Prepare for a home purchase by setting two targets at the same time: an all-in monthly housing payment you can sustain and the cash you can bring to closing without exhausting your reserves. Your upfront target is more than the down payment. It may also need to cover closing costs, moving, utility setup, initial repairs, furnishings and an emergency cushion. Start with the payment and price you can afford, then calculate the down payment that remains after those obligations.
Start with an affordable monthly housing payment
A percentage of the purchase price is not a budget. The amount you can safely spend each month should determine the price range you consider, rather than choosing a price first and trying to make the payment work afterward.

Build the complete monthly number
Include every recurring housing cost in one estimate:
- Principal and interest on the mortgage.
- Property taxes.
- Mortgage insurance, when the loan requires it.
- Homeowners insurance and any required supplementary coverage, such as flood insurance.
- Homeowners association dues.
- Utilities, routine maintenance and a provision for repairs in the broader household budget.
The principal-and-interest figure shown by a calculator is therefore only one part of the cost. Taxes, insurance and association dues can vary substantially by property and location, while maintenance and utilities are paid outside the mortgage bill but still reduce the money available for other goals.

Set a payment that leaves room for the rest of your life
List your existing obligations and priorities before deciding what is comfortable. Include debt payments, retirement or education saving, childcare, transportation, healthcare and irregular annual expenses. A payment that works only if you pause those priorities is not a sustainable target. Track actual spending for several months so the proposed housing amount reflects your normal cash flow rather than an optimistic month.
| Budget item | What to include | Why it matters |
|---|---|---|
| Mortgage payment | Principal, interest and any mortgage insurance | Determines the loan amount you can carry |
| Property charges | Property taxes and homeowners association dues | Can change the payment even when the loan amount is unchanged |
| Insurance | Homeowners insurance plus required supplementary coverage | Premiums depend on the property, risks and location |
| Ownership overhead | Utilities, maintenance and repairs | These costs are outside the mortgage payment but inside your household budget |
Work backward from the payment to a price range
Once you have a maximum all-in monthly amount, ask lenders or use a calculator to see what loan amount could support it. Then test several prices with realistic taxes, insurance and association dues. Treat a preapproval as information about what a lender may be willing to lend, not as a recommendation for what your household should spend.
Calculate cash available in layers
Use a layered calculation so the down payment does not consume money needed for other purposes. The result is a maximum amount available for the down payment, not an instruction to put every available dollar into the house.

Add cash savings and investments you can actually access for the purchase. Exclude retirement money, restricted funds and amounts you would incur a penalty or tax to withdraw unless you have evaluated those consequences.
- Reserve other goals. Set aside money already committed to education, vehicles, medical needs, taxes, debt reduction or other near-term priorities.
- Budget the move and first months. Allow for movers or transportation, deposits, utility setup, initial furnishings and repairs that are likely immediately after purchase.
- Protect an emergency cushion. The Consumer Financial Protection Bureau describes three to six months of expenses as a general rule-of-thumb cushion. It is planning guidance, not a mandatory amount or a personalized prescription. Use the level that fits your income stability, dependents, insurance deductibles and other risks.
- Estimate closing costs. Subtract a preliminary closing-cost allowance from the funds that remain.
- Set the down-payment ceiling. What is left is the maximum cash you could direct to the down payment under this method. Keep a margin because early estimates can change.
A simple formula is:
Maximum down payment = usable savings and investments − other-goal reserves − moving and initial-home costs − emergency cushion − estimated closing costs.
Illustrative cash worksheet
The following example shows the order of operations, not a recommended dollar amount. Every figure is hypothetical.
| Layer | Illustrative amount | Running balance |
|---|---|---|
| Usable savings and investments | $95,000 | $95,000 |
| Money reserved for other goals | −$10,000 | $85,000 |
| Moving, utility setup and initial repairs | −$8,000 | $77,000 |
| Emergency cushion | −$25,000 | $52,000 |
| Estimated closing costs | −$12,000 | $40,000 maximum down-payment cash |
If the likely price, lender or loan changes, redo the worksheet. A larger purchase price can increase both the closing-cost estimate and the cash needed for a chosen down-payment percentage.
Estimate costs beyond the down payment
Closing costs are a range, not a quote
The Consumer Financial Protection Bureau says, “Typically, closing costs (not including your down payment) range from 2-5% of the home purchase price.” CFPB presents that as a broad estimate. Actual costs depend on the price, down payment, lender charges, loan type and location, so obtain a property- and loan-specific estimate before committing.

