How to Qualify for a Mortgage on One Income

Yes. A lender can approve a mortgage using one borrower’s income. The decision turns on whether that income is current or reasonably expected, documentable and large enough to cover the proposed housing payment plus every recurring debt. Lenders verify income, assets and obligations under federal ability-to-repay rules, then apply their own debt-to-income (DTI) or residual-income standards.

What “qualifying on one income” actually means

Mortgage underwriting does not require two earners. It evaluates the repayment capacity of the borrower or borrowers on the application. One salary, one self-employment income stream or one combination of eligible income sources can support the loan when the lender can verify it and reasonably expect it to continue.

As an Amazon Associate I earn from qualifying purchases.

Regulation Z §1026.43 states that a creditor may base its repayment-ability decision on “current or reasonably expected income from employment or other sources, assets other than the dwelling that secures the loan, or both.” In practice, the lender documents the income, subtracts or accounts for recurring obligations, and tests the proposed payment under its underwriting policy. Federal rules require consideration and verification; they do not set one universal DTI limit for every lender or loan program.

The practical question is therefore not “Do I need a second income?” It is “After the lender verifies my income and counts all required debts, is the payment sustainable under this program’s rules?”

Income a lender may count

Eligible income must generally be current or reasonably expected to continue and supported by documents. The precise history and paperwork depend on how you are paid. Tell the lender about every income source before applying so the underwriter can explain what will and will not be used.

Salary and hourly wages

Employees usually document wages with recent pay stubs, W-2 forms and employment verification. A lender may ask for a longer history when your pay includes overtime, shift differentials or irregular hours. Do not assume that a temporary spike in earnings will be treated as permanent income.

Self-employment income

Business owners commonly provide personal and business tax returns, profit-and-loss information and evidence that the business is operating. The lender analyzes documented, usable income rather than simply accepting gross business receipts. Follow the underwriter’s exact list because the required tax years and supporting statements vary by lender and loan program.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Commission, bonus, tips and seasonal pay

Variable compensation can be considered when the lender can establish a history and a reasonable expectation that it will continue. Pay stubs, employer verification, tax forms and year-to-date information may all be requested. A short-lived bonus or an unproven tip pattern may not be counted at the amount you expect.

Rental, retirement and benefit income

Rental income, pensions, retirement distributions and other benefits may qualify when they are verifiable and expected to continue. Documentation can include leases, award letters, account statements or other records specified by the lender. The lender may also review whether the source has a defined end date.

Alimony and child support received

Support payments you receive may be considered if you document the legal agreement and a reliable payment history. Conversely, alimony or child-support obligations you pay are recurring debts that reduce the income available for the mortgage payment. Be prepared to provide court orders, agreements and payment records when applicable.

Build an income and asset file before you apply

CFPB home-readiness guidance asks whether a buyer has at least two years of regular, steady income. That is a readiness benchmark, not a guarantee that every applicant must have an identical employment history. A lender may evaluate job changes, gaps, education, contract work and the type of income differently.

Create a folder—digital or paper—with the documents most lenders request:

  • Recent pay stubs covering the period the lender specifies.
  • W-2 forms and, when applicable, signed personal and business tax returns.
  • Employment or benefit verification, including award or pension letters.
  • Bank and investment statements showing the down payment, closing funds and other assets.
  • Lease agreements and payment records for rental income.
  • Legal agreements and payment histories for alimony or child support received or paid.
  • Explanations and supporting records for large deposits, employment gaps or unusual transfers.

Do not send a generic package to every lender and assume it is complete. Ask each lender for its current checklist, file format and acceptable statement dates. Keep balances stable while the application is being reviewed so the source of your cash remains easy to document.

Calculate the payment the lender will test—and the payment you can live with

Start with gross monthly income that the lender is likely to accept. Then list every recurring obligation and the complete housing payment. The basic DTI calculation is:

DTI = (monthly housing payment + other qualifying monthly debts) ÷ gross monthly income.

  • Principal and interest on the mortgage.
  • Property taxes.
  • Homeowners insurance.
  • Mortgage insurance, when required.
  • Homeowners-association or condominium dues.

