You can pay Delhi property tax online from the Municipal Corporation of Delhi (MCD) website by opening MCD Online Services, choosing Property Tax → Pay Tax Citizen Login, signing in with your property’s UPIC, selecting the financial year, reviewing the assessment and completing the digital payment. Save the payment slip immediately. MCD’s FY 2025-26 schedule offered a 10% rebate for eligible lump-sum payments made by 30 June, while late payment could attract simple interest of 1% per month or part of a month.
This guide explains the browser process, the mobile-app alternative, UPIC requirements, payment and receipt verification, FY 2025-26 rebates, and the safest way to recover when a payment succeeds but the receipt is delayed.

It is the key used to locate the property in the tax system.
- Registered contact details: Keep access to the mobile number or email associated with your MCD account. The website uses an account sign-in; the mobile app uses a registered mobile number and one-time password (OTP).
- Property information: If you are registering a property for the first time, keep the owner and self-assessment details needed by the portal. Enter them carefully because discrepancies found during scrutiny can lead to a penalty.
- Payment method: MCD’s citizen instructions list net banking and MasterCard or Visa debit and credit cards. Your bank or card should be enabled for online transactions and OTP authentication.
- Time to save proof: Keep the browser window open until payment verification and receipt generation are complete. A bank success page by itself is not the final MCD receipt.
Open the correct MCD property-tax service
- Go to the official MCD website and open Online Services.
- Under the Property Tax category, choose Pay Tax Citizen Login. This is the citizen-facing service listed in MCD’s service directory.
- Register if you do not have an account, or sign in with your existing credentials.
Use the official MCD domain rather than a search advertisement or an unofficial payment page. Check the address bar before entering your UPIC, owner details or card information. The payment gateway may open a separate secure page, but the transaction should have started from the MCD property-tax service.

Browser method: complete payment step by step
1. Register or sign in
The MCD/NIC manual describes the process as: Registration → Sign-In → Search Property Detail → Register Property Details → Register Owner Details → Calculate & Pay Tax → Verify Payment → Generate Payment Slip. A returning taxpayer can normally proceed directly to the property search after signing in.
If registration asks for contact or owner information, use details that you can continue to access. A changed mobile number or an incorrectly typed email can make OTPs, password recovery and payment notifications difficult later.
2. Find the property with the UPIC
After login, search for the property using its UPIC. The code is mandatory for the normal property-tax workflow. Confirm that the displayed address and owner information match the property you intend to pay for before selecting an assessment.
If you are a first-time taxpayer, use the portal’s option to search old or legacy property data after login. This is useful where an older municipal record exists but has not yet been connected to your current account.
3. Use the property’s Actions menu
For an existing property, open the property record and choose Pay Tax from its Actions menu. Do not assume that a similarly named property in a search result is yours; compare the address, owner and other identifying fields.
If the property has no UPIC, select Apply for New UPIC and follow the registration flow. A new-UPIC application is different from paying an already assessed property. Complete the identification and owner fields first, then return to payment when the property is available for assessment.

4. Select the financial year
Choose the financial year for which you are filing and paying. The tax year matters because rates, due dates, rebates and interest rules can change. For example, the schedule discussed below is specifically for FY 2025-26; it should not be treated as a permanent rule for later years.

Check the selected year before pressing submit. Paying the wrong year can leave the intended liability outstanding even though the gateway shows a successful transaction.
5. Review the calculation
The portal calculates the amount from the property and self-assessment information. Review the property details, period, tax components, discounts and final payable amount on the calculation screen.
- Confirm the UPIC and property address.
- Check that the financial year is the one you intended.
- Read the total after any eligible discount or rebate shown by the portal.
- Compare the owner and usage details with your records.
- Stop and correct an error before payment rather than trying to fix it through a second transaction.
MCD states that discrepancies discovered during scrutiny can attract a penalty. The taxpayer remains responsible for the accuracy of the self-assessment and property details submitted through the portal.
6. Choose a digital payment method
Proceed to the payment gateway and choose an available method. MCD’s citizen instructions identify net banking and Master/Visa debit or credit cards. The exact bank list, card authentication screen and service availability can vary by gateway session.
Complete any bank OTP or 3-D Secure step only on the bank or gateway page reached from the MCD transaction. Do not share an OTP with a caller, chat agent or anyone claiming to be from the municipality.

7. Wait for the return to MCD
After authorization, allow the gateway to redirect you back to MCD. Do not close the tab, press Back, refresh repeatedly or start another payment while the status is being returned. Note the transaction or reference number displayed by the bank and by MCD.
8. Verify the payment
The MCD manual includes a separate Verify Payment step. Use it when the gateway response is delayed or when you want to confirm that the payment has been posted to the property record. A successful debit in your bank account and a posted MCD transaction are related but not identical status checks.
9. Generate and save the payment slip
When verification succeeds, choose Generate Payment Slip. Download the PDF or print it to PDF, and keep a copy with the bank transaction reference. Open the file once to confirm that it is readable and contains the correct UPIC, financial year, amount and payment date.

