If your adjustable-rate mortgage (ARM) notice shows a higher payment, first verify the change against your signed loan note, then build your budget around the payment and date in the notice. Check the index, margin, adjustment caps, escrow and any special payment feature before deciding whether to keep the loan, seek counseling or shop for another one. Do not rely on a future refinance or home sale to make the payment affordable.
Start with the reset notice and your loan note
Put the most recent rate-change notice beside the ARM note (the promissory note and its adjustable-rate disclosures) and your latest mortgage statement. The notice tells you what the servicer expects to charge; the note tells you whether that calculation follows the contract.

- Confirm that the loan is adjustable. If you are unsure, check the closing disclosures or call the servicer and ask for the loan type and the next adjustment date.
- Mark the effective dates. Record the date the rate changes and the due date of the first payment at the new amount. Those dates are not necessarily the same.
- Write down the old and new figures. Capture the current interest rate, new rate or estimate, current payment, new payment or estimate, and the date the first new payment is due.
- Match the notice to the note. Verify the index, margin, adjustment frequency, initial cap, subsequent cap and lifetime cap. Also look for a rate floor, payment cap, interest-only period, payment-option feature or negative-amortization language.
- Ask for an explanation of anything that does not match. Request the calculation in writing and keep the representative’s name, date, case number and promised follow-up.
A notice is a planning tool, not a substitute for the contract. If the notice contains an estimate, the final amount can differ when the adjustment is set.

The index plus the margin sets the rate
At an adjustment date, the loan generally uses a specified index plus the lender’s margin. The index can move up or down; the margin is set in the loan contract. A falling index does not guarantee a lower payment, because a floor or another contractual limit can prevent the rate from dropping as far as the index would suggest.

The adjustment schedule is also contractual. An initial rate may last for a stated period, followed by changes at intervals such as every six or twelve months. Your note controls the actual schedule.
Caps limit rate movement, not necessarily the payment
Caps limit how far the interest rate can move at a particular adjustment or over the life of the loan. CFPB consumer guidance gives common examples, not promises for any individual mortgage:
| Cap type | Common example cited by CFPB | What to verify in your note |
|---|---|---|
| Initial adjustment cap | 2 or 5 percentage points | The maximum increase or decrease at the first reset |
| Subsequent adjustment cap | 1 or 2 percentage points | The maximum movement at each later reset |
| Lifetime cap | 5 percentage points above or below the initial rate | The total ceiling and floor for the rate over the loan’s life |
These are examples from CFPB guidance reviewed in 2025. Your signed note controls. A rate cap can still produce a large payment increase, especially when a low introductory rate ends, the remaining term is shorter, or a payment cap delays the amount due.
Ask the servicer to calculate the highest payment permitted by your contract. CFPB’s guidance puts the question plainly: “Ask the lender to calculate the highest payment you may ever have to pay on the loan you are considering.” For an existing loan, ask the servicer for that same calculation using your current balance and remaining term.
The payment is usually recalculated using the new rate
For most ARMs, the scheduled payment is recalculated when the interest rate changes, generally using the new rate and the remaining amortization term. Some contracts recalculate less often or use additional payment rules, so confirm the method in the note. A shorter remaining term can make a given rate change produce a larger payment than it would have produced at the start of the loan.
If the required payment does not cover all accrued interest, the unpaid interest can be added to the principal. That is negative amortization: the balance grows even while payments are being made. Look for language describing a payment cap, deferred interest or a maximum balance.

Payment-option ARMs can recast sharply
A payment-option ARM may allow a minimum payment that is less than the interest accruing for the month. The unpaid amount is added to principal. When the loan recasts, the new minimum payment is generally fully amortizing, and a payment cap may no longer apply. The result can be a substantial increase.
CFPB’s mortgage handbook gives examples in which a recast can occur when the balance reaches a contractual threshold such as 110% or 125% of the original amount. Those figures are examples only; do not assume either threshold applies to your loan. Find the actual trigger and maximum balance in the note.
Know when the notice should arrive
CFPB consumer guidance says the first-reset notice generally arrives seven to eight months before the first payment at the new rate is due. For an ARM that has already adjusted, notice generally arrives two to four months before the first new payment when the next reset will change the payment. Timing requirements can depend on the loan and applicable rules, so use your actual notice and current regulatory text for a compliance question.
A first-reset notice should also describe steps to explore if the new rate is unaffordable and explain how to contact HUD-approved housing counseling. ARM adjustment disclosures described on the CFPB’s Regulation Z materials include the effective date, future adjustment schedule, current and new rates and payments, the index and margin, and applicable limits on rate or payment increases.
If the notice arrives late, lacks the required figures or appears inconsistent with the note, contact the servicer promptly. Continue setting aside money for the possible higher amount while the issue is investigated; do not treat a disputed notice as permission to skip a payment.
Separate the rate-driven change from the rest of the bill
Your total monthly mortgage bill can rise even when the principal-and-interest reset is modest. Compare the statement’s itemization line by line:

