Yes, you may be able to refinance a non-QM mortgage into a conventional loan. The new loan is a completely new underwriting decision: your lender must verify income or qualifying assets, debts, credit, payment history, property value, occupancy, title, insurance, loan-to-value (LTV), debt-to-income (DTI), and applicable loan limits. Approval of your existing non-QM loan does not carry over automatically.
The refinance is most likely to help when the conventional loan’s lower rate and different terms produce enough monthly savings to recover points and closing costs before you expect to move or refinance again. Use the workflow below to determine eligibility, assemble the file, compare offers, and verify the final documents.

What changes when you move from non-QM to conventional financing
A non-qualified mortgage (non-QM) is generally underwritten outside the standard qualified-mortgage framework, often using alternative income documentation or other features that do not fit a standard agency file. A conventional refinance instead follows the requirements of the applicable agency or lender program, commonly involving Fannie Mae, Freddie Mac, or a lender’s own conventional products.
Your prior non-QM approval proves only that you met that lender’s rules at that time. It does not establish that you meet conventional requirements now. The new lender must make a fresh ability-to-repay determination and document the file under the selected program. The Consumer Financial Protection Bureau explains that “The ability-to-repay rule prohibits most lenders from giving you a mortgage unless they have made a reasonable and good faith determination that you are able to pay back the loan.”

Conventional underwriting usually examines:
- Income, employment, or qualifying assets and how they are documented.
- Monthly debts and the resulting DTI ratio.
- Credit scores, recent payment history, and any derogatory events.
- Property type, occupancy, condition, title, insurance, taxes, and homeowners-association obligations.
- Current and proposed LTV, subordinate liens, loan amount, and applicable loan limits.
The transaction can be rate-and-term (also called limited cash-out) or cash-out. That distinction affects seasoning, documentation, LTV limits, and underwriting.
Classify the refinance before estimating eligibility
Rate-and-term or limited cash-out
A rate-and-term refinance replaces the existing mortgage without taking substantial equity out for personal use. The goal is normally a lower rate, a different term, or a more stable payment. Because there is no broad cash distribution, the main questions are whether the property and borrower fit the selected conventional product and whether the savings justify the transaction costs.
Cash-out refinance
A cash-out transaction pays off the existing mortgage and provides equity to the borrower. It can have stricter LTV, credit, DTI, payment-history, and seasoning rules. For example, the cited Fannie Mae policy requires the first mortgage being paid off in a Fannie Mae cash-out refinance to be at least 12 months old. That is a program rule, not a universal waiting period for every conventional cash-out product; confirm the requirement for the exact program and lender.
Why the classification matters
Tell the loan officer at the beginning whether you need cash back, are consolidating a subordinate lien, or are simply changing the rate or term. Misclassifying the transaction can produce an inaccurate estimate of maximum loan amount, required equity, appraisal treatment, and closing costs.
Check the property and occupancy rules
Conventional eligibility changes with the property’s use. Identify the home as a one-unit principal residence, a second home, or an investment property before you compare programs. Lenders may apply different LTV limits, reserve requirements, documentation standards, mortgage-insurance rules, and pricing to each category.
Principal residence
For a home you occupy as your primary residence, document the address and occupancy consistently across the application, insurance, tax records, and credit file. If you recently moved, explain the timing and provide any evidence the lender requests.
Second home
A second home must satisfy the program’s occupancy and property-use definition. Rental income, seasonal use, and property-management arrangements can affect whether the lender treats it as a second home or an investment property.