Other debts can include auto loans, student loans, credit-card minimum payments, personal loans and required support obligations. The lender’s treatment of a particular debt—especially deferred, disputed or nearly paid-off accounts—depends on its rules and the loan program.

Illustrative calculation

Assume a borrower has $7,000 in gross monthly income, $900 in qualifying non-housing debts and a proposed housing payment of $2,100. The total monthly obligations are $3,000, so the DTI is 42.9% ($3,000 ÷ $7,000). That percentage is an illustration, not a universal approval limit. A lender could reach a different result after reviewing credit, assets, reserves, income stability, loan type and property details.

Budget for ownership costs lenders may not fully capture

A lender’s approval amount is not a personal spending recommendation. Add realistic allowances for utilities, maintenance, repairs, furnishings, commuting and any income interruption. One-income households have no second paycheck to absorb a job loss or an unexpectedly large bill, so a payment that technically fits a lender’s model may still be too aggressive for your budget.

Credit score, credit history and pricing

“Your credit score is only one component of your mortgage lender’s decision, but it’s an important one,” the Consumer Financial Protection Bureau says in consumer guidance reviewed December 31, 2024. Credit affects both eligibility and the price of borrowing.

CFPB guidance describes these broad patterns:

  • Borrowers with scores in the mid-to-high 700s generally receive the lowest mortgage rates.
  • Borrowers in the 620–680 range generally have fewer choices.
  • Scores below 620 generally have trouble qualifying, although government programs and individual lender overlays differ.

Another CFPB home-readiness page cites 620 as a benchmark and notes that some programs require at least 620 unless the borrower makes a large down payment. These are reference points, not promises. A lender may consider the full credit report, recent payment history, balances, collections, public records and the program’s rules.

Steps to take before a mortgage application

  1. Pull all three credit reports. Check names, addresses, account status, balances, limits and payment history.
  2. Dispute errors with the reporting company. Keep copies of the dispute and any supporting evidence.
  3. Pay down revolving balances where practical. Lower balances can improve utilization, but do not drain the cash needed for closing or reserves.
  4. Avoid unnecessary new accounts. New credit inquiries, additional payments and changing balances can complicate underwriting.
  5. Preserve a clean payment history. Put every account on autopay or another reliable reminder system during the application and closing period.

Down payment and cash needed to close

Your down payment is only one part of the cash requirement. You may also need funds for closing costs, prepaid taxes and insurance, lender charges, points, inspections, appraisal and an initial escrow balance. The exact amount appears on the lender’s disclosures and depends on the property, location, loan terms and negotiated credits.

CFPB guidance accessed in 2026 identifies 3.5% as the minimum down payment for FHA loans and notes that FHA loans require mortgage insurance. A 3.5% minimum does not mean every borrower qualifies with that amount, nor does it represent the total cash needed to close. Keep a documented trail from the account holding your funds to the closing table; unexplained deposits can delay approval.

Compare loan programs instead of assuming one-income borrowers need one type of loan

The right program depends on credit, cash, income documentation, property eligibility, county loan limits and the total monthly cost. Ask lenders to quote the same purchase price and terms so the comparison is meaningful.

Program Down-payment information established here Credit and insurance considerations Income, property and limit questions to ask
Conventional Not stated by the CFPB guidance cited here; request the lender’s current minimum and cash-to-close estimate. Pricing and mortgage-insurance treatment vary with credit, down payment and lender rules. Ask how variable or self-employed income is calculated, what DTI limits apply and which county loan limit governs.
FHA 3.5% minimum down payment is cited by CFPB guidance accessed in 2026; other cash-to-close items still apply. Mortgage insurance is required. Credit flexibility and lender overlays determine the actual approval. Confirm property standards, county loan limits, upfront and ongoing insurance charges, and documentation for your income type.
VA Not stated by the CFPB guidance cited here; eligibility and required cash depend on the borrower, property and lender. Ask about the program’s credit, funding and residual-income rules rather than assuming a conventional DTI test. Confirm service eligibility, property requirements, county limits and how the lender treats debts and residual income.
USDA Not stated by the CFPB guidance cited here; cash requirements depend on program eligibility and transaction costs. Ask about the program’s credit, income and guarantee-fee treatment. Confirm household-income limits, eligible locations, property standards and county limits.
State housing-finance program Not stated by the CFPB guidance cited here; assistance and minimum cash vary by state and program. Ask whether assistance is a grant, deferred loan or repayable second lien and how it affects the payment. Confirm income limits, purchase-price limits, approved property types, education requirements and lender participation.

