How to Match Flip Financing to Acquisition, Repairs, and Carrying Costs

The right funding for a flip depends on what the money must do, when it must be repaid, and whether you qualify for the program. Use purchase-money financing for the acquisition, a renovation mortgage when one loan can legally cover the purchase and eligible work, bridge or other short-term capital for a documented timing gap, and a separate reserve plan for interest, taxes, insurance, utilities, and unexpected delays. Compare the complete cost and exit risk—not just the note rate.

Before signing a purchase contract, map each dollar to a phase of the project: closing, construction, carrying costs, and payoff. Then verify the lender’s current rules for occupancy, property type, appraisal method, reserves, draws, permits, and resale or refinance timing.

Start with a funding map

A flip usually has four distinct cash needs. Treating them as one undifferentiated loan request is a common cause of shortfalls.

Project need Financing that may fit Questions to answer
Buy the property Purchase-money loan, cash, or short-term acquisition capital Can it close by the contract deadline? What minimum contribution and underwriting apply?
Buy and renovate with one facility FHA 203(k) or conventional HomeStyle, if the borrower, property, and work qualify Are the repairs eligible? Is an appraisal, consultant, escrow, or inspection required?
Cover a temporary timing gap Bridge or swing loan; private short-term financing may serve a similar role How long is the gap, and can every secured and unsecured obligation be carried?
Pay costs while the property is unfinished Payment reserves, project cash, or a facility that expressly includes carrying costs Who pays interest, taxes, insurance, utilities, and extensions during delays?
Repay the loan Sale, refinance, or another documented exit Will the property be marketable and financeable before maturity, and what happens if it is not?

Fannie Mae defines a purchase-money transaction as one in which proceeds finance “the acquisition of a property or the acquisition and rehabilitation of a property.” That definition does not waive the selected loan’s contribution, income, credit, appraisal, or property requirements.

When a purchase-money loan is enough

Use ordinary acquisition financing when the property is financeable in its current condition and your renovation budget comes from cash or another permitted source. It can be the simplest structure, but it leaves you responsible for proving that the work can be funded after closing.

Purchase only

A purchase-only loan sends proceeds to the acquisition. Budget separately for demolition, materials, labor, permits, design, inspections, insurance, taxes, utilities, interest, and contingency. Confirm that the lender permits the intended property type and use; a loan designed for an owner-occupied home may not fit an investment flip.

Purchase plus rehabilitation

Some renovation mortgages combine acquisition and eligible improvements. The lender generally underwrites the completed project as well as the borrower. A detailed scope of work, contractor information, permits, plans, and a realistic schedule can be required before closing or before draws are released.

Do not assume that every line in a contractor’s estimate is financeable. Program rules can exclude certain improvements, limit the amount, or require a particular inspection and escrow process. Ask for the lender’s written renovation matrix before making an offer.

Bridge and swing loans for a timing gap

A bridge loan is designed to solve timing, not to make an uneconomic project profitable. It may help when sale proceeds from another property, a refinance, or permanent financing will arrive after the purchase must close.

Fannie Mae states that a bridge (or swing) loan is acceptable only when its requirements are met. The bridge loan must not be cross-collateralized against the new property, and the lender must document your ability to carry the new home, your current home, the bridge debt, and other obligations. Obtain that calculation in writing; a projected sale alone is not a substitute for demonstrated capacity.

Questions to ask before using bridge capital

  • What is the contractual maturity date, and are extensions available?
  • Is interest paid monthly, accrued, or deducted from proceeds?
  • What fees apply to origination, draws, inspections, title updates, and extensions?
  • What exact event repays the loan: sale, refinance, or another closing?
  • What is the fallback if the sale takes longer, the appraisal is lower, or repairs exceed the budget?

Private “hard-money” financing is also short-term capital, but its terms and underwriting are lender-specific. Treat it as a bridge to a defined exit, not as permanent financing. Document the repayment source and keep enough liquidity to survive a delayed sale or refinance.

FHA 203(k): rehabilitation financing with program controls

An FHA 203(k) can combine a home purchase or refinance with eligible rehabilitation. It is not a universal investor product: occupancy, property, borrower, contractor, appraisal, and project rules all apply, and a lender may impose stricter overlays.

Appraisal and after-improved value

HUD policy requires an FHA Roster Appraiser to establish the property’s after-improved value. The appraisal must support the completed scope, not merely the acquisition price. If the completed value does not support the total debt and required equity, the project may need a smaller scope or more cash.

What the loan may include

FHA Connection identifies repair and rehabilitation costs, architectural or engineering fees, 203(k) consultant fees, draw inspections, title updates, permits, and feasibility studies among financeable categories. Standard 203(k) may also include mortgage-payment reserves while work is underway. Confirm each category, its documentation, and the draw timing with the lender.

Limited versus Standard 203(k)

A 2025 lender fact sheet cited a $5,000 minimum repair cost for Standard 203(k) and a $75,000 maximum repair amount for Limited 203(k). Those figures should be rechecked against the current lender matrix and FHA guidance before relying on them; limits and overlays can change. The label alone does not tell you whether your project qualifies or how quickly draws will be released.

HomeStyle renovation financing

Fannie Mae’s HomeStyle program can finance the as-completed cost of the home. The lender evaluates the proposed improvements, completed value, borrower qualifications, and property eligibility under its current guide.

Uninhabitable properties and payment reserves

When the home is uninhabitable, current HomeStyle guidance allows up to six months of principal, interest, taxes, and insurance payments while repairs occur. This is a capped allowance, not an automatic six-month holiday from making payments. Ask whether the amount is escrowed, how it is calculated, and what happens if the project runs late.