Core qualification requirements
There is no single credit score, DTI, or LTV threshold that applies to every conventional refinance. The following figures are specific to the programs identified in the available guidance and should not be generalized to every lender.
| Requirement | What the lender reviews | Specific published figure or qualification |
|---|---|---|
| Credit and payment history | Credit reports, delinquencies, collections, bankruptcies, and mortgage payment record. | Fannie Mae’s cited high-LTV path allows no delinquencies in the most recent six months and no more than one 30-day delinquency in months 7–12. Other products may be stricter. |
| Alternative Qualification Path | Manual underwriting of income, assets, liabilities, and credit. | At least a 620 credit score and no more than 45% DTI under the cited Fannie Mae 2025 guidance. |
| RefiNow eligibility description | Program-specific income, payment-history, and property criteria. | Up to 97% LTV and 65% DTI in the cited current product description; verify all other conditions with the lender. |
| LTV | New loan amount divided by accepted property value, including subordinate liens where applicable. | Limit depends on occupancy, property type, transaction type, loan amount, and program. |
| DTI | Recurring monthly debt divided by qualifying gross monthly income. | Limit depends on automated findings, manual rules, and product. The 45% figure above applies to the cited Alternative Qualification Path, not all conventional loans. |
| Loan limits | County, property type, and conforming loan-limit rules. | Confirm the current limit for the property’s county and the year of application. |
Calculate your estimated LTV before applying: divide the proposed new loan, plus any liens that remain, by a realistic current value. A higher value can improve LTV, but the lender may rely on an appraisal, an automated valuation acceptance, or another permitted valuation method rather than your estimate.

For a rate-and-term refinance, there is not one universal waiting period stated in the available guidance. The lender will examine the age and payment history of the existing loan, the program’s rules, and any recent ownership or lien changes. Ask for the rule in writing for your exact transaction rather than relying on a generic “six-month” statement.
Cash-out transactions deserve special attention. Under the cited Fannie Mae policy, the first mortgage being paid off must be at least 12 months old. A lender may also require a minimum number of on-time payments, a seasoning period after a purchase or prior refinance, or additional documentation when the property was recently acquired or the balance changed substantially.
If your mortgage has a prepayment penalty, request the payoff statement early. The penalty can materially change the break-even calculation and may be payable even when the refinance itself is approved.
Credit and payment history: what to prepare
Authorize the lender to obtain a current credit report and review every account before submitting a full application. Pay down or resolve reporting errors only after understanding how the action will affect balances, utilization, and available cash for closing.

For the cited Fannie Mae high-LTV path, the recent-payment standard is no delinquencies during the latest six months and no more than one 30-day delinquency in months 7–12. If your history does not meet that standard, ask whether another conventional path exists; do not assume the entire conventional category is unavailable.

Income, assets, and debt documentation
Conventional underwriting requires evidence that the proposed payment is affordable and that funds needed to close are available. The exact list depends on employment type, income source, transaction type, and automated-underwriting findings.
Common income documents
- Recent paystubs and verification of employment for wage income.
- Tax returns, year-to-date profit-and-loss statements, and business documentation when self-employed income is used.
- Bank or brokerage statements supporting interest, dividend, retirement, or other qualifying income.
- Award letters or other evidence for pension, Social Security, disability, alimony, or similar income when applicable.
- Written explanations and supporting records for variable, seasonal, commission, bonus, or reduced income.
Assets and liabilities
- Bank and investment statements showing funds for closing, reserves, and any required down payment or equity contribution.
- The current mortgage statement and a formal payoff statement near closing.
- Statements for installment loans, credit cards, student loans, leases, support obligations, and other recurring debts.
- Evidence for earnest-money deposits, gifts, transfers, or borrowed funds if they are part of the transaction.
Property and insurance records
- Homeowners-insurance declarations and agent contact information.
- Property-tax bills and evidence of payment.
- HOA name, dues, contact information, and any pending special assessment or lien information.
- Title and lien details, including subordinate mortgages or home-equity lines.
Large deposits, transfers between accounts, or unexplained withdrawals commonly trigger follow-up requests. Keep complete statements rather than isolated screenshots so the lender can trace the source and ownership of funds.
Automated versus manual underwriting
Eligible files may be submitted to an automated underwriting system, such as Fannie Mae’s Desktop Underwriter (DU). The system evaluates the data and can return findings about documentation, eligibility, and valuation. Automated approval is not a guarantee: the lender still verifies the information and may impose conditions.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsSome files use a manual process, including the cited Alternative Qualification Path. That path requires at least a 620 credit score and no more than 45% DTI under the 2025 guidance. Manual underwriting generally means more detailed review of income stability, reserves, debts, payment history, and compensating factors. A borrower who fails an automated result may still qualify through a different product, but the lender must identify that product and its requirements rather than simply override the finding.
Will you need an appraisal?
Possibly. In some eligible automated files, DU may provide value acceptance or value acceptance plus property data, allowing the lender to proceed without a traditional appraisal. Eligibility depends on the property, transaction, data quality, prior valuation information, and program rules.
If automated value acceptance is unavailable, expect a valuation requirement. Manual high-LTV files generally require an interior-and-exterior appraisal. The appraiser analyzes comparable sales, condition, improvements, and market factors; the lender then uses the accepted value to calculate LTV and determine whether mortgage insurance or other conditions apply.
Before ordering an appraisal, ask which valuation path the lender expects, who pays the fee, whether a prior report can be reused, and what happens if the value is lower than estimated. A low valuation can increase LTV, reduce the permitted cash-out amount, require mortgage insurance, or make the refinance uneconomic.