The FHA does not lend money directly; private lenders make FHA-insured loans. Compare the complete cost, not just the advertised down payment: interest rate, points, mortgage insurance, lender fees, cash to close and the resulting monthly payment.

Get multiple preapprovals and compare the written offers

A preapproval is a lender’s preliminary view of how much you may be able to borrow after reviewing some of your information. It is not a final commitment and does not replace full underwriting, appraisal or property review.

  1. Set a target payment. Use your complete budget, not the maximum amount a calculator displays.
  2. Choose several lenders or loan officers. Include lenders that offer the programs for which you may be eligible.
  3. Submit consistent information. Give each lender the same income, debt, asset and purchase assumptions.
  4. Ask for a preapproval and the conditions attached to it. Find out which documents remain outstanding and how long the letter is valid.
  5. Request and compare Loan Estimates. Review the rate, points, origination charges, mortgage insurance, estimated taxes and insurance, cash to close and total monthly payment.
  6. Keep the file current. Tell the lender about job changes, new debts, large deposits or changes in support obligations before closing.

CFPB guidance says that multiple mortgage preapprovals obtained within a short period should not have a major impact on your credit score. Ask the lenders how they will pull credit and keep the inquiries concentrated rather than spacing them over many months.

Self-employment with strong revenue but uneven taxable income

Expect the underwriter to rely on documented income under the program’s calculation method, not headline revenue. Provide complete returns and current business records, and disclose ownership changes or new liabilities.

Commission or bonus income that recently increased

Provide a history and employer verification. Ask what portion the lender will average or exclude so you can set a payment based on dependable income rather than a best month.

Rental income from a property you already own

Provide leases, deposits and the records requested by the lender. The lender may apply its own calculation and may count the existing property’s mortgage, taxes, insurance and other obligations at the same time.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Child support or alimony

Separate money received from obligations paid. Support received needs legal and payment documentation; support paid reduces qualifying capacity as a recurring debt.

Benefits with an end date

Give the award letter and the stated duration. The lender may limit or exclude income that is scheduled to end too soon for the loan’s repayment period.

Common reasons a one-income application stalls—and the fix

  • Income cannot be verified: Obtain missing pay stubs, tax pages, award letters or employer contacts and submit exactly what the lender requests.
  • Debt was omitted: Disclose every loan, card, lease and support obligation before underwriting discovers it; revise the price target if the payment changes.
  • Unexplained bank deposits: Keep deposit records, transfer confirmations and gift documentation where applicable.
  • Credit report errors: Dispute inaccurate data early and give the lender the dispute results and evidence.
  • Payment is affordable only before taxes, insurance or HOA dues: Recalculate with the complete housing payment and obtain written estimates.
  • Program mismatch: Ask another participating lender to review FHA, conventional, VA, USDA or state options rather than assuming one denial ends the process.
  • New debt or job change during escrow: Notify the lender immediately; hiding a change can cause a last-minute denial.

A practical one-income qualification checklist

  1. Review two years of income history and identify any gaps or variable components.
  2. Collect pay, tax, benefit, rental, support and asset documents.
  3. Pull credit reports, dispute errors and reduce revolving balances where doing so will not jeopardize closing funds.
  4. List every recurring debt and calculate a complete housing payment.
  5. Set a payment ceiling that leaves room for repairs, utilities and an income interruption.
  6. Compare programs and confirm credit, property, county-limit and income-documentation rules.
  7. Obtain several preapprovals during a short shopping period.
  8. Compare Loan Estimates by rate, points, insurance, fees, cash to close and total monthly payment.
  9. Keep income, assets, credit and debts stable until the loan closes.

What determines the final purchase price

No article can calculate your exact maximum purchase price without your income documentation, debts, assets, credit profile, county, property and selected program. The lender’s DTI or residual-income policy, loan limits, mortgage insurance, taxes, insurance, HOA dues and interest rate all change the result. Use a one-income budget first, then treat the lender’s preapproval as a ceiling to evaluate—not a target you must spend.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
