Yes—usually you can replace a home-equity loan or HELOC without changing your first mortgage. The transaction pays off the existing junior lien and records a new second lien, while your original first-mortgage rate, balance, payment schedule and maturity remain in place. The new lender will still underwrite the entire property: equity, combined loan-to-value (CLTV), credit, income, debts, title and the priority of the first lien.
Start by getting a written payoff statement from the current second-lien servicer. Then compare a fixed-rate home-equity loan with a replacement HELOC, ask how the lender will handle the existing first mortgage, and verify after closing that the old lien was released and the new lien recorded in junior position.

What a second-mortgage refinance changes—and what it does not
A second mortgage is debt secured by your home but subordinate to the first mortgage. The Consumer Financial Protection Bureau (CFPB) identifies home-equity loans and home-equity lines of credit (HELOCs) as common second mortgages, also called junior liens. If foreclosure proceeds are insufficient to repay both loans, the first lien is paid before the second, so the junior lender may not recover its full balance.

In a standalone refinance, the new lender advances enough money to satisfy the old second mortgage, and the old servicer releases its lien. Your first mortgage is not paid off, repriced or re-amortized. Its interest rate and contractual payment continue under the original note. The replacement loan has its own rate, term, payment, fees and servicing account.

Why borrowers use this structure
- To keep a first-mortgage rate that is materially lower than current rates.
- To replace a variable-rate HELOC with a predictable fixed payment.
- To move from an expiring HELOC draw period into a loan with terms that better fit the remaining balance.
- To obtain a different repayment term or remove unfavorable fees from the existing second lien.
A second-lien refinance does not eliminate home-secured risk. Missing payments can lead to collection action and, ultimately, foreclosure even when the first mortgage is current.
Can you refinance only a HELOC or home-equity loan?
Usually, yes. You apply for a new junior-lien product, and the lender evaluates your property and finances independently of the fact that the first mortgage has been paid on time. Approval is not automatic: a low valuation, high CLTV, weaker credit, insufficient documented income, high debt obligations, title defects or incomplete insurance can produce a denial, a smaller loan or a higher price.
The new lender must accept the first mortgage’s priority. Ask for the lender’s CLTV limit and lien-position requirements in writing. Some lenders require a title search, appraisal or other valuation, proof of homeowners insurance, and documentation showing the first mortgage remains in first position. Requirements differ by lender and by state.

| How funds are provided | Lump sum at closing, generally used to pay the old second lien | Revolving credit line; the lender may allow an initial draw to pay the old lien and future draws up to the limit |
| Rate | Fixed for the agreed term in a typical product | Usually variable; the payment can rise when the index or margin changes |
| Payment certainty | Predictable principal-and-interest payment, subject to contract terms | Payment can change with the balance, rate and transition from draw to repayment |
| Interest calculation | Interest is charged on the full amount from closing, even if you do not spend every dollar immediately | Interest generally accrues on the amount drawn, not the unused line |
| Access to additional funds | Normally no revolving redraw feature after closing | Additional draws may be available during the draw period, subject to the agreement |
| End of draw period | Not applicable | Draws can stop and the balance can enter a repayment period; payments may increase |
| Fees to check | Origination, appraisal, title and recording charges; possible early-payoff terms | Origination, appraisal, title and recording charges plus annual, inactivity, transaction or early-termination fees |
| Best fit | A borrower who knows the amount needed and values a stable payment | A borrower who needs flexible access and can manage rate and payment variability |
Read the contract rather than relying on the product label. Confirm the index and margin for a variable rate, any rate floor or ceiling, the minimum draw, the length of the draw and repayment periods, and whether the lender can freeze or reduce the line under specified conditions.
Why a cash-out refinance of the first mortgage is different
A cash-out refinance replaces the first mortgage itself, adds the cash you need to the new principal, and changes the rate, payment, closing costs and amortization schedule of the senior loan. It therefore does not meet the goal of preserving an existing first-mortgage rate and terms.
Federal Reserve guidance recommends comparing total refinance costs with expected monthly savings using a break-even calculation and warns that refinancing can restart amortization. Even if a cash-out transaction offers a lower rate on the combined debt, it may extend the time needed to repay principal or cause you to lose a favorable first-lien rate. Include it in your comparison only if changing the first mortgage is acceptable.
Subordination, lien priority and whether the first lender must approve
When you refinance only the second mortgage, the first mortgage normally remains unchanged and does not need to be re-underwritten by its servicer. The new second-lien lender must, however, acknowledge and preserve the first lien’s priority. Ask whether the lender requires an acknowledgment, title endorsement, subordination agreement or other document before funding.

