How to Qualify for a Conventional Mortgage With a Low Credit Score

Yes, a low credit score can still be compatible with a conventional mortgage. The outcome depends on how the loan is underwritten, the complete borrower and property profile, and the lender’s own requirements. Fannie Mae’s April 22, 2026 guide extract says a Desktop Underwriter (DU) loan casefile has no minimum credit-score requirement, while manually underwritten loans have pathway-specific minimums of 620 for fixed-rate loans and 640 for adjustable-rate mortgages (ARMs). Those figures are not universal lender cutoffs, and Fannie Mae’s policy archive lists a newer October 7, 2026 guide whose current score provisions should be checked before you apply.

What a low score means for a conventional mortgage

A credit score is one part of mortgage underwriting, not an automatic approval or denial. Lenders also review your credit report, existing debts, income, savings, assets, down payment, the property securing the loan and the way the application is evaluated.

As an Amazon Associate I earn from qualifying purchases.

Freddie Mac describes the core underwriting review as the “three Cs”: credit reputation, capacity and collateral. Credit reputation covers your history of managing obligations. Capacity concerns whether documented income and assets support the proposed payment and other debts. Collateral is the property and its value. A strong profile in two areas can help offset weakness in another, although every lender applies its own rules.

Conventional loans are generally those that conform to the guidelines of the housing-finance enterprises rather than being insured by a federal program. Within that category, the same borrower can receive different answers from different lenders because lenders may use different underwriting routes, impose additional requirements, or price risk differently.

Can you qualify with a 620 credit score?

Possibly. A 620 score is specifically identified in Fannie Mae’s April 22, 2026 guide extract as the minimum for a manually underwritten fixed-rate loan, subject to the applicable eligibility matrix and other conditions. The same extract lists 640 for a manually underwritten ARM.

Those numbers answer a narrow question: what minimums appear in that manual-underwriting path. They do not establish a universal minimum for every conventional loan, every lender or every borrower. A lender can require a higher score, and the eligibility matrix can impose different requirements based on factors such as loan-to-value (LTV), combined or high combined LTV, purpose, number of units, amortization type and debt-to-income ratio (DTI).

A 620 score may therefore be workable when the rest of the file is well documented and the property and loan fit the matrix. It may still be declined if the file has unresolved credit problems, excessive debt, insufficient assets, an ineligible property or a lender overlay.

How the underwriting path changes the score requirement

Desktop Underwriter casefiles

Fannie Mae’s April 22, 2026 guide extract states: “A minimum credit score is not required for DU loan casefiles.” DU assesses creditworthiness through multiple risk factors instead of applying one published score cutoff to every casefile.

No minimum score does not mean no credit review. DU still evaluates the information in the file, and the lender must verify the borrower, income, assets, debts and property. A DU recommendation can also include conditions that must be satisfied before closing. The lender remains responsible for making sure the loan is eligible and documented.

Manual underwriting

When a loan is manually underwritten, Fannie Mae directs lenders to its eligibility matrix. The April extract identifies 620 for fixed-rate loans and 640 for ARMs, with the applicable matrix determining how those thresholds interact with LTV, DTI, loan purpose, units and other characteristics.

Manual underwriting can also involve special rules for determining the loan-level score. For a single borrower, Fannie Mae uses the representative credit score. For multiple borrowers, the extract describes use of the average median credit score. Ask the lender how it calculates the score for your file rather than assuming the highest score on a report will be used.

HomeReady and no-score exceptions

The guide extract lists exceptions that include certain no-score situations and manually underwritten HomeReady loans involving a borrower with a low score. Whether an exception applies depends on the exact program and current guidance. Do not rely on a general description; ask the lender to identify the provision and documentation that would govern your application.

Current score thresholds and what they do—and do not—tell you

Situation Published information How to interpret it
DU loan casefile Fannie Mae’s April 22, 2026 extract says no minimum credit score is required. DU uses multiple risk factors. The lender still verifies the complete file and may apply additional requirements.
Manually underwritten fixed-rate loan 620 minimum in the April 22, 2026 Fannie Mae extract. Subject to the eligibility matrix and the lender’s standards; not a universal conventional-loan cutoff.
Manually underwritten ARM 640 minimum in the same extract. Applies to that manual path and remains subject to matrix requirements and lender standards.
Fannie Mae guide status The policy archive lists a newer guide dated October 7, 2026. The April score provisions should be confirmed against the live B3-5.1 section and eligibility matrix before application.

