How to Lower Your Mortgage Payment Without Refinancing

You can sometimes reduce the payment on your existing mortgage without replacing the loan. The right fix depends on what increased the bill: principal and interest, private mortgage insurance (PMI), property taxes, homeowners insurance, or a temporary hardship arrangement. Compare your current statement with the previous one and the latest escrow analysis first. Then pursue only the remedy that addresses the component that changed.

First decide which “payment” you want to lower

A mortgage statement can show several amounts that are often combined into one monthly draft. Principal is the amount that reduces the loan balance; interest is the lender’s charge for the loan. Those two amounts are the principal-and-interest payment. The total monthly payment can also include mortgage insurance, property-tax escrow, homeowners-insurance escrow, and disclosed fees.

As an Amazon Associate I earn from qualifying purchases.

A lower total draft is not necessarily a lower borrowing cost. For example, removing escrow changes who holds the money and when you pay it, but it does not eliminate taxes or insurance. A forbearance can reduce or pause payments temporarily while leaving the skipped amount due later. A modification can lower the required payment by changing the loan terms, but it may increase the total paid or extend the payoff date.

  • Any late charge, shortage repayment, temporary buydown adjustment, or other disclosed fee
  • Unpaid amounts or advances that have been added to the account

This breakdown tells you whether you need an insurance cancellation request, an escrow correction, a servicer review, a principal recast inquiry, or a hardship application. It also prevents treating a temporary reduction as a permanent savings.

Step 1: Find what changed on the statement

Compare the current statement with the preceding statement and with the annual escrow analysis. Look for a changed interest rate, a new escrow shortage payment, a different insurance premium, a property-tax adjustment, or a mortgage-insurance line that started or ended.

The Consumer Financial Protection Bureau (CFPB) says an adjustable-rate mortgage can change when its interest rate resets. The CFPB also identifies changes in taxes or insurance, the end of a temporary payment buydown, the beginning of principal payments on an interest-only or pay-option loan, and PMI changes as possible causes. Its guidance, “Why did my monthly mortgage payment go up or change?” (reviewed January 14, 2025), states: “Your mortgage payment may change for a few reasons – for example, you have an adjustable rate mortgage and the interest rate changed.”

Use the escrow analysis as a bill-by-bill check

An escrow analysis should show the projected balance, expected disbursements, and any shortage or surplus. Match the projected property-tax and insurance amounts with the bills from your tax authority and insurer. A servicer may raise the monthly escrow deposit after a bill increases or after the account fell short of the required cushion.

If the amount changed without a clear explanation, the tax or insurance bill is incorrect, or a payment appears to have been missed, contact the servicer. Ask for the calculation in writing and keep the statement, escrow analysis, bills, and correspondence. CFPB guidance on escrow problems says you can contact the servicer and, when appropriate, send an information request or a notice of error using the servicer’s designated address.

Separate a real cost increase from an accounting error

Do not assume that a higher payment is caused by the loan’s interest rate. A tax reassessment, a new insurance premium, or repayment of an escrow shortage can produce the same result while leaving principal and interest unchanged. Conversely, an adjustable-rate reset or the end of an interest-only period affects the loan payment itself and will not be fixed by changing escrow.

Check whether PMI can be cancelled

For many conventional mortgages secured by a single-family principal residence and closed on or after July 29, 1999, federal law gives the borrower a right to request cancellation of borrower-paid PMI. The usual request point is when the scheduled principal balance reaches 80% of the home’s original value. The CFPB generally defines original value as the lower of the purchase contract price or the appraised value at purchase; a different calculation applies when the loan was refinanced.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The 80% figure is a legal threshold, not a promise of a particular monthly saving. Your servicer may require a written request, that you be current, a good payment history, certification that there are no junior liens, and evidence of the property’s value when permitted or required. Ask the servicer for its exact form, address, valuation rules, and any cost you would have to pay.

How the scheduled and automatic thresholds differ

For a covered loan, PMI generally terminates automatically when the scheduled balance reaches 78% of original value, provided the borrower is current. If PMI has not ended earlier, termination generally occurs at the midpoint of the original amortization schedule, also subject to the law’s conditions. Those are different from an 80% borrower-requested cancellation.