Possible charges include appraisal and tax-service fees, title insurance, government taxes and recording charges. Prepaid property taxes, homeowners insurance and mortgage interest may also be collected at closing to establish escrow or pay amounts due. Some items are lender-controlled, while others are set by governments, insurers or service providers.
Keep move-in spending separate
Moving, utility deposits or connection fees, locks, safety equipment, appliances, furnishings, immediate repairs and planned renovations are not part of the 2–5% closing-cost estimate. Put them on a separate line in your cash plan. A home that closes successfully but leaves no money for a broken water heater or an essential repair can create expensive debt immediately.
Ask what is included in every estimate
When a lender or agent gives you a cash figure, ask whether it includes prepaid taxes and insurance, escrow funding, credits, deposits already paid and the down payment itself. Different worksheets use “cash to close” differently. Reconcile the estimate with the Loan Estimate and ask the lender to explain any amount that differs from your plan.
Choose the down-payment amount after the other needs
Understand the common reference points
CFPB guidance says many buyers need at least 3% down, while many loan types or lenders require 5% or more. Some programs can permit a lower amount or no down payment for eligible borrowers. These figures describe possibilities, not universal rules; eligibility, underwriting and terms depend on the program and lender.
A down payment below 20% can involve mortgage insurance. The premium, duration and cancellation rules depend on the loan type and lender. CFPB also notes that a 20% down payment can improve the chance of approval and may reduce the interest rate, but it is not a universal qualification threshold. Do not delay a purchase solely to reach 20% if doing so would leave you without an emergency reserve, and do not assume a smaller down payment is cheaper overall.
Compare the trade-off rather than chasing a percentage
A larger down payment reduces the amount borrowed and may reduce interest or mortgage-insurance costs. It also ties more of your liquid money to the property. A smaller down payment preserves cash but can increase the loan balance, monthly payment and insurance cost. The right choice is the one that fits both the all-in monthly target and the layered cash plan.
Illustrative price comparison
For a hypothetical $400,000 purchase, the arithmetic below shows how the borrowed amount changes. It does not predict approval, interest, taxes, insurance or mortgage-insurance premiums.

Save while preserving financial resilience
Separate the house fund from operating money
Keep the amount intended for the purchase in an account that is easy to identify and reconcile. Maintain a separate emergency reserve so a transfer for an inspection, appraisal or deposit does not quietly consume money needed for an unexpected expense. Review balances monthly against your target rather than treating every dollar in one account as available for the down payment.
Turn the target into a monthly contribution
Once you know the required cash and a realistic purchase window, divide the remaining target by the number of months. Update the calculation when the target price, closing-cost estimate or reserve requirement changes. If the monthly contribution would force you to borrow for routine expenses or stop essential saving, lower the price target, extend the timeline or revisit the loan structure instead of draining the reserve.
Use irregular money deliberately
Bonuses, tax refunds, gifts and proceeds from selling an asset can accelerate the fund, but assign each amount only after checking taxes, other commitments and the emergency cushion. Document gifted funds and any restrictions early because a lender may require evidence of the source.
Do not invest a near-term closing fund blindly
Money needed on a known purchase timeline should be held with the possibility of loss and access in mind. A market decline just before closing can reduce the funds you counted on. The appropriate account and tax treatment depend on your circumstances; the key planning question is whether the money will still be available when deposits, closing and move-in bills arrive.
Prepare credit and loan paperwork in parallel
Review credit reports early
CFPB recommends checking credit reports early enough to correct errors before applying. Request reports from the reporting agencies, verify names, addresses, account status and payment history, and dispute inaccurate information through the process provided by the agency. Keep records of disputes and supporting documents. Correcting an error can take time, so do not wait until a purchase contract is signed.
Assemble a lender-ready file
Organize recent pay information, tax returns when requested, bank and investment statements, identification, records of debts and explanations for large deposits or transfers. Ask each lender what documentation it needs and how long statements remain current. Consistent records make it easier to explain the source of the down payment and any gift or sale proceeds.

Investigate loan categories without assuming eligibility
CFPB mortgage-shopping guidance points consumers toward several categories:
| Category | What to investigate | Eligibility caution |
|---|---|---|
| Conventional loans | Down-payment options, mortgage insurance and lender pricing | Requirements vary by lender and borrower profile |
| FHA-insured loans | Upfront and ongoing insurance costs and cash requirements | Confirm current program rules and lender overlays |
| VA-guaranteed loans | Whether service-related eligibility and program fees apply | Eligibility must be verified through the program and lender |
| USDA-sponsored loans | Rural-area, income and property requirements | Availability depends on location and household circumstances |
| State housing-finance-agency offerings | Down-payment assistance, interest rates and purchase-price limits | Rules and funding vary by state and may change |
These are avenues to investigate, not determinations that you qualify. Ask for the current requirements in your state and for the property you are considering.

