Do not stop paying because of a verbal promise or assume a bank must grant a moratorium, reduce your instalment, or restructure the loan. Before accepting any proposal, obtain the revised repayment schedule, total-interest impact, fees, arrears treatment, maturity date and credit-reporting consequences.
This guidance is for borrowers in India. A borrower elsewhere should use the lender and regulator for that jurisdiction.

What to do in the next 48 hours
- Write down the facts. Note your employment end date, the next EMI due date, the EMI amount, current savings, essential household costs and any income that is genuinely available from a co-borrower or another household member. Use realistic figures; do not present possible future earnings as guaranteed income.
- Contact the lender through an official channel. Use the servicing branch, the customer-care channel shown on your statement, or another authenticated channel. Explain when employment ended, whether another income source exists, how much of the EMI you can currently afford and how long you expect the disruption to last.
- Ask what the lender can assess. Request details of any temporary payment arrangement, altered repayment schedule or restructuring route that the lender is prepared to consider. The wording matters: ask what it can assess, not what it is legally required to approve.
- Create a written record. Send the same information by email or letter and keep copies of your request, attachments, account statements and every response. Ask the representative to confirm the conversation in writing.
- Do not rely on an informal promise. Continue paying according to the existing agreement unless and until the lender gives written approval for different terms. If you can make only a partial payment, ask first how it will be applied and whether it will cure the overdue amount or merely reduce it.
Early contact gives the lender a clear picture and gives you time to compare the consequences of each proposal. It does not guarantee relief.

What relief can a lender consider?
Indian banking rules recognise restructuring as one possible resolution action for stressed assets, but the sources governing that framework do not establish an individual right to a moratorium, lower EMI or approved restructuring. A lender may accept, reject or modify a request under its policy, the loan agreement and applicable regulations.
#1 Best Overall
Ask for a separate written explanation for every option offered. The following table is a checklist of issues to resolve, not a list of arrangements that every lender provides.
| Arrangement the lender may assess | Obtain in writing | Check before accepting |
|---|---|---|
| Temporary payment arrangement | Start and end dates, instalments during the period, treatment of missed amounts and the post-arrangement schedule | Whether interest continues to accrue, whether it is capitalised, any processing or documentation charge, and the effect on total interest |
| Altered EMI or longer tenure | New EMI, interest rate or spread, revised maturity date and a full amortisation schedule | Total interest over the remaining life, age or maturity restrictions, rate-reset risk and any fee |
| Arrears regularisation | Amount required to bring the account up to date, payment deadline and how each rupee will be allocated | Whether the account will still be reported as overdue, and any penal charge or other contractually permitted cost |
| Partial payment while a request is assessed | How the payment will be applied to interest, principal, charges and overdue amounts | Whether the payment changes delinquency classification or merely reduces the balance outstanding |
Compare proposals on six axes: the immediate EMI reduction, total interest, whether a payment pause causes interest to accrue or be added to principal, the new maturity date, arrears and fees, and credit reporting. A proposal that makes next month affordable can still cost substantially more over the remaining term.
Check the account before negotiating
Use your latest statement and signed loan documents to establish the account position. If you no longer have the documents, ask the lender for authenticated copies and retain the request.
- Confirm the contractual EMI due date and the amount currently payable.
- Separate principal, ordinary interest, taxes or other stated costs, overdue amounts and any penalty or charge.
- Check the outstanding principal and the remaining number of instalments.
- Read the interest-rate and reset clauses, including when a floating rate can change and how a change affects the EMI or tenure.
- Identify every co-borrower and the obligations that remain joint or several under the agreement.
- Match the lender’s statement and notices with the signed sanction terms and repayment schedule.
A Reserve Bank of India notification on prudential norms and repayment-date disclosures says loan documents should specify exact due dates, payment frequency, the principal-interest breakup and relevant examples of overdue classification, and that borrowers should be informed of subsequent changes to sanction terms. If your statement does not make those items clear, request an authenticated schedule and an explanation before agreeing to new terms.

Do not mistake overdue bands for a grace period
The RBI’s “Resolution of Stressed Assets – Revised Framework,” dated 12 February 2018, describes three Special Mention Account (SMA) bands:
| Classification | Overdue period described in the 2018 framework |
|---|---|
| SMA-0 | 1 to 30 days overdue |
| SMA-1 | 31 to 60 days overdue |
| SMA-2 | 61 to 90 days overdue |
These are classification bands, not a promised 90-day safety window. They do not mean you can wait until the end of a band before contacting the lender, and they do not guarantee that the lender will take no action during that period. The 2018 framework also covers defined scopes and borrower categories that may not map directly to every individual retail home loan. Ask your lender how it is applying current rules to your account.
If an instalment is already late, ask for the account’s exact overdue date, the amount required to regularise it, any charge applied and how the lender will report the account. Keep the answer in writing. Do not assume that paying part of the EMI removes the overdue status.

Payment pause or temporary reduction
A pause may preserve cash for essential expenses while you search for work, but the unpaid interest does not automatically disappear. Ask whether interest continues during the pause, whether it is collected later or capitalised into principal, and whether the next instalments rise. Obtain the exact number of paused or reduced payments and the revised schedule.

