When new fixed mortgage rates are higher than the rate on your current loan, refinancing usually will not reduce your interest cost. It may still make sense if you are changing the loan’s term, replacing an adjustable-rate mortgage, removing mortgage insurance, stabilizing payments, or accessing equity. The decision depends on the entire transaction—rate, fees, term, cash required, balance, and how long you expect to keep the loan—not on the advertised payment alone.
This guide is for homeowners in the United States. Mortgage rates, eligibility, taxes, insurance, title charges, and lender pricing vary by location, loan type, credit profile, equity, and timing. Treat every figure as specific to a dated Loan Estimate, not as a promise of what you will qualify for later.

Start with the question your refinance must answer
A refinance replaces your existing mortgage with a new mortgage. The new loan pays off the old one, and you then make payments under the new rate, term, and conditions. Closing costs are common, so a higher-rate refinance has to provide a benefit beyond a lower-looking payment.
Write the objective in one sentence before contacting lenders. Different goals require different comparisons:

Reduce the total cost of borrowing
This is the classic rate-and-term refinance. If your current fixed rate is lower than available fixed rates, a new loan at today’s higher rate generally increases interest expense. Fees can make the result worse. A refinance for this goal needs a demonstrable advantage after costs and over the period you expect to keep the loan.
Lower the monthly cash requirement
A payment can fall because the new loan stretches repayment over a longer term, not because the borrowing became cheaper. Restarting a nearly completed 30-year schedule with a fresh 30-year loan can leave you paying interest for many additional years. Compare the new payment with the payment you would make if you kept the current loan through its remaining term.
Change the term or repayment schedule
You might intentionally move from a 30-year loan to a shorter term, or from a longer remaining term to a shorter one. A shorter term can require a higher monthly payment even when it reduces the time in debt. Compare principal paid down and total interest, not just the first payment.

Replace an adjustable-rate mortgage or stabilize payments
A fixed-rate refinance can trade future adjustment risk for a known payment. That stability can be valuable even if the initial fixed rate is not lower than your current introductory rate. An adjustable-rate alternative may have a lower starting rate but exposes you to future payment changes and adjustment caps.
Remove or change mortgage insurance
If your equity and loan program permit removal or modification of mortgage insurance, that monthly charge may be part of the benefit. Confirm the eligibility rules with the lender and include any new mortgage insurance, escrow, or insurance requirements in the comparison.
Access home equity
Cash-out refinancing replaces the entire first mortgage, not just the amount of cash you withdraw. The Consumer Financial Protection Bureau (CFPB) warns that this can replace a lower-rate first mortgage with a higher-rate loan. If your existing first-mortgage rate is attractive, investigate whether a home equity loan or another second-lien option could meet the cash need without changing that first mortgage. Availability and pricing depend on your circumstances.
Build an accurate baseline from your current mortgage
Use your latest mortgage statement and, if needed, contact the servicer for payoff information. Record:
Recommended Free Tools
- Current principal balance and an estimated payoff balance.
- Interest rate and whether it is fixed or adjustable.
- Remaining term and the scheduled payoff date.
- Monthly principal-and-interest payment.
- Mortgage insurance, escrowed taxes, homeowners insurance, and the total payment withdrawn from your account.
- Any prepayment penalty, balloon feature, recast provision, or other unusual term.
Use the remaining balance and remaining time as the comparison point. Comparing a new 30-year payment with the payment on an old loan that is late in its schedule can make the new loan appear inexpensive while concealing the cost of restarting the clock.

Also decide how long you realistically expect to retain the new loan. The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing. That is a general average, not a forecast for you. A planned move, likely job change, expected inheritance, or intention to refinance again should affect the period you use for analysis.
Request written offers that can actually be compared
Ask at least three lenders for Loan Estimates, as the CFPB recommends. Request the same loan type, loan amount, repayment term, occupancy and property assumptions, and points-or-credits arrangement from each lender. If one lender quotes a 20-year loan with points and another quotes a 30-year loan with lender credits, the rates and payments are not an apples-to-apples test.
Rates can change daily. Write down the date and time of each quote, whether the rate is locked, the lock expiration date, and the conditions attached to the quote. A floating, or unlocked, rate can move before closing. A lock does not make every term immutable: a change in application information, loan amount, property value, or a missed lock expiration can alter pricing.
Provide consistent information to each lender. Different estimates may reflect different credit scores, property values, loan-to-value ratios, or occupancy assumptions rather than better or worse pricing. Ask the lender to identify any assumption that differs from your other estimates.
Read the Loan Estimate line by line
The Loan Estimate is the standardized disclosure to use for side-by-side review. Focus on the figures that affect your decision rather than allowing an attractive headline rate to dominate.
Rate, type, and term
Confirm whether the loan is fixed or adjustable, the stated interest rate, the repayment term, and—if adjustable—the first adjustment date, adjustment frequency, rate caps, and index or margin described in the disclosure. A lower initial adjustable rate is not equivalent to a fixed rate unless you can accept the future payment risk.
Monthly payment
Separate principal and interest from mortgage insurance, estimated taxes, homeowners insurance, and other escrowed items. Compare the total payment as well as principal and interest. Escrow estimates can differ because of local tax or insurance assumptions, so do not treat every escrow difference as lender pricing.

