How to Measure How Much of Your Net Worth Is Tied Up in Your Home

By TheFinanceBase Team 9 min read

Calculate the share of your net worth tied up in your home by dividing your home equity by your total net worth and multiplying by 100. Home equity is your home’s current market value minus every debt secured by it, not just the first mortgage. Net worth is all assets minus all liabilities. For example, a $600,000 home with $380,000 in total property-secured debt has $220,000 of equity; if household net worth is $500,000, the home’s share is 44%.

This percentage describes concentration. It does not say whether your finances are healthy, whether you have enough retirement income, or whether you should borrow against the property. A meaningful result depends on a current valuation, complete lien information, and a net-worth statement prepared on the same date.

What the percentage measures

The calculation answers a specific balance-sheet question: what portion of what you own, after subtracting what you owe, is represented by the equity in your primary residence? Use this formula:

Home share of net worth = (current home value − total home-secured debt) ÷ total net worth × 100

The Consumer Financial Protection Bureau defines equity as “the amount your property is currently worth, minus the amount of any existing mortgage on your property.” For a complete personal calculation, extend “existing mortgage” to every debt or lien secured by the property.

Home equity is not the home’s full value

If a house is worth $600,000 and the mortgage balance is $360,000, you do not have $600,000 of wealth in the house. You have $240,000 before considering any other secured borrowing. The lender’s claim is a liability; the property’s full value is an asset.

Home equity as a share of home value

This ratio shows how much of the property you own outright:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Equity share of home value = home equity ÷ current home value × 100

Using $240,000 of equity in a $600,000 home produces a 40% equity share. It is a property-level measure, not a measure of your household’s overall wealth.

Loan-to-value (LTV)

LTV reverses the emphasis:

LTV = total home-secured debt ÷ current home value × 100

With $360,000 of debt on a $600,000 home, LTV is 60%; the equity share is 40%. The Federal Housing Finance Agency gave a 2023 example in which 66.7% LTV corresponds to 33.3% equity as a share of the home’s value. LTV is used in lending decisions, while home share of net worth is a household diversification measure. Neither substitutes for the other.

Collect the numbers on one valuation date

Write down the date beside every figure. A home estimate from one month and a mortgage statement from another can make the percentage look more precise than it is. Use the latest reasonably defensible value and balances available on the same date.

Estimate current market value

Choose a method and record it:

  • Automated estimate: Online valuation models are quick and inexpensive, but they can miss renovations, deferred maintenance, unusual layouts, or rapidly changing local conditions. Treat the figure as an estimate, not an appraisal.
  • Broker comparative-market analysis (CMA): A local broker may compare recent nearby sales and adjust for differences. A CMA is useful for a likely selling range but is not the same as a certified appraisal.
  • Appraisal: An appraiser’s inspection-based opinion is the most formal of these options and may be required for a refinance or other transaction. It costs money and still represents an opinion of market value at a stated effective date.

If estimates differ materially, keep a range rather than choosing a conveniently favorable number. Calculate the ratio at the low and high values and note why the range exists.

List every debt secured by the property

Obtain current principal balances, not original loan amounts. Include:

  • the unpaid principal on the first mortgage;
  • a home-equity line of credit (HELOC), including the amount already drawn;
  • a home-equity loan or second mortgage;
  • any seller financing or other recorded mortgage; and
  • property-secured liens, such as a tax lien or judgment lien, when they attach to the home.

Do not add a credit-card balance or auto loan merely because you used it for home improvements; it belongs in total liabilities but is not home-secured debt unless the property legally secures it. Check lender statements and public lien records when necessary. A first-mortgage-only calculation overstates equity whenever another claim exists.

Prepare a complete net-worth statement

List assets at current or reasonably supportable values: the home’s full market value, checking and savings accounts, retirement accounts, brokerage investments, business interests, vehicles, and other material property. Then list liabilities: every mortgage and property-secured debt, credit cards, student loans, auto loans, personal loans, tax obligations, and other amounts owed.

