How to Prepare Your Home for an Automated Mortgage Valuation

Prepare the facts an automated valuation model (AVM) is most likely to use, document improvements and condition, and ask your lender exactly how it accepts supplemental information. Verify the home’s size, room count, property type, lot and outbuildings; assemble permits and invoices; take honest, current photographs; sketch a measured floor plan; then check the lender’s result for factual errors. An AVM estimates value from data, so it may not reflect an unusual feature, recent work or a defect unless the underlying records capture it.

What an automated mortgage valuation is—and what it is not

A mortgage AVM is software that estimates a property’s market value from market, economic and demographic factors. It may draw on recorded property characteristics, transaction history, nearby sales and broader market data, but it does not automatically inspect your house. The federal interagency description is precise: “AVMs are computer programs that estimate a property’s market value based on market, economic, and demographic factors.”

As an Amazon Associate I earn from qualifying purchases.

An AVM result is not automatically an appraisal. Federal guidance states that “the results of an AVM, by itself or signed by an appraiser, is not an appraisal.” A lender may use the estimate in underwriting or as part of a valuation process, subject to its own eligibility and confidence controls.

The distinction matters because a computer can process a large amount of sales data while missing facts that are absent, stale or incorrectly coded in public and lender records. A finished basement may be recorded as unfinished space. A new roof may not appear in a data feed. Conversely, a database may show a bedroom that was removed during a renovation. Preparation is therefore less about making the home look perfect and more about making the property record complete, supportable and honest.

What information an AVM can use

The exact data mix is model- and lender-specific, but the preparation priorities below follow the property facts and evidence a valuation workflow commonly needs.

Information category Examples to verify or document Why accuracy matters
Property identity and physical facts Address, property type, bedrooms, bathrooms, gross living area, lot size, parking, outbuildings and other material features An incorrect basic characteristic can cause the model to select inappropriate comparable properties or apply the wrong adjustments.
Recorded improvements Additions, remodels, roof, HVAC, windows, energy upgrades, permits, invoices, warranties and completion dates Recent work may not yet be present in the records used by the lender or model; dated evidence gives a professional a way to verify it.
Condition and marketability Deferred maintenance, water intrusion, foundation or structural concerns, safety issues and major-system age Condition can materially affect value. An evaluation cannot simply assume the property is in “average” condition without support.
Market, economic and demographic context Nearby sales and listings, local price trends and other area-level indicators incorporated by the model These factors are outside a homeowner’s control, but they explain why a correct property record can still produce a value different from an owner’s expectation.

There is no universal consumer-facing AVM accuracy percentage or confidence threshold. Institutions set model controls and confidence standards for their own credit decisions, so a number that looks precise on a screen is not a guarantee of precision.

Prepare the property record before the lender runs the valuation

1. Verify the core facts

Start with the lender’s property description, tax or assessor records available to you, your purchase documents and your own measurements. Check every field that could change the model’s comparison set:

  • Street address, unit number and legal property type.
  • Bedrooms and bathrooms, including whether a room is legally or functionally usable as a bedroom.
  • Gross living area, with finished and unfinished areas separated.
  • Lot size, parking spaces, garages, sheds and other accessory structures.
  • Material features such as a second dwelling, enclosed porch, detached workshop or permitted addition.

Correct obvious errors with documentary support rather than guessing. If two records disagree, note the discrepancy and ask the lender which source it treats as authoritative. Do not silently choose the larger area or higher room count simply because it could increase an estimate.

2. Build a dated improvement file

Create a chronological list of material work. For each project, record what changed, the completion date, contractor, permit number (if applicable), cost and the part of the home affected. Keep copies of:

  • Paid invoices, contracts and receipts.
  • Manufacturer and contractor warranties.
  • Plans or approvals for additions and converted areas.
  • Utility or product documentation for insulation, solar, heat pumps or other energy upgrades.

Separate permitted finished living area from unfinished storage, mechanical space, garages and other non-living areas. A remodeled room does not automatically become additional gross living area for valuation purposes; its classification depends on applicable standards and the evidence available to the lender or appraiser.

