What more listings change—and what they do not
A broader selection changes the buyer’s process in two useful ways. You may have alternatives if one seller will not meet your terms, and you may be less likely to make a rushed offer simply because you fear that no other home will appear. That extra time can help you inspect the property, compare monthly costs and ask your lender precise questions.

The National Association of Realtors’ 2026 Housing Mismatch Report says rising inventory has not necessarily produced stronger sales because some available homes do not match what households can afford. A national supply trend therefore cannot prove that the owner of one particular home must accept less.

Use national information as context
Aggregate inventory can explain why your agent is showing more alternatives, but it cannot measure competition for the address you want. A national or regional article may also describe an earlier period. The NAR 2025 market article is historical context, and Freddie Mac’s hot-market guidance was last reviewed on December 4, 2025. Neither should substitute for fresh evidence about your city, neighborhood, price range and property type.
Look for property-level leverage
Ask for current information on the subject home and nearby alternatives: recent comparable sales, active and pending listings, how long comparable homes have taken to sell, price changes and whether offers have already been received. Your buyer agent can help interpret those items, but you should understand what each piece of evidence says about this home rather than treating a broad inventory headline as proof of leverage.
Separate choice from bargaining power
Choice means you can leave and pursue another property. Bargaining power is the seller’s willingness and ability to change price or terms. A seller who needs a particular closing date, has already bought another home or is carrying two properties may value certainty differently from a seller with no deadline. Treat motivation as something to investigate, not something to assume from the number of listings.

Set your maximum before you negotiate
Decide the highest price and monthly payment you can sustain before discussing concessions or bidding against yourself. Freddie Mac’s buyer guidance says affordability includes ongoing costs and money reserved for future maintenance and unexpected expenses, not just the contract price.
Build a complete ownership budget
- Start with the monthly principal and interest payment shown by your lender.
- Add property taxes, homeowners insurance, mortgage insurance when applicable, association dues and any other recurring charge that applies to the home.
- Estimate utilities and routine upkeep using information for the property, not a generic national average.
- Keep a separate reserve for repairs, replacements and surprises. Do not offer that reserve away merely to win a negotiation.
- Account for cash needed at closing and the amount you must retain after closing.
Your maximum should be a number you can carry under your own assumptions. A seller concession or a slightly lower rate may change the payment, but neither makes an unaffordable home safe.
Write down two limits
Use one limit for total purchase price and another for monthly ownership cost. They answer different questions. A home with a lower price can still have high taxes, insurance, association charges or maintenance needs. Conversely, a concession may reduce cash due at closing without reducing every component of the monthly payment. Ask your lender to model the exact proposal.

Investigate the listing and its alternatives
Before choosing an offer number, assemble evidence about the home itself and the homes you could buy instead. The aim is not to predict the entire market; it is to understand what a reasonable buyer can do today.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteQuestions for the subject property
- What are the most recent comparable sales, and how closely do they match the home’s location, size, condition and features?
- Has the asking price changed, and how long has the current listing been available?
- What condition or maintenance items could affect your near-term costs?
- Does the seller have a preferred closing or possession date?
- Are there known offer deadlines or other written terms that change the timing?
These questions do not guarantee a discount. They help you decide whether your offer should emphasize price, certainty, timing or protection.
Questions about alternatives
Identify at least one realistic alternative in the same financial range. Compare its total monthly cost, condition, likely maintenance, contract terms and financing requirements. If a similar home is available without the subject property’s repair risk, that alternative may justify a more cautious offer. If the subject home is unusually well located or maintained, a larger listing pool may not make it interchangeable.
Refresh the evidence close to the offer date
Use current local information rather than an old national or regional trend. The 2026 NAR mismatch report describes aggregate alignment between homes and household finances; it does not establish how many buyers are competing for your address. Treat every broad report as context and confirm the local picture before you choose a number.
Choose the offer levers deliberately
Freddie Mac describes an offer as more than a price. It includes contingencies and other terms, and the written offer becomes final when both parties sign. Decide which terms protect you, which terms create value for the seller and which changes you can actually afford.

Price is only one source of strength
A seller may prefer a well-supported offer with workable timing and clear financing over a nominally higher offer that is difficult to close. That does not mean you should overpay or remove protections. It means you can use terms that matter to the seller when they do not create unacceptable risk for you.

Contingencies are risk controls
Freddie Mac defines contingencies as conditions that must be satisfied before the purchase is completed. The appropriate set depends on the property, your loan, the contract and your tolerance for risk. The available guidance does not establish a universal rule to waive protections. If you are considering a waiver or a shortened period, understand exactly which risk moves from the seller to you and whether you have the cash and information to absorb it.
Financing questions belong in the offer conversation
If you request a concession, a rate change or another financing-related term, ask the lender to explain its effect on the loan and total costs. The Consumer Financial Protection Bureau recommends comparing written mortgage offers and asking questions about terms. Do not assume that a credit is beneficial until the lender confirms how it can be applied and what conditions accompany it.
How much below asking should you offer?
There is no responsible national percentage. A below-asking offer should be tied to evidence about this property, not to the fact that more homes appear in a national inventory report.