Subordination is most visible in the opposite situation: refinancing the first mortgage while keeping a HELOC or home-equity loan. CFPB explains that the second lender generally must agree to that first-mortgage refinance unless the second loan is paid off. A HELOC lender may require approval before the senior loan can be refinanced. That approval issue usually does not arise when the junior loan alone is being replaced, but policies and recording procedures vary, so obtain the answer in writing.
How to refinance your second mortgage: a step-by-step process
- Identify the exact payoff amount. Request a written payoff statement from the current second-lien servicer for a date you expect to close. It should show principal, per-diem interest through the payoff date, unpaid fees, recording or release charges and any early-termination or prepayment charge. Ask how long the quote is valid and how to update it if closing is delayed.
- Gather the first-mortgage details. Record the current balance, interest rate, monthly payment, maturity date, loan number and servicer. The new lender uses this information to calculate CLTV and confirm the senior lien’s position. Do not assume the first mortgage’s current status will substitute for documents.
- Estimate your equity and CLTV. CLTV combines the proposed new second-lien balance with the first-mortgage balance and divides that total by the lender’s accepted property value. Use a realistic value; an appraisal or other valuation can differ from an online estimate. A high CLTV leaves a smaller equity cushion and can limit approval or increase pricing.
- Request quotes from several second-lien lenders. Ask for both a fixed-rate home-equity option and a HELOC quote if either could meet your objective. Tell each lender that the transaction is a second-mortgage refinance and that the first lien will remain in place. Ask about minimum and maximum amounts, CLTV limits, credit and income standards, occupancy rules, property types and state availability.
- Clarify lien and title requirements before paying fees. Ask whether the lender requires a full appraisal, automated valuation, title search, lender’s title policy, homeowners-insurance evidence, a payoff authorization, a subordination or acknowledgment document, and a specific recording sequence. Confirm who orders each item and which charges are refundable if the loan is declined.
- Submit complete underwriting documentation. Typical requests include identification, recent pay stubs or other income records, tax returns for self-employed applicants, bank or investment statements, a schedule of debts, the first-mortgage statement, homeowners-insurance declarations and the current second-lien statement. Explain recent credit inquiries, employment changes, payment interruptions or disputed debts before underwriting discovers them.
- Compare the disclosures and the full cost. Review the Loan Estimate or equivalent disclosure for the rate type, payment, APR, principal, term, origination charges, appraisal and title costs, recording fees, annual or inactivity fees, draw-period rules, repayment-period rules and estimated cash required. Compare total interest over the period you expect to keep the loan, not just the initial payment.
- Lock terms only after the conditions are clear. Ask how long the rate lock lasts, what happens if the appraisal or title work is late, and whether a variable-rate HELOC can change before closing. Verify that the payoff amount will be wired directly to the old servicer or handled through an authorized settlement agent.
- Close and fund the replacement lien. Sign the new note, security instrument and required disclosures. The closing agent should apply proceeds to the old second mortgage according to the payoff statement, with any permitted remaining funds identified in the settlement documents. The first mortgage should not be paid off unless you expressly chose a different transaction.
- Verify release and recording. Obtain confirmation that the old servicer received the payoff, that its lien release or satisfaction was recorded, and that the new lien was recorded in junior position. Keep the final settlement statement, recorded documents, payoff confirmation and the new servicing information.
How to compare the economics
Use a second-lien break-even calculation
List every cost required to replace the old loan: origination, appraisal, title, recording, lender fees, early-termination charges and any required prepaid interest. Divide the total by the expected monthly savings to estimate the break-even period. For example, if a hypothetical refinance costs $4,000 and lowers the payment by $150 per month, the simple break-even is about 27 months ($4,000 ÷ $150). The calculation is useful only if the payment difference is reliable and you expect to keep the new loan beyond that point.
For a HELOC, test several rate and balance scenarios instead of using only the introductory payment. Include a higher-rate case, the end of the draw period, minimum-payment rules, annual or inactivity fees and the possibility of making additional draws. A fixed loan may have a higher initial payment but less exposure to future rate increases.

Compare total interest and term, not just monthly payment
Extending the repayment term can reduce the monthly payment while increasing total interest. A shorter term can do the opposite. Request an amortization schedule or payment example for the full term and compare it with the remaining schedule on the existing second mortgage. If the old loan has a balloon payment, interest-only period or scheduled rate reset, include the date and amount of that change in your comparison.