Lower EMI through a longer tenure
Extending the tenure can reduce the immediate instalment without forgiving the balance. It normally moves the maturity date and can increase total interest. Check the new maturity date, your age at maturity, any lender limit on the extension, the rate used for the calculation and the total interest shown on the revised amortisation schedule.
Adding arrears to the loan balance
Some arrangements may fold unpaid amounts into future instalments. Ask for a line-by-line statement showing the amount added, whether ordinary interest or a charge is included, the new principal and the effect on every future EMI. Do not accept a rounded verbal figure as the schedule.
Making a partial payment
A partial payment can reduce the amount outstanding, but its accounting treatment is lender-specific. It may be applied first to charges or overdue interest, or it may reduce principal only after other amounts are cleared. Ask whether the payment will regularise the account and how it will affect reporting before transferring money.

If a co-borrower or household member can contribute, state the amount that is actually available and for how long. Confirm whether the co-borrower’s contractual liability changes; an informal family contribution does not by itself amend the loan agreement.

Credit reporting and account consequences
Ask the lender how each proposed arrangement and any missed instalment will be reported to credit-information companies, when the report will be updated and how a later regularisation will be reflected. Request a copy of the lender’s written policy or the relevant clause where available.
Do not assume that a lender’s approval of a temporary arrangement means the account will be reported as current, and do not assume that a partial payment prevents an overdue classification. The only safe basis for planning is the written approval and the reporting explanation attached to your account.
Charges depend on the lender and the contract
An RBI direction for urban co-operative banks states that, for housing loans, a penalty for non-compliance with material loan terms is treated as a penal charge and is not to be levied as penal interest added to the loan rate. That direction is specific to urban co-operative banks; it should not be generalised to every commercial bank or housing finance company.

Ask the lender to identify the contractual clause and calculation for every fee, penal charge, documentation cost or processing charge. If a charge appears inconsistent with the agreement or the applicable direction, raise that issue in writing and retain the statement.

Use a written request that forces a complete answer
Your message should make it easy for the lender to assess affordability and difficult to leave key terms unstated. Include:
- Loan account number and property address, using the lender’s authenticated channel.
- Date employment ended and whether the loss was redundancy, contract expiry or another event.
- Current monthly household income, essential outgoings and the amount available for the EMI.
- Expected duration of the disruption, clearly labelled as an estimate.
- Any co-borrower income that is confirmed and its expected duration.
- A request for every available option, eligibility condition and required document.
- A request for the revised EMI, interest rate, principal-interest breakup, maturity date, total interest, fees, arrears treatment and credit-reporting treatment for each option.
- A request for written approval and a revised repayment schedule before any changed payment is relied upon.
For a phone conversation, send a follow-up email the same day summarising what was said and asking the representative to correct any misunderstanding. Save delivery confirmations, ticket numbers and attachments.
If the lender does not respond or rejects the request
- Complain to the lender in writing. Send the complaint to the branch or grievance channel specified by the lender and describe the unanswered request, dates, account number and remedy sought.
- Allow the lender’s stated response period. Keep the acknowledgement and any response. A complaint about service, missing statements or an unexplained charge is different from a request that the lender approve restructuring.
- Check the current RBI complaint mechanism. An older RBI housing-finance FAQ described escalation to the Banking Ombudsman when a bank had not responded within 30 days. Because that page is old, verify the current RBI scheme, scope, eligibility and submission route before relying on it.
- Use escalation for a service failure, not as a guarantee of relief. An external complaint route may address non-response, misapplied payments or an unexplained charge; it does not automatically compel a lender to approve a lower EMI or restructuring.
If the payment remains unaffordable after you have obtained the lender’s figures, consider independent advice from a qualified, appropriately regulated professional or a verified counselling service. Confirm the adviser’s credentials, fees, privacy terms and whether it is authorised to give the advice offered. Do not pay an unverified intermediary that promises guaranteed loan relief.

- Waiting for the first missed EMI. Contacting the lender before the due date leaves more room to document an arrangement.
- Stopping payment after a verbal call. Continue under the existing terms until written approval and a revised schedule arrive.
- Accepting a lower EMI without checking maturity. A smaller instalment can mean a later payoff date and more total interest.
- Ignoring the principal-interest breakup. Without it, you cannot tell whether arrears were capitalised or merely deferred.
- Assuming the 90-day SMA-2 band is permission to wait. The bands classify overdue amounts; they are not a grace period.
- Sending a partial payment without instructions. Confirm how the lender will allocate it and whether the account remains overdue.
- Overstating future income. A realistic affordability figure is more useful than a promise of work that has not been secured.
- Failing to preserve documents. Keep statements, notices, emails, call references, approvals and schedules together so that every later discussion uses the same facts.
A practical decision rule
Choose a proposal only after you can answer five questions in writing: What must I pay now? What will I pay each month afterward? When will the loan finish? How much more will I pay in total interest and charges? How will the lender report the account during and after the arrangement?
If any answer is missing, ask the lender to complete the schedule before you agree. If no arrangement fits your verified income, tell the lender that promptly, continue making whatever payment the existing agreement requires where possible, and obtain professional advice rather than taking an unrecorded payment holiday.