Making additional principal payments can bring the balance to the 80% point sooner, but first confirm with the servicer how an extra payment will be applied and whether the loan permits cancellation on an accelerated schedule. An extra payment reduces the balance; it does not by itself guarantee immediate PMI removal.

Identify the type of mortgage insurance

FHA mortgage insurance, VA loan guarantees, and lender-paid mortgage insurance follow different rules from borrower-paid conventional PMI. A lender-paid premium may be built into the interest rate rather than shown as a cancellable monthly charge. Ask the servicer which program and insurance type apply before relying on the 80% or 78% rules. The CFPB’s PMI guidance (reviewed August 28, 2026) summarizes the borrower’s right this way: “You have the right to remove PMI for many mortgages, once you have paid down your mortgage to a specified point.”

Ask the existing servicer about a mortgage recast

A recast, sometimes called a re-amortization, can lower the required principal-and-interest payment after a substantial principal payment while leaving the existing interest rate and loan in place. Because recast policies are lender- and investor-specific, there is no universal minimum payment, fee, eligibility rule, or approval procedure to rely on.

Questions to ask before sending a lump sum

  1. Does this specific loan permit a payment recast after a principal reduction?
  2. What minimum principal payment is required, and must the account be current?
  3. Is there a fee, and when is it charged?
  4. Will the payment be applied immediately to principal, or must it be sent with a special instruction?
  5. What will the new principal-and-interest payment be, and when will it begin?
  6. Will mortgage insurance, escrow, or any other part of the total payment change?
  7. Can the servicer provide the conditions and resulting amortization in writing?

Do not send a large payment based on an assumption that the servicer will recalculate the bill. A principal payment can shorten the loan or reduce interest without changing the scheduled payment unless the servicer formally recasts it.

If you are struggling, request a loan modification

A modification permanently changes one or more loan terms to make the payment more affordable. Depending on the program and your circumstances, a servicer may extend the repayment period, reduce the interest rate, or forbear or reduce some principal. Eligibility, documentation, and investor requirements vary.

What to compare in a modification offer

Ask for the proposed interest rate, new principal balance, payment breakdown, term, first due date, and total amount scheduled to be paid. A lower monthly payment can result from stretching repayment over more years, which may increase total interest and move the payoff date later. If principal or interest is deferred, ask when that amount becomes due and whether it accrues interest.

Request a written explanation of every trial-payment requirement and what happens after the trial. Keep copies of income records, expense information, hardship explanations, and all submissions. Do not stop making the scheduled payment unless the servicer gives you clear written instructions; an application alone does not automatically change the due date.

The CFPB’s “What is a mortgage loan modification?” (reviewed September 4, 2020) describes modification as a change to loan terms that can lower an affordable payment. The possible trade-off is a longer term or a larger total amount paid, so evaluate both the monthly figure and the complete repayment schedule.

Use forbearance only as temporary relief

Forbearance is an agreement to pause or reduce payments for a limited period. It is not forgiveness. The amount you do not pay remains owed, and interest may continue to accrue under the agreement. The CFPB states in “What is mortgage forbearance?” (reviewed August 28, 2026): “Forbearance does not erase or decrease the amount you owe on your mortgage.”

Get the repayment method before accepting

Ask the servicer, in writing:

  • How much each reduced or skipped payment adds to the balance due
  • When the forbearance starts and ends
  • Whether interest, escrow advances, or fees accrue
  • Whether repayment will be a lump sum, a temporary repayment plan, a later deferral, or a modification
  • Whether the regular payment rises after relief ends and by how much

A lump-sum demand can make the end of forbearance difficult. A repayment plan can raise the payment for a period while arrears are collected. A deferral may move the arrears to a later payoff, sale, or refinance event. A modification may create a lower ongoing payment when the regular payment is no longer affordable, but it has its own eligibility and total-cost consequences.

Contact the servicer early

Call as soon as you anticipate a missed payment. Ask for the loss-mitigation department and the list of documents required for review. CFPB guidance points borrowers to HUD-approved housing counselors for help understanding options and completing paperwork. Eligibility depends on the loan program, the investor or agency, the borrower’s facts, and the servicer’s procedures.