Costs to include
- Discount points and other lender charges.
- Lender credits and the higher rate that may accompany them.
- Appraisal or alternative valuation fees.
- Title search, lender’s title insurance, settlement, recording, and other closing services.
- Prepaid interest, initial escrow deposits, property taxes, insurance, and HOA amounts.
- Mortgage insurance, if required at the new LTV.
- Any prepayment penalty on the existing non-QM loan.
The CFPB notes: “There are services rendered and costs related to originate all mortgages, but some lenders or mortgage brokers may offer you a loan that is advertised as having no lender fees or no closing costs.” A “no-cost” offer generally means the cost is covered through a lender credit, a higher rate, or another pricing trade-off; inspect the Loan Estimate rather than treating the label as free.
Calculate the break-even month
Use this simple formula:
Break-even months = total refinance costs ÷ expected monthly savings.
Use costs you actually pay or finance, including points, lender fees, appraisal, title, recording, and any penalty. Do not count prepaid escrow as a permanent economic cost if it is returned or transferred, but do account for the cash tied up at closing. Compare the break-even month with the period you realistically expect to keep the new loan. If the new loan has an adjustable rate, model payment changes rather than assuming the initial payment lasts indefinitely.

Step-by-step refinance workflow
- Define the objective. Decide whether you want rate-and-term or cash-out, and write down the target payment, term, and maximum cash you are willing to bring to closing.
- Classify the property. Confirm whether it is a one-unit principal residence, second home, or investment property, and gather occupancy, title, insurance, tax, and HOA information.
- Estimate LTV. Obtain a realistic value range and current payoff balance. Include subordinate liens and the proposed new loan amount.
- Review credit and payment history. Pull your reports, correct factual errors, and verify that mortgage payments are current. Check the cited high-LTV payment-history standard if you are considering that path.
- Assemble documents. Collect income, asset, debt, mortgage, insurance, tax, HOA, and identity records before the lender requests them.
- Ask lenders which program fits. Request the applicable agency or lender guideline, required score and DTI, occupancy rules, cash-out seasoning, appraisal method, and loan-limit treatment.
- Submit for automated or manual underwriting. Provide complete and consistent data. Respond to conditions with full statements and written explanations rather than partial screenshots.
- Confirm valuation. Determine whether the file received value acceptance, needs property data, or requires an interior-and-exterior appraisal.
- Compare Loan Estimates. Review rate, APR, term, points, lender credits, cash to close, monthly principal and interest, taxes, insurance, HOA, mortgage insurance, appraisal, title, recording, and any old-loan penalty.
- Calculate the break-even date. Divide the relevant costs by the expected monthly savings and compare the result with your expected time in the property.
- Clear underwriting conditions. Do not make unreported financial changes. Supply updated paystubs, statements, payoff figures, or explanations when requested.
- Review the Closing Disclosure. Confirm the final rate, loan amount, payment, cash to close, credits, escrow, fees, and payoff information before signing.
How to compare two or more refinance offers
Put offers on the same loan amount and term before comparing. A lower note rate can be less attractive when it requires substantial points; a higher rate with lender credits can be better if you expect to move soon.
| Comparison item | Questions to ask |
|---|---|
| Interest rate and APR | Is the rate fixed or adjustable? What fees are included in APR, and is the rate locked? |
| Rate-lock period | How long is the lock, what does an extension cost, and what happens if underwriting runs late? |
| Points and credits | How much is paid upfront, and how does each credit change the rate? |
| Total cash to close | What is the amount after credits, escrow deposits, prepaid interest, and payoff adjustments? |
| Valuation | Is the file eligible for value acceptance, property data, or a full appraisal? Who pays? |
| Mortgage insurance | Is it required at the projected LTV, and how can it end? |
| Projected payment | Compare principal, interest, taxes, insurance, HOA, and any mortgage insurance—not principal and interest alone. |
| Break-even | When do the savings recover points, fees, and any penalty? |
| Underwriting conditions | Is the file automated or manual, and what documentation remains outstanding? |
| Licensing and availability | Is the lender licensed for the property’s state and offering the program for your occupancy and property type? |
Obtain Loan Estimates from each lender and compare the same sections line by line. Ask the lender to explain any large difference in lender credits, prepaid items, title charges, or cash to close.
Closing, disclosure, and rescission rights
For a refinance, the CFPB says borrowers generally receive the Closing Disclosure at least three business days before closing. Use that time to compare it with the Loan Estimate and verify the payoff amount, interest rate, monthly payment, cash to close, escrow setup, credits, and every changed fee.
Covered refinance transactions generally also include a three-business-day right of rescission after closing. The right has exceptions and technical requirements, so read the lender’s notice carefully and ask how to exercise it if you believe the transaction should be canceled. It is not a substitute for reviewing documents before signing.
After closing, keep the final Closing Disclosure, note, deed of trust or mortgage, payoff confirmation, insurance information, and evidence that any old lien was released. Confirm the first payment date and the servicer’s contact details.

