Yes, you can apply to refinance an adjustable-rate mortgage (ARM) before its next rate reset, but approval and savings are not guaranteed. Start as soon as you receive the reset notice: verify the first payment date at the new rate, calculate the payment range allowed by your ARM caps, request comparable Loan Estimates from several lenders, and confirm that a rate lock can carry you through closing. Keep budgeting for the reset payment until the refinance has actually closed.
Can you refinance before an ARM resets?
Usually, a homeowner may apply for a refinance before an ARM adjustment takes effect. The practical question is whether a lender will approve the new loan, whether the property and borrower meet its underwriting rules, and whether the total cost and payment risk are better than keeping the ARM. A refinance can fail or become unattractive because of the home’s value, credit, income, debt, documentation, current rates, loan amount, or closing costs.

Do not treat the reset notice as a promise that a refinance will be available. The Consumer Financial Protection Bureau (CFPB) warns ARM borrowers: “Don’t assume you’ll be able to sell your home or refinance your loan before the rate changes.” Keep a plan for making the adjusted payment while your application is pending.

Step 1: Turn the reset notice into a firm timeline
Find the first payment that could change
Read the notice and your original note or ARM disclosure together. Record the first due date at the adjusted payment, not merely the date on which the interest rate is recalculated. Also note whether the upcoming adjustment is the first reset after the introductory period or a later periodic reset.
- For a first reset, the lender generally sends an estimated new rate and payment seven to eight months before the first payment at the changed rate.
- For a later reset that changes the payment, notice generally arrives two to four months before the first new payment.
- The notice should identify the current rate, the new or estimated rate and payment, and the first due date for the changed payment.
Those are CFPB guidance windows, not a substitute for the date on your notice. If the document is missing, contact the servicer and request the notice and the ARM disclosure. Ask for written confirmation of the adjustment date and the payment due date.
Create a closing runway
Work backward from the first due date at the new payment. Allow time to submit an application, provide documents, receive disclosures, satisfy underwriting conditions, obtain an appraisal or other valuation if required, and close. A rate lock may expire before closing, so the date you need the new loan funded matters more than the date you first speak with a lender.
Do not cancel or change the existing payment arrangement while a refinance is being processed. Until the new loan closes and the old loan is paid off, the ARM remains your obligation.
Step 2: Decode the ARM you already have
Index plus margin
Most ARM contracts describe the adjusted rate as an index plus a fixed margin, subject to contractual limits. The index can move with market conditions; the margin is set in the loan documents. Locate the exact index name, the margin, the date used to measure the index, and the adjustment frequency. A market-rate article cannot determine your contractual rate without those details.
Initial, periodic and lifetime caps
Caps limit how much the rate or payment may change, but the limits differ among mortgages. Identify:

- Initial-adjustment cap: the maximum change at the first reset after the introductory period.
- Periodic cap: the maximum change at each later adjustment.
- Lifetime cap: the maximum increase or decrease over the life of the loan compared with the starting rate.
Check for a rate or payment floor as well. A floor can prevent the rate from falling below a stated level even if the index declines. Your note controls; do not assume that two ARMs with similar introductory rates use the same caps, floors or adjustment schedule.

Ask the servicer for a maximum-payment calculation
Use the notice for the servicer’s estimated payment, then ask the servicer to calculate the highest payment permitted under the contract’s caps. The actual adjustment may be lower or higher than an informal estimate depending on the index and the note’s terms. Request the calculation in writing and keep it with your refinance records.
Step 3: Build a realistic payment range
Separate principal and interest from the total payment
When comparing the ARM’s future payment with refinance offers, separate principal and interest from taxes, homeowners insurance, mortgage insurance and other escrowed amounts. A quoted “monthly payment” can include different items from one lender to another. Compare the same components before deciding that one loan is cheaper.
Budget for the payment you may actually owe
Prepare a household budget using the servicer’s estimated payment and a second budget using the maximum payment allowed by the caps. Include property taxes, insurance, utilities, maintenance, other debts and an emergency reserve. If the maximum payment would be unaffordable, treat that as a reason to seek help immediately, not as a reason to assume a refinance will be approved.
A payment estimate is not a rate forecast. The index can move before the adjustment date, and underwriting can change the terms offered to you. Use the range for planning; use the final note and closing documents for the legally binding terms.

