  2. Confirm the collateral method. Ask whether the contract is a mortgage lien or a trust, and request the relevant contract, beneficiary designation and account records.
  3. Calendar the six-month succession deadline. If an eligible spouse wants to continue payments after one subscriber’s death, treat the six months from the death date as a hard working deadline while HF confirms the filing requirements. Payments remain stopped until succession is completed.
  4. Establish who can receive the property. For a lien, determine the heirs and whether they will consent to transferring full ownership to the spouse. For a trust, identify the designated beneficiary; do not assume that all children or the person who pays the debt are entitled.
  5. Request the exact settlement amount. Ask for a written payoff valid through the intended payment date, including fees, interest and any individual withdrawals.
  6. Compare the home’s options. Obtain a realistic valuation for family planning, but do not use it as a substitute for HF’s payoff. Consider whether the family can fund repayment, arrange an approved private sale or needs more time and security.
  7. Choose a settlement route. Compare direct cash repayment with an HF-approved private sale. If neither is completed, HF’s normal auction or public-sale process may apply after both subscribers’ deaths.
  8. Collect the required filings before transferring money. HF or the servicing bank should specify inheritance, identity, power-of-attorney, title, trust and mortgage documents. A Korean attorney can check heir consent and ownership documents before a family member pays.
  9. Complete release or transfer formalities. Obtain confirmation that the debt is settled and follow the instructions for mortgage release, trust distribution or title registration. Keep the payoff statement, receipts and HF’s written approvals with the estate records.
  10. Handle tax filings separately. Ask the relevant local and national tax authorities, a Korean tax accountant or an attorney which returns and payments apply to the inheritance, succession, sale or transfer.

Do not let informal family discussions replace written instructions from HF. A single point of contact can send documents and maintain a timeline, but each heir should receive copies of the payoff statement, approvals and final distribution records.

What if the home is worth less than the Home Pension debt?

The Home Pension is described as non-recourse for the inheritor in HF’s English overview: when the property value is below the loan balance, the inheritor is not charged for the shortfall. In practice, the estate still needs to follow HF’s settlement procedure, and the property’s sale proceeds are applied to the debt. Obtain HF’s written instructions before rejecting an inheritance, authorizing a sale or distributing other estate assets, because Korean inheritance law and tax rules are separate questions from the program’s non-recourse protection.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Non-recourse treatment does not mean the family can ignore notices, deadlines, title questions or taxes. It also does not decide which person receives the home. Those issues remain governed by the lien documents, trust agreement, beneficiary designation and applicable Korean law.

A 2026 policy announcement for some adult children

The FSC announced an improvement for 2026 under which a child aged 55 or older may apply for a new reverse mortgage using a deceased parent’s home without first completing repayment of the prior Home Pension balance. This is a policy announcement, not a guarantee that a particular child, property or application qualifies. Ask HF whether the measure is implemented, which child-age and ownership conditions apply, and how the existing balance will be handled before relying on it. The announcement is at the FSC’s English notice.

Inheritance, property and income taxes

Repaying the Home Pension does not determine the tax result. HF warns that a surviving spouse who succeeds to the pension may face inheritance tax, acquisition tax, property tax and, where applicable, comprehensive real-estate-holding tax. After both subscribers die, the person receiving title or trust property may have filing and payment duties. Selling the home can also create capital-gains and local income-tax consequences.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Tax treatment can vary by transaction and locality, including how an acquisition-tax obligation is determined by local authorities. HF does not provide legal interpretation, tax counseling or tax-return preparation. Use the relevant tax authority and a qualified Korean attorney or tax accountant for calculations and filings; do not rely on a generic percentage or on the fact that the family repaid the loan.

Ask professionals to review the timing as well as the amount. A spouse succession, direct repayment followed by inheritance, trust distribution and private sale may have different reporting requirements. Keep death certificates, family-register or heirship records, trust documents, payoff statements, sale contracts and receipts together for the adviser.

