How to prepare for your mortgage deal ending when rates are rising

Start preparing several months before your fixed or discounted mortgage deal ends. Establish the exact end date and balance, find out which reversion rate would apply, test your household budget against a higher payment, and compare your lender’s product-transfer offer with remortgage options. If the projected payment may be unaffordable, contact the lender early rather than waiting for arrears.

A fixed rate will not change during its fixed period. When that period finishes, however, the mortgage may move automatically to the lender’s reversion rate—often a standard variable rate (SVR), which the FCA says is typically higher than the fixed rate. The precise rate and contract terms are specific to your mortgage.

What happens when your mortgage deal ends?

Your initial deal is the fixed, discounted, tracker or other introductory rate stated in your mortgage offer. Unless you arrange a replacement deal, the mortgage normally moves to the reversion rate in the contract when that period expires.

Fixed-rate mortgages

Your interest rate and contractual payment are protected from changes in market rates during the fixed period, subject to the mortgage’s terms. The protection ends on the stated expiry date. A new deal can be arranged with the same lender or, if suitable, through a remortgage to another lender.

Discounted and variable-rate mortgages

A discounted rate is usually a reduction from a lender’s variable rate for a set period. The underlying variable rate can change during that period, so payments may already have moved before the deal ends. A variable rate is set by the lender and does not necessarily track Bank Rate directly.

Tracker mortgages

A tracker follows an external reference rate, such as Bank Rate, plus or minus a stated margin. Payments can change when the reference rate changes. At the end of the tracker period, the mortgage follows the next rate specified in your contract.

The reversion rate

Check the mortgage offer, annual statement or online account for the exact reversion rate and the date it would apply. Do not assume that the rate shown in a general advert is yours: lenders use different definitions and margins, and the contractual rate can change before your deal ends.

Use a timeline instead of waiting for the final month

MoneyHelper says borrowers can usually explore a new deal with their current lender during the final six months, although the precise window and conditions vary. Use the following sequence as a planning framework and confirm dates with your lender.

  1. More than six months before expiry: locate the mortgage offer and latest statement, note the deal end date, and begin a household spending review. Check whether an early-repayment charge still applies and when it ends.
  2. About six months before expiry: ask the current lender when product-transfer rates can be reserved, what information is required, and whether an illustration is available. If you may remortgage, allow time for an affordability assessment, valuation and legal work.
  3. Three to four months before expiry: compare the lender’s transfer options with remortgage quotes on a like-for-like balance and term. Check fees, repayment type, overpayment rules and the rate that would apply after the introductory period.
  4. Six to eight weeks before expiry: submit the chosen application or complete the product transfer, allowing for requests for documents and delays. Confirm the date the new rate starts and whether the old deal remains in force until then.
  5. Before completion: read the mortgage illustration and offer, check the monthly payment, total fees, early-repayment provisions and any conditions on borrowing more. Keep enough cash for fees that must be paid upfront.
  6. On and after the end date: check the first payment under the new deal and verify that the mortgage has not moved to the reversion rate unexpectedly. Query any discrepancy promptly.

  • the outstanding balance, including any recent overpayments;
  • the remaining mortgage term and whether it can be changed;
  • whether the mortgage is repayment or interest-only;
  • the current monthly payment and payment date;
  • the contractual reversion rate and how it is calculated;
  • the early-repayment charge, the amount or percentage, and the date it expires;
  • the annual overpayment allowance and the charge for exceeding it;
  • any portability provision if you might move home; and
  • any fees already due, such as a product, valuation, legal or intermediary fee.

Check whether the balance quoted is the redemption balance or simply the latest statement balance. A remortgage lender may require a formal redemption figure, and daily interest can make the final amount different.

Build a budget that tests affordability

Update your monthly budget using actual bank and card statements rather than an optimistic estimate. Include council tax, utilities, insurance, food, transport, childcare, maintenance, subscriptions, unsecured debts and irregular annual costs. Record income after tax and identify spending that is essential, discretionary or already committed.

Test payment scenarios without pretending to forecast rates

The change in your payment depends on the balance, remaining term, repayment basis, current and replacement rates, and fees. There is no reliable market-wide “typical increase” for every household. Ask the lender for illustrations at the rates you are considering and compare them with the payment that would result if no new deal were arranged.

For a repayment mortgage, a higher rate usually increases the interest portion while the term and capital schedule remain linked to the new calculation. Extending the term can reduce the monthly payment but normally increases total interest and may leave a balance outstanding for longer. For an interest-only mortgage, the monthly interest can rise while the capital repayment plan remains your responsibility.

Identify a safe monthly limit

After essential costs and minimum debt payments, decide how much headroom should remain for repairs, food-price changes and income disruption. Do not treat a lender’s maximum offer as a household budget. If the new payment would leave no practical buffer, treat that as a reason to seek help and review the deal structure, not as a reason to borrow more.

Compare a product transfer with a remortgage

The two routes solve the same problem in different ways. Compare them using the same balance, repayment type and remaining term so that a lower headline rate is not simply the result of a longer term or different loan size.

