To read China Resources Building Materials Technology Holdings Limited (HKEX: 1313), work from sales drivers to owner earnings: separate cement, concrete and aggregates volume, average selling price and mix; compare each product’s gross margin; then reconcile gross profit through operating expenses, finance costs, associates, tax and non-controlling interests. Finish with cash, gearing, capacity additions and utilization.
The key recent signal is that the nine months ended 30 September 2025 produced lower turnover but higher gross profit and attributable profit. That combination makes cost control, product mix and the quality of earnings more important than revenue growth alone.

What the company reports and how revenue is recognized
China Resources Building Materials Technology Holdings Limited reports cement, concrete, aggregates and other activities. Its 2024 financial statements state that these goods are recognized when control transfers and the performance obligation is satisfied upon delivery. In practical terms, reported sales reflect products delivered during the period, not merely orders, production or announced capacity.

A change in dispatches, customer acceptance, project schedules or delivery timing can move turnover even when production capacity has not changed. Start by identifying what was delivered, in what quantities and at what realized prices.

Step 1: Decompose turnover into volume, price and mix
Turnover is the first checkpoint, but it is not an explanation. For each product, use the following bridge:
- Volume: tonnes or cubic metres sold and delivered.
- Average selling price (ASP): realized revenue divided by the relevant sales volume.
- Mix: the effect of selling a different proportion of cement, concrete, aggregates or other products, or changing grades, regions and customer types.
The analytical identity is revenue = volume × ASP, with mix explaining how the weighted result changes when products with different prices and margins make up a larger or smaller share. A turnover decline can therefore come from fewer deliveries, lower prices, an unfavorable mix, or a combination of all three.
2024 external sales by segment
| Segment | 2024 external sales |
|---|---|
| Cement | RMB15,039.498 million |
| Concrete | RMB4,161.956 million |
| Aggregates and others | RMB3,836.335 million |
These segment figures add to the group’s 2024 turnover of RMB23,037.789 million. When reading the annual report, place the corresponding sales volume and ASP beside each segment. A cement price decline can be masked by higher concrete deliveries; conversely, stable group revenue can conceal a contraction in a high-margin product.

- Did delivered volume rise or fall for each segment?
- Did ASP change because of market prices, customer geography, product grade or contract terms?
- Did the sales mix shift toward aggregates, concrete or cement?
- Were changes caused by demand, logistics, production constraints or delivery timing?
Do not infer demand from turnover alone. Delivery-based recognition means the operational explanation must be tied to dispatches and realized prices.
Step 2: Read gross profit and product margins separately
Gross profit shows what remains after the cost of products sold. Gross margin, calculated as gross profit divided by turnover, allows comparison across periods even when sales levels differ. Product margins are more informative than the consolidated percentage when the mix is changing.
2024 gross-margin profile
| Measure | 2024 result |
|---|---|
| Consolidated gross profit | RMB3,800.335 million |
| Consolidated gross margin | 16.5% |
| Cement gross margin | 15.1% |
| Concrete gross margin | 12.2% |
| Aggregates gross margin | 35.1% |
The spread is material: aggregates’ 35.1% margin is not comparable to cement’s 15.1% as though they were the same product. If aggregates represent a larger share of sales, the group margin can improve even without a broad-based price increase. The reverse is also true if lower-margin concrete or cement grows faster.