Fixed-rate refinance
A fixed-rate loan keeps its interest rate unchanged for the term, so principal-and-interest payments are more predictable. That predictability can be valuable if you expect to keep the home for years or cannot tolerate another payment change. It does not make the loan automatically cheaper: the rate, points, closing costs, term and amount borrowed determine the economics.

Another ARM
An ARM refinance may offer a lower initial rate than a fixed-rate alternative, but it preserves future adjustment risk. Compare the new introductory period, index, margin, initial and periodic caps, lifetime cap, floor and first adjustment date with your current loan. A lower starting payment is not evidence that the loan will remain lower later.
Term and loan amount
Request comparable terms from each lender. A shorter term may require a higher payment but can change the total interest paid; extending the term may reduce the payment while increasing the time debt remains outstanding. Decide whether to refinance only the existing payoff balance or add closing costs to the new principal. Rolling costs into the balance increases the amount borrowed and the interest paid over time, as the CFPB explains.
Ask whether the proposed loan has features that affect your decision, such as a prepayment penalty, adjustable-payment structure, balloon payment or special servicing conditions. Have the lender explain unfamiliar terms in writing.

Request a Loan Estimate from more than one lender for the same proposed loan type, loan amount and comparable term. Changing the loan structure between quotes makes the numbers difficult to compare. The CFPB says a Loan Estimate summarizes important costs and risks; it is not final approval.
| Compare this item | What to record | Why it matters |
|---|---|---|
| Interest rate and points | Note the rate, whether points are charged, and the amount of each point. | A lower rate may require more upfront cost; compare the complete offer. |
| Monthly payment | Record principal and interest separately from estimated taxes, insurance and escrow. | Different escrow assumptions can make similar loans appear different. |
| Loan term and balance | Write down the term, proposed principal, payoff amount and any cash-out amount. | Term and balance affect both payment and total interest. |
| Lender and third-party costs | List origination, underwriting, appraisal, title, recording and other disclosed charges. | Fees can erase an apparent rate advantage. |
| Cash to close | Record the amount due at closing and what credits or deposits are included. | You need to know the immediate cash requirement, not just the payment. |
| Loan features | Check for prepayment penalties, ARM caps and floors, escrow requirements and other conditions. | Features determine future flexibility and risk. |
| Rate-lock status | Record whether the rate is locked, the expiration date and extension charges. | An unlocked quote can change; an expired lock can add cost or require new pricing. |
Do not mistake “no closing costs” for free
Ask how a lender is covering costs advertised as “no closing costs.” The charges may be reflected in a higher interest rate, added to the loan balance or offset by a credit with conditions. Compare the amount borrowed, rate and cash to close with a conventional-cost offer rather than relying on the label.
Use a break-even check carefully
To assess whether upfront costs could be recovered, divide the costs you truly pay for the refinance by the expected monthly savings. This produces an approximate number of months to break even, not a guarantee. Recalculate if the new loan changes the term, escrow, payment structure or balance, and consider how long you expect to keep the property. A refinance that lowers the payment may still increase total interest if it restarts a long amortization schedule.

Step 6: Understand the rate lock before applying
A rate lock generally protects the quoted rate only if you close within the agreed period and the application remains materially consistent. Lenders commonly offer lock periods such as 30, 45 or 60 days, but availability, conditions and charges vary.

- Is the rate currently locked or merely floating?
- On what date and at what time does the lock expire?
- What does an extension cost, and who pays if a delay is caused by the lender, appraisal, title work or missing borrower documents?
- Could changing the loan amount, credit profile, verified income, property use or loan type reprice the loan?
- If market rates fall, can you receive a lower rate, or does the lock prevent that automatically?
Get the answers in the lender’s lock agreement. A lock is not a guarantee that the loan will close, and it does not eliminate underwriting conditions.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Step 7: Prepare for underwriting
Approval depends on the lender’s review of the property and your finances. Organize documents before submitting applications so a missing item does not consume the reset runway.
- Recent income documentation and explanations for irregular earnings.
- Asset and bank statements showing funds for closing and reserves.
- Identification, insurance information and the current mortgage statement.
- Information about debts, employment, property occupancy and any other liens.
- Evidence needed to explain credit changes, large deposits or gaps in employment.
Respond promptly and consistently. Do not open new credit, move large sums without documentation or change jobs without telling the lender. Such changes can require re-verification or alter eligibility. Ask the lender which conditions remain outstanding and the date by which each must be satisfied.
Step 8: Recheck the Closing Disclosure
Before signing, compare the Closing Disclosure with the latest Loan Estimate. Focus on the interest rate, rate-lock status, loan amount, monthly payment, lender and third-party fees, credits, prepaids, escrow and cash to close. Ask the lender to explain every material difference.