Why “as-completed” matters

The completed-value appraisal must reflect the finished scope and market support. A high contractor estimate does not create value by itself. Changes to plans, permits, materials, or completion dates can trigger re-underwriting or additional cash requirements, so obtain approval before changing the scope.

Compare loans on the full project cost

A low headline rate can be overwhelmed by points, draw fees, consultant charges, appraisal and inspection costs, title updates, extension fees, and the cost of carrying an unfinished property.

Cost or risk What to quantify Why it can change the decision
Interest Rate, payment method, accrual, and expected months outstanding A delayed sale increases total interest even if the quoted rate is unchanged.
Points and origination Dollar amount at closing and whether fees are financed Up-front charges reduce usable proceeds and raise the effective cost.
Renovation administration Consultant, draw inspection, reinspection, and escrow fees Frequent draws and mandatory inspections can materially affect a small project.
Appraisal and title Initial and any required update, title work, and recording costs Revisions or delays may require additional reports and fees.
Reserves Contingency, payment, tax, insurance, and utility reserves Cash tied up in reserves may be unavailable for overruns or another purchase.
Extension and exit Extension price, maturity date, prepayment terms, sale costs, and refinance conditions A project that misses maturity can become expensive or trigger a default.

Value basis, eligibility, and oversight

Ask the lender to identify the value basis used for each decision:

  • As-is value: the property in its current condition, often relevant to acquisition or short-term collateral analysis.
  • After-improved or as-completed value: the supported value after the approved work is finished, used by rehabilitation programs.
  • Cost basis: the documented acquisition and eligible construction budget; it is not the same as market value.

Also confirm the following before paying for an appraisal or ordering materials:

  • Whether owner occupancy is required and for how long.
  • Whether the property type, number of units, location, and condition are eligible.
  • Whether the contractor must be approved, licensed, insured, or independently verified.
  • Which permits, plans, inspections, and lien waivers are mandatory.
  • How change orders are approved and whether unused funds can be redirected.
  • When draws occur and how much work must be completed before each draw.

Documentation lenders commonly require

Prepare a complete file before requesting a commitment. Requirements vary, but a lender will commonly want objective evidence of the transaction, the borrower’s capacity, and the project’s feasibility.

  1. Purchase contract and ownership records: provide the executed contract, current title information, and evidence of who owns every property pledged or sold.
  2. Borrower financial file: supply income, assets, liabilities, credit authorization, tax information where requested, and a schedule showing every property and payment obligation.
  3. Scope and budget: submit line-item bids, plans, specifications, permits or permit status, projected start and completion dates, and a contingency amount.
  4. Contractor package: include licenses, insurance, experience, references, and the form of contract and payment schedule required by the lender.
  5. Appraisal support: provide comparable sales and an explanation of the completed design without attempting to influence the appraiser. The lender must maintain objective appraisal support.
  6. Exit evidence: show the planned sale or refinance, expected proceeds, maturity date, and a backup source of repayment.
  7. Reserve proof: document cash or approved reserves for construction overruns, payments, taxes, insurance, utilities, and delays.

Fraud and transaction-structure checks

Fannie Mae guidance highlights assignments, back-to-back closings, double escrows, and rapid-resale flipping schemes as situations requiring particular attention. Disclose the actual parties, price, source of funds, and intended resale. Do not use a side agreement or undisclosed assignment to make the file appear stronger.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask the lender and closing agent to explain how title, appraisal, and disbursement controls work. A structure that depends on simultaneous closings can fail if one transaction is delayed, a title defect appears, or the appraised value changes.

A decision process you can use before making an offer

  1. Define the phase: write separate totals for acquisition, eligible repairs, soft costs, carrying costs, contingency, and closing or sale costs.
  2. Choose the value test: determine whether the lender will rely on as-is, after-improved, or as-completed value.
  3. Verify eligibility: confirm occupancy, property type, location, borrower, contractor, permit, and project rules in writing.
  4. Stress-test the timeline: model a delayed permit, a 15% budget overrun, and several extra months of interest, taxes, insurance, and utilities.
  5. Match maturity to the exit: set the payoff date after allowing time for completion, listing, appraisal, underwriting, and closing—not merely the construction schedule.
  6. Compare total dollars: place every fee, reserve, and extension charge in one spreadsheet and compare net proceeds and cash required.
  7. Get final terms: obtain a written term sheet and current program matrix, then have a qualified lender and relevant professionals review the structure before you waive financing contingencies.

Common failure points and fixes

The repair budget is approved, but carrying costs are not

Fix this by listing monthly principal, interest, taxes, insurance, utilities, security, and storage separately. Confirm whether the chosen program permits payment reserves; otherwise hold the cash outside the loan.

The appraisal supports the purchase but not the finished project

Reduce or redesign the scope, provide better comparable evidence, or add cash. Do not assume that spending more creates equal value.

Draws arrive after bills are due

Ask for the inspection-to-funding timeline, required invoices and lien waivers, and the minimum draw size. Maintain liquidity for the gap between paying contractors and receiving reimbursement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The loan matures before the sale

Request extension terms before closing and set an internal completion and listing deadline earlier than maturity. A backup refinance is useful only if the property and borrower will qualify at that time.

The structure violates occupancy or property rules

Disclose the intended use and renovation plan at application. A program that works for an owner-occupant or a standard residence may not work for an investment flip.

Bottom line

Use the narrowest financing that safely covers the phase: purchase-money financing for acquisition, a renovation mortgage when its eligibility and draw controls fit the work, bridge or other short-term capital only for a documented timing gap, and explicit reserves for the months the property cannot produce income. Select the loan after testing the completed value, total fees, cash contribution, timeline, and exit—not before.
