Start with the payment your lender calculates, not a generic rate forecast. Confirm whether your mortgage changes the required payment or only changes the interest portion, record the reset date and rate, then rebuild your household budget around the new amount. If the numbers do not work, contact the lender before missing a payment and request written comparisons of every available relief option.
Rules differ by contract and country. The guidance below separates Canadian variable-rate mortgages from U.S. adjustable-rate mortgages (ARMs), because notice periods, trigger rates and available remedies are not interchangeable.

Why a variable rate does not always mean the same payment change
A variable interest rate moves when the loan’s benchmark or lender rate changes. The payment response depends on the contract.

Adjustable-payment mortgages
On an adjustable-payment mortgage, the required payment is recalculated when the rate changes. A higher rate normally means a higher scheduled payment, although the contract may impose timing rules, caps or floors.

Canadian fixed-payment variable mortgages
Some Canadian variable-rate mortgages keep the scheduled payment unchanged for a period. When rates rise, more of that payment is consumed by interest and less reduces principal. The agreement contains a borrower-specific trigger point. At or beyond that trigger rate, the payment may no longer cover all accrued interest; unpaid interest can be added to the balance, creating negative amortization. Do not estimate a trigger rate from a chart or another borrower’s loan. Ask your lender to identify the exact clause and consequence in your agreement.
There is no universal payment increase. The result depends on your balance, remaining amortization, rate, payment frequency, reset rules, caps, fees and lender calculations.
Step 1: verify exactly what will reset
Gather the mortgage agreement, latest statement and every rate-change notice. Create a one-page record before changing your budget.

- Mortgage type: adjustable payment, fixed-payment variable, or U.S. ARM.
- Current interest rate and the new rate, or the lender’s estimate.
- Current payment, projected payment and what the payment includes.
- First payment date at the new amount.
- Remaining principal, remaining term and amortization.
- Reset frequency, caps, floors, conversion provisions and any trigger-rate language.
- Whether taxes, insurance, escrow or other charges are collected with the mortgage payment.
For a Canadian fixed-payment variable mortgage, ask the lender to state the trigger rate in writing and explain what happens if your loan reaches it. For a U.S. ARM, confirm whether the notice concerns the first reset or a later reset and whether the payment change could have another cause.
Step 2: obtain the lender-specific payment and effective date
Call the lender or servicer and ask for a written calculation. A generic online calculator is useful for scenarios, but it cannot replace the contract calculation.

- Ask for the interest rate used, the calculation date and whether the figure is an estimate or final.
- Ask for the new principal-and-interest payment and the first due date at that amount.
- Ask whether property taxes, homeowners insurance, escrow shortages, fees or the end of a temporary buydown are changing the total draft.
- Ask how the payment was calculated: remaining balance, amortization, compounding convention and payment frequency.
- Request the lender’s explanation of any cap, floor, trigger rate or negative-amortization rule.
If the amount on your statement differs from the expected rate adjustment, inspect the itemized statement and contact the servicer. The Consumer Financial Protection Bureau explains that a U.S. mortgage payment can change for reasons other than an ARM reset, including escrow changes or the end of a temporary buydown: CFPB payment-change explanation.
Step 3: rebuild the household budget around the new payment
Use take-home income rather than gross salary, and include irregular costs so the budget reflects cash that actually leaves the household.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minute| Budget line | What to enter | Why it matters |
|---|---|---|
| Net monthly income | Pay after tax, benefits and predictable side income | Shows the cash available for all obligations |
| New mortgage payment | Lender’s amount and effective date | Replaces the old payment in every future month |
| Housing costs outside the mortgage | Property tax, insurance, condo fees, utilities, maintenance | Prevents an incomplete housing-cost estimate |
| Essential living costs | Food, transport, medical care, childcare and communications | These costs cannot usually be eliminated quickly |
| Other debt minimums | Credit cards, student loans, auto loans and lines of credit | Protects required payments and credit standing |
| Savings and reserves | Emergency fund, retirement and near-term goals | Shows whether the increase crowds out resilience |
| Irregular expenses | Annual insurance, repairs, tuition, gifts and subscriptions | Divide predictable annual bills by 12 and set aside that amount |
Subtract every listed cost from net income. The resulting balance is the amount available for discretionary spending and additional savings. Compare it with your current budget and mark the date each change begins. Keep a cushion for unexpected costs rather than assigning every dollar to a new payment.
Financial Consumer Agency of Canada guidance is to make and review a budget, assess the effect on savings goals, reduce expenses or increase income where practical, and seek help proactively. Its free official Budget Planner can organize the figures; a spreadsheet or paper worksheet works as well.
Separate sustainable changes from emergency cuts
First identify recurring changes you can maintain for the whole remaining term, such as renegotiating a service, changing transportation or directing a predictable income increase. Then identify temporary measures for a shortfall. Do not assume that cancelling discretionary purchases alone will solve a structural gap; include debt minimums, food, utilities, insurance and required care in the calculation.