Consider escrow changes only after accounting for the bills

Escrow is a collection and payment arrangement. The servicer adds a monthly amount to the mortgage draft, then uses the account to pay property taxes and homeowners insurance when those bills are due. Ending escrow can make the monthly draft smaller, but it does not reduce either bill. You would instead need to save for and pay larger direct bills yourself.

When escrow removal may not be available

Loan documents, investor rules, and applicable law can require escrow. For certain higher-priced mortgage loans covered by Regulation Z, federal rules restrict cancellation and include a five-year minimum along with balance and current-payment conditions. Those restrictions are not a universal rule for every mortgage. Ask the servicer whether your loan qualifies, what conditions apply, and whether a written request is required.

Plan for direct payment if it is allowed

Before cancelling, set aside the former escrow amount in a dedicated account and calendar every tax and insurance due date. Missing a property-tax payment can lead to penalties, interest, or a tax lien. Allowing homeowners insurance to lapse can violate the loan agreement and may result in lender-placed insurance, which can cost more and provide less coverage. Whether changing insurers or appealing a tax assessment reduces costs depends on your location, coverage, insurer, eligibility, and the facts of the bill; neither outcome is guaranteed.

Compare the paths before choosing one

Path What changes Duration Cash or documentation Main risk to check
Correct an escrow or billing problem The amount collected for taxes, insurance, shortages, or an error Usually ongoing once the correct calculation is used Statements, escrow analysis, and supporting tax or insurance bills The payment may rise again when a real bill or shortage is corrected
Request conventional PMI cancellation Removes a qualifying mortgage-insurance charge Ongoing after approved cancellation Written request; current status, payment history, lien certification, and possible valuation evidence Rules differ for FHA, VA, lender-paid insurance, and other loans
Recast after a principal payment Recalculates the scheduled principal-and-interest payment Generally ongoing under the new amortization Lump-sum principal payment and lender-specific approval Availability, minimums, fees, and timing are not universal
Loan modification Interest rate, term, principal treatment, or a combination Permanent if completed Hardship and financial documents; possible trial plan Longer term, higher total cost, or deferred amounts
Forbearance Temporarily pauses or reduces scheduled payments Temporary Agreement with the servicer and a repayment plan Skipped amounts remain due and the later payment may increase
Escrow cancellation Who holds and remits tax and insurance money Ongoing while permitted Servicer approval where required and a plan for direct bills Large due dates, penalties, liens, or lender-placed insurance

For every option, compare six items: whether the reduction is temporary or ongoing; which payment component changes; eligibility and documents; any fee or lump-sum cash; the total amount paid and payoff date; and the possibility of a deferred balance or future increase.

A practical call-and-document checklist

  1. Collect records. Download the last two mortgage statements, the latest escrow analysis, tax bills, insurance declarations, and any notice announcing a payment change.
  2. Reconcile the numbers. Mark the lines that changed and calculate whether the difference comes from principal and interest, mortgage insurance, escrow, or a fee.
  3. Identify the loan and insurance type. Confirm whether the loan is conventional, FHA, VA, or another program, and whether insurance is borrower-paid or lender-paid.
  4. Send the narrowest request. Ask for a correction when a bill is wrong, PMI cancellation when the applicable threshold and conditions are met, or recast information before making a lump-sum payment.
  5. Use loss-mitigation channels early. If the regular payment is unaffordable, request modification and forbearance information before missing a payment and ask how arrears will be repaid.
  6. Get every result in writing. Keep the servicer’s calculation, approval or denial, effective date, new payment breakdown, and instructions for future payments.
  7. Verify the first changed statement. Confirm that the new amount, escrow balance, insurance charge, and principal application match the written agreement.

Bottom line

Start with diagnosis, not a new loan. A lower total payment may come from correcting escrow, ending eligible PMI, or changing how taxes and insurance are paid. A recast may work after a principal lump sum only when the existing servicer permits it. If the problem is financial hardship, modification can provide lasting relief and forbearance can provide short-term time, but neither erases what you owe. Compare the future payment, total cost, payoff date, and repayment risk before accepting any change.