Total net worth = total assets − total liabilities. Include the home’s full value on the asset side and all mortgage-related debt on the liability side. Subtracting the mortgage twice, or omitting the home from assets, will distort both net worth and the requested percentage.

Calculate the percentage step by step

  1. Set the valuation date. Write the date and the valuation method next to the home’s estimated market value.
  2. Record the home’s value. Use the estimate, CMA, or appraisal selected for that date.
  3. Add secured balances. Sum first-mortgage principal, HELOC and home-equity-loan balances, second mortgages, and recorded property liens.
  4. Compute home equity. Subtract total home-secured debt from current home value.
  5. List all assets. Include the home’s full value and your other assets at supportable current values.
  6. List all liabilities. Include the mortgage and other secured debt again, plus every non-housing debt.
  7. Compute net worth. Subtract total liabilities from total assets.
  8. Divide and convert to a percentage. Divide home equity by net worth and multiply by 100. Keep the unrounded figures in your worksheet, then round the displayed result to a sensible number of decimal places.

A spreadsheet can use separate cells for home value, each secured balance, other assets, and other liabilities. Label the sheet with the valuation date and source of each estimate so the next update is auditable.

Worked example

Assume the following household figures, all measured on the same date:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Item Amount How it is used
Current home value $600,000 Full value recorded as an asset
First-mortgage principal $360,000 Home-secured liability
HELOC balance $20,000 Additional home-secured liability
Total home-secured debt $380,000 $360,000 + $20,000
Home equity $220,000 $600,000 − $380,000
Total household net worth $500,000 All assets − all liabilities

The home share of net worth is $220,000 ÷ $500,000 × 100 = 44%. The equity share of the home’s value is $220,000 ÷ $600,000 × 100 = 36.7%, while LTV is $380,000 ÷ $600,000 × 100 = 63.3%. These three percentages describe different things and should not be labeled interchangeably.

Choosing and documenting a valuation method

Consistency matters more than false precision. If you use an automated estimate this quarter, use the same source for routine updates and switch to a CMA or appraisal when a decision requires greater confidence. A refinance, sale, estate settlement, divorce, insurance review, or large borrowing decision may justify an appraisal or professional valuation.

Keep the date, property address, method, estimate, and any assumptions. Note major facts that could move value, such as a completed addition, a new roof, significant damage, a zoning change, or a neighborhood sale that makes older comparisons less relevant. If an automated estimate is $575,000 and a broker’s range is $600,000 to $625,000, report the resulting concentration as a range instead of hiding the disagreement.

What can make the result misleading

Omitting a second claim

Leaving out a HELOC, second mortgage, or lien increases reported equity dollar-for-dollar. Verify whether a HELOC has a zero balance but remains available: an undrawn line is generally not a current liability, while the amount actually borrowed is. A recorded lien can reduce the amount you would retain even if it does not appear on a mortgage statement.

Using a stale or optimistic value

Market value changes while loan balances usually decline on a scheduled basis. A price estimate from a prior boom can inflate the numerator; an unusually conservative estimate can understate it. State whether your number is an automated estimate, CMA, or appraisal and the date it reflects.

Mixing household and individual finances

Decide whose net worth you are measuring. For a household calculation, include the assets and liabilities of both partners consistently. For an individual calculation, include only the ownership interest and obligations that belong to that individual. If the title is shared but your balance sheet is not, document the ownership assumption rather than silently assigning 100% of the house to one person.

Using a zero or negative denominator

The percentage is not meaningful when net worth is exactly zero, because division by zero is undefined. If net worth is negative, the mathematical result may be negative or counterintuitive and should not be presented as a normal concentration score. In that situation, report home equity and net worth separately, explain that the ratio is not decision-useful, and focus on debt reduction and liquidity.