Do not choose an offer from the advertised interest rate alone. Request a Loan Estimate from each lender for comparable loan amounts, terms and assumptions. Compare the cash needed at closing, the total monthly payment, the rate and whether it is fixed or adjustable, the term, mortgage insurance, lender fees and any program-specific charges.
| Comparison question | What to examine |
|---|---|
| Upfront cash | Down payment, estimated closing costs, prepaid items and the stated cash to close |
| Monthly cost | Principal, interest, taxes, insurance, mortgage insurance and HOA dues where applicable |
| Rate structure | Interest rate, annual percentage rate, loan term and fixed versus adjustable features |
| Credits | Seller or lender credits and the price, balance or rate trade-off used to fund them |
| Eligibility | Credit, income, asset, property, geographic, veteran or first-time-buyer conditions |
Understand credits and “no closing cost” offers
A seller credit can be offset by a higher purchase price or other negotiated terms. A lender credit generally means accepting a higher interest rate, a larger balance or both. Ask the lender to show the effect over the time you expect to keep the loan. A label such as “no closing cost” does not mean the costs disappear.
Use the Loan Estimate as a reconciliation tool
The Loan Estimate shows estimated cash to close and the total monthly payment. Compare those figures with your own worksheet. If taxes, insurance, credits or fees differ from your assumptions, ask for an explanation and update the cash plan before making an offer.
Recheck the plan as facts change
Your first target is a planning estimate. Recalculate when any of these changes:
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitches- The purchase price or property type changes.
- The interest rate, loan term or loan program changes.
- Property taxes, insurance premiums or supplementary coverage are quoted for the specific address.
- Association dues or special assessments become known.
- The lender changes required reserves, credits or cash-to-close figures.
- Your income, debts, family obligations or emergency needs change.
Rates, program terms and local costs can change quickly. Obtain current figures when you are ready to apply rather than relying on an old calculator result or an estimate from a different property.

Common mistakes and how to correct them
Treating 20% as a universal rule
Problem: You postpone indefinitely or empty your accounts to reach a percentage that may not be required. Correction: Compare the monthly payment, mortgage-insurance cost, approval conditions and remaining reserves for several down-payment amounts.
Counting every dollar as down-payment money
Problem: Closing, moving and first-repair bills arrive after the savings account has been committed. Correction: Use the layered formula and keep separate reserves for the emergency cushion and known near-term costs.
Using only principal and interest to set affordability
Problem: Taxes, insurance, HOA dues, utilities and maintenance make the actual cost materially higher. Correction: Build an all-in payment for the specific property and include ownership overhead in your household budget.
Recommended Free Tools
Assuming a closing-cost percentage is exact
Problem: A broad estimate is mistaken for a quote. Correction: Use the 2–5% CFPB range as an initial allowance, then replace it with the lender’s property-specific Loan Estimate and local charges.
Ignoring credit errors until application
Problem: There is little time to dispute inaccurate information. Correction: Review reports early, document disputes and avoid taking on new debt while the application is being evaluated unless you have discussed it with the lender.
Choosing the lowest advertised rate
Problem: A lower rate may come with points, a larger cash requirement, an adjustable structure or other costs. Correction: Compare the complete Loan Estimates for the same term and loan amount.
A practical preparation sequence
- Track spending and define a monthly housing amount that leaves room for existing obligations and priorities.
- Test that amount against realistic taxes, insurance, mortgage insurance, HOA dues, utilities and maintenance for homes in your target area.
- Total usable savings and investments, then reserve other goals, moving and initial-home costs and an emergency cushion.
- Use the CFPB’s typical 2–5% closing-cost range as a temporary allowance until you receive property-specific figures.
- Calculate the maximum down-payment cash left after those reservations, then test smaller and larger down payments against the monthly budget.
- Review credit reports, correct errors and assemble income, asset and debt documentation.
- Explore loan categories and any state, local or nonprofit down-payment assistance for which you may be eligible.
- Request comparable Loan Estimates and compare cash to close, total monthly payment, rate structure, insurance and credits.
- Update the worksheet when the property, rate, program, taxes, insurance or lender figures change.
Free planning help and assistance
CFPB provides preparation guidance, credit-report checklists, spending trackers, calculators and mortgage-shopping resources. It also points consumers toward housing counselors and notes that state, local and nonprofit programs may offer down-payment assistance. Availability, funding and eligibility vary, so confirm current terms with the administering agency and your lender. A counselor can help you organize questions and compare options, but cannot guarantee approval or a particular loan cost.
The decision to make before you shop
Enter the market only after you can state both numbers clearly: the all-in monthly payment you can sustain and the cash you can bring to closing while preserving your reserves. The down payment is the remainder after closing costs, move-in needs, other goals and an emergency cushion—not a percentage chosen in isolation. That framework lets you compare homes and loan offers on their real cost and adjust responsibly when rates, prices or local charges change.