Origination charges, points, and lender credits
Separate lender-controlled charges from government charges, prepaid interest, taxes, insurance, and title or recording items. Points are upfront charges used to obtain a lower rate. Lender credits offset some closing costs in exchange for a higher rate. Request matched versions with no points, with points, and with credits when those options are available; then compare them over your expected holding period.
Five-year cost
The CFPB’s comparison method uses the Loan Estimate’s five-year figures. Add the total of payments and closing costs paid during five years, then subtract the principal paid off during that period. The result is an estimate of interest and fees for that horizon. For an adjustable-rate loan, the estimate assumes the rate remains as shown; actual cost can be higher if the rate rises.
Five-year cost is a useful common yardstick, not a prediction. If you expect to keep the loan for two years, model two years. If you expect to keep it for ten, model ten as well. Include the remaining balance at each horizon so that a lower payment is not mistaken for a lower debt obligation.

Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Calculate break-even without losing sight of total cost
A simple break-even calculation divides refinance costs by monthly savings:
Break-even months = upfront refinance costs ÷ monthly payment savings.
Use like-for-like payments for this calculation. If the new payment is lower only because the term is longer, the resulting “savings” may not represent a real reduction in borrowing cost. Exclude temporary escrow changes and one-time tax or insurance differences from the lender-cost calculation.
Then go beyond break-even. Compare:
- Total interest and lender fees through the date you expect to sell or refinance again.
- Principal paid down by that date.
- The remaining loan balance at that date.
- Cash required at closing and the opportunity cost of using those funds.
- Any mortgage insurance, prepayment terms, or adjustable-rate exposure.
A refinance can technically pass a break-even test yet leave you worse off if you move before reaching it, finance the costs into the balance, or restart a long amortization schedule. Conversely, a transaction that does not produce a lower payment may still fit a deliberate goal such as replacing an ARM with a fixed loan or shortening the term.

- The lender gives credits to offset closing costs and charges a higher interest rate.
- The costs are added to the loan balance, increasing the amount you owe and the interest charged over time.
Ask the lender to identify which costs are being covered and how. Compare the interest rate, total balance, monthly payment, cash to close, and expected cost over the period you intend to keep the loan. A credit that saves cash today can be sensible if you expect to move soon; it can be expensive if you keep the higher-rate loan for many years.
Do not compare a zero-cash offer with a lower-rate, points-paid offer solely by monthly payment. Put both Loan Estimates on the same timeline and include the balance remaining at the end. The lender credit should appear in the disclosure; if the promised credit is not shown, ask for a corrected estimate before relying on it.
Handle points and credits as separate trade-offs
Points buy a lower rate with money paid upfront. They can pay back over time only if the monthly savings exceed the upfront charge before you sell or refinance. Lender credits work in the opposite direction: they reduce upfront cash in exchange for a higher rate. Neither choice is automatically better.
- Ask for the same loan with zero points and zero credits.
- Ask for the points option and record the additional cash required and the payment reduction.
- Ask for the lender-credit option and record the credit amount and higher payment.
- Compare interest, fees, principal balance, and cash retained at each holding-period scenario.
Keep the comparison consistent. A lender should not offset a credit by quietly increasing another fee or changing the term without showing the change on the estimate.
Verify the rate lock and investigate changes before closing
Confirm in writing whether your rate is locked, the expiration date, the lock period, and any extension charge. If the rate is not locked, it can change with market conditions. Even a locked rate may be re-priced if material application information changes or the transaction does not close within the lock period.
Compare every revised Loan Estimate with the previous version. If a cost rises, ask the lender for the specific reason and whether it resulted from a changed circumstance, a revised property valuation, a different loan amount, or an expired lock. Some categories have limits on increases, but exceptions can apply when circumstances change. Do not assume a verbal promise overrides the disclosure.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Use competing estimates to negotiate
Once you have comparable Loan Estimates, ask each lender whether it can improve the rate, points, lender credits, or lender-controlled fees. Provide the competing estimate and ask for a written revision. Watch for an apparent improvement that simply moves cost from one line to another or changes the term.
Compare the final candidates against keeping your existing mortgage. Keeping the current loan has no refinance closing costs and preserves its present rate and remaining schedule. A refinance must offer enough value, certainty, or flexibility to justify replacing that contract.