3. Describe condition honestly

Make a private condition inventory before taking photographs. Note active or historic water intrusion, foundation movement, structural concerns, roof or HVAC age, electrical or plumbing issues, safety hazards and deferred exterior maintenance. Include repairs that are scheduled but not complete.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not conceal defects, stage around them or describe an ordinary replacement as a premium upgrade. Federal guidance says an AVM-supported evaluation must address actual physical condition and “could not be based on an unsupported assumption, such as a property is in ‘average’ condition.” Accurate disclosure protects the credibility of the information you submit and gives the lender a reason to seek a more appropriate valuation method when necessary.

4. Take useful, current photographs

Only send images through a process the lender or valuation provider accepts. When requested, use current, well-lit photographs that show the front and rear exterior, each major living area, renovated spaces, mechanical equipment and material site features. Include enough context to show scale and condition.

  • Use ordinary perspectives and keep the camera level where practical.
  • Leave identifying dates or file metadata intact when the portal preserves them.
  • Avoid filters, extreme wide-angle views and tight crops that make a room appear larger.
  • Do not omit a defect that a physical inspection would reveal.
  • Label files with the room or feature and the date, while retaining the original files.

Photos support verification; they do not replace the lender’s required valuation process. A lender may decline homeowner images, accept them only through a property-data questionnaire or route them to an appraiser for review.

5. Make a simple floor plan

Draw each level and label room names, approximate dimensions, stairs, entrances, additions, finished lower levels, garages and accessory structures. Mark ceiling-height changes or areas that are unfinished. A laser distance measurer can speed up the work, but careful measurements with a conventional tape measure are sufficient for an informal information packet.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Keep the plan factual rather than promotional. If an area’s status is uncertain, identify it as such and attach the permit or plan that may resolve the question. Fannie Mae’s desktop-appraisal guidance allows information from a homeowner, potential borrower or third party to be used to develop the description of interior and exterior improvements when the appraiser finds it accurate and reliable.

Ask the lender how to submit supplemental information

Submission rules differ by lender, loan product and valuation workflow. Contact the loan officer or the valuation-operations team before sending attachments and ask these specific questions:

  1. Is there a borrower portal, property-data questionnaire or secure upload link?
  2. Will the lender accept photographs, a floor plan, permits, invoices and warranties?
  3. Which file formats, naming conventions and maximum sizes apply?
  4. Should information be sent before the AVM runs, after an initial result, or only if an appraiser is assigned?
  5. Who reviews the material, and will it become part of the underwriting or appraisal file?
  6. How will the lender tell you whether a correction was accepted or whether another valuation method is required?

Send a concise cover sheet listing the property address, the documents included and the factual correction or improvement each document supports. Keep a complete copy of everything submitted, including upload confirmations and messages. Do not email sensitive documents to an unverified address; use the lender’s authenticated channel.

Check the AVM result for factual errors

If the estimate appears inconsistent with the property, first separate a data error from a disagreement about market value. A homeowner’s opinion is not a substitute for verification, but a wrong bedroom count or omitted addition is a concrete issue the lender can investigate.

Use this review sequence

  1. Request the inputs. Ask which address, property characteristics, size, room count and records were used, and whether the result relied on an AVM alone or another valuation product.
  2. List specific discrepancies. Identify the incorrect field, the correct fact and the document supporting it. Avoid sending a general statement that the value “feels low.”
  3. Explain omitted improvements. Tie each project to a permit, invoice, warranty, completion date or photograph. Distinguish finished living area from unfinished or accessory space.
  4. Ask for a recheck. Find out whether the lender can correct the data, rerun the model or refer the file for a desktop or in-person appraisal.
  5. Preserve the response. Keep the lender’s explanation and any revised report with your loan records.

Do not pressure a lender to change a value merely because it is below your target. Models can legitimately differ from an owner’s estimate when comparable sales, market conditions or property characteristics support a different result.

When an AVM may not be reliable enough

An AVM can be less dependable when the records are incomplete, the property is unusual, the local market has few comparable sales or the available data does not represent physical condition. Examples include a one-of-a-kind layout, a property with substantial acreage or mixed uses, a recently converted structure, an area with very little sales activity, or serious condition issues that are not coded in the data.

