A target share price is an estimate of what one share could be worth at a stated future date, based on a forecast and a valuation method. It is not a promise, and it is not meaningful until you identify the forecast period, the operating measure, the assumptions behind the estimate, and the risks that could make the outcome differ.
For an equity real estate investment trust (REIT), begin with Nareit funds from operations (FFO) per share alongside GAAP net income. Then examine the price-to-FFO multiple, expected FFO growth, payout, balance-sheet and property assumptions, and the company’s definition of adjusted FFO (AFFO). The available guidance is largely REIT-focused; a non-REIT real estate company may require a different, company-specific analysis.

What a target share price actually tells you
A target share price is a model output, not a market fact. An analyst or company starts with an expected operating result for a future period, applies one or more valuation assumptions, and produces a price estimate for a share. The same company can have several targets because analysts may use different forecast years, earnings measures, growth assumptions, discount rates, or valuation multiples.
Read the target as a conditional statement: if the forecast comes true and the valuation assumption remains appropriate, the share could be worth approximately the stated amount at the stated horizon. A target without those conditions is incomplete.

Find the time horizon before judging the number
Look for language such as next-twelve-months, year-end 2026, or a 12-month target. A target tied to a year-end forecast is not directly comparable with a target intended for the next 12 months unless you account for the different end dates. Record the publication date, the target date, and whether the estimate is current or has been revised.
Targets also change when the share price changes, even if the business forecast does not. A target raised after a price increase may represent little additional upside. Calculate the implied change from the current price with (target price ÷ current price) − 1, and attach the calculation to the same date and market-price source.
Separate company guidance from an outside forecast
Company guidance describes management’s expectations for its own results. An analyst estimate or consensus forecast is an outside interpretation. Neither is an outcome. NNN REIT’s February 2026 annual-results disclosure and initial 2026 guidance expressly warn that actual results may differ materially from forward-looking statements. Treat that warning as a normal part of reading guidance, not as a footnote to ignore.
Read the forecast before reading the target
Start with the operating forecast that feeds the valuation. A headline target can conceal whether the underlying estimate is GAAP earnings, FFO, AFFO, adjusted funds available for distribution, net asset value (NAV), revenue, or a cash-flow measure.
Use this forecast record
- Forecast period: the exact quarter, fiscal year, or forward period.
- Source: company guidance, an individual analyst, or a consensus estimate.
- Measure: GAAP net income, FFO per share, company-defined AFFO, NAV, or another metric.
- Starting point: the latest reported result and any annualized or adjusted base used in the model.
- Operating assumptions: occupancy, rent growth, renewals, acquisitions, dispositions, development, interest expense, refinancing, and share count where disclosed.
- Valuation assumption: the multiple, discount or premium to NAV, discounted-cash-flow result, or other bridge from operations to price.
- Risks and sensitivities: the assumptions most likely to move the result.
If one of these elements is missing, you can describe what the target implies, but you cannot assess its reliability with the same confidence as a fully disclosed model.
Do not treat a range as a single-point prediction
Some forecasts provide a range. The low and high ends usually reflect different assumptions about operations or valuation, not a guarantee that the final price will fall inside the interval. Record the reason for the range if the issuer or analyst provides one. If no explanation is given, avoid assigning a probability to either end.
For an equity REIT, start with GAAP earnings and Nareit FFO
Real estate depreciation can make GAAP net income look weaker than the cash economics of a property portfolio because buildings are depreciated over time even when property values rise. Nareit FFO is a supplemental measure designed to adjust GAAP net income or loss for specified real-estate-related items, including real estate depreciation and certain property-sale items.