- Principal and interest: the amount affected by the ARM rate and amortization calculation.
- Escrow for property taxes: a tax increase or an escrow shortage can raise the required deposit.
- Escrow for homeowners insurance: a premium change or shortage can alter the bill.
- Temporary buydown: a subsidized introductory payment may end on its own schedule.
- Mortgage insurance: a premium change or a newly required amount can add to the bill.
- End of an interest-only period: principal payments can begin even if the interest rate did not change.
- End of a payment-option period: a recast can replace a low minimum payment with a fully amortizing amount.
If the total increase is larger than the rate reset appears to explain, ask the servicer for an itemized explanation and an escrow analysis. Keep the statement, notice and notes from every call together.
Build a budget around the new payment
Use the notice amount and the first due date
Put the new payment into your cash-flow calendar on the date it is actually due. Include the full escrowed amount rather than budgeting only for principal and interest. If the notice gives an estimate, create a provisional budget using that figure and leave room for the final amount.
For the first several months, treat the difference between the old and new payment as a separate sinking fund. If the reset is still months away, automate transfers on payday so the higher obligation becomes familiar before it is mandatory.

Run a documented affordability check
- List reliable monthly take-home income, including the frequency and timing of each payment.
- List fixed obligations: the mortgage, utilities, insurance paid outside escrow, vehicle or student loans, support payments and minimum debt payments.
- List variable essentials such as food, transportation, medical costs and childcare using recent actual spending.
- Reserve amounts for irregular bills, maintenance, taxes not in escrow and annual insurance premiums.
- Subtract the proposed mortgage payment and every other obligation from income. Identify the monthly amount left for savings and discretionary spending.
- Test the budget against the highest contractual payment scenario the servicer provides, not only the next reset.
Do not count an unapproved loan modification, an expected bonus, a future inheritance or a hoped-for home sale as income. A budget that works only if refinancing is available is not a completed plan.
Plan for the payment date, not just the monthly total
Check whether the new payment will be withdrawn by automatic debit, paid through a bill-pay service or sent manually. Change the transfer amount and transfer date early enough to avoid an overdraft. If the servicer changes the draft date or account number, verify the instruction through a trusted statement or the servicer’s established phone number rather than an unexpected email link.
Keep at least the amount of one scheduled payment readily accessible while the first new draft is processed. Confirm the posted payment and escrow balance on the next statement.

| Path | Questions to answer | Trade-offs and cautions |
|---|---|---|
| Keep the ARM and budget for the reset | What are the new payment, effective date, remaining term, escrow amount and contractual caps? | Simple and avoids a new loan, but future resets remain possible. |
| Shop for another loan, possibly fixed-rate | What rate, payment, fees, closing costs, qualification requirements and remaining term apply? How long will you keep the home? | Can provide payment certainty, but approval is not guaranteed and transaction costs can be substantial. |
| Speak with the servicer about hardship or available relief | What documentation is required, and which options can this servicer discuss before a missed payment? | Availability and eligibility are individual; ask how any option affects the balance, rate, term and credit reporting. |
| Use a HUD-approved housing counselor | Can the counselor review the budget, notice, note and alternatives with you? | Provides independent help evaluating choices; it does not guarantee a modification or refinance. |
CFPB advises borrowers that they may shop for another loan, but cautions: “Don’t assume you’ll be able to sell your home or refinance your loan before the rate changes.” Qualification depends on income, credit, equity, property condition, loan rules and market terms at the time you apply.
If you consider refinancing, compare the whole transaction
A lower advertised rate is not enough to establish that a refinance helps. Request official loan estimates and compare:
- the new interest rate and whether it is fixed or adjustable;
- the principal-and-interest payment and the complete payment including escrow;
- origination charges, appraisal, title, recording and other closing costs;
- points, lender credits and any prepayment penalty on the existing loan;
- the new loan term and the resulting payoff date;
- cash required at closing and whether costs are added to the balance;
- the time you expect to keep the property; and
- the possibility that the application is denied or the offered terms change.
Compare the total cost over the period you realistically expect to own the home, not just the first payment. Extending the term can lower the monthly amount while increasing total interest or delaying payoff. A new ARM can recreate the same reset risk, so read its index, margin, caps and adjustment schedule before accepting it.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Contact the servicer with a precise script
Call as soon as the notice arrives, especially if the amount appears unaffordable. Have the loan number, notice, note and latest statement in front of you. Ask:
- What index value and margin were used?
- What are the effective adjustment date and first due date at the new amount?
- What are the initial, subsequent and lifetime rate caps, and is there a floor?
- How was the principal-and-interest payment recalculated using the remaining balance and term?
- Did escrow, mortgage insurance, a buydown or an interest-only or payment-option period also change?
- What is the highest payment permitted under the contract?
- Which hardship, repayment, modification or other assistance processes are available, and what documents start an evaluation?
Request written confirmation of the answers. If you submit financial documents for assistance, keep proof of delivery and a copy of every page. Continue making the required payment unless the servicer gives you different written instructions.