Common reasons a refinance fails and what to do
Income cannot be documented under the conventional rules
Alternative income that supported the non-QM loan may not be acceptable in the same form for a conventional file. Ask which income sources can be documented with paystubs, tax returns, bank statements, award letters, or asset-based methods under the selected program. Do not assume a deposit history alone will qualify.
DTI is too high
Recalculate with every recurring debt, the proposed housing payment, taxes, insurance, HOA dues, and mortgage insurance. Paying down a debt may help, but use cash only after confirming that the lender will count the change and that reserves remain sufficient. The 45% maximum cited for the Alternative Qualification Path is not a universal conventional limit.
The property value is lower than expected
Request the appraisal or valuation review process, provide factual information about improvements and comparable sales, and ask whether a lower loan amount, additional principal reduction, or a different product keeps the transaction viable. Never order unnecessary work or pay a fee without understanding the lender’s reconsideration policy.
Recent late payments or credit changes appear
Explain the event, provide evidence of resolution, and ask whether another product has different payment-history rules. Keep all accounts current while the file is pending.
Cash-out seasoning is not met
If the existing first mortgage is less than 12 months old, the cited Fannie Mae cash-out rule may disqualify that transaction. Ask whether a rate-and-term refinance is available now or whether another lender’s documented program has a different, lawful requirement.
Costs erase the savings
Recalculate break-even using final—not advertised—figures. Include points, credits, appraisal, title, recording, prepaid amounts, mortgage insurance, and any prepayment penalty. If the break-even date extends beyond your expected time in the home, declining the refinance may be the financially safer choice.
When refinancing is likely to make sense
- Your verified conventional eligibility produces a meaningfully lower rate or a payment structure that fits your budget.
- The property value and projected LTV qualify without requiring unaffordable cash or mortgage insurance.
- Your documented income, assets, credit, and payment history remain stable through closing.
- The break-even month is comfortably earlier than your expected move, sale, or next refinance.
- You have compared at least the complete Loan Estimates, not just headline rates.
It may not make sense when the new loan requires a large cash contribution, a costly appraisal with uncertain value, a higher payment after an adjustable period, or fees that cannot be recovered before you leave. A conventional label alone is not a financial benefit; the benefit comes from the verified terms and the time you keep them.