Account for the first mortgage you are preserving
Estimate the cost of replacing the first mortgage separately, including its closing costs, any loss of a low rate and the effect of restarting amortization. A standalone second-lien refinance can be worthwhile precisely because it avoids those changes, but the advantage disappears if the new junior loan carries excessive fees or a payment you cannot sustain.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What lenders look at
- Equity and CLTV: The first balance plus the proposed second balance must fit the lender’s limit based on its accepted value.
- Credit history: Scores, payment history, utilization, recent inquiries and unresolved disputes can affect approval and pricing.
- Income and employment: The lender verifies stable, documentable income and calculates debt-to-income using the first and proposed second payments.
- Property and occupancy: Single-family, condominium, multi-unit, investment and manufactured properties can have different rules; occupancy and insurance must be documented.
- Title and lien condition: Ownership, judgments, tax liens, prior releases and the exact first-lien recording must be acceptable.
- Loan purpose and amount: The requested payoff amount, any cash-out, minimum loan size and state-specific restrictions can change the available products.
Being current on the first mortgage is helpful but not decisive. The second lender makes a new credit decision based on the complete application and current property value.
Common failure points and practical fixes
The appraisal is lower than expected
A lower value raises CLTV and may reduce the approved amount. Ask whether the lender permits a reconsideration of value supported by accurate comparable sales, or whether reducing the new balance would bring CLTV within limits. Do not order expensive work until you know whether the lender accepts the valuation method.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsThe payoff quote expires
Per-diem interest means the amount changes daily. Request an updated statement before funding and confirm who is responsible for any shortfall caused by a delayed recording or wire. Keep proof of the final payment.

The old lien is not released promptly
Contact the former servicer’s lien-release department and the settlement agent. A paid balance does not by itself remove the public lien record. Obtain the recorded satisfaction or release and check the county land records when processing is complete.
The lender requires documents tied to the first mortgage
Provide the latest first-mortgage statement, note or deed of trust information, insurance evidence and payoff history as requested. Ask the lender to identify exactly what it needs to confirm junior position rather than assuming it wants to refinance the senior loan.
The HELOC payment jumps later
Read the draw-to-repayment transition provisions before closing. Model the payment at the highest rate allowed by the contract and at the projected balance after the draw period. If that payment is not affordable, compare a fixed-rate loan or a smaller line.
Approval is denied despite strong payment history
Request the adverse-action notice, which should identify the principal reasons. Correct factual errors in credit or title records, document variable income more clearly, reduce the requested amount or wait until a valuation or debt issue is resolved. Do not submit numerous applications in a short period without understanding how inquiries will be treated.
Consumer protections and cancellation rights
The Federal Trade Commission explains that home-equity loans and HELOCs are secured by the home. For qualifying transactions secured by a principal residence, federal law can provide a three-business-day right to cancel. Whether that right applies depends on the transaction and the borrower’s circumstances; investment and second-home transactions can be treated differently. Follow the lender’s written notice instructions exactly, and ask the settlement agent when the cancellation period begins and ends.
Cancellation rights do not excuse reviewing the documents before signing. Confirm the annual percentage rate, payment schedule, variable-rate formula, fees, default provisions, draw restrictions, early-termination terms and the consequences of failing to pay. Keep copies of every disclosure and communication.
Quick Recap
When a standalone second-lien refinance makes sense
- Your first mortgage has a rate or terms you want to preserve.
- The new second-lien payment is affordable under conservative rate and balance assumptions.
- Fees and any early-termination charge are recovered within the period you expect to keep the loan.
- The property has enough verified equity for the lender’s CLTV requirement.
- You understand whether the product is fixed or variable and what happens at the end of any draw period.
When another option may be safer
- A cash-out first-mortgage refinance would still be attractive after including the cost of losing your current first-lien terms and restarting amortization.
- You cannot document sufficient income or the proposed payment would strain your budget.
- The appraisal leaves little equity cushion, making a new junior lien expensive or unavailable.
- The HELOC’s variable-rate and repayment-period risks are unacceptable.
- The existing second mortgage has a small remaining balance, so closing costs would take too long to recover.
Questions to ask before you sign
- What is the maximum CLTV, and which property value will you use?
- Will the first mortgage remain entirely unchanged, and what document confirms its first-lien priority?
- What is the exact payoff amount, including per-diem interest and every release or early-termination fee?
- Who orders and pays for the appraisal, title work, recording and lien release?
- For a HELOC, what are the index, margin, adjustment frequency, rate cap, draw period, repayment period and minimum payment?
- What annual, inactivity, transaction, origination or early-payoff fees apply?
- How will proceeds be sent to the old servicer, and when will I receive proof that the old lien was released?
- What is the payment and total interest if I keep the loan for the period I realistically expect?