Step 4: model the reset and a higher stress case
Model at least two scenarios: the lender’s quoted reset and a higher rate your household could survive. Keep assumptions visible so you do not mistake an illustration for a forecast.
- Remaining principal and amortization.
- Interest rate for each scenario.
- Compounding convention and payment frequency.
- Whether the payment adjusts or remains fixed while the interest split changes.
- Any fees, insurance, escrow or tax amounts included in the quoted payment.
FCAC’s illustration shows why a seemingly small rate change matters: a $300,000 mortgage with a 25-year amortization has a monthly payment of $1,745 at 5% and $2,009 at 6.5%, an increase of $264 per month. It is a regulator example, not a market statistic, forecast or personal quote, and it excludes the terms and fees of an individual contract.
| Illustrative case | Rate | Monthly payment | Change |
|---|---|---|---|
| $300,000 balance, 25-year amortization | 5% | $1,745 | Baseline in FCAC example |
| Same illustration | 6.5% | $2,009 | $264 more per month |
Do not publish or rely on a hypothetical rate as a prediction of where rates will go. Use the scenarios only to decide how much cash-flow margin your household needs.
Step 5: decide what to do if the budget shows a gap
A projected shortfall is a signal to act, not a reason to wait for a missed payment. Contact the lender while payments are current and ask for written terms.
- Explain the payment amount, effective date and monthly gap shown by your budget.
- Ask which options apply to your exact contract and eligibility.
- Request each option’s new payment, fees, amortization, total interest, total amount owed, balance path and credit-reporting treatment.
- Ask whether the option is temporary or permanent and what payment follows when relief ends.
- Compare the written offers with an independent housing counselor or qualified adviser before signing.
Possible choices include increasing or changing the payment, making a lump-sum or extra principal payment, converting to a fixed rate, renegotiating at renewal, extending amortization, or arranging temporary relief. Availability is contract- and lender-specific; none is guaranteed.

How to compare options
| Question | Why ask it |
|---|---|
| What payment starts, and on what date? | Determines immediate affordability |
| What rate, reset frequency, cap and floor apply? | Shows how future payments can move |
| What fees or conditions apply to conversion, refinancing or a lump sum? | Reveals upfront cost and restrictions |
| What is the new amortization and payoff date? | Shows how long the debt remains outstanding |
| How much total interest and total amount owed result? | Exposes the long-term price of lower short-term payments |
| How does deferral or a changed payment affect the balance? | Unpaid interest may be added to principal |
| What happens when a temporary arrangement ends? | Prevents a second payment shock |
Canada: trigger rates, fixed payments and relief choices
FCAC distinguishes adjustable payments from fixed payments on Canadian variable-rate mortgages. With adjustable payments, the required payment changes as the interest rate changes. With fixed payments, a rising rate shifts the payment toward interest and away from principal until the contract’s trigger provisions apply.
What a mortgage trigger rate means
The trigger rate is the borrower-specific point at which the scheduled payment may cover only interest, or may fail to cover all accrued interest. If unpaid interest is added to the mortgage balance, the loan can negatively amortize. Your agreement and lender notice—not a generic calculator—determine the trigger and required action.
What your lender may offer
Depending on the contract and lender, choices can include raising the payment, making an extra or lump-sum payment, converting to a fixed rate, renegotiating, or extending amortization. An extension or other relief can increase total interest, extend repayment, increase the balance or create a higher later payment. Ask for the numerical effect of each choice.
Historical context should not be mistaken for a current estimate: the Bank of Canada reported in 2022 that about three-quarters of variable-rate mortgages had fixed payments. Its 2022 staff note estimated that, using data through October 2022, about 50% of variable-rate fixed-payment mortgages—nearly 13% of all Canadian mortgages—had reached their trigger rate, without accounting for borrower actions. Those figures describe that period only.
United States: ARM reset notices and other payment changes
For a U.S. ARM’s first rate reset, CFPB says the lender generally must send an estimated new-payment notice seven to eight months before the first payment at the new rate is due. For a later reset that changes the payment, notice is generally two to four months beforehand. The notice should identify the current and new rates (or an estimate), current and new payment amounts, and the first due date.

The first-reset notice also includes options if the borrower cannot afford the payment and information about HUD-approved housing counseling. These are U.S. requirements and guidance; they do not establish notice periods for Canadian mortgages.
If your U.S. payment changed by more than the ARM adjustment suggests, review escrow for property taxes or homeowners insurance, lender-imposed shortages, fees and the end of a temporary buydown. Ask the servicer for an itemized explanation before assuming the rate reset is responsible.
When a lower payment can cost more
Payment deferral, capitalization of unpaid interest and a longer amortization can preserve cash flow while increasing the mortgage’s total cost. A longer schedule usually means more interest over time; capitalized interest increases the balance; a temporary deferral can be followed by a higher payment or a larger final balance. Compare the short-term payment with the total interest, payoff date and balance under the original schedule.
A fixed-rate conversion can make payments more predictable but may carry a higher rate, conversion fee, breakage cost or a new term. A lump-sum payment can reduce future interest but should not consume an emergency reserve needed for essential expenses. The right choice is the one that remains affordable while preserving enough liquidity for emergencies.
Warning signs that require immediate contact
- The lender’s notice says the payment may cover interest only.
- Your projected budget is negative after essential costs and debt minimums.
- You would need to use credit cards for groceries, utilities or the mortgage.
- A temporary relief period ends before your income is expected to recover.
- The statement balance is rising despite making the scheduled payment.
- The payment on the statement differs from the written reset estimate.
Do not skip or underpay a scheduled installment without a written arrangement. Ask the lender how missed payments are reported and what fees or default consequences apply.
A one-page preparation checklist
- Locate the agreement, latest statement and reset notice.
- Write down the current rate, proposed rate, current payment, new payment, reset date, balance and amortization.
- Identify whether the payment adjusts or the interest/principal split changes.
- Confirm any trigger rate, cap, floor, escrow or insurance change.
- Replace the old payment in a full monthly budget.
- Add annual and irregular expenses divided by 12.
- Model the quoted payment and one higher, clearly labeled stress case.
- Calculate the monthly surplus or shortfall and preserve an emergency cushion.
- Contact the lender before a missed payment if the budget does not balance.
- Compare written options by payment, fees, amortization, balance, total interest and later payment risk.
What to keep in your records
Save the lender’s notice, calculation, call notes, written offers, budget versions and payment confirmations. Record the name or reference number for each conversation. If an arrangement is approved, keep the signed terms showing the start date, end date, payment amount and treatment of interest.