Some mortgage costs may change, some are subject to limits, and some may not increase under applicable rules and circumstances. Whether a particular change is allowed depends on the transaction and disclosures; do not rely on a general article to decide that a fee increase is lawful.
Confirm that the new loan will pay off the existing ARM, that the payoff amount is current, and that the first payment date under the new loan is understood. Keep the signed documents and proof of payoff.
If refinancing is unavailable or the new payment is unaffordable
Do not wait for a missed payment
If the maximum reset payment does not fit your budget, contact the servicer before the first changed payment is due. Explain the expected payment, your income and the date the adjustment takes effect. Ask what assistance or loss-mitigation review may be available under your circumstances, and keep records of every call and document submitted.

Use a HUD-approved housing counselor
The CFPB recommends contacting a HUD-approved housing counseling agency when an ARM reset may be difficult to afford. A counselor can review the budget, explain available paths and help you evaluate whether a refinance, payment arrangement, sale or another option is realistic. Counseling does not guarantee approval or change the terms of your note.
Keep the ARM plan active while alternatives are evaluated
Continue budgeting for the adjusted payment and make required payments on time unless the servicer gives you different written instructions. A pending application, rate quote or counseling appointment does not alter the existing loan.
Common mistakes that derail an ARM refinance
- Starting after the reset: Waiting can leave too little time for underwriting, closing and a rate-lock extension.
- Using only the introductory payment: A low initial ARM payment does not show the maximum future obligation.
- Comparing different loans: A 15-year fixed loan, a 30-year ARM and a cash-out refinance cannot be ranked by rate alone.
- Ignoring cash to close: A lower payment may require cash you do not have, while financing costs raises the balance.
- Assuming approval: Property value, credit, income, debt and lender rules can prevent a refinance.
- Letting a lock expire silently: Ask for the expiration date and extension policy in writing.
- Stopping the current mortgage payment: The old loan remains due until the refinance closes and pays it off.
- Relying on a verbal estimate: Use the Loan Estimate, lock agreement, Closing Disclosure and final note to verify terms.
A practical ARM-reset refinance checklist
- Locate the reset notice, original note and ARM disclosures.
- Write down the first payment due at the changed rate, adjustment frequency, index, margin, caps, floor and current balance.
- Ask the servicer for the maximum payment allowed by the contract and keep the calculation.
- Build a budget using both the estimated payment and the capped maximum.
- Request the same proposed loan from several lenders and obtain Loan Estimates.
- Compare rate, points, payment components, term, balance, fees, cash to close, features and lock terms.
- Choose a structure based on payment risk, expected time in the home, total costs and eligibility—not the headline rate alone.
- Submit complete documents and ask what underwriting conditions remain.
- Confirm the lock expiration and extension cost before the closing schedule becomes tight.
- Compare the Closing Disclosure with the latest Loan Estimate and resolve discrepancies before signing.
- Keep making the ARM payment until the refinance has closed and the payoff is confirmed.
- If the payment is unaffordable or approval fails, contact the servicer and a HUD-approved housing counselor promptly.
What a sound decision looks like
A refinance is worth pursuing when the proposed loan is actually available to you, the payment and future risk fit your budget, the costs are understood, and the expected time in the home supports the expense. A fixed-rate loan may reduce payment uncertainty, while another ARM may preserve a lower initial payment at the cost of future adjustments. Neither structure is universally best.
Base the decision on the written terms: the ARM’s maximum permitted payment, each refinance Loan Estimate, the lock agreement and the Closing Disclosure. Until the new loan funds, treat the upcoming reset as real and prepare to make that payment.