- Ideal for a bookworm
- Compact for travelling
Management reported that 2024 consolidated gross profit increased 1.0% from RMB3,762.0 million in 2023, while consolidated gross margin rose 1.8 percentage points from 14.7% to 16.5%. The correct interpretation is an improvement in gross economics, not automatically an improvement in final shareholder returns.
What can move a product margin
- Realized selling prices and contract repricing.
- Fuel, electricity, raw-material and freight costs.
- Plant utilization and fixed-cost absorption.
- Regional mix and product specifications.
- One-off production, inventory or impairment effects included in cost of sales.
Always compare a segment’s margin with its own prior period and with its sales volume. A higher margin accompanied by sharply lower volume may have a different economic meaning from a higher margin on expanding deliveries.
Step 3: Bridge gross profit to operating performance
After gross profit, read the operating-expense lines. In 2024, general and administrative expenses were RMB2,630.1 million, equal to 11.4% of turnover. Selling and distribution expenses were RMB425.0 million, or 1.8% of turnover.
| 2024 operating item | Amount | Share of turnover |
|---|---|---|
| General and administrative expenses | RMB2,630.1 million | 11.4% |
| Selling and distribution expenses | RMB425.0 million | 1.8% |
Track both the amount and the ratio. If turnover falls while a largely fixed administrative base remains unchanged, the expense ratio rises and operating leverage works against profit. If costs fall faster than revenue, margin can improve even before any change in selling prices.
Do not treat EBITDA as interchangeable with gross profit. The report gives 2024 EBITDA of RMB3,894.2 million, slightly above reported gross profit because EBITDA reflects operating results after considering other operating items and before interest, tax, depreciation and amortization. Use the company’s stated definition when comparing years, and do not combine an EBITDA margin with a gross-margin conclusion.

Step 4: Explain the gap between operating profit and attributable earnings
Gross profit and EBITDA are not the amount available to ordinary shareholders. Continue through finance costs, results from associates and joint ventures, tax, and the allocation to non-controlling interests.
Rank #3
Finance costs and invested entities
Finance costs reduce earnings after operating performance. Results from associates and joint ventures can add to or subtract from profit without being included in the group’s consolidated sales in the same way as wholly consolidated subsidiaries. Read the notes to determine whether a change is recurring, linked to market conditions, or caused by a disposal, remeasurement or other event.
Why the 2024 tax rate needs reconciliation
The reported 2024 effective tax rate was 75.6%. Management also presented a 63.9% rate after specified exclusions. These are not competing headline rates: the first reflects the reported tax expense divided by the relevant accounting profit, while the second removes items management identified for its adjusted presentation. Identify the excluded items and decide whether they are genuinely non-recurring before using the adjusted rate in a forecast.
A high effective rate can result from losses in some entities that do not generate immediate tax benefits, withholding taxes, non-deductible expenses, prior-period adjustments or other items disclosed in the tax reconciliation. Do not assume that a 63.9% adjusted rate is a sustainable future rate without checking the reconciliation.

Profit for the year versus profit attributable to owners
| 2024 earnings measure | Amount |
|---|---|
| Profit for the year | RMB109.802 million |
| Profit attributable to owners | RMB210.9 million |
| Basic earnings per share | RMB0.030 |
| Net margin | 0.5% |
Attributable profit is the portion assigned to the company’s owners after the interests of non-controlling shareholders are allocated. Because the 2024 attributable figure is higher than total profit for the year, inspect the statement of changes in ownership and the non-controlling-interest allocation rather than assuming the two lines should be identical. Basic EPS translates owner profit into a per-share figure; confirm the weighted-average share count and any changes in capital before comparing EPS across years.
Step 5: Check the balance sheet, cash generation and gearing
The 31 December 2024 financial highlights report total assets of RMB71,963.1 million, equity attributable to owners of RMB44,121.2 million and a gearing ratio of 34.6%.
| 31 December 2024 balance-sheet indicator | Reported value |
|---|---|
| Total assets | RMB71,963.1 million |
| Equity attributable to owners | RMB44,121.2 million |
| Gearing ratio | 34.6% |
Gearing is useful only with the report’s definition and the underlying debt components. Check whether the ratio uses total borrowings, net debt or another measure, and compare it with interest expense, maturities and operating cash flow. A moderate-looking ratio can still create refinancing pressure if cash generation is weak or debt is short term.
Rank #4
For each year, place operating cash flow next to EBITDA and attributable profit. EBITDA is an accrual measure; cash flow reveals working-capital movements, customer collections, inventory and supplier payments. A persistent gap requires explanation before you treat accounting earnings as financially durable.

1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesStep 6: Treat capacity announcements as forward indicators, not earnings
The report records new or trial aggregate projects in Guangdong, Guangxi, Yunnan and Hubei. Two projects have planned annual capacity of approximately 5.0 million tonnes each: Dongye Mountain and Runyang.
Capacity is potential output. It becomes economically useful only when connected to:
- Actual utilization and ramp-up timing.
- Delivered volume growth.
- Realized prices and product margins.
- Capital expenditure and commissioning costs.
- Operating cash generation and funding needs.
- Impairment risk if demand or prices disappoint.
New capacity can lower unit costs when plants operate efficiently, but it can also intensify regional oversupply. Read project status, expected completion, ownership structure and capital commitments before adding the announced tonnes to a forecast.