Consideration Product transfer with current lender Remortgage to a new lender
Application Usually simpler because the lender already holds your mortgage information; available products and booking windows are lender-specific. Requires a new application, evidence of income and expenditure, and the new lender’s underwriting and affordability assessment.
Affordability check An up-to-date borrower may qualify for a switch without a new affordability check in the circumstances covered by the Mortgage Charter; asking to borrow more can change the position. The new lender decides eligibility under its own criteria. Existing payment history does not guarantee approval.
Costs and work May involve a product fee and any charge stated for the selected deal. May involve product, valuation, legal and intermediary fees, with some offers covering selected costs.
Flexibility Subject to the current lender’s rates, features, overpayment limits and early-repayment terms. Can widen the choice of rates and features, but switching creates a new contract and may involve more administration.
Future rate Check the new deal’s reversion rate and expiry date. Check the new deal’s reversion rate and expiry date.

When a product transfer may fit

Ask the lender for all available products, not just the first rate shown online. An eligible customer who is up to date may be able to switch to a new deal with the existing lender at the end of the fixed-rate deal without another affordability check. The Mortgage Charter, published by HM Treasury on 26 March 2026, describes this specific protection. It does not automatically cover a remortgage, extra borrowing, arrears or every borrower circumstance.

When a remortgage may be worth investigating

A different lender may offer a lower total cost, a more suitable fixed period, a different overpayment allowance or a feature your current lender does not provide. You must still pass the new lender’s affordability and property checks. A change in income, employment, credit commitments, property value or loan-to-value can affect the result.

If you use an intermediary, ask how it is paid and whether its panel covers the lenders you want to consider. Treat any recommendation as a comparison to verify against the formal mortgage illustration.

Compare the whole cost, not just the rate

Put each offer on a consistent basis. A lower interest rate can cost more overall when its product fee is added to the balance or paid upfront. MoneyHelper illustrates this by showing how a lower-rate option can be more expensive after its fee is included.

Cost or term What to check
Initial interest rate Fixed, tracker, discounted or variable; how and when it can change.
Product or arrangement fee Amount, payment date and whether adding it to the mortgage causes interest to be charged on it.
Other lender charges Valuation, legal, account or transfer charges, including which are genuinely waived.
Intermediary fee Whether payable upfront or on completion and whether it is refundable if the application fails.
Early-repayment charge Amount, calculation method, expiry date and any penalty-free window.
Overpayment terms Annual allowance, minimum payment and consequences of exceeding the allowance.
After the introductory period Reversion rate, margin and the date it begins.
Loan term and balance Use the same term and balance for every comparison; a longer term can mask a higher total interest bill.

Ask for the total payable over the introductory period and, where useful, over the remaining mortgage term. Include the fees and any expected exit charge. Keep the written illustrations: they show the assumptions used and make differences easier to check.

Check the cost of switching early

Moving before the existing deal expires can trigger an early-repayment charge. The FCA says this is likely when a borrower repays during a fixed or discounted period and that it is normally a percentage of the remaining balance that tends to fall as the deal approaches its end.

Request the exact charge from the lender for the date you would repay, then compare it with the realistic interest saving from the replacement deal. Include all new fees and allow for the possibility that the new lender’s completion date slips. An early switch is not automatically worthwhile simply because the new rate is lower.

Check the overpayment clause before making a lump-sum payment. An annual allowance may permit some overpayment without charge, while exceeding it can create a penalty. Ask how the lender applies an overpayment—by reducing the term, reducing the payment or holding the contractual payment unchanged.

What to do if the payment may be difficult

Contact the lender as soon as you are concerned. The 2026 Mortgage Charter states: “The Charter is built around a simple principle: if you are worried about your mortgage, contact your lender as early as possible.” The Charter also says customers can seek help and guidance without that contact affecting their credit file.

Tell the lender what has changed, provide a realistic budget and ask which support options are available. FCA guidance says lenders should make reasonable attempts to resolve a position before repossession action. Possible arrangements can alter the total interest or extend the mortgage term, so ask for the long-term cost and the point at which normal payments resume.

Free debt advice can help you prioritise the mortgage alongside other debts and benefits. Avoid taking expensive new credit to cover a payment gap without first discussing the situation with the lender and a free debt adviser.

How rate type affects your preparation

Do not turn a lender’s affordability assumptions into a prediction of future rates. The FCA explains that trackers follow an external reference rate such as Bank Rate, while variable rates may be set by the lender. A fixed rate is insulated during its fixed period but exposes you to the replacement rate when the deal ends.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask what event changes the payment, how much notice you receive and whether the rate has a cap or floor. For a tracker, check the reference rate and margin. For a variable rate, read the contractual wording on how the lender can change it. For a new fixed rate, note the exact end date so the next review is not missed.

A decision checklist before you commit

  • Have you confirmed the deal end date and the date any early-repayment charge expires?
  • Do you know the balance, remaining term, repayment type and reversion rate?
  • Have you produced a budget based on actual spending and left a usable emergency margin?
  • Have you obtained a product-transfer illustration from the current lender?
  • If remortgaging, have you checked the new lender’s affordability, property and documentation requirements?
  • Are every fee, charge and overpayment rule included in the comparison?
  • Are the offers compared on the same balance and term?
  • Have you checked the rate and payment after the introductory period?
  • Would an early switch save more than its charge and additional costs?
  • If affordability is uncertain, have you contacted the lender and free debt advice early?

The practical objective is not to guess where rates will go. It is to know exactly when your current deal ends, understand the payment your household can sustain, and choose between a properly priced product transfer and remortgage before the reversion rate takes effect.