Because mortgage policy, scoring models, lender overlays and pricing change, treat the dated figures as guide references rather than promises of approval. A lender should tell you which current rule set and underwriting path it is using.

How lenders view scores below 680

The Consumer Financial Protection Bureau (CFPB) describes broad market patterns rather than guarantees. It characterizes borrowers in the 620–680 range as generally having fewer choices and higher rates, with qualification depending on the loan type and lender. Borrowers below 620 generally have more difficulty qualifying and may want to improve credit before applying.

These ranges are not the same as Fannie Mae’s manual-underwriting minimums. A borrower at 620 could meet a published threshold yet receive a higher interest rate, more expensive mortgage insurance or fewer available products than a borrower with a stronger score. Conversely, a score below a common market band does not prove that every DU casefile or lender will decline the application.

What else the lender evaluates

Credit report and payment history

The lender reviews the underlying reports, not only the number displayed by a credit-monitoring service. Late payments, collections, charge-offs, bankruptcies, foreclosures, high revolving balances and recent inquiries can affect the risk assessment. The timing, severity and documentation of an event matter, so be prepared to explain unusual items accurately.

Debt and monthly capacity

Existing obligations reduce the income available for the new housing payment. The lender calculates DTI using documented income and debts under the program’s rules. Paying down a balance can change the monthly obligation, but do not take on a new loan or close an account without discussing the effect on the application.

Income stability and documentation

Expect to document current income and the history needed for the selected income sources. Pay records, tax documents, statements and explanations for gaps or changes may be required. Freddie Mac states that information used to evaluate creditworthiness must be documented in the mortgage file.

Assets, savings and reserves

The lender verifies funds for the down payment, closing costs and any required reserves. A larger down payment can reduce the loan amount and may improve the overall risk profile, but it does not erase a credit-history issue or guarantee approval. The source of funds must also be acceptable and documented.

Property and loan characteristics

The property’s type, occupancy, number of units, valuation and condition affect eligibility. The matrix also varies by LTV and loan purpose. Before making an offer, confirm that the intended property fits the program you are pursuing.

Step-by-step preparation before you apply

  1. Pull all three credit reports early. Review the reports from the major reporting companies for incorrect accounts, balances, payment dates, duplicate debts or identity-theft information. A score can fall because of an error even when you paid on time.
  2. Dispute inaccurate information with the relevant reporting company. Keep copies of the dispute and supporting documents. The CFPB advises correcting errors well before applying because inaccurate data can reduce a score and lead to a worse rate.
  3. Pause unnecessary new credit. Opening many accounts or applying for multiple accounts in a short period may hurt a score. Avoid furniture financing, new credit cards, vehicle loans and other applications unless the mortgage professional confirms they will not disrupt qualification.
  4. Build a complete financial file. Gather income records, asset and savings statements, debt information, identification, housing history and explanations for unusual deposits or credit events. Complete documentation allows the lender to evaluate compensating strengths instead of making assumptions.
  5. Ask which underwriting route will be used. Ask whether the lender can submit the file through DU, whether manual underwriting is available, how the representative or average median score will be determined, and what overlays the lender applies beyond the investor’s guide.
  6. Request a review of the whole file. A score-only prequalification may miss a property, income or documentation issue. Provide the information the lender needs to assess the actual loan amount, occupancy, property type and down payment.
  7. Compare written offers. Obtain Loan Estimates and compare equivalent products rather than comparing one lender’s rate with another lender’s different term or down payment.

How to compare offers when your score is low

The CFPB says eligibility, pricing and features can vary widely by lender. Ask each lender to evaluate the same scenario and identify whether the quote is based on a DU recommendation, manual underwriting or another path.