MCD also documents a mobile-app workflow. It is convenient when you prefer OTP login and need to retrieve a receipt on a phone, while the browser manual provides the fuller registration and payment-verification sequence.

The same checks apply in either route: confirm the UPIC, year, property and final amount before authorizing payment. If a receipt is missing, use the relevant payment-status or Tax Paid Details function before trying again.
FY 2025-26 rebates, deadlines and interest
MCD’s FY 2025-26 schedule contains several separate rules. They depend on the year, the payment pattern and the amount shown by the portal.

10% rebate for eligible lump-sum payment by 30 June
The schedule states: “A payment of the tax due in lump-sum in one installment during first quarter of that year (on or before 30th June) shall entitle to a rebate of 10% of the total tax amount due.” For FY 2025-26, that means an eligible one-installment payment made on or before 30 June could receive the 10% rebate shown in the schedule.
“Lump-sum” and “one installment” are important. A taxpayer who pays quarterly is not making the payment pattern described in this rule.
No 10% rebate for quarterly installments
The same schedule states: “No rebates would be given on payment in quarterly installments.” If you choose quarterly payments, do not budget on receiving the 10% lump-sum concession. The portal’s calculation for the selected year and payment option is the amount to review before submission.
Late-payment interest
For FY 2025-26, MCD says: “Late payment shall invite simple interest @ 1% per month or part of the month after the due date of each quarter in which the tax is due.” The charge is described as simple interest, and a part of a month counts under the wording of the schedule. It is tied to the due date of each quarter rather than being a single annual penalty.
Additional 2% online-payment incentive
The FY 2025-26 schedule also describes an additional rebate of 2% of the tax payable after eligible discounts under Sections 114B and 123B(3) of the Delhi Municipal Corporation Act, 1957, or otherwise, have been considered. The incentive applies to taxpayers filing property-tax returns online and paying online through the gateway on www.mcdonline.nic.in, subject to two limits: the tax must not exceed ₹10,000, and the rebate is capped at ₹200.
For example, 2% of ₹8,000 is ₹160, so the cap would not reduce that amount. For a qualifying tax of ₹10,000, 2% is ₹200. A higher tax amount is outside the stated “not exceeding ₹10,000” condition, even though 2% of a larger amount would mathematically be more than ₹200.

The schedule describes this online incentive separately from the 10% first-quarter lump-sum rule. Do not assume that every discount automatically stacks with every other concession. Review the portal’s displayed calculation for the selected financial year and payment pattern, and retain a copy of the schedule applicable to that year.

Check the UPIC character by character
Because the UPIC is a 15-digit alphanumeric identifier, a single transposed character can produce no result or show the wrong record. Re-enter it carefully without adding spaces or punctuation that the field does not request.
Search legacy data when you are a first-time taxpayer
After signing in, use the portal’s old or legacy-property search if the property was previously recorded by MCD but is not attached to your account. Compare the returned address and owner details before registering or paying.

If the property genuinely has no UPIC, start Apply for New UPIC. Complete the requested property and owner information. Payment cannot be safely forced through a different property record merely because it appears similar.
Payment succeeded but the receipt is missing
- Wait for the gateway to return to MCD and note the bank reference number.
- Sign back in and open the property’s payment or tax-paid history.
- Use Verify Payment on the web portal, or open Tax Paid Details in the app.
- Choose Generate Payment Slip or Download Receipt after the status changes to paid.
- Compare the receipt with your bank statement: UPIC, financial year, amount, date and transaction reference should correspond.
If the bank shows a debit but MCD still shows an unpaid assessment, do not immediately authorize another payment. Preserve screenshots, the gateway reference and the bank debit entry, then use MCD’s payment-verification or support process. A second payment can create a duplicate transaction and may require a separate correction or refund process.
Safeguards that prevent duplicate or incorrect payments
- Pay once: MCD warns that the department is not responsible for multiple payments made for one property. Check status before retrying.
- Use the correct year: A receipt for one financial year does not automatically settle another year.
- Match the property: Verify UPIC, address and owner details before payment.
- Protect credentials: Enter passwords, card data and OTPs only on the MCD or bank pages reached through the official flow.
- Keep records: Save the payment slip, bank reference, calculation page and any confirmation email or SMS.
- Check the final amount: Rebates and interest are time- and year-specific. The amount shown immediately before authorization is the figure you are agreeing to pay.
Browser or app: which should you use?
Choose the browser portal when you are registering an account, attaching legacy property data, entering detailed owner information or troubleshooting a payment that needs formal verification. Its documented flow exposes each stage from registration through payment-slip generation.
Choose the mobile app when the property is already set up, you have access to the registered mobile number and you want OTP login or quick receipt retrieval. It still requires the UPIC and financial year, and it does not remove the need to verify the property and amount.