FFO is useful for analyzing an equity REIT’s recurring property operations, but it does not replace the audited accounting result. W. P. Carey states in an SEC-filed company disclosure: “FFO is not equivalent to, nor a substitute for net income or loss as determined under GAAP.” Use both measures: GAAP earnings to understand the accounting result and FFO to evaluate the operating measure commonly used in REIT valuation.
| Measure | What it can help you examine | What to verify |
|---|---|---|
| GAAP net income or loss | The company’s reported accounting result, including depreciation and gains or losses recognized under GAAP. | Unusual property-sale gains, impairment charges, acquisition costs, and other items that may distort a single period. |
| Nareit FFO per share | A supplemental view of recurring real-estate operations after specified adjustments to GAAP. | The reconciliation to GAAP, the number of diluted shares, and whether the forecast uses basic or diluted per-share figures. |
| Company-defined AFFO or FAD | An operating or cash-distribution view after additional adjustments selected by the company. | Every adjustment and the company’s warning about comparability with other REITs. |
| NAV | An estimate of the value of properties and other assets net of liabilities. | Property valuation dates, capitalization rates, debt values, taxes, and whether the estimate is company-provided or externally modeled. |
Understand AFFO before comparing REITs
AFFO can be helpful, but the label does not guarantee a common calculation. W. P. Carey and Agree Realty each describe company-specific AFFO adjustments. Agree Realty also warns that its AFFO calculation may not be comparable with those of other REITs.
One company may subtract recurring maintenance capital expenditures; another may treat a cost differently or make additional adjustments for straight-line rent, leasing costs, stock compensation, or other items. A higher AFFO per share is not automatically evidence of better performance if the definitions differ.
Build an adjustment checklist
- Read the company’s definition of AFFO or FAD, not just the headline figure.
- Open the reconciliation to GAAP net income and identify every adjustment.
- Mark adjustments that appear recurring, non-cash, acquisition-related, disposition-related, or discretionary.
- Check whether the company changed the definition or presentation from an earlier period.
- Use the same company’s definition when reviewing its history.
- When comparing peers, label the figures as company-defined and explain any material difference in adjustments.
If a peer comparison depends on AFFO, a table that omits the definitions can create false precision. Compare the reconciliations first, then compare the per-share figures.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsHow price-to-FFO, growth, and payout fit together
Nareit’s REITWatch glossary, published in February 2022, defines a price-to-FFO multiple as share price divided by the mean FFO estimate for the current and following year. That convention matters: the denominator is a forward estimate, not necessarily the latest reported FFO.
Keep three lenses separate:
- Price-to-FFO: how much investors are paying for a unit of forecast FFO.
- Expected FFO growth: how quickly that operating measure is expected to change.
- FFO payout: how distributions relate to FFO.
Nareit reports estimated FFO per share, FFO growth, and FFO payout as distinct measures. None of them alone establishes a reliable target price. A low multiple can reflect weak growth, high leverage, property risk, or a market discount; a high multiple can reflect durable cash flows, better growth prospects, or lower perceived risk. A high payout can be attractive to an income investor but may leave less internally generated cash for reinvestment.
Calculate the multiple consistently
Use the same share price date, share class, and per-share denominator. If your denominator is the average of current- and next-year FFO estimates, state that choice. Do not compare a forward price-to-FFO multiple for one REIT with a trailing multiple for another without labeling the difference.

When a published target is based on a multiple, reverse the calculation where possible: implied target price = forecast FFO per share × assumed price-to-FFO multiple. If the target cannot be reconciled to the stated forecast and multiple, look for another valuation method, a different share count, or an unstated adjustment.
A step-by-step method for reading any REIT target
- Capture the headline data. Write down the current share price, target price, publication date, target date, and whether the target is a single estimate or a range.
- Identify the source. Label the figure as company guidance, an analyst estimate, or a consensus. A consensus may combine forecasts made at different times.
- Locate the operating forecast. Find the FFO, AFFO, GAAP earnings, NAV, or other measure used in the valuation. Record the unit, period, and per-share basis.
- Read the reconciliation. For FFO, trace the bridge to GAAP. For AFFO, list the company-specific adjustments. For NAV, identify the property and debt assumptions.
- Reconstruct the valuation bridge. Determine whether the target comes from a price-to-FFO multiple, an AFFO multiple, a premium or discount to NAV, a discounted cash-flow model, or a combination.
- Test the forecast against operations. Check whether the implied growth is supported by occupancy, rent changes, acquisitions, dispositions, development, financing costs, and share issuance discussed in the same report.
- Compare the valuation with peers carefully. Use the same forecast period and metric, and disclose differences in AFFO definitions, leverage, property mix, and risk.
- Read the risk language. Include the issuer’s forward-looking-statement warning and any sensitivity or scenario discussion in your conclusion.
How to compare two companies or two forecasts
When you have at least two plausible targets, do not rank them by target price alone. A target in dollars reflects the company’s current share price and share count; it is not a measure of quality. Compare the underlying evidence on the same axes.
| Comparison axis | Questions to ask | Why it matters |
|---|---|---|
| Forecast period and source | Are both estimates for the same year or horizon? Is each company guidance or an outside estimate? | A nearer or more optimistic period can make one target appear stronger. |
| Forecast measure | Is the denominator GAAP earnings, Nareit FFO, or company-defined AFFO? | Different measures produce different multiples and are not interchangeable. |
| Implied valuation | What price-to-FFO, AFFO multiple, or NAV premium or discount does the target require? | The target becomes transparent when you can see the assumption connecting operations to price. |
| Expected growth | What FFO growth is forecast, and which operating factors drive it? | A multiple should be considered alongside the growth it assumes. |
| Payout | How does the expected distribution compare with FFO? | Payout affects retained cash and the sustainability of distributions. |
| Adjustments and risks | Are AFFO adjustments comparable? What property, financing, tenant, or development risks are disclosed? | Differences in definitions and risk can invalidate a simple peer ranking. |
If the data are not aligned, present the mismatch rather than forcing a winner. The most defensible conclusion may be that the targets are not directly comparable.
Use NAV, FFO, and AFFO for different questions
Nareit’s 2015 REITWise presentation identifies FFO, AFFO or FAD, and NAV as measures used in REIT valuations and target stock prices. It also highlights the difficulty of relying on forecast estimates and non-standard AFFO definitions. Because that presentation is dated 2015, use it as context for the measures, not as current market data.
FFO asks an operating-earnings question
FFO is most useful when you want to understand recurring property earnings on a per-share basis and compare the share price with that operating result.