Compare Why it matters
Loan type and underwriting route A DU casefile and a manually underwritten loan can have different score rules and conditions.
Interest rate and annual percentage rate The rate affects the payment; APR incorporates specified costs and helps reveal the broader price of credit.
Down payment and cash reserves These determine the loan size, cash needed at closing and whether the lender’s matrix is satisfied.
Origination and other closing charges Lower rates can come with higher upfront charges, while credits can affect the rate or costs.
Mortgage insurance Compare the premium, whether it is paid monthly or upfront, and how long it is expected to continue under the quoted structure.
Loan term and fixed versus adjustable rate A shorter term changes payment and total interest; an ARM introduces future payment-rate risk.
Property and program eligibility A quote is useful only if the actual property and occupancy meet the program rules.
Loan Estimate accuracy Confirm that the written estimate matches the intended loan amount, term, down payment, rate structure and fees.

Give each lender the same information and ask for the reason behind any difference. A lender that will review a complete file may be a better fit than one that offers a headline rate but will not address a borderline scenario.

Can a larger down payment overcome a low score?

It can strengthen the overall application by reducing the amount borrowed and the LTV, but it is not a guaranteed substitute for credit eligibility. The applicable matrix may change with LTV, and the lender still reviews payment history, DTI, income, assets and the property. Keep enough cash for closing, reserves and an emergency fund rather than using every dollar for the down payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask the lender to price two or more down-payment options using the same loan term and property. Compare the rate, mortgage insurance, cash required and monthly payment—not just the percentage down.

When another mortgage program may fit better

Ask about FHA, VA, USDA or state housing finance agency programs if your circumstances make one relevant. These programs have different eligibility rules, costs and documentation. A government-backed option is not automatically cheaper, and availability depends on factors such as service history, location, income, occupancy and the property.

The useful comparison is between complete, written offers: total cash to close, monthly payment, mortgage insurance or guarantee costs, rate structure, fees, restrictions and the consequences of refinancing or selling. Do not switch programs solely because an advertisement mentions a lower score.

Common mistakes that weaken a borderline application

  • Assuming 620 is the universal minimum. It is a figure in one dated manual-underwriting rule set for fixed-rate loans, not a rule for every lender or DU casefile.
  • Applying with a score from a phone app. The mortgage lender may use different scoring models and a representative or average median score.
  • Opening accounts to improve credit quickly. New inquiries and accounts can temporarily lower a score and change the underwriting picture.
  • Disputing accurate information simply to remove it. Provide factual explanations and documentation; inaccurate disputes can delay review.
  • Moving money without records. Large or unusual deposits may require a paper trail showing the source and whether the funds are borrowed.
  • Changing jobs, buying a car or co-signing debt without asking. New obligations or income changes can alter DTI and the lender’s assessment.
  • Comparing rates without comparing costs. A rate alone does not show points, lender credits, mortgage insurance or cash required.
  • Assuming a preapproval is final. Final approval still depends on verified documents, appraisal, title, property eligibility and satisfaction of underwriting conditions.

Questions to ask a lender

  • Will you submit my file through DU, manually underwrite it, or evaluate both options?
  • Which current Fannie Mae guide and eligibility matrix provisions apply to my loan?
  • How will you determine the representative or average median credit score?
  • Do you impose a score, DTI, reserve or property overlay beyond the investor’s rules?
  • Which credit-report items need explanation or additional documentation?
  • What down-payment and reserve levels would materially change the quote?
  • Can you provide a Loan Estimate for the same loan amount, term and property scenario?
  • Which FHA, VA, USDA or state housing finance alternatives are available for my circumstances, and how do their total costs compare?

Bottom line for a low-score conventional application

A low score is a hurdle, not an automatic rejection. The clearest published distinction is between underwriting paths: Fannie Mae’s April 22, 2026 extract says DU casefiles have no minimum score, while manual underwriting lists 620 for fixed-rate loans and 640 for ARMs, subject to the eligibility matrix. Your practical advantages are an accurate credit file, stable and documentable finances, manageable debt, adequate assets, a property that fits the program and offers compared on equal terms.

Because a newer October 7, 2026 guide appears in Fannie Mae’s policy archive, verify the live B3-5.1 provisions and current matrix with the lender. Then have more than one lender review the complete file instead of treating a single score as your answer.
