There is no universal penalty-free mortgage overpayment limit. Your mortgage offer and lender account control the allowance, the balance or loan figure used to calculate it, the reset date, which payments count and any early repayment charge (ERC). A 10% allowance is common, but it is not an entitlement. Before sending a lump sum, ask your lender to confirm in writing how much of your allowance remains and the ERC on the exact amount and payment date.
This guide shows how to check the contract, calculate a safe payment, avoid common traps and decide whether overpaying is better than keeping cash or using it elsewhere.

What an overpayment allowance actually means
An allowance is the amount your lender lets you pay above the contractual schedule during a specified period without applying an ERC. The period may be a calendar year, an account anniversary or the term of a fixed-rate product. Some lenders count regular monthly overpayments as well as one-off payments; others apply separate rules to different products.

- the current outstanding balance;
- the original loan amount, sometimes excluding fees; or
- the balance owed on a stated date, such as 1 January.
For example, 10% of a £200,000 balance is £20,000, but 10% of an original £250,000 loan is £25,000. Those are different allowances even though the percentage is identical. Do not use an online rule of thumb in place of your own mortgage terms.
MoneyHelper says many lenders permit overpayments of up to 10% a year without penalties, while warning that charges can apply above the agreed limit. The Financial Conduct Authority (FCA) described common practice in its 2025 consultation as follows: “Most lenders allow voluntary overpayments of between 10-20% annually of the outstanding mortgage balance during a fixed rate period without applying any early repayment charges.” That sentence describes the market; it does not set the allowance on your mortgage.
Find the rule in your own documents
Gather the mortgage offer, latest annual statement, current-account details and any product-switch confirmation. Look for headings such as “overpayment allowance”, “voluntary payments”, “early repayment charge”, “redemption” or “fixed-rate conditions”. The offer normally states the percentage, calculation base, allowance period, reset date and ERC schedule. An online account may show a remaining allowance, but ask the lender if the display is unclear or has not been updated after a payment.

- Is an ERC period currently active, and on what date does it end?
- What amount is the allowance based on: today’s balance, the original advance or a balance at a particular date?
- When does the allowance reset, and does an unused amount expire rather than carry forward?
- Do regular overpayments, direct-debit increases, lump sums and a full redemption all count toward the same limit?
- Will the payment reduce the balance only, recalculate the monthly payment, shorten the term, or interact with a flexible or offset feature?
- Which payment method and reference must you use so the money is applied to the mortgage rather than held unallocated?

|---|---|---|---|
| MoneyHelper | Many lenders allow up to 10% a year without penalties | Varies by lender | Common pattern, not a consumer guarantee |
| HSBC UK | For its fixed-rate mortgages, 10% of the outstanding balance | Resets on the account-opening date or, after a rate switch, the start of the fixed-rate period | Its described tracker mortgages permit unlimited overpayments without an ERC; this does not automatically apply to other products |
| Nationwide for Intermediaries | Allowance based on the original loan amount, excluding administration fees | Reset date is specified on its payments page | Illustrates that “10% of today’s balance” is not universal |
| Halifax | Some mortgages allow up to 10% of the amount owed on 1 January during that calendar year | Calendar-year basis for the products described | Charges apply to the excess; borrowers are told to check their own allowance |
| FCA CP25/11 consultation | Describes most lenders as allowing 10–20% annually of the outstanding balance during a fixed-rate period | Descriptive consultation statement | Not a rule setting an individual borrower’s allowance |

Calculate a payment that stays within the limit
- Write down the allowance base. Copy the exact balance or original-loan figure and the date attached to it. If the contract says “10% of the amount owed on 1 January”, use that date’s figure, not the balance shown today.
- Apply the stated percentage. Multiply the qualifying figure by the percentage. Keep the lender’s rounding convention; ask whether pennies are rounded down or up.
- List payments already made in the period. Include standing-order overpayments, extra amounts added to direct debits and previous lump sums if the lender counts them. Do not assume a payment made just before the reset is in the next period.
- Subtract counted payments. The result is a provisional remaining allowance, not permission to pay. A pending payment may not yet appear in the account.
- Leave a safety margin. If the calculated remainder is close to your proposed amount, pay less until the lender confirms the exact figure. Processing dates and interest can alter the balance used.
- Request a written quote. Ask for the remaining penalty-free allowance and the ERC on your exact proposed payment, with the intended payment date. Save the response.
Illustration only: if a contract genuinely uses 10% of a £240,000 qualifying balance, the annual allowance would be £24,000. If £7,500 of counted payments has already been made, the arithmetic remainder is £16,500. Only the lender can confirm whether the balance, payment dates and product rules make that figure available.
Ask for an ERC calculation before exceeding the allowance
An ERC is a charge for repaying more than the permitted amount during the period stated in your contract. The amount above the allowance is often the part on which the charge is calculated, but the rate and formula are product-specific.

- the allowance remaining on the proposed payment date;
- the amount treated as exceeding it;
- the ERC rate or rates and the formula used;
- whether the charge changes as the fixed period runs down;
- any separate administration, telegraphic-transfer or redemption fees; and
- the total amount needed if you are redeeming the mortgage completely.
Do not split a payment across days to try to avoid an ERC unless the lender confirms that the contract treats each payment separately. A split may still count toward the same annual allowance, and an unplanned payment can be applied on the wrong date.
Track reset dates and payments
Put the reset date and fixed-rate end date in your calendar. An account-anniversary allowance can reset on a different day from a product-switch allowance. A calendar-year allowance may expire on 31 December, with no automatic carry-forward. The cited lender examples do not establish a general right to roll unused allowance into the next period, so confirm that point explicitly.
Maintain a simple ledger with the payment date, amount, method, reference, whether the lender confirmed it counts and the updated remaining allowance. Retain screenshots, letters and confirmation emails. If a payment is missing from the account, contact the lender before making another one; otherwise you could unknowingly exceed the limit.