Use housing counseling before a missed payment when possible
CFPB directs borrowers who may not be able to afford the new amount to HUD-approved housing counseling resources. A counselor can organize the budget, explain the loan terms, help compare a refinance with keeping the existing loan and identify questions for the servicer. Counseling does not decide whether you qualify for a particular modification, refinance or other result; those decisions depend on your circumstances and the relevant program.
Bring the reset notice, ARM note, recent statements, income records, monthly expense list, tax and insurance information, and details of other debts. Do not pay an unverified company upfront for a guaranteed modification or ask anyone to tell you to stop making payments.
Follow a timeline from notice to first new payment
When the notice arrives
- Record every rate, payment and date shown.
- Find the note and identify the index, margin, caps, floor and payment features.
- Compare principal and interest with escrow and other statement lines.
- Call the servicer about discrepancies and request the maximum contractual payment.
Several months before the reset
- Run the household budget using the notice amount and a higher contractual scenario.
- Automate savings of the payment difference if cash flow permits.
- Obtain counseling if the budget is tight.
- If shopping for a loan, collect comparable estimates and calculate closing-cost break-even using your expected time in the home.
Thirty to sixty days before the first new payment
- Confirm the final rate, payment and escrow amount with the servicer.
- Update automatic-debit or bill-pay instructions.
- Submit any assistance or loan application early enough to learn what is missing.
- Keep the amount needed for the first new payment in the correct account.
After the first new payment posts
- Read the statement to verify the rate, payment allocation, escrow and principal balance.
- Check that automatic payment processed on the intended date.
- Report a discrepancy promptly and retain the statement and case number.
- Update the budget for the next adjustment date shown in the note.
Troubleshoot common warning signs
The notice shows a payment much higher than expected
Check for a payment-option recast, the end of an interest-only period, a payment cap that previously deferred interest, a shortened remaining term or an escrow shortage. Ask for separate principal-and-interest and escrow calculations rather than accepting one combined figure.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsThe rate fell but the payment did not
Review the rate floor, payment cap, recast schedule and escrow changes. A payment may also be recalculated less often than the rate, depending on the note. Request the contractual formula and the next date on which the payment can change.
The servicer cannot explain the index or margin
Ask for the relevant note section, the index value used on the adjustment date and a written amortization calculation. Compare those items with the notice and statement. Escalate through the servicer’s written complaint process if the response remains incomplete, and keep copies of all correspondence.
You cannot make the next payment
Contact the servicer before the due date and tell it plainly that the payment may be unaffordable. Ask what loss-mitigation or hardship evaluation is available and what documents are required. Contact a HUD-approved counselor at the same time. Do not wait for repeated missed payments to begin asking for help.
What a prepared borrower should have in one folder
- The signed ARM note and adjustable-rate disclosures.
- Closing disclosures or other documents identifying the loan type.
- The current and prior rate-change notices.
- The latest mortgage statement and escrow analysis.
- A one-page budget showing current and reset payments.
- Written servicer explanations, case numbers and call dates.
- Loan estimates for any refinance being considered.
- Income, expense and asset documents requested by a counselor or servicer.
Keeping these records together makes it easier to detect a calculation error, meet an assistance deadline and compare choices using the same numbers.