AFFO or FAD asks a distribution-capacity question
These measures may provide a closer view of cash available after selected adjustments, but only within the company’s stated definition. They are not a universal substitute for cash flow from operations or GAAP earnings.
NAV asks an asset-value question
NAV can help you consider whether the market price reflects a premium or discount to estimated property value after liabilities. It is sensitive to capitalization rates, property-level assumptions, debt values, taxes, and appraisal dates. A NAV estimate is not a guaranteed liquidation value.

How assumptions move a target
A target generally rises when the model assumes higher future operating income, stronger per-share growth, a higher valuation multiple, or a smaller discount to NAV. It generally falls when the model assumes slower rent growth, lower occupancy, higher interest expense, more dilution, property impairments, a lower multiple, or a larger NAV discount.
Rather than asking whether the target is right, ask which assumption matters most. A useful sensitivity review changes one assumption at a time and records the direction of the effect. For example, if the target is based on forecast FFO multiplied by a multiple, examine the result under lower FFO and a lower multiple separately. Do not present an invented numerical range; use the ranges or sensitivities disclosed by the company or analyst.

FFO may grow while FFO per share does not if the company issues enough shares to fund acquisitions or other investments. Check diluted share-count assumptions whenever the forecast is presented on a per-share basis.
Forward-looking statements and forecast risk
Guidance and analyst forecasts depend on events that have not happened. Property sales may close later than expected, tenants may default, financing may become more expensive, development costs may rise, and asset values may change. The company’s forward-looking-statement caution should be read with the forecast rather than separated from it.
- Prefer forecasts that explain the operating drivers instead of offering only a rounded target.
- Check whether the estimate depends on acquisitions or dispositions that are not yet completed.
- Look for debt maturities, variable-rate exposure, refinancing needs, and covenant constraints.
- Distinguish recurring rent and occupancy assumptions from one-time gains or accounting adjustments.
- Record the date of every estimate; an old target can be stale even when the report remains publicly available.
What changes for a non-REIT real estate company
The evidence summarized here is principally about equity REITs. Do not automatically apply FFO, AFFO, or REIT payout conventions to a homebuilder, brokerage, property manager, mortgage lender, private developer, or diversified real estate operating company.
For a non-REIT, identify the company’s own primary performance measure and read its accounting policies, segment disclosures, debt structure, inventory or project pipeline, and cash-flow statement. A target may rely on revenue, operating income, EBITDA, book value, project-level cash flow, or a conventional discounted-cash-flow model. The appropriate measure cannot be determined from the words real estate alone.

Mistake: treating the target as a guaranteed future price
Correction: attach the target to its date, forecast, valuation assumption, and stated risks.

Mistake: using GAAP earnings and FFO interchangeably
Correction: show both where available and preserve the reconciliation. FFO is supplemental, not a replacement for GAAP net income.
Mistake: assuming every AFFO figure is comparable
Correction: read each company’s adjustments and note any explicit comparability warning.
Mistake: comparing targets instead of implied multiples
Correction: compare the forecast period, operating measure, implied multiple, growth, payout, and risk profile.
Mistake: using a stale industry presentation as a current valuation signal
Correction: use Nareit’s 2015 presentation for background on valuation measures, then rely on current company filings and current estimates for decisions.
Mistake: applying REIT metrics to every real estate business
Correction: determine whether the company is an equity REIT and whether its disclosures define the measure you intend to use.

Final interpretation
The most useful way to read a real estate company’s target share price is to work backward from the number. Identify the date, find the forecast measure, reconcile it to the company’s reported figures, uncover the valuation multiple or NAV assumption, and test the operating and risk assumptions. For an equity REIT, FFO provides an important supplemental lens, while AFFO requires company-by-company scrutiny. Forecast growth and payout add context but do not replace the valuation bridge. If the company is not an equity REIT, stop and establish the appropriate company-specific measure before using REIT metrics.