2025 nine-month product margins
| Product | Gross margin |
|---|---|
| Cement | 17.1% |
| Concrete | 14.7% |
| Aggregates | 25.4% |
Management attributed the gross-profit improvement mainly to lower cement-product cost of sales, partly offset by weaker performance in aggregates and others. The aggregate margin of 25.4% in this period is also below the 35.1% reported for 2024, so the group’s improvement cannot be explained by assuming every product became more profitable.

- Helpful in various ways
How revenue can fall while gross profit rises
- Lower costs: if cost of sales declines faster than selling prices or volume, each delivered unit contributes more gross profit.
- Product mix: a greater contribution from higher-margin products can lift the group margin even when total sales fall.
- Price-volume interaction: lower volume may come with disciplined pricing, while unprofitable volume is reduced.
- Timing: delivery schedules can shift revenue between reporting periods without changing the underlying project pipeline.
The 2025 disclosure specifically points to lower cement-product cost of sales. To complete the analysis, compare cement volume, ASP and cost per unit, then test whether the benefit appears in cash flow and persists in later periods.
A repeatable workflow for reading each earnings report
- Confirm the period and scope. Note whether the document is an annual report, interim report or trading update, the reporting date, and whether numbers are consolidated.
- Read the segment table first. Record cement, concrete and aggregates turnover, volume and ASP before forming a group-level view.
- Build a volume-price-mix bridge. Label each movement as volume, price, mix or delivery timing; do not call an unexplained revenue change “demand.”
- Calculate consolidated gross margin. Divide gross profit by turnover and reconcile your result to the reported percentage.
- Compare product margins. Keep cement, concrete and aggregates separate because their economics differ substantially.
- Walk down the income statement. Examine administrative expenses, selling and distribution, other income, finance costs, associates, joint ventures and tax.
- Reconcile owner earnings. Tie profit for the year to profit attributable to owners and verify the weighted-average share count behind EPS.
- Test earnings quality. Compare EBITDA and attributable profit with operating cash flow, working-capital movements and exceptional items.
- Check financial resilience. Review assets, owner equity, borrowings, maturities and the report-defined gearing ratio.
- Read capacity disclosures last. Add projects to a forecast only after checking utilization, commissioning costs, pricing, cash generation and impairment exposure.
Common interpretation mistakes
Using turnover as a demand score
Turnover combines price, volume and mix and is recognized on delivery. A decline is not proof that every market served by the group contracted.
Comparing aggregate margin directly with cement margin
The 2024 margins were 35.1% for aggregates and 15.1% for cement. A product with a different cost structure should be analyzed against its own history and its share of group sales.
Stopping at gross profit
Administrative expenses, finance costs, associate results, tax and ownership allocations can materially change what reaches shareholders. The 2024 net margin was only 0.5% despite RMB3,800.335 million of gross profit.
Taking the headline tax rate without the reconciliation
The 75.6% reported effective rate and management’s 63.9% adjusted presentation answer different questions. Review the specified exclusions and their recurrence.
Counting announced capacity as current revenue
Planned annual capacity at Dongye Mountain or Runyang is not delivered volume. Require evidence of commissioning, utilization, pricing and returns before treating it as earnings growth.
Ignoring the cash conversion test
Profit and EBITDA do not show collection timing, inventory investment or supplier financing. Operating cash flow is the check on whether reported earnings are turning into liquidity.
Bottom line
A disciplined reading of China Resources Building Materials’ report moves from delivered volume, ASP and mix to product-level margins, then through operating costs, finance, associates, tax and non-controlling interests. The 2024 figures show why that sequence matters: aggregates carried a much higher margin than cement or concrete, while heavy expenses and below-the-line items compressed owner returns. The nine-month 2025 update adds a useful test case—turnover fell 4.5%, yet gross profit and attributable profit rose—so the decisive questions are cost per unit, product mix, cash conversion and whether improved margins persist.