Consider alternatives to a higher-rate refinance
Keep the existing first mortgage
If the objective is simply a lower rate and available rates are higher, doing nothing may be the lowest-cost choice. You can revisit the decision if pricing changes, but do not assume a future refinance will be available. As the CFPB puts it, “Refinancing is never guaranteed.” Income, credit, home value, debt, and lending rules can change.
Home equity loan or other second-lien borrowing
For a defined cash need, a home equity loan may allow you to keep a lower-rate first mortgage in place. It creates another payment and its own fees, rate, and foreclosure risk. Compare the combined payment and total cost with a cash-out refinance rather than comparing only the second-loan rate.
Home equity line of credit
A line of credit can provide flexible access to equity, but it commonly has a variable rate and a payment that can change. Review the draw period, repayment period, rate caps, fees, and what happens when the draw period ends.

A temporary buydown subsidizes the payment for an initial period rather than permanently reducing the loan’s note rate. The payment can rise when the subsidy ends. Confirm who funds the subsidy, the uns subsidized payment, and whether you can afford that payment.
Adjustable-rate mortgage
An ARM may offer a lower starting rate than a fixed loan, but the payment can increase at scheduled adjustments. Examine the initial period, adjustment frequency, periodic and lifetime caps, index, margin, and worst-case payment under the contract. Do not base the decision on an assumption that you will refinance before the first adjustment.
Loan assumption
Some mortgages can be assumed by a qualified buyer, which may matter if you plan to sell rather than refinance. Assumption rights, fees, and qualification requirements are loan-specific. Treat this as a potential feature to verify, not a guaranteed exit strategy.
Common mistakes that make a refinance look better than it is
- Comparing payment only: A lower payment may reflect a longer term, financed costs, or a lower escrow estimate.
- Ignoring the remaining balance: Two loans with similar payments can leave very different balances after five years.
- Using a headline rate without points: The lowest advertised rate may require substantial upfront points.
- Calling lender credits free money: Credits generally come with a higher rate or another cost trade-off.
- Forgetting mortgage insurance: A new loan can add insurance even when the old loan did not.
- Assuming rates will fall later: A future refinance may be unavailable or unaffordable.
- Mixing loan types: Comparing a fixed loan with an ARM requires an explicit assessment of future payment risk.
- Overlooking lock expiration: A delay can expose an unlocked loan to a higher market rate or trigger an extension fee.
- Confusing escrow with lender cost: Taxes and insurance can change independently of lender quality.
- Taking cash out without a purpose and repayment plan: Equity becomes secured debt, and missed payments can put the home at risk.
A decision checklist before you apply
- State the exact goal: lower total cost, lower cash flow, shorter term, fixed-payment stability, mortgage-insurance change, or equity access.
- Record your current balance, rate, remaining term, payment components, insurance, escrow, and unusual loan terms.
- Choose a realistic holding period and include a five-year scenario for comparison.
- Request at least three written Loan Estimates using matching assumptions.
- Record each quote’s date, lock status, expiration, rate, term, points, credits, fees, cash to close, total payment, and projected balance.
- Calculate break-even only with comparable payments, then compare total interest, fees, and principal paid down.
- Price no-points, points, and lender-credit versions when available.
- Compare the best refinance with keeping the current loan and with any alternative that meets the underlying goal.
- Ask for written explanations of every changed cost before signing final documents.
- Proceed only if the documented benefit fits your goal and the payment remains affordable under the loan’s actual terms.
What refinance costs and eligibility can vary
Freddie Mac describes refinance costs as depending on the lender, credit score, and location and gives an estimated range of 3% to 6% of principal. That range is a broad consumer estimate, not a quote or universal rule. Your actual costs can differ because of loan type, property, title work, recording charges, appraisal, taxes, insurance, points, credits, and local requirements.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsApproval is also individualized. Lenders evaluate income, assets, debts, credit, property value, occupancy, equity, and program rules. A favorable calculation is not an approval, and a current approval does not guarantee that a later refinance will be available.
Bottom line for a rising-rate market
If your current fixed rate is below the fixed rates you can obtain now, refinance only when it serves a clearly defined purpose that survives a full cost comparison. Start with your existing balance and remaining term, collect matching Loan Estimates from multiple lenders, inspect the five-year cost and remaining balance, and treat no-cost offers as a rate-or-balance trade-off. For cash access, compare a second-lien option that leaves a low-rate first mortgage in place. The right decision is the one that meets your actual goal at an affordable payment with a cost and risk you understand—not the one with the lowest advertised payment.