Make the payment and verify how it is applied
- Use the lender’s specified online-banking path, bank details or branch process. Check the mortgage account number and payment reference character by character.
- Send no more than the written penalty-free amount unless you have accepted and priced the ERC.
- Keep the transfer receipt and the lender’s confirmation.
- After processing, check that the principal balance fell by the intended amount and that the payment was not placed in suspense or applied to fees.
- Continue the contractual monthly payment unless the lender confirms a change in writing.
- Check the next statement for the new balance, interest calculation, monthly payment and term.
An overpayment does not automatically shorten the mortgage term. Depending on the product, the lender may reduce future monthly payments, leave them unchanged and finish sooner, or recalculate under a flexible feature. Ask which outcome applies before paying if your goal is a particular term reduction.

Flexible, tracker, offset and other product features
Some mortgages permit more flexibility than a standard fixed-rate loan. HSBC’s stated tracker examples allow unlimited overpayments without an ERC. A flexible or offset mortgage may also allow withdrawals or may link savings to the interest calculation. These features can change both the benefit and the risk of paying a lump sum.
Confirm that the feature is actually included in your mortgage, not merely available somewhere in the lender’s product range. Ask whether withdrawn money becomes a new advance, whether interest is charged immediately, whether a minimum balance must remain and whether withdrawals affect the term or payment. A payment that is reversible can have different consequences from an irreversible capital reduction.

MoneyHelper advises keeping enough savings to cover at least three months before committing spare cash to the mortgage. An emergency reserve can prevent expensive borrowing if income stops or a major bill arrives. Keep the reserve accessible rather than counting an amount that can be withdrawn only through a lender’s flexible feature.

Compare the guaranteed saving with alternatives
- Mortgage interest: an overpayment normally saves the interest that would have been charged on the reduced principal, subject to the lender’s calculation method and any ERC.
- High-cost debt: clearing credit-card or other expensive borrowing may produce a larger, immediate saving than reducing a lower mortgage rate.
- Pension contributions: tax relief and employer contributions can change the outcome; compare the available benefit with the mortgage rate and your access needs.
- Savings: compare the after-tax savings rate with the mortgage rate and preserve enough liquidity for emergencies.
- Investments: market returns are uncertain and can fall, unlike the interest saving from a permitted overpayment. Consider time horizon, risk and access.
Include the ERC in the comparison. Paying £10,000 that triggers a £1,000 charge does not save interest on the full £10,000 immediately; the charge may outweigh the expected saving during the remaining fixed period. Request the lender’s quote and compare it with the interest you expect to avoid.

Time the payment intelligently
Where mortgage interest is calculated daily, an earlier permitted payment reduces the balance sooner and can reduce interest from that point. Where interest is calculated annually, the timing may matter less or should align with the lender’s stated calculation date. Ask how your mortgage calculates interest rather than assuming all loans work the same way.
Timing can also affect the allowance. A payment made before an anniversary may use the expiring period; one made after it may use the new period. A product switch can create a new allowance start date. Obtain confirmation for the date you intend to send the money, especially around weekends, bank holidays or a rate change.
What to do if the lender’s information conflicts
The account shows a different allowance from the offer
Do not rely on the larger number. Send the lender the relevant offer page and ask which term governs, whether the account display is current and how previous payments were counted. Request a written correction or explanation.
A payment was returned or not credited
Check the reference, receiving account and value date with your bank. Ask the mortgage lender whether the payment counts for the allowance period and whether a re-sent payment could create an ERC. Keep both banks’ records.
You were charged an ERC you did not expect
Request the calculation in writing: qualifying balance, allowance percentage, payments counted, excess amount, rate, remaining period and any fees. Compare each item with the mortgage offer and the lender’s confirmation. If the explanation remains inconsistent, use the lender’s formal complaints process and preserve the documents.
You want to pay off the mortgage entirely
Ask for a redemption statement valid for a stated date. It should include principal, daily interest, any ERC and administrative fees. A normal overpayment allowance may not cover full redemption during a fixed period, even if a smaller lump sum would have been penalty-free.
A practical pre-payment checklist
- Emergency savings of at least three months are available after the payment.
- The mortgage offer and current account show the same ERC and allowance rules, or the lender has explained the difference.
- The qualifying balance or original loan figure and its date are recorded.
- Every counted payment in the current period is listed.
- The reset date, fixed-rate end date and carry-forward rule are confirmed.
- The lender has given the remaining penalty-free amount and ERC for the exact proposed payment in writing.
- The payment method, account number and reference are correct.
- You know whether the overpayment changes the balance, monthly payment, term or withdrawal rights.
- You have compared the net mortgage saving with debt repayment, pension, savings and investment alternatives.
- You will retain the receipt and check the next statement.
Key takeaways for a safe overpayment
Treat “10%” as a prompt to read your contract, not as a guarantee. The calculation base, reset date, counted payments and ERC formula can all differ between lenders and products. Confirm the remaining allowance and personalised charge immediately before paying, use the lender’s required process, keep a cash reserve and verify how the money changed your mortgage afterwards. That process lets you capture a guaranteed interest saving without accidentally turning a voluntary payment into an expensive early repayment.