Federal guidance directs institutions to obtain an appraisal or another valuation method when an AVM result is not reliable for the credit decision. That is a lender decision, not an automatic right to demand a particular product, but clear documentation of unusual features or condition problems helps the lender recognize the limitation.

AVM-only, desktop appraisal and in-person appraisal compared

Valuation approach Physical inspection How homeowner information may be used Handling unusual features and condition When it is used
AVM-only evaluation No property visit is inherent in the model. Only information accepted and incorporated by the lender or data provider affects the result. Weak when the relevant feature or condition is absent, stale or miscoded in the data. When the lender’s controls find the result sufficiently reliable for the credit decision.
Desktop appraisal No physical inspection by the appraiser. Homeowner, borrower or third-party data, photos and floor plans may be used when the appraiser finds them accurate and reliable. Can address documented facts, but still depends on the quality of records and imagery available remotely. When the loan and lender permit a desktop product and the available information supports it.
In-person appraisal The appraiser visits and observes the property. Owner-provided documents and explanations can help verify improvements and condition, subject to the appraiser’s judgment. Best suited to unusual layouts, visible condition issues or situations where remote records are insufficient. When an appraisal is required or an AVM or desktop result is not reliable.

For most Fannie Mae loans, the lender ordinarily obtains an appraisal reflecting market value, condition and marketability, although some transactions may qualify for value acceptance. Eligibility is determined by the lender and the loan’s circumstances; submitting a packet does not guarantee that an appraisal will be waived.

What the 2024 federal AVM rule changes for consumers

The federal interagency final rule for covered mortgage originators and secondary-market issuers became effective October 1, 2025. It requires quality-control policies designed to give institutions a high level of confidence in AVM results, protect against data manipulation, address conflicts of interest, require random sample testing and comply with nondiscrimination laws. The Federal Deposit Insurance Corporation published its final-rule financial-institution letter on July 22, 2024.

These are institutional obligations. They do not promise a particular accuracy percentage to an individual homeowner, and they do not create a universal consumer appeal process. Your practical rights and options still depend on the lender, loan product and valuation method used. The rule does, however, reinforce why lenders should have controls for accuracy, reliability, data integrity and fair lending rather than accepting an unexplained model output.

Common preparation mistakes and the safer alternative

  • Claiming every enclosed area as living space: separate finished, unfinished, accessory and non-living areas and provide permits where available.
  • Relying on memory for dimensions: measure rooms and retain the sketch instead of estimating from an old listing.
  • Describing condition as “average” without evidence: disclose actual maintenance, system age and known defects.
  • Sending edited or selective photos: use current, representative images without filters or concealment.
  • Submitting documents through an informal channel: use the lender’s secure portal or verified process and keep upload records.
  • Arguing only from a desired value: identify a factual error or omitted improvement and attach supporting evidence.
  • Assuming a model can see a recent project: provide completion dates, permits, invoices, warranties and photographs.

A practical homeowner packet

Organize the material so a loan processor, model reviewer or appraiser can find the relevant fact quickly. A compact packet can contain:

  1. A one-page property fact sheet with the verified address, type, room count, gross living area, lot, parking and accessory structures.
  2. A dated improvement schedule separating permitted living area, unfinished areas and non-living structures.
  3. Permit records, final inspections, invoices, warranties and plans arranged behind each project entry.
  4. A condition note identifying active issues, major-system ages and repairs in progress.
  5. A labeled photo set showing exterior, interior, improvements, equipment and material site features.
  6. A measured floor plan with room names, dimensions and clear labels for finished and unfinished space.
  7. A submission log recording the date, recipient, file names and any response from the lender.

This packet does not guarantee a higher value. Its purpose is to reduce preventable data errors and give the lender or appraiser reliable evidence when the automated record is incomplete.

Bottom line for preparing your home

Focus on verifiable facts, not cosmetic staging. Confirm the property record, document material work with dates and permits, represent condition candidly, provide clear photos and a simple floor plan only through the lender’s approved process, and challenge specific factual errors with evidence. If the property is unusual, the market lacks comparable sales or condition is not represented in the data, the lender may need a desktop or in-person appraisal—or another valuation method—rather than relying on the AVM alone.