Build an evidence-based range
- Establish the price you can afford without using your maintenance reserve.
- Review the best current comparable sales and competing listings with your agent.
- Adjust your view for condition, repairs, location, features and any timing requirement.
- Consider what the seller appears to value, such as a particular closing date or certainty of financing.
- Choose a number within your financial limit that you can explain in one or two factual sentences.
The result may be below, at or above asking. The listing price is a starting position, not proof of value and not proof that a discount is available.
When a lower offer is easier to defend
A lower offer is more defensible when current comparable evidence points lower, the home requires documented work, or a credible alternative gives you a similar choice. Keep the explanation factual and avoid accusing the seller of being unrealistic. Your objective is to make the proposal easy to evaluate, not to win an argument.
When a lower offer may not improve your position
If the property is distinctive, recently priced from strong comparable evidence or attracting multiple buyers, a low number may simply end the conversation. More listings elsewhere do not change the demand for a particular home. Decide whether losing this property is acceptable before submitting an aggressive offer.

Can you ask the seller to cover closing costs?
You can ask, but the request must fit your loan rules, the contract and the property’s economics. A closing-cost concession can reduce the cash you bring to closing, yet it may not reduce every monthly cost and may have limits under the loan program.
Run the proposal through the lender
- Describe the exact concession or credit you want.
- Ask how it would affect the loan amount, interest rate, cash due at closing and total costs.
- Request a written comparison with an offer that has a different price or no concession.
- Confirm any conditions or limits before you make the request part of the contract.
The CFPB’s mortgage-shopping guidance supports comparing written offers and asking questions rather than relying on a verbal estimate. A concession that looks attractive may be less valuable than a lower price or may be unusable if the loan does not permit it in the proposed form.
Present the request as a trade
Explain what the seller receives in return: a price supported by the property evidence, a closing date that works for the seller or another term that improves certainty. Do not treat a concession as free money; it is part of the overall negotiation and must be evaluated against your total cost.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare homes and offers on the same axes
When several listings are available, use one worksheet so that a low asking price does not hide higher ownership risk. The following comparison axes combine Freddie Mac’s offer and buyer guidance with the CFPB’s advice to examine mortgage terms.
| Comparison axis | Record for each home or offer | Decision question |
|---|---|---|
| Total cost and monthly affordability | Price, projected payment, recurring ownership costs, cash required and retained reserve | Can you carry this home while preserving a repair reserve? |
| Condition and maintenance | Known work, likely near-term expenses and uncertainty about the property | Does the apparent bargain create a risk you cannot fund? |
| Contingencies and contract terms | Conditions, deadlines and any requested waivers | Which protections are essential, and what risk would a change transfer to you? |
| Financing implications | Loan terms, concession effects and lender conditions | What does the written loan comparison show about cash and total cost? |
| Strength of current local evidence | Recent comparable sales, active alternatives and property-specific facts | How well does the proposed price fit evidence available now? |
A practical negotiation sequence
- Set your financial ceiling. Determine the maximum purchase price and monthly payment, including ownership costs and a reserve for maintenance and surprises.
- Get current local evidence. Ask your agent for comparable sales and competing listings relevant to the home’s location, condition and price range. Use national inventory only as context.
- Identify your alternatives. Decide which other homes you would genuinely pursue. An alternative is useful only if its total cost and timing work for you.
- Rank your priorities. Separate must-have protections from negotiable terms. Include price, contingencies, timing and financing questions.
- Ask the lender before proposing financing changes. Have the lender explain any concession, rate adjustment or other term and compare written mortgage offers.
- Submit a clear written offer. State the price and every material term. Make sure the proposal matches your financing approval and the dates you can meet.
- Evaluate the seller’s response as a package. Compare any counteroffer on total cost, monthly affordability, risk, timing and financing—not only on the headline price.
- Review before signing. Read the completed offer and contract carefully, ask your agent or attorney about language you do not understand, and confirm the lender’s conditions. Freddie Mac says the written offer becomes final when both parties sign.
Common mistakes when buyers have more choice
Assuming every seller must discount
Inventory growth can coexist with a shortage of homes that fit buyers’ budgets or requirements. A broad supply headline cannot tell you what the owner of this home will accept.
Using an old market article as a current comp
Market conditions change by neighborhood and price band. Historical articles, including NAR’s 2025 material, should not replace current property-level evidence.

Negotiating from the asking price alone
An asking price does not reveal monthly ownership cost, maintenance exposure or loan constraints. Evaluate the complete budget before choosing a discount or concession.
Waiving protections reflexively
Removing a contingency may make an offer look simpler, but it also changes your risk. There is no source-supported universal rule that buyers should waive protections when more listings exist or when competition feels uncertain.
Accepting a concession without a loan comparison
A credit can affect the loan and closing funds in ways that are not obvious from the headline amount. Obtain the lender’s explanation and compare written alternatives first.
Signing while treating the offer as informal
Once both parties sign, the written offer is final under Freddie Mac’s consumer guidance. Resolve questions before signing rather than assuming they can be fixed later.
How to communicate your position without overplaying it
Keep the conversation specific: “We based this price on the recent comparable sales and the work identified at the property. We can close on the date you requested, subject to the contingencies and financing terms listed.” If you are requesting a concession, state that the lender has reviewed the structure and explain what the credit is intended to cover.
Avoid claiming that national inventory guarantees a lower price, and do not imply that you will waive a protection unless you have made that decision knowingly. Calm, documented reasoning gives the seller a clearer choice and helps you stay within your own limits.
What a good outcome looks like
The best result is not necessarily the lowest accepted price. It is a home and contract whose total cost fits your budget, whose condition and maintenance needs are understood, whose contingencies match your risk tolerance and whose financing has been compared in writing. More listings make that disciplined choice easier because you can walk away when the specific home or terms do not work.