Common mistakes that put the property at risk

  • Waiting past the spouse-succession window: an eligible spouse who wants continued payments should begin the process immediately and track the six-month deadline.
  • Assuming all heirs can approve a trust transfer: the trust’s designated beneficiary controls residual entitlement.
  • Paying an estimated balance: fees and interest continue to affect the exact payoff.
  • Treating three years as automatic: an extended disposal period requires HF approval and adequate collateral or other security.
  • Confusing payment with ownership: a child who funds repayment may still need an inheritance, trust-beneficiary or conveyance basis to receive the property.
  • Ignoring the sale route: after both subscribers’ deaths, the default lien and trust processes differ—court auction versus public sale.
  • Calculating taxes from a web example: local rules and the transaction structure can change the result.
  • Signing a sale before HF approval: a private sale requires HF’s consent and coordinated settlement instructions.
  • Losing the paper trail: oral assurances about heir consent, payoff or beneficiary status are difficult to use when registering title or filing taxes.

Questions to ask HF and the servicing bank

  • Is this contract a mortgage lien or a trust?
  • Has one subscriber died or have both died, and is a spouse eligible to assume the debt?
  • What is the exact six-month deadline and which documents prove the marriage and death?
  • Who is the legal heir or designated trust beneficiary entitled to the property?
  • What is the payoff amount on the proposed payment date, and what does it include?
  • Can HF approve a private sale, and what sale price, security and closing steps are required?
  • What written confirmation will release the mortgage or distribute the trust property?
  • Which taxes and registrations must be handled, and which authority or professional should the family contact?
  • If more time is needed, what security would support an extension of up to three years?
  • How will a 2026 child-applicant policy, if implemented, affect this account and property?

HF’s customer-service number for this process is 1688-8114. Keep every written answer, payoff statement and approval with the estate file.

Frequently Asked Questions

Can I pay off my parent’s Korean reverse mortgage and keep the house?

Possibly. HF allows heirs, or the designated trust beneficiary in a trust structure, to ask about direct cash repayment or an HF-approved private sale. Payment alone does not give an unrelated child title; the lien documents, inheritance rules or trust beneficiary designation control ownership.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What happens to a Korean Home Pension when the homeowner dies?

If one subscriber dies, an eligible spouse may seek debt assumption and continuation of payments, but payments stop while the process is completed and the spouse generally has six months. If both subscribers die, payments end and the account is settled through repayment, an approved sale, court auction or public sale, depending on the collateral method.

Does the surviving spouse have to repay the reverse mortgage?

A surviving spouse who wants to succeed to the pension must apply to assume the debt within six months. Under a mortgage lien, full ownership generally must first be transferred with the heirs’ consent; under a trust, a separate title transfer is not required for the spouse’s assumption step. Confirm the exact requirements with HF.

How much is owed after a parent dies?

Only HF or the servicing bank can provide the account-specific figure. It can include pension payments, individual withdrawals, guarantee fees and loan interest. Request a dated payoff statement instead of estimating from the monthly payment or property value.

Who receives surplus value after the home is sold?

With a mortgage lien, HF describes surplus going to the legal heirs after the debt and sale costs. With a trust, the trust’s designated beneficiary, or 귀속권리자, receives the residual property. The contract and beneficiary designation must be checked.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can the family avoid an auction?

The heirs or trust beneficiary may ask HF to approve a private sale and use the proceeds to repay, or may repay directly in cash. Approval is not automatic, and the family should obtain HF’s written process before listing or promising a closing.

What if the house sells for less than the Home Pension balance?

HF’s English overview describes non-recourse treatment for the inheritor, meaning the inheritor is not charged for the shortfall. The estate must still follow HF’s settlement process, and inheritance and tax questions should be reviewed separately.

Is the three-year disposal period guaranteed?

No. HF says a period of up to three years may be approved where sufficient collateral or other security exists. Request a written decision and do not assume the extension applies without HF’s approval.

The Bottom Line

To keep a South Korean Home Pension home in the family, identify the lien or trust structure first, protect the six-month spouse-succession deadline, obtain HF’s exact payoff and confirm who is entitled to the property. Ask HF about direct repayment or an approved private sale before an auction or public sale begins, and use a Korean attorney or tax professional for heirship, title and tax consequences. Paying the balance is a settlement step—not an automatic transfer of ownership.