Confusing gross value with spendable cash

Home equity is an asset on paper but is usually less liquid than cash or marketable securities. Selling involves time, transaction costs, taxes that may apply, and a need for replacement housing. Borrowing can unlock funds, but the home secures the debt. The CFPB warns that failing to repay borrowing secured by the home can put the home at risk.

How to interpret a high or low concentration

A high percentage means a large portion of your balance-sheet wealth depends on one property and is not readily spendable. Consider the result alongside:

  • Retirement and brokerage assets: diversified investments that can fund spending without selling the home.
  • Income stability: a reliable paycheck or benefits can reduce near-term dependence on assets, while volatile income increases the value of liquidity.
  • Debt costs: interest rates, required payments, and whether secured borrowing is variable-rate or fixed-rate.
  • Housing plans: an intended move, downsizing, relocation, or desire to age in place changes how usable the equity may be.
  • Access needs: health, caregiving, education, or other foreseeable expenses that may require cash rather than net worth on paper.

A lower percentage is not automatically better. It can reflect substantial debt, a modest home, or a large investment portfolio. A high percentage can be reasonable for someone with strong income, ample cash reserves, and a deliberate plan to remain in the home. There is no authoritative universal percentage that every household should target.

How common benchmarks fit—and where they do not

The CFPB reported in 2025, using 2022 data, that about two-thirds of U.S. households owned a home and that median home equity exceeded $200,000. Those are population figures, not a recommended home-share-of-net-worth target. They also do not tell you how liquid a household is, how much debt it carries, or whether its home is affordable.

The FHFA’s 2023 66.7% LTV example is useful for checking the arithmetic between debt and property value: 66.7% debt implies 33.3% equity in the home. It is not a benchmark for the percentage of total net worth that should be in a home.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

See how the percentage changes

The ratio can move even when you make no housing decision, because the denominator and market value change. The following simplified cases use the $600,000 home and $380,000 secured debt from the example, with starting net worth of $500,000:

Change Effect on home equity Effect on home share of net worth
Home rises to $650,000; debts unchanged Equity rises to $270,000 Usually rises, but the exact percentage depends on the new total net worth
Pay $30,000 of principal from existing cash Equity rises to $250,000; cash falls by $30,000 Net worth is broadly unchanged before interest or fees, so the share rises
Draw $40,000 on the HELOC and keep the cash Equity falls to $180,000; assets and liabilities both rise by $40,000 The share falls, while leverage and payment risk rise
Receive $100,000 in marketable investments Equity is unchanged Net worth rises, so the home’s percentage falls
Home falls to $550,000; debts unchanged Equity falls to $170,000 Usually falls, although the exact result depends on all other assets and liabilities

Paying principal does not create new household wealth by itself: it exchanges cash for equity. The calculation is still useful because it shows the shift from liquid assets to an illiquid asset.

When to recalculate

Update the worksheet after a major change rather than relying on an old percentage. Useful triggers include:

  • a substantial local price change or a new appraisal;
  • refinancing, principal repayment, or a new mortgage;
  • a HELOC draw or repayment;
  • an added or released lien;
  • a large change in retirement, brokerage, business, or cash assets;
  • taking on or paying off a significant non-housing debt; and
  • planning a sale, move, retirement, or major withdrawal.

For routine planning, an annual update using consistent sources is often enough; use a fresh valuation when a transaction depends on the result. Preserve prior versions so you can distinguish market movement from saving, borrowing, or investment changes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the measure for a decision, not as a pass/fail score

Start with the descriptive result, then ask what action it informs. If the concern is emergency resilience, compare home equity with cash reserves and near-term expenses. If the concern is retirement, test whether income and liquid investments can cover planned spending without relying on a sale or new secured debt. If the concern is borrowing, examine the proposed payment, rate risk, total LTV, and the consequence of default—not just the percentage of net worth in the home.

For a personal record, keep four outputs together: current home value and method, total home-secured debt, home equity, and total net worth. The home-share percentage is the final ratio, but the underlying figures explain whether a change reflects appreciation, principal paydown, new borrowing, or growth elsewhere.
